    What you get but they don't want you to see

    I have been living here now for three years. Are used to love where I live. I used to love everything about it. Our apartment backs up to the golf course and we used to be able to see the stars at night and I could sleep with my windows open and it was beautiful and quiet and peaceful. They recently installed flood lights back behind our apartment, and now we have to purchase blackout curtains, which they will not reimburse us, for I have complained to the company multiple times which has fallen on deaf ears. I also happen to know the owners of the company who are crooks. This company not only has a horrible reputation around the community of Virginia Beach. They also flat out do not care about their properties or the quiet enjoyment of their residents.

    I wanted to take time out of my busy day to write a "from the heart" review. Im a busy professional who was looking for a nice rental. However, I do research before making any decisions. With that said, my personal criteria was the owners had to place a higjh value on ethics, the complex needed to be new with more than the basic run of the mill amenities, the area must be gated and have a professional management staff that seeks to build a relationship with tenants. Lastly the property must be in a great location near Town Center. Southern Pine Apartments exceeded my research criteria. Simply stated, "I love living in this community. " So if you are looking for an apartment, I strongly recommend choosing Southern Pine Apartments. You will not be disappointed and your expectations will be exceeded! Professor Tyrone Jones

    BEWARE! I cannot begin to express our excitement upon moving into Southern Pines after speaking with the staff prior to our arrival! The beautiful new complex exceeded my expectations in a number of ways, and while I was pleased with a number of services, there are a few issues I feel need to be addressed. Given the stature of the new community, I believe customer service should be held at a higher standard. To me, a company of luxury naturally employs a staff of individuals that uphold its integrity. While I might be wrong in suggesting this standard as a norm whenever it comes to high-end entities, I believe I'm right in expecting your average common courtesy whenever it comes to our property management. There are a few incidents that we have brought to the offices attention, and have left feeling as though we've inconvenienced them regarding our issue. Beginning with my husband requesting maintenance on our dishwasher, which had not functioned properly for an entire month after we moved in. Once we notified the office we received a note stating "you must press start before you close the door in order for it to work". You can imagine the frustration we felt since we do know how to operate a dishwasher, without the obvious direction from the note left in our apartment. So we requested again, and were told it was fixed-only to learn it wasn't-and had ruined our dishes due to the attempt to run a cycle. This prompted an email to the manager which finally got the job done after three requests, and a load of ruined dishes. The $21.00 reimbursement was a kind gesture, although it was "credited to my account" and was told it would be taken out of my rent owed for the next month, which was not the case after all. Long story short the system of which shows all fees and credits for our account is confusing to say the least, and has resulted in finding a random $100 charge to my account, plus an excruciating attempt to figure out what we were/were not charged for regarding our pets. This, after finding a letter on our door about our dog stating we had not paid for (we thought we had paid the rent). But without an itemized form how would we know we hadn't? The pet rent was showing up, so we assumed the deposit had been paid. Of all the random charges and fees we've been told we have owed/ or paid forced us to back track where the staff went wrong, and what they failed to charge us for. How can one office be so unorganized that figuring out what I owe in rent results in a migraine? That being said, without a web site to see itemized receipts for Rent owed each month, without a web site to report maintenance requests, and without a clear organized staff confirming all of our account is cleared and paid for I was faced with an unsatisfactory relationship with the staff. So in efforts to try to clear up all of the miscommunication I decided to sit down with the manager to go over all issues with our account. While I feel that most of it was clarified, and charges/fees were either fixed or paid for, it was very unwelcome to say the least. As the days went on I realized the value in current residence was decreasing and the staff focus is shifting towards potential residents instead. Maybe I was wrong in expecting a more friendly relationship with the staff, (as Ive had at other complexes) but I do not believe it's acceptable to feel like an annoyance either. Animosity was a common tone in the office, and it is felt almost immediately following the signature of a new contract. The kindness is surely diminished as soon as you're stuck in the complex. Now for the best part: moving out. If you think the tone was already bad, just guess what it was like upon telling them we had new orders to move sooner than we had planned! (Military doesn't care about contracts) none the less, we asked what we needed to do (walk out etc.) and they said nothing, just turn the keys in whenever we were done. We cleaned every. Last. inch. of the apartment, and 2 months later received an absurd bill for the flaws they managed to come up with. After attempting to communicate and dispute specific charges- communication abruptly ended, including their intentional dodging of our phone calls. They literally won't answer the phones anymore! Amazing! Mind you we are in the military and it's hard to continue to hunt people down in order to pay a bill, so finally in efforts to be done with the awful event, we decide to just pay the damn thing and be done with it. I mailed a check, only to receive it back the next week with a note stating they had already sent it to collections! I called our former roommates (currently residing in Japan) and asked if they were aware of any of this, which they had no clue. They weren't even notified of the damages and charges, and were shocked to hear that it was going to collections. Save yourself the drama- stay away from this place! Included are pics of apartment at move out, and the bill.

