They fixed all my trouble tickets(three tickets) expeditiously and accurately. The management folks are awesome, especially the Assistant Property Manager, Alexzandra. She has been very helpful since day one. Whenever the staff of 11 East/The Carling put together community events, Alexzandra made sure to accommodate the best she could, whether it was food, locations or any other preferences. They even throw holiday congregations. I wish I had more time on my hands to attend the events but the few I've been to were always a blast. Even the small things were appreciated, such as the welcome home bag they gave me. The staffs' energy always emitted a positive one. Alexzandra's efforts as well as everyone else's are deeply appreciated, and I truly believe 11 East and The Carling are among the best in North East Florida if not all of Florida because of them. About the building and my unit: My unit, which was a studio, was great! The walls are extremely dense and thick. Hard concrete floor and ceiling I believe. Barely heard anything other than the city life outside. I lived on the 8th floor and sometimes I forget I had any neighbors. The common areas of the apartment building such as the lounges and gyms are very clean and aesthetically pleasing. There's a food spot on the corner right outside the apartment building called Super Foods, which has/had a 10% resident discount if you live in 11 East(not sure about The Carling though) There's a Burrito Gallery across the street and closes late if you're looking for that midnight snack. Downsides: --Parking for guests can be limited. Especially if you're thinking about having overnight guests BUT I do believe the apartment did or still do have visitor parking passes --Both 11 East and The Carling are lacking some gym equipment..if they had a squat rack, it would make my 99.98% love for the place to a 99.99% --Sometimes the gated garage opens on its own. --Not a lot of spots for dogs to take a phat dump on in the immediate area.(plenty of spots to pee on though) --My name was one of the first to appear on the buzzer and people would spam it sometimes. I would ask for a verbal password but no one knows it so I deny access all the time. It's great. --Only reason why I don't have 100% love for this place is because....I wanted more vegan options at the events. More good stuff: --Plenty of Pokemon Go opportunities. --Absolutey zero bugs on the 8th floor.

A few reasons why we are moving out and would never recommend this place. The first being the…read moreabsolute crazy amount of stray cats that have overrun the apartment complex. I've counted about 30-40 cats, maybe more. I've been here two years and never once have seen the office try to fix this problem. They say you will be evicted if you feed or associate with the cats. So we're just suppose to live and walk by starving sick cats every day. There's a stray cat that "lives" outside my building specifically that attacks my dog every time we leave and try to go down the stairs. I've told multiple people, office employees and maintenance about it and at first they laughed thinking it was "cute" to watch the cat mess with my dog. I was told "we will take care of it" but that was 8 months ago. If my dog gets hurt by the cat then who is going to pay the vet bill? I just want to walk my dog in peace and I haven't been able to do that at all. It's honestly animal cruelty to let these cats live like this. There once was a stray dog that was outside another building for 2 weeks. It was sick with mange and starving. I called the office and they said "we know". They didn't try to help the dog or have it picked up. I was the one who had to rescue the dog, risking my dogs health. I once came home to maintenance men in my apartment, which is okay because I needed a repair, but when I opened the door one of the maintenance men had a box of mine open looking in it and said the words "I knew that was gonna happen" to the other maintenance man standing there. We ended up having to get a camera. So that's more money we had to spend. A small dog was killed outside my building a couple weeks ago by a pit bull. I have no issues with pits but there are breed restrictions here that no one follows and the office doesn't enforce. When I registered my dog with them when I moved in, I had to give them so much paperwork and even have my vet fax and email them to prove bailey was an approved breed but I guess no one else has had to do that. My dog was friends with the dog that was killed and it was very hard on everyone in my building. We never once heard from the office about this. Another dog issue is no one picks up their dogs poop. I can point out probably hundreds of basically mummified piles of poops because dog owners leave it there and maintenance and office workers just ignore it. I called the office to see if we could get the piles cleared out by my building and it never happened. I had to call the police because a guy was shooting at the cats and threatened to shoot me when I yelled at him that doing that was illegal and cruel to the cats. The office did support me in this and to my knowledge the man was forced to leave. The one treadmill in the gym has been broken the entire time i've lived here 2 years and just keep being told "we ordered a part to fix it". The pool has been closed more than it has been opened. Our lease is up in a couple months and I cannot wait to leave this place.

It comes with a small room off the kitchen which can be used as a laundry room, however I use it as a home office. The community is very nice, is small and older. There is laundry on site and small community area for BBQ and picnic tables. They have studio, 1-bedroom and 2 bedrooms. Centrally located and close to shops and parks, which I like. Negative: I give it 3 stars due to the high turnover of staff and maintenance workers, changes about every other month. One was extremely short and another very unprofessional; both aren't there anymore. The units are older and do need upgrades, but maintenance will fix in a timely manner. Office at one point wasn't really open, due to COVID, but I believe this is now corrected. Only 4 washers & driers in the laundry room for whole community.
