I would not recommend living at this apartment complex. The biggest issue is the complete lack of enforcement when it comes to resident disturbances. Nearly every weekend there are parties that become loud and out of control involving numerous physcial altercations, often lasting until early morning. Multiple calls to the security company have resulted in little to no assistance, with security frequently stating they are "too busy" to respond. The leasing office is aware of these ongoing issues but has failed to provide any meaningful solutions. Security and access control are also major concerns. The entrance gates have never functioned properly during my time here. Because the gates remain open or broken, people can come and go at all hours. At one point, a homeless individual was sleeping in the outdoor lanai area nightly for almost a week. The broken gates have also contributed to another ongoing problem: the trash compactor area has become a dumping ground for moving trucks and non-residents. Overflowing trash and large discarded items are common sights, making the property look neglected. Amenities are another disappointment. The hot tub has been out of service for at least two summers. Management always seems to have an excuse for why it isn't working, but there is never a permanent solution or timeline for repair. Overall, management appears much better at explaining problems than fixing them. Residents deserve a safe, quiet, and well-maintained community, and unfortunately this property consistently falls short of those expectations. read more

The property is a bit older but it's in such a convenient spot in town and set in a way that doesn't feel so congested unlike the other places right off Mingo. They don't slat or plow when snow and ice occur, which is funny because they harass you to be a good neighbor and pick up after your dog, but seems to be dumbfounded at the lack of doggie bags around the complex, but don't worry, they harass with aggressive messages every other day. Also they never gave the option for a walk thru of the apartment to my family member. The sink leaks in the kitchen the dryer is a piece of garbage, it takes 3 cycles to dry one small load of clothes. The after hour maintenance service is useless. Infestation of the roaches and their babies are all over the kitchen counters in the sinks in the master bathroom and living room and master bedroom. This is going to be reported to the Tulsa Housing Authority Monday morning. This family is expecting a baby and this is a very dangerous place for a baby to be in this disgusting environment. Sonoma should offer them a new apartment in a new location that's not infested. Or they should refund every penny that they spent on this place. Also refund what it cost them to rent a U-Haul to move in this place and offer movers at Sonomas expense. Sonoma Grande has been nothing short of terrible as far as having a place to call home. Besides maintenance never once fixing a problem, it has always been like pulling teeth to even get them to look at an issue. The front office staff will tell you they are sorry and working on a solution but that's simply not true, they tell you what you want to hear to get you out of their office. Aside from the maintenance staff and front office staff being utterly terrible, there are many issues on the property such as young kids running all around the complex making a mess and causing trouble, the ridiculous amount of trash, glass, and pet feces scattered across the property. I have personally had items stolen out of the back of my truck while on the property. They make you pay for a gate clicker if you don't want to have to use your code at the one entrance that has a keypad, however their gates have not worked once for the 2.5 years I've been here. I could go on and on about how bad this place is. I would absolutely recommend to anyone looking at a place to call home, GO ELSEWHERE. I would rate negative stars if the option was available. read more

Okay, finally and completely move out of this place! I posted a review already about some issues with this place but wanted to leave some final remarks about leaving here if you move in / when you do leave! If you live in the apartment less than 5 years and anything is wrong with the carpet, they have to replace ALL OF IT. They will not fix part of it if a portion is messed up or damaged and they charge you a prorated amount for the years you lived there. ( if you live there 2 years you have to pay 3 years of what the carpet is prorated). Also please be aware of hidden fees! You will not only being paying rent but a 150$ sewage fee extra! I never got any clarification of what that charge is, but water, PSO and trash were all separate charges. Random fees here and there for small things. I will say they are transparent about parcel fees and pest control fees but not much else. For instance our rent was normally 1240 with a garage but came out to be about 1400$ every month. We have had so many issues from the DAY we moved in here, being told we had the move in date wrong and not being able to move in until 5pm the day of, lint trap issues where all of our stuff was coated in black lint ( which they told us 3 times nothing is wrong), not having a working ice machine, and being told when our apartment flooded it's not the apartments fault to cover expenditures of ruined items. They did give us a garage to keep our stuff which was very nice of them, but it took almost 2 weeks to get the water sucked out and dried because of the other 18 units being flooded along with some of their other complexes having similar issues. Do yourself a favor, go to Cascata, right next door. We have been there 3 weeks now, they gave us a move in gift, there's no hidden fees, and the office is so genuine and nice! All our neighbors there have been there for years because they love how cheap and nice it is!! read more

The management doesn't know how to retain their tenants. Bad attitudes and poor maintenance.

Our AC freezes up quite often, however, we keep it at 73 degrees. It's horrible to come home to an 85 degree apartment and the management states that "everything is in working order". People leave trash out, the entire community of Tulsa uses the pool and grills, our vehicles have been broken in to and so much more. We moved in when the previous management was great but it has since gone down hill. I'm seriously considering moving from the worst $hitty place to the next until the housing market settles down. read more

I love living at Sonoma Grande! The community is very well maintained from the gorgeous luxury swimming pool to the dog parks. Service requests are done the same day, thank Miguel Del La Torre, Maintenance Supervisor. The manager, Adrienne Hamilton, is always available to speak with you and she is extremely friendly and warm. My apartment has a wonderful layout and the fact that my garage is in the same breezeway is a dream. I never have to walk in the rain to get in my car. My neighbors are exceptional quiet and when I pass another resident, they are also friendly. I am proud to call Sonoma Grande home! read more

I've owned rental properties since 1998. When a tenant moves and a new prospective landlord calls to verify information, common practice is to talk on the phone, verify information and that is that. Now, Sonoma Grande called to verify residence of an excellent tenant that needs a bigger apartment. I was happy to give the "leasing professional" the pertinent information as I've done for the past 23 years. But OH NO! That isn't going work for Gaines Investment Trust based in California because that's not THEIR policy. I was told to download THEIR form, fill out it out, scan and get it back to them. I told the "leasing professional" that I'm not going to fill out THEIR form to just fill it out herself with the information I've giving her. OH NO! It's THEIR policy that I sign the document, and quoting her, "YEAH, That's just not going to work for us". So, I receive the email with the form attached. I reply by email all the questions they asked and highly recommended the tenant. But again, I'm not going to fill out THEIR form to met THEIR policy. My tenant then calls me that evening and says I have go fill out this form. I don't know if they threated her or how that happened but my only option was to comply with Them. 1.) I'm not an employee or a independent contractor for Sonoma Grande or Gaines Investment Trust. How can they demand, I fill out a form to comply with THEIR policy? 2.) I'm not sure but I believe the Oklahoma Department of Labor would side with me if I brought this practice to their attention. (could this be grounds for a class action lawsuit by demanding work from a non employee or independent contractor?) 3.) I don't care about THEIR policies. If they want to fill out a form, I'd suggest they take out their crayons and fill it out themselves with the information I've already given them both the phone and email. When I first moved in this place it was great due to having wonderful people running the place. Then Gaines Management bought the units and Sonoma has gone down hill fast. Theyve opened it up to government assistance, cars are being broken into, this once gated community has now allowed questionable folks in to where former residents are leaving due to safety issues. This once beautiful quiet place is now not protected as they claim to be. I moved my family here for a quiet safe family oriented home. If you do not care about not being taken care of as a resident when matters erupt then it is your kind of place. read more
