    My experience with The Cottages at Battlefield during my rental application process was one of the…read moremost disheartening and frustrating housing processes I've ever gone through. I am a self-employed small business owner with strong credit, stable banking history, verified income, and long-term rental and financial stability. I met the income requirements for the property and still went through an extremely complicated and inconsistent approval process. The screening process through Approved Shield felt very different depending on the applicant. In my case, I was required to complete additional steps that included highly invasive verification requests such as screen-sharing access to IRS account information and repeated documentation checks that went far beyond standard tax return review. I was also told different requirements for approval that did not align with what I was originally told when applying. My tax professional, who has handled my personal and business taxes for years and is a licensed IRS authorized preparer, also attempted to assist with verification, but the documentation was still not accepted under the standards I was given. What made this experience especially discouraging is that I was later informed I was denied after investing significant time, money, and effort into the process, including application fees and additional paid steps during the process. I do want to acknowledge that the staff I personally interacted with at the property were kind and professional, and the community itself is beautiful and well maintained. This is part of why the experience was so disappointing. However, the overall process felt unclear and inconsistent for self-employed applicants, and it raises serious concerns about transparency and fairness in how applicants are evaluated. For a small-town community, I would encourage more consistent standards and clearer communication so applicants understand exactly what is required from the beginning, especially for small business owners who already provide full financial documentation in different formats than traditional W-2 employees.

This is a warning to prospective tenants about the screening company they use, ApproveShield. A close friend applied here recently. She was fully qualified on every front -- income, credit, references, the works. What followed was an exhausting and deeply troubling process that ultimately cost her the apartment despite the property's own acknowledgment that she met every requirement. ApproveShield closed her review without explanation, then pushed back when the property asked them to reopen it. She was told to rush-file her taxes at her own expense, only to have the documents questioned as potentially fake. Her licensed accountant of 30 years was mocked by their agents. She was pressured into granting live screenshare access to her bank accounts and tax returns, a process security experts consider a serious privacy and fraud risk. She declined and was denied anyway. The property told her their hands were tied. Even more concerning, other applicants at this same property described a completely different screening process, which raises real questions about consistency and fairness. The property clearly had no interest in losing a qualified tenant and was visibly uncomfortable with the outcome. The problem is not here. The problem is who they are choosing to do business with. If you are considering applying, I would strongly encourage you to ask management whether they are still using ApproveShield before spending money on an application or filing any financial documents.
