Incredibly safe and convenient location. Designated bus stops to get to campus, or easily about a 5-min drive to my portion of the campus. Grocery store options are plenty - one is even walkable! Parking is plenty and tenants are mindful of each other by honoring quiet hours set by management. Speaking of which, the team of people on staff are great! Always professional, and very prompt replies. All questions or concerns that came up were answered quickly and thoroughly. Maintenance requests were attended to promptly, as well! The price might be a bit higher than other rental options, but I felt it was definitely worth it. Presentation of the space (grounds kept clean and clear), along with attention to maintenance requests in a timely manner, gave me such peace of mind as someone new to the area. I felt safe and supported. I really enjoyed the layout of the one-bedroom unit, too. Lots of privacy.

After living there for 2 years, I moved into a single apartment after graduating. This marks my fourth and last year with Covenanter (I have relocated for a job). After living here so long, I know the maintenance and manager office staff by name. I have always felt like they have been friendly and done their jobs well. In 2013 a pipe leaked in my roommate's sink and they fixed it quickly and re-patched the entire affected area of the ceiling. They did a great job. Kudos to Adam/Rick with maintenance. With the 2 br/2.5 ba, I loved all the space in the lower level and the way my roommate and I could have some space to ourselves on the second floor. Plus 2.5 bathrooms! It's so nice to have two full baths and a powder room downstairs. When I moved out of the 2 br, I got most of the security deposit back and they were very fair with deductions. The single I was in had cathedral ceilings and seemed much bigger than the actual square footage. No it's not the most updated place, but it is not anywhere close to the worst or least updated place I have lived. They have all the appliances except a microwave, which any former dorm-student should have. There's always a lot of light and beautiful mature trees. They have a community garden that you can sign up for each year and a nice pool. The vibe is very relaxed and quiet. Maybe I was lucky but I rarely heard my neighbors and when I did, it was tolerable. I miss the proximity to places. The East side is great. From Covenanter you can walk to the mall, Kroger, UPS, Pizza X east, etc etc. Out of all the places I lived in during my 6 years in Bloomington, this is by far my favorite. I think it's a nice neighborhood and Victoria is a great property manager. I sincerely miss living down here. TL;DR: This is a nice community. You're surrounded by nature and it has a relaxed vibe but you're also close to everything and on 2 major bus lines. The updates are decent and while it's not like everything is brand-new, it's not old either. Staff all around are great: friendly and helpful. I appreciated them including some dish soap, dishwasher pods, and laundry detergent, along with a few rolls of toilet paper. Helped me not have to buy as much. Regarding the actual living situation: 5/5. Here comes the two bad things that would make me stay far away from here until the issues are fixed: -The internet is honestly terrible.Horrible. Plain and simple. I usually don't use that kind of language in my reviews. I want to preface this with I did not pay for my stay as my school put me up, but I am able to look at general prices online. For the price that is posted online, I am appalled at how slow the WiFi is. My great grandma who lives in the country and only get satellite internet and pays for the slowest internet gets faster signal. An updated facility like this only able to provide a .75mbp download speed on 3 bar connection to the wifi is unacceptable. And as someone who needs reliable internet to study, it just doesn't cut it. Enough said. -The parking situation. There isn't even 1 parking spot for every apartment there is. This leads you to having to park long distances away from the apartment. For a facility providing short term stays, they should expect that everyone will come with cars, and will need somewhere to park it. This is further compounded by residents possibly having people over with more cars, leaving a huge dissonance between the need for parking and the availability of it. Okay, rant over. My only gripe is parking - it's becoming increasingly difficult to find a spot after 9pm. However, I can't complaint too much because it's free. Hopefully when the new construction is done, there will be more parking available. I've heard other Bloomington property management horror stories from fellow classmates, so I am super grateful to the Renaissance Rental crew here (Patrick, Kirsten, Kevin) are fantastic. Here is my review of 3rd & Union: Pros - Very clean, air-conditioned lobby and hallways. The staff is super nice and accommodating. Great natural lighting in the apartments. Very close to campus buildings within walking distance. This complex is about 10 or so years old, so compared to other on-campus options, these are nicer. Cons - More expensive than other options on campus. These are nice apartments, but there is a sterile, office-y feel to them that I don't like--not the most "homey". In other words, it's like a glorified dorm that is overpriced. The kitchen is nice, but obviously designed for economic use, making it hard to fit pots/pans in very small cabinets; kitchen drawers are also a tight squeeze; carpets are like what you would find in an office; if a storm messes with the water pressure plant, it can disable the central AC. These apartments have non-operable windows (which is highly questionable in and of itself), so if the AC does not work after bad weather hits town, the temperatures get unbearable. There are also AC/heater temperature range limitations put in place by housing, so you do not have the ability to turn it off. There is also no bathtub--just a small shower. The design of the bathroom is HUGE but it is mostly wasted space. Obtaining the correct parking pass (CH spaces) is a royal pain--try to get on the waitlist ASAP for proper parking because everyone in student housing tries to get these passes, but you have to wait your turn and it could be weeks or even months. Even once you finally do obtain a parking pass to park around here, parking during the academic year is also a royal pain because there are limited spaces available (there are CH 1 and CH 2 spaces around, and I was only able to obtain CH 2 to which there are very limited spaces around). Summer parking is fine, however. If I were staying in Bloomington, I would find another place to live with a larger kitchen, a full bathroom, full control over AC/heat, windows that actually open, and an overall a cozier space--for cheaper. Although the cheaper on-campus housing that I used to live in were much older, the space that those apartments offered were actually livable.

