Renter beware. Due to the lack of communication I would HIGHLY recommend you ask lots of questions prior to doing the application. We are out $ 220 with a very disconcerting experience and are moving onto another PM. It seemed like very step we took forward, we then took 2 steps back. I asked to view property for rent. The property is located on Walnut Haven in Modesto, CA. I was told I couldn't view the property without filling out an application and credit report. I explained I have great credit, 820 and don't want a ding on my credit if I don't like the house. I was told they're operating under Covid standards and would not show and sanitize without an application and credit check. March 2025 and still under Covid guidelines? So in nutshell property management won't let you view without application and credit check. This could affect peoples credit. Maybe laziness. read more

I also noticed that the women in that office seem to be very annoyed and angry, When I visited the office to sign paperwork. They're very curt on the telephone-as well, the feeling of being rushed. I just experienced today 8/8/2023 that one of ladies didn't mind fussing at me via text messaging, while taking sides with her favorite tenant that her story turned out not to be true, now that's a new level of frustration with tenants. What a horrible first AND LAST experience. This is my fiancé's & my first time applying to rent a home. Everything was going well. Upon applying, we were approved within 3 days -- amazing. BUT, after being approved we quickly learned that these people are not who they claim to be. My fiancé makes well over the 3x amount of rent each month & I do not have a job. They raised our deposit $600 because of that, along with them not being able to get ahold of our current apartments, which when I contacted my apartments and asked them, they said they had already sent back all necessary forms (which they showed me proof of on their computers & even sent me a copy). Even my current landlords looked concerned when I told them we planned on renting through SPM. One lady told me that one of her family members had passed and less than 24 hours later they were blowing up her phone requesting money. The front desk lady, her name is J, is incredibly rude, snappy, & aggressive. My fiancé was asking her questions. She was cutting him off, talking over him, & raising her voice when she realized we weren't just going to "comply" with what they wanted. A totally unfriendly person -- someone who shouldn't be working with other human beings at all. If customer service isn't your strong suit, don't go into that field!!! They were demanding money from us in 24 hours or else we would lose the property. I understand there are rules set in place, but everything seemed so forced. My fiancé said that they only give you 24 hours to get locked into a contract because that's not enough time to see through their crap, but luckily for me, I saw right through their schemes instantly. Once you're locked in, you can't get out. My mom agreed that they seem almost like a scam & how they will try to take us for our money & cost us thousands of dollars in the end. I read through almost every negative comment on here & I'll be honest, I usually like to give people the benefit of the doubt, but I could not agree any more with everyone on here. Before even reading them I said that I got a bad feeling about this place & sure enough, I was right. I laughed when I saw that they only get 2 stars -- that DEFINITELY makes sense. I say all this to warn those who are thinking about renting from this company. Everyone on here is telling the truth -- they are not what they make themselves out to be, & the more you question them, the more irritated they get. My fiancé & I did not follow through with them because of the bad feelings we got and how we knew we would ultimately end up spending WAY more money in the end while being slaves to these horrible people. Be careful out there & ASK QUESTIONS!! If it doesn't feel right, it's probably because it's not! Not going to lie, after looking at reviews of this property management company I was nervous about having them as the managers but I found a house I really wanted to rent. At first I thought I needed to tell them what I wanted if anything needed to be fixed. Because of the reviews I thought they would drag their feet on things but the complete opposite. They are amazing. I have only been in the house for 7 Months, it was a new property for them as well, some small things needed fixing and a couple bigger things but due to the house just being purchased it was understandable. They always have a vendor call you right away so they can set up a time to come check out the issue and it gets done. Since they are a property management company they are limited to what the owners approve. All of the maintenance I needed was necessary so if you think they are going to be able to get upgrades that's not what they do. As far as the actual properties, that is on the owner as well, SPM just manages it for them. After viewing the pics of a cute, clean, little home online, we visited the property at 1518 G St in Modesto with an agent from their office. Nobody from SPM had even visited the house yet, after the last tenants left. We walked into a home and property that was completely run-down, broken, and filthy, with the front door pushing garbage out of the way as we entered. A week later, they hadn't done a thing to make the house ready (the contract move-in date had now arrived). 10 days after that only the carpet had been shampooed, when it should have been replaced. They expected us to move into a filthy house with (among other things) a broken fence (two places), broken side gate, windows that didn't work (some were screwed shut), a multitude of electrical issues, peeling linoleum and wood rot in the bathroom (from a plumbing issue), a back door that had been chewed to shreds by a dog, and a broken garage door (had been broken into after our first viewing, not not properly fixed). We attempted to recover our deposit money on the grounds that they had not held up their end of the contractual Deposit Agreement, and they tried VERY hard to keep it from us. How is it my fault that they didn't have the house ready? At some point, I believe the manager saw how bad they'd messed up, because they did end up issuing me a check, and promptly. I understand that this company "manages" over 500 properties, and that they are in way over their head with the staff that they have. SPM has handled the rental of a house for us for nearly nine years. They found a good tenant, who has remained in the home the entire time. SPM is on top of the rent, provide timely and accurate statements, and receipts for all repairs. Significant repairs are always based on at least two bids/estimates. When the tenant had a bit of hardship and had difficulty with the rent, SPM called us to see what we would be willing to do, if anything, to work with the tenant. We are very pleased with the service we receive from Stanislaus Property Management. We use another property manager in the L. A. area that does not provide nearly the quality of service we receive at SPM. read more

