We've lived here for nearly two years now and consider Southern Pine a hidden gem. The management and maintenance teams are very responsive and also friendly. The property is very well-kept. Very convenient to groceries, gasoline, the post office, and other needed services, yet it is pretty quiet here (besides the jets) and very comfortable. Apartments are well-constructed and roomy. We lived at Southern Pines for about two years. It was nice, but definitely wasn't perfect. Pros: Modern looking apartments Clean Facilities Beautiful amenities including a seasonal pool, tanning bed, 24 hr gym, bowling alley, poker room, outdoor pavilion for parties, etc. Super Pet Friendly (has a small dog park area, a pet bathing station, trails to walk your dogs) Cons: They do maintenance checks often. I wish they would've told us that before we signed the lease. These checks are mandatory and if you have furniture in the way of things they need to check such as the filters, then you'd need to move your furniture out the way for them each time. Our couch was by the filter so we had to move that for them each time. It was very much a hassle and a concern that anyone working there could enter our apartment at any time with very little notice, especially during the time that the pandemic was at it's peak. They have an app which was nice, but it seemed like their app announcements were always negative in some way. For example, there were many announcements that the bowling alley or trash compactors were broken. Pictures of bits of trash and asking people to pick up after themselves, which is understandable. Asking people to wash away the chalk they used (it was nice out and kids were drawing on the sidewalks with chalk). Also, many maintenance announcements which required removal of things from the filter area(s) or off of your porch, etc. They do raise their rent each year, so if you plan on renewing expect a 100-200 increase in your rent each renewal. Upon move out, it is most likely that they will have you pay for the carpet to be replaced, especially if you have a pet. It was understandable, but just as a heads up they do require you to replace the carpet if they deem so. read more

I have been living here now for three years. Are used to love where I live. I used to love everything about it. Our apartment backs up to the golf course and we used to be able to see the stars at night and I could sleep with my windows open and it was beautiful and quiet and peaceful. They recently installed flood lights back behind our apartment, and now we have to purchase blackout curtains, which they will not reimburse us, for I have complained to the company multiple times which has fallen on deaf ears. I also happen to know the owners of the company who are crooks. This company not only has a horrible reputation around the community of Virginia Beach. They also flat out do not care about their properties or the quiet enjoyment of their residents. read more

With that said, my personal criteria was the owners had to place a higjh value on ethics, the complex needed to be new with more than the basic run of the mill amenities, the area must be gated and have a professional management staff that seeks to build a relationship with tenants. Lastly the property must be in a great location near Town Center. Southern Pine Apartments exceeded my research criteria. Simply stated, "I love living in this community. BEWARE! I cannot begin to express our excitement upon moving into Southern Pines after speaking with the staff prior to our arrival! The beautiful new complex exceeded my expectations in a number of ways, and while I was pleased with a number of services, there are a few issues I feel need to be addressed. Given the stature of the new community, I believe customer service should be held at a higher standard. To me, a company of luxury naturally employs a staff of individuals that uphold its integrity. While I might be wrong in suggesting this standard as a norm whenever it comes to high-end entities, I believe I'm right in expecting your average common courtesy whenever it comes to our property management. There are a few incidents that we have brought to the offices attention, and have left feeling as though we've inconvenienced them regarding our issue. Beginning with my husband requesting maintenance on our dishwasher, which had not functioned properly for an entire month after we moved in. Once we notified the office we received a note stating "you must press start before you close the door in order for it to work". You can imagine the frustration we felt since we do know how to operate a dishwasher, without the obvious direction from the note left in our apartment. So we requested again, and were told it was fixed-only to learn it wasn't-and had ruined our dishes due to the attempt to run a cycle. This prompted an email to the manager which finally got the job done after three requests, and a load of ruined dishes. The $21.00 reimbursement was a kind gesture, although it was "credited to my account" and was told it would be taken out of my rent owed for the next month, which was not the case after all. Long story short the system of which shows all fees and credits for our account is confusing to say the least, and has resulted in finding a random $100 charge to my account, plus an excruciating attempt to figure out what we were/were not charged for regarding our pets. This, after finding a letter on our door about our dog stating we had not paid for (we thought we had paid the rent). But without an itemized form how would we know we hadn't? The pet rent was showing up, so we assumed the deposit had been paid. Of all the random charges and fees we've been told we have owed/ or paid forced us to back track where the staff went wrong, and what they failed to charge us for. How can one office be so unorganized that figuring out what I owe in rent results in a migraine? That being said, without a web site to see itemized receipts for Rent owed each month, without a web site to report maintenance requests, and without a clear organized staff confirming all of our account is cleared and paid for I was faced with an unsatisfactory relationship with the staff. So in efforts to try to clear up all of the miscommunication I decided to sit down with the manager to go over all issues with our account. While I feel that most of it was clarified, and charges/fees were either fixed or paid for, it was very unwelcome to say the least. As the days went on I realized the value in current residence was decreasing and the staff focus is shifting towards potential residents instead. Maybe I was wrong in expecting a more friendly relationship with the staff, (as Ive had at other complexes) but I do not believe it's acceptable to feel like an annoyance either. Animosity was a common tone in the office, and it is felt almost immediately following the signature of a new contract. The kindness is surely diminished as soon as you're stuck in the complex. Now for the best part: moving out. If you think the tone was already bad, just guess what it was like upon telling them we had new orders to move sooner than we had planned! (Military doesn't care about contracts) none the less, we asked what we needed to do (walk out etc.) and they said nothing, just turn the keys in whenever we were done. We cleaned every. Last. inch. of the apartment, and 2 months later received an absurd bill for the flaws they managed to come up with. After attempting to communicate and dispute specific charges- communication abruptly ended, including their intentional dodging of our phone calls. They literally won't answer the phones anymore! Amazing! Mind you we are in the military and it's hard to continue to hunt people down in order to pay a bill, so finally in efforts to be done with the awful event, we decide to just pay the damn thing and be done with it. I mailed a check, only to receive it back the next week with a note stating they had already sent it to collections! I called our former roommates (currently residing in Japan) and asked if they were aware of any of this, which they had no clue. They weren't even notified of the damages and charges, and were shocked to hear that it was going to collections. Save yourself the drama- stay away from this place! The staff at Southern Pine were so accommodating during our search, and the facilities are brand new and well-built. There are wonderful amenities onsite that make it feel more like a resort vacation than an apartment complex. Two lane bowling alley, tanning beds, state of the art gym, infinity pool with loungers, outdoor grills, and fire pits complete the experience. Inside the units they spared no expense with granite countertops, in unit washing rooms, stainless appliances, private balconies, and crown molding throughout. We were so excited to be moving here. We loved everything about this place, but when we moved in, we were dismayed to see worn and stained carpet that should have been replaced prior to us taking possession. Even after steam cleaning, the carpet is full of stains. It's also peeling up at the guest bedroom seam. This is absolutely unacceptable, especially considering we are paying $1600 a month for rent. We probably would've stayed here for years, but now we've decided we will most likely move when our year lease is up. What a shame, because we really think we would have loved living here long term. read more

I HATE writing awful reviews but screw it as this place has left me no choice. The word of the day is deception. I have never been so disappointed in a rental company and their lack of knowledge on how to successfully sell someone on a rental. First off, this place is gorgeous and that's about the nicest thing I have to say. My boyfriend and I took a tour the first week of December and they had a special where if you view and hold an apartment the same day they waive the application fee and the holding fee is only $200 vs. $300. They allow dogs with a $300 deposit and $35/month pet rent which we expected anywhere. Sounds great, signed the holding paper saying the apartment was ours in February. My parents came in a toured as well a few weeks later interested asking if there are any additional charges since they have 3 small dogs, the answer was no. No lease was presented to us until last Thursday 2/16. This would not have been an issue except that you are required to pay a huge amount of outlandish fees upon move in. (I will break this down in detail in a second) I read over the lease and immediately contacted my boyfriend somewhat upset at all the rules and extra fees we were not told about. He was shocked as well as annoyed. Animal rules as stated in the lease: Animals can ONLY defecate in the dog park: 1. sorry but I'm not going to tell my dog to stop shitting until we make it to the area 400+ yards away from the apartment. 2. if its raining, i can't name a single pet I've met that will want to go willingly to an area so far away when there is grass right outside the apartment. Animals will be removed from property if another resident is disturbed: So you are telling me if I come home every day and my dog is happy to see me and makes her whining barks out of excitement, the other residents can complain and she would be removed? There is no warning for this rule! All animals must be swabbed for DNA so if they poop on the lawn and it isn't picked up they send it to the lab for testing. First offense is $125 and any after is from $200-$500. I have lived in so many rentals and have never heard of anything this strict. I get you have to be responsible but come on! Utility fees: Opening a new account with them- $5.50 for each account Monthly admin billing fee- $4.50 Monthly trash fee- $9 Each person must pay $25 upon move in for their key fob for the gates Why not include this in the rent price?? Other stupid rules: If you're going to hang curtains or shades they have to be lined white and you cannot keep anything out on your balcony or patio except chairs so forget those pretty potted flowers and the american flag! After reading these my boyfriend went in and asked how strict these rules are that pertained to having a dog and Mia said they are extremely strict about them. We were not risking my dog getting kicked out for anything. Why weren't any of these charges told to us before signing anything or turning in any money!? Their answer: you should have asked for the lease before a week prior to move in. Excuse me but that is not our job when we are busy packing and getting ready to leave our current place. It is your job as "assistant" manager to make sure everything is set up for your future residents so these things don't come as a surprise a WEEK before move in. I went in this past Saturday and talked to MIA with my mom and she then told us the EXACT OPPOSITE as she told my boyfriend. "These things are in our lease but we don't follow them as strictly" So now let's add lying to the list. She kept apologizing with no offer of resolution except a fake "if there is anything we can do to keep you with us". We repeatedly asked for the deposit back due to false information when we specifically asked if there were any fees from the beginning but they said they could not refund. Maybe train the staff better and have them actually read the lease so they aren't screwing people out of their money. I would not recommend this place to anyone with pets or anyone else for that matter now. 4 days before our move in date and we are now scrambling to find somewhere to live and robbed of $200 all because the staff did not disclose any of the above. *Admin of these apartments need not comment on this review unless you intend to refund our stolen money* read more

We found this gem when we relocated to the area. The staff is by far the most courteous, professional, and friendly I have seen out of all the complexes we looked at. The facilities are well maintained. The pool makes you feel like you are in a resort and the gym is world class. Let's not forget it is the only complex in the area with its own bowling alley. Renters beware! An absolutely beautiful place but management leaves a lack of trust and inconsistencies in what they tell the potential renter. I went for a tour of an apartment. Too good to be true. My husband and I asked if there were any extra fees besides the dogs. The girl showing us and said, No, we even change filters and light bulbs. My daughter gave her deposit 2 months ago, due to move in this weekend. They claim they don't give contracts to sign until a week before, due to cost of printing. They should show it with the option of declining- all the extremely rediculous fees that they neglected to tell her ahead of time. They refused to refund the deposit. Could be an expensive investment with their yo-yo conversation. Not worth being deceived from day 1. What else do they neglect to tell you during the lease? Poor customer service! read more