    The ladies in the front office are amazing and willing to help in any way possible. My 4 year old daughter loves to stop by the clubhouse just to say hello. The amenities are the best around, the grounds are beautiful, and the community is quiet. The maintenance team is quick to resolve issues and are very professional and friendly. True definition of luxury living.

    If you're looking for an apartment home with a resort style and feel, Southern Pine is THE premier place to be. The small gated community is tucked away in Virginia Beach off of Nimmo parkway. The leasing staff-Stephanie, Rachael and Jordan are simply amazing! They are extremely professional yet very courteous and welcoming. They grounds are beautiful and all though Southern Pine is currently a work in progress, it already feels like you're on a vacation with its Infinity style pool with lounge chairs, sleek and clean clubhouse, state-of-the-art gym, bowling alley and much more.

It's kept very clean and the leasing office staff is generally prompt and quick to work with you. We are rarely home, both my husband and I travel for work. I just deep cleaned my apt, and when I removed the drawer to the oven to clean the inside of the drawer where I keep my some cookie sheets, I noticed an extreme amount of grime sticking to the bottom of the oven and crumpled paper towels just floating on top of it like it had fallen back there. I knew this was not from us. We have lived here a little over a year but rarely use the oven, I also keep an immaculate home. A little back story- I don't like people in my home once I'm occupying it unless absolutely necessary, so rather than putting in a work order or making a complaint I do whatever I can myself. At move in, the shelves in the laundry room were caked with dust and very grimy with detergent which seemed compiled over years of use, I cleaned it myself for about an hour. Making sure I got between each wire of the shelves. I also unclogged the drain in my guest bathroom bathtub, and literally pulled bandaids out of the drain with a drain stick, whomever did the inspection here did not do a good job, and whomever lived here before us obviously wasn't very clean. I just emailed the leasing office regarding the bottom of the oven a couple nights ago because I just noticed it and I really did not want to clean that myself. They responded that it wasn't on my inspection sheet (which literally has nothing on it, cause again I'm not going to nitpick and spend my valuable time inspecting each crevice of every nook and cranny before I move in, of course the unit is not perfect it was built like 15 years ago) and assured me it was clean before I moved in. I am pretty peeved about the entire situation. I'm very aware of my own habits and cleanliness. I would notice paper towels falling into the crevices of my oven. I did NOT put them there. And that kind build up only happens when you live a unkept lifestyle, that certainly isn't our mode of operation. I will attach my side of the correspondence only (I don't want to breach any privacy clauses) and the pictures of what the oven looked inside of where the drawer sits. BOTTOM LINE- INSPECT YOUR APT IF YOU'RE MOVING HERE. Especially areas you normally wouldn't, because I promise you they don't. Remove the drawer to the oven to check the inside, move your oven out, move your refrigerator out, check all of your drains, make sure your shelves are clean, unless you want to clean it yourself like I did. To the Crossing apts. do better inspections. Don't put that job on your tenants. This was a literally fire hazard, what if those paper towels caught fire? And, don't put blame on tenants for your own shortcoming. I shouldn't have to remove the drawer to my oven to make sure you did your job. We have been exemplary tenants, and make very little complaints and keep an immaculate home. Our apt is better now than the condition it was in at move in. Our inspection sheet was empty because we gave you the benefit of the doubt, that should have been reciprocated.

I don't even know where to start with this review, so let me start…read moreby saying that yes the layout in the large apartments are nice, and the appliances all worked and looked good. But there's a lot of negatives to living here. To start the manager here is extremely stand offish and not welcoming at all. Not sure if rude or just mean is the right word. All the way to the moment we moved out she just made me and my wife feel like a problem to her. Now small problems are the roaches that kept crawling out of vents and the windows. Our bedroom window would not fully seal closed so water would get in. The toilet is INSANELY close to the counter so there is very little room. Now when we moved in immediately there was a very obvious smell in the apartment. And the closets smelled even worse. We were told that there was a bad smell in the fridge so bad they had to bomb the fridge, which would make you think they would bomb smell the apartment? Nope. So they told us they would use a small ozone treatment which did absolutely nothing so they offered to paint in the closet which made the smell stick to the walls and made it worse. And we turned down the paint in the first place but they begged us to. And then when it didn't work we asked for another transfer which we asked for, for months. We asked again and we were basically told that we already cost them enough money. The smell stuck to MOST of our stuff. We had to throw out all of our furniture, collectibles, clothing, posters. So much of our stuff is now thrown out. And months of storage unit we had to pay for, for stuff that we got out immediately. So she offered us to just move out within 30 days and gave us no specific date to get out and then would say "this offer will not last forever" and we did damage the carpet with a small amount of bleach because that is the measures we had to go to to try and get the smell out (which didn't work) we had multiple family, and friends, to smell in the apartment and they all smelled it. So all in all this was an extremely bad experience. So if you're looking for an apartment I would suggest looking elsewhere. Jean explained how to get on the waiting list and how the deposits worked, and followed up with an email. Based on their website and my contact with Jean I would recommend that anybody looking for an apartment should check out Lake Bradford.

But I did go through a pretty thorough…read morewalk-through and saw several of the floor plans and the building amenities and common areas during a tour yesterday for a friend who is considering signing a lease. The building is lovely, new, and well-decorated and laid out. It has all of the modern conveniences you would love and most of the floor plans have some sort of ocean view. They have small 1 bedroom, 2 bedroom and three bedroom floorpans with different layouts and all come with all appliances you'd need (stove, microwave, dishwasher, fridge and washer/dryer). Some of the floor plans are very very tiny and cramped (maybe would work for some) and some area spacious and much more airy. All have a modern look, white tiles and finishes and cabinets, with high ceilings (think 12-15 feet) and updated fixtures (like a lighted and dimmable vanity in the bathroom). Rent is high here, but the rooftop bar with expansive ocean views from the 18th floor as well as the common area (with conference room and complimentary coffee bar) and gym, are very well-done. The gym has a side room for classes such as yoga and cycling with new equipment and 5 Peleton bikes. Rent is around $2200-4500 range and they run sign-up specials from time to time with some reduced pricing (common for rentals). Prices are subject to change but - you can expect to pay $110-125 for up to 3 parking spaces in a gate-controlled parking garage one block from the building. You also pay $30 a month for trash pick-up outside your door which is every night. Additionally - between $40-150 for a gated/locked storage spot. All things are accessed through your key fob - to lock and unlock your door, the lobby, the storage area, parking, common area and rooftop and gym. Additionally, they use Face ID tech to provide an additional layer of security. Residents also get 10% at the floor-level restaurant, Oscar's which has a beautiful wrap-around ocean-view patio and a large seafood menu. I was impressed, it's pricey, but it's lovely.

I really enjoy…read morethe sound of the water fountains in the private pond in the morning and how dog friendly the community is. It's gated so I know my vehicle is safe from vandalism. The pool is so nice, especially in the summer and the two grills are definitely put to good use for cook outs and BBQs. Though the gym leaves a little to be desired (really only missing a good cable machine) it has everything you need for cardio and a decent weight workout. The front staff and maintenance personnel are lovely and always friendly. They absolutely ADORE dogs! It seems they are always thinking of new and exciting events for the community. The dog park area is nice, especially when you want to let your dog off leash to run and play a bit. I also cannot get over the location, especially for the price we're paying. Super close to the beach, conference center, and coffee shops. I couldn't think of a better place to stay in Virginia Beach than the South Beach apartments. I would certainly recommend them to anyone moving to the area or looking to upgrade apartments. I want to stress again that we have been here for months and have had ZERO issue with break ins or theft. I have even accidentally left my vehicle unlocked and it's never been an issue. If you're a bit more paranoid, even despite being a gated community (code required), you can always invest in a Ring camera like we did. A Garmin Dashcam helps a lot too. I don't think you need it, but it's worth the peace of mind.

Car was towed when I initially moved in because they assigned me the wrong parking spot. Went up to the leasing office multiple times when first moved in due to the place being filthy when I moved it & nothing was ever done about it. Would not recommend at all.

A few things I'd like improved are pet poop bag stations, more kind leasing office staff, a pet play area, a working gate, and more community events. All of those things are non-existent and for the amount of money it costs to live here, it doesn't feel like an unreasonable ask. For example, I have called the leasing office twice since I moved in and one of those times was to submit a noise complaint for my neighbor (after dealing with it for months and just letting it go). I called the leasing office and Angie acted as if I was inconveniencing her, she asked if they were really being loud as if I called the office just for fun, and made it seem as though this request was outside the scope of her leasing agent responsibilities. I have called the leasing office TWICE since I've lived here so for this to be the response was very off-putting, to say the least. For the pet improvements, there is no play area nor are there poop bag stations. There is poop EVERYWHERE because people don't pick it up. It's not right but the complex could do something to make it easier to dispose of it. The gate is seemingly there to be able to say it's a gated to community, even though it never works. Parking isn't great either but there's only so much you can do about that. Lastly, as far as community events the ones that they sporadically hold seem like "here, just to say we did something" events. More thought and effort could be put into them like getting food trucks, or having a single resident social, or holiday theme events. Anything more thoughtful would be great.

However, there are dumpsters you can throw it away in. -the gates hardly ever work but I don't really think they are helpful when they do work. You have to get crazy close to them for them to open. -no apartment complex is going to replace your carpet just bc you renew your lease. They do offer to have carpet cleaned after a certain amount of time. -would be nice if they had 24/7 on site security but rent would probably go up -you can place your own ring camera at your front door or whatever camera of your choosing. But yea, no cameras on the apartments. Again, would probably make rent go up. -rent, it is what it is, everywhere is expensive. You can pay monthly rent in two separate payments if needed. Wow! That's a lot! But hope it helps! Again, I've lived here for a few years. I would move if I wasn't happy. So anything I mentioned that seemed like a complaint is obviously something that's not high on my priority list. -I've lived here for several years and never had any issue with crime. Maybe because I lock my car doors. So, pros: - love the pool, it's never too crowded but you guys need to limit ppl bringing visitors to the pool. -parking drives me crazy bc door dash, grub hub etc always take my spot bc it's upfront. But it's not the apartments fault. You get one reserved parking spot and then any other vehicles will have to park in resident parking. You can have anyone park in your reserved spot. Visitors included. -geese poop everywhere! Again, not the apartments fault but definitely frustrating. -Maintenance can't always work around your schedule. They are pretty good about getting in and getting out. -the have elevators, although on rare occasions they don't work -I've never had issues with hearing my neighbors through the wall. Maybe I'm just lucky. Idk. -they have ppl that clean the elevators and the walkways et close on a regular -depending on where your apartment is located, it can get loud. Like if you face a main road. Idiots vroom vroom on these roads. No cops in sight.