Rent is reasonable, and long-term residents with families reside here, which makes it feel like home.

I have lived here for two months, and the front door has not once been locked, including after football games, where everyone who is tailgating across the street knows about the unlocked door and uses the lobby bathroom. During the tour, they emphasize security after football games, but after the games, people hang out in the lobby waiting for their ride (who don't live there!!) There was a 30-year-old man sleeping on the lobby couch at 10 pm after the Illinois game. There is supposedly a security guard on the premises at all times, who I have never seen. The courtyard also has a broken gate and is accessible at all times to anyone. The package room door was always open, meaning the people who walked straight in could also take their pick of the packages. Enough people had packages stolen that they finally just fully locked the door claiming the package app was fixed. It is not, and everyone just uses a guest pass to get into the room, which anyone can do. Many tenants are rude and leave garbage everywhere all the time. People don't use the trash shoot and leave their trash bags on the floor instead, which STINKS! After game day, people on the top floor were throwing ice at my roommate when he was walking back to the apartment. There have also been two cases of theft from the front desk during the first community event of the year. When I first moved in, all my maintenance requests were marked as completed when no one ever called or came to my apartment. I notified the front desk, and they said it was a bug. I resubmitted the requests, and they were also all completed at the same time. TWO days later, I come home to random screws being on the counter. Maintenance had come in that day and didn't notify us before and after (as someone with pets, this is pretty concerning). During the maintenance visit, they only installed half of the cabinet shelves (they have not come back). The front desk people are very quick to ask you to re-lease, but very slow at addressing any problems or answering questions not related to leasing. No one that I know of on my floor is releasing. Anyone can get into the parking garage and people park in the open spots who don't live there. The top gate is currently broken, so you have to drive in and out of the entrance gate, which is a tight squeeze, and I'm amazed I haven't been hit by someone pulling in from the street because everyone drives 30mph in the garage. Other Issues: - The move-in form only lets you upload 3 pictures. I'll update if I'm charged for existing damage at the end of the year. - Water pressure is low, and all the sinks were clogged on move-in. - Gym equipment is out of date and overused. - Wifi sucks, I had to buy my own router. - The unit had an ant problem on move-in. The front desk said I was on the list for bug treatment, but no one has come by two months later. - My living room wall is three different shades of white, and the front desk can't find the paint match sample. - The elevators failed the safety inspection with 19 infractions, and had a year-old expired permit during move-in. (As of September 15th, they updated it.) The only thing that gives evolve a star is the location, but there are other better complexes a bit further away.

I believe it's now 14 days without AC part on order for 8-10 days. Not worth the money!read more

The shuttle drivers will occasionally buy lots of food for students to take in the morning and have little events with free food. It looks far off campus but it's pretty much a 5 minute straight shot to sample gates. Stuff in the apartments is definitely built cheaply but it looks expensive at first glance, and as a college student I'm okay with that. Along the same lines, if something breaks they'll send someone to come fix it pretty much within 24 hours no matter what it is and I've never been charged. Shuttle situation was a small mess at first but they just purchased another shuttle that'll be working next semester. Only complaint would be that finding street parking can be hard sometimes at night because it's free, and I'll have to park in a fire lane until a spot opens up in the morning. However, they don't tow or ticket you if this happens unless you park in the middle of the road and someone complains. Overall, I've really enjoyed living here.