Ive been with Stanislaus Property management for over 13 years and they have been nothing but great workers. Ive seen how helperful and attentive they are to there attendants. They had a brand new fence put up for me at the house within hours were i rent from them now , new roofing and consistent yearly inspections. I have been renting from this company for 8 months now and I would strongly recommend renting elsewhere. First of all I moved in the house was supposed to be move in ready and cleaned , nope that was not the case I had to wait and they had to come back out while I was trying to move in and clean . Prior to me moving in they did let me know they were having the main bathroom redone and it should be done by the time I moved in. Once I moved in I realized what a horrible job these people did...To say the least we're not even license. Property management came out and seen what a nightmare it was and ask them to come back and fix it. They had two very disheveled sweaty... Talking 100 miles an hour men come in who then proceeded to make the bathroom worse. Not only was I a single mom at home with these men I didn't even wanna associate with... I spent three of my Mondays all day long babysitting them only to not still have a bathroom. To say the least I am now eight months still here with a bathroom that is not fully functional my kids cannot use the shower because it leaks so bad and there's so much water damage my walls are soft. I've had to call and ask when people are coming out multiple times. I also had a fireplace when I first moved in that I was extremely excited about that went out to weeks after I moved in only to be told they're not gonna fix it. I definitely would not recommend this company to rent from or manage your property. They have people that are sketchy and not license come out to your house. Not only that I'm paying 1850 and I still only have one bathroom. They did happen to drive by my house one day though and tell me that I needed to tend to my yard what's so funny about that is I hired somebody when I moved in to do my yard every week literally nothing wrong with my yard. Just moved out, got "refund" and they charged my for 16 days unpaid rent that I wasn't even there for, AND new tenant was moved in for. So for those 2 weeks they got rent from me AND new tenant. BS!!!! And they charged me $120 for blinds repair?!?! All blinds were in perfect condition when I left. One small window by front door NEVER had blinds, and I am assuming that is what I was charged for, blinds that never existed before I moved in. This company is just unreal. I would not do business with them. Worst rental company I have ever done business with. The little move out charges you expect, but the 16 days worth of rent and $120 for blinds that never existed, come on?!?! They charged me $820 in bogus charges. I had SPM manage a property for me for about 2 years. What I learned was that unless you were on top of them to ensure they completed tasks from a management side of things they would go undone. As far as taking care of the property itself and handling any issues that arose there were no problems. The only issues were all administrative and to do with paperwork/payments. For example, it has taken them more than 60 days to return my reserve money after they sold the property for me. Once I asked for this money to be returned the response I got was that the primary contact was on vacation and these processes are usually handled between a specific set of dates due to the fact that rent was being collected for the first portion of the month and they would process my request then. They try to charge renters insurance even though it's in OK urncontract we don't have to. They cut our backya rd in half after us being there for six years saying it was a safety issue , now we have no door leading out of the backyard and know spigot for water back there either so our old backyard is now a homeless haven and pitch black. My very first (and LAST) experience with this rental company started off with horrible customer service. The dest clerk was eating chips and talking on the phone when I arrived. Finally, after around 5 minutes, I had her attention, then the phone rang again, she answered and completed ANOTHER phone call and stumbled to find the key, while I waited another 5 minutes. I decided to take a key anyway. Upon entering the house the stench was overwhelming and the bedrooms were tiny. As I recall there were only two where the ad claimed this as a three bedroom. Should I mention the mud soaked yard? There was no parking and as I went back to my car, found a siringe. Thay are asking $925 for this place, honestly, I wouldn't move in if the rent was $300! A LITTLE customer service could have gone a LONG way to at least make an attempt to attract my business. read more

When we visited this office, she started looking up the property location from google map. When the property is empty, they still charge us management fee without doing anything. All these years later im still pissed at these people. That should tell you how bad they are. They'll rent you homes that are dirty broken down and I swear to you LITERALLY dangerous. LITERALLY. I had to threaten to sue them about the kitchen that was falling a part because a kitchen cupboard completely fell off the hinges and fell just inches near my 2 year olds face before they finally remodeled it. The hot water heater broke took them OVER a week to fix. I had to finally go into the office and those cunts laughed at me and told me it wasn't their problem when I told them I couldn't give my 2 year old a warm bath. They LAUGHED. I had to call the city about a program they did that made doors and windows more weather proof because the property management refused to add weather stripping. There was a space under the front door about 1 and a half inch and bugs were coming in. The people from the city also looked at the wall heater and capped it and told us it could have EXPLODED and it was dangerous, something Stanislaus property management refused to check into. The carpet was coming up on the edges it was so incredibly old. The plumbing was SO bad, food dumped In the kitchen sink would come up in the bathroom across the house!!! We had to run the washer hose outside to drain. I'm guessing by more recent experiences things haven't changed much for them. Glad I don't have to deal with their b.s. Well what can I say they are horrible. I was renting from someone who brought them in. Now this Landlord fixed a few things but never anything big, like the plumber said we need the pipes fixed but he would not do that, so never had both toilets working at the same time. Or when we moved in we only had one shower rod that now they are trying to charge us to buy the one that was not there!!! They are charging us for Blinds that were never replaced and messed up. And the neighborhood kids broke a window and we have to pay for, or how about cleaning carpets that were never cleaned when we moved in. They are insane that we have to pay for that, DO NOT RENT from them. They came in and said they would fix this stuff that they are now charging us to fix... that they never came in and fixed.