PSA-DONT RENT HERE My fiance and I moved in here last March thinking we found the best place in VA Beach to live while we served our time in the military here. Little did we know that just weeks later maintenance would dig through a bag of trash and open our mail so they could charge us $25. A few months later we realized we had been getting charged extra for our utilities bill. In november they towed a vehicle of ours that had a tag in it and only wanted to help us by cutting the cost from $140 down to $70 to get our vehicle back that never should have gotten towed (the lease states a 72 hour notice has to be given before towing a vehicle). A few months after that (9 months into our lease) they find waste from our dog right after the snow storm and instead of a heads up we get fined $150. Then a month later when the property has failed to cut the grass behind my building and my dog goes potty there I miss a little because it's lost in the grass that they have failed to maintain and I get hit with a $250 fine. No proof of any of this waste actually existing and apparently after 9 months of picking up after my dog I just said screw it. They have forced me to stay past my lease end date because I was gone on detachment for work when my 60 day notice was required. As soon as I got back it was then a 45 day notice in which they would not accept, continued to argue with me from Feb 7th all the way till March 1st till they told me I had to come do a paper copy to make it official. By then they had screwed me out of 2 months month to month rent. If all that wasn't enough just today I get a call that woke up my infant early in the morning threatening us a $25 charge for trash in the breezeway that is not even ours but the office assumed it was. This trash was by the stairs on the third floor. I hope for the rest of you that your experiences here are better but the management here has gotten awful since Mia left and has done nothing but harass and mistreat my family and I'm sure it's not over. DO NOT LIVE HERE!!! I hope this review saves someone from making the same mistake we did and renting an apartment at this location. When you take a tour of the property, it is very appealing and the ladies of the office are super nice but don't be fooled this soon will go away once you sign on the dotted line. We were stuck living across the hall from the building "complainer" and instead of the leasing office doing something about it and actually mediating the situation, all they did was get swept up in the drama and not actually do anything to help rectify the situation. By the way we are a young couple with a 2 year old that do not make noise, we do NOT have parties, and do not cause any disturbances that would warrant a complaint. His issues were that we left our trash bag in the breezeway for a solid 10 minutes prior to us going outside to take it out (we lived on the 3rd floor and again with a 2 year old we had to time leaving just right). There was another occurrence where we had a cooler (just 1) sitting on our balcony, and the neighbor took a picture of our balcony while we were at work, sent it to the leasing office and said it was cluttered and trashy looking. As absurd as this may sound, the leasing office made it a point to send us the picture and tell us we would be fined should this continue to happen!!! Ridiculous! We paid our rent just the same as he did but we weren't allowed to have a beach cooler sitting on our balcony in the middle of the summer???? Also, during our time here, we had friends over and their car was towed. They had parked in a non-visitor spot because all of the visitor parking was full with vehicles that had been parked in the visitor spots for weeks. We had mentioned this several times to the leasing office prior to our friends vehicle being towed and nothing was done to resolve the issue except to sticker the vehicles but not actually remove them from the property. When we called the leasing office about our friends vehicle, our complaint was ignored. And don't think you will be free from their nightmare if you try to move out...they will nickel and dime you for everything when you try to actually leave so you barely if at all get a deposit back. Lastly, the girls in the office are extremely unprofessional, rude, and disrespectful. Majority of these negative reviews speak to the same issues and yet nothing seems to be done. You would think for as much money as people pay to live here they would actually learn how to treat their tenants.....even the maintenance team agrees and stated they regularly receive negative feedback during their move-out walk through sessions with tenants. It truly is unfortunate because the property is beautiful and the ownership company is very reputable but with people like this running the properties, they are going to do nothing but run people out of the building as fast as possible! read more

If I could give less than 1 star I would. This place was horrible. If you rent here be ready to bring your own fans and light fixtures to hang on the ceiling because there is only 1 light in the living room/kitchen area and none in the bedrooms. Yes, they actually expect you to install your own lights to see at night, or pay them $100/light fixture. They took a pooper scooper that we had accidentally left by the front door one evening and never said anything to us. Had I not asked the front desk no one would have said anything. They went through 2 sets of staff at the front office in the four months I lived there, neither of them were anything but snobby and rude. Beware when you move out, they charge ridiculous cleaning fees that they well do anything to justify. They told us that the inside of the dishwasher was dirty and that the ceilings had to be cleaned.
