The reason that I give three stars is because of the three good parts of my experience with this company. 1- Chris was helpful in initially looking over our home and making suggestions, when we reached out to him about renting it. 2 - The renters that his assistant presented are good. 3 - They found contractors for home problems that were not too costly to us as landlords. What would have given them a fourth star from me is if there was transparency. I reached out about a home visit at 1 year of our renters being in the home. It turned out that they had conducted one at 6 months, and my husband and I were not told about it. A fifth star is lacking because timing is not a strong point. I was to meet the assistant and the tenant on a certain day, and she mistook our meeting's occurrence for the next day (though admitting her fault). Additionally, I recently pointed out that there hadn't been a response to a question in my email in a month's time - and the same person said that my husband and I were the ones who were unresponsive. I overall recommend this company if you are ready to be the one checking in with them about every thing that you can. Perhaps, at the start- I would suggest that you express wanting complete transparency, updates, reminders, etc. or there may be assumptions made that you may not agree with, and there may not be much communication otherwise. read more

This company is much more strict in their screening practices for people of color. They blame everything on the property owners. Tenants and clients in Sacramento County have reported several recurring issues with Stone Creek Property Management. The primary complaints center on unresponsive management, delayed or neglected maintenance, unclear fees and security deposit disputes, and poor safety or security within managed apartment communities. I made an appointment yesterday to take a look at a property. Response times were prompt, communication was clear, I went into the showing expecting full transparency and respect. I was stunned. The showing agent was unprofessional, disrespectful, and lacked interpersonal skills. I had questions, as Zillow doesn't normally give you the story up front and it's a gamble whether the information is accurate. I've been a renter for going on 6 years now. Any question I had was met with disgust or rather judgement that I had to ask it. Whether it was double checking the deposit, or double checking the pet restrictions, the response was clear reiteration that it was a problem for her. Overall just disrespectful, distasteful, and a poor representation of a business. I'm concerned this is past bad customer service. I came into the appointment with my sister and law- we are young, in our 20's- it leads me to wonder if we would've been treated with more respect had she been working with people over the age of 30, 40, even 50. It felt like ageism and discrimination. I don't care for a response from the owner, as I've read that it becomes an argument. To say that we are displeased with the professionalism and basic common courtesy of this management company is an understatement. First, when we moved in, the house was NOT clean. We were given a $150 credit to account for this. (first red flag). Upon move-in, we were not provided with the house key. We had to ask via text TWICE before finally being provided with the house key and garage remote, over TWO weeks after moving in and living in the house. Then, our dishwasher began leaking water a few months later. They sent a "handyman" out three times, because he first could not find the issue, then did not have the right part, and then finally "fixed" it. We let this go because we did not want the extra stress, having at the time a 3 month old baby and a stranger coming into the home multiple times. Then with the move out, we gave our 30 day notice as per the law, but decided to leave about 10 days early even though we paid for the whole month. We had to ASK for move-out instructions. Additionally, they performed the move-out inspection on the very day we were moving out (huge inconvenience and they knew this date for 30 days). Finally, my biggest complaint is with the complete lack of professionalism with Courtney. At the final walk-through, she told us verbally that the cleaning fee would be $150. We then moved out of state and she had 21 days to return the remaining security deposit. Upon receiving the deposit, she tacked on another $200, stating "Excessive dust" for the reasoning, making the cleaning fee $350.This seems unethical considering we were only credited $150 for the house not being clean when we moved in... We would have no problem with this IF she would have reached out and let us know to expect being charged this amount, instead of us finding out 21 days later via mail, as we have moved out of state. I truly just feel taken advantage of and wish they would have been more fair. We paid rent early every month, returned the house clean and damage free, etc. returned the house about 10 days early giving them time to find a new tenant, etc. so I do not feel like they needed to charge the extra fee, especially without even telling us before doing so. Please be more transparent with tenants, it is the right thing to do, especially if you want to uphold a good reputation in the community. read more

If i could give this property management company a negative star review i would. By far the most unprofessional people. I unfortunately had to deal with these people at a home in Roseville. The home was poorly kept, the warm water was nonexistent, and there were strange foreign men showing up in the yard periodically without proper notice. This man is INSANE. I feel so scared to even live in my current house *after getting away from this "management" after only two months of my lease. I broke away and at my home where I gave my address to send my deposit, after complaining that it hadn't arrived, my deposit was shoved in my hand unexpectedly after pounding on my front door, and then I was yelled at as he stormed away. Police reports aside, my time with this company was miserable. I moved in without a walk through, was subjected to toilet water all over the floor, and a broken door that I was later made to pay via my deposit even when I never broke it. This Chris Ryan is a con artist and STAY AWAY! They lie. As evidenced by the fact he told me my check was sent on the 10th, but the check that was "sent" wasn't even cut by the 12th. My fiancé and I were looking to relocate from the Bay Area to Folsom. We looked through several online services for rentals and found a few that we liked. We contacted all of the agents via email. All of them responded. Chris Ryan was the agent in charge of the property we were looking at. We did not receive an email back and I followed up the next day with a phone call only to be received by Chris with a remark of "you are 5 behind". With that comment, I realized he does not value current or future clients, as we were looking to rent, then would be buying a home. I want to thank Courtney and the Stone Creek employees. We rented out our house for 2 years and they were nothing less then amazing. I would give them 10 stars of I could. We got the house back almost in the same condition we left it in. Stone Creek was there to answer any questions we had on he house and keep us updated on anything that was going on in or to the house. They got out house back when we moved back. And even help out the tendents find I new bigger place. Thanks again for being amazing. If we ever decide to tent the hoise again we will for sure be using them again. This place doesn't even deserve 1 star. I was opening a business and I was looking for a place to rent. I came across a perfect spot for my business that needed some work done to it, I contacted the property manager Chris and we got things going. We got the lease signed and I was ready to move in and get my business rolling. I started working on the building, I painted the walls, put in the doors. The problems started coming up when i went to the city. They stated that I can't perform my business at that location because it needs to be rezoned and if I don't rezone it I need to get out. Of course I was a little shocked because Chris reassured me that place was a perfect fit for me and my business. After I talked to the city I called Chris to talk to him about this issue he encouraged me to lie to the city and make up a lie to continue to do my business. By that time I already had begun working and I couldn't just shut down and leave. My point is that Chris knew that I wasn't allowed to do my business at that location but he rented it out to me anyway and then he forced me to leave due to the issues with the city. We hired Chris Ryan owner and operator of Stone Creek Properities in Rancho Cordova to manage our home in Gold River. A decision we wish we had never made. Our first tip was presented to us unsolicited by Chris Ryan that his use of intimation was one of his tools he uses to have residents comply. Really? We didn't believe it until it started to surface. Here are some unprofessional and unethical practice's used by Chris Ryan and Stone Creek Properities. - Does not follow his own process with residents move in/out. A full inspection is not done along with current photos. This is confirmed by seeing personal items in photos after our move out used as current after a resident moved out 1 year later. - Miss handling of funds. - Uses unlicensed or bonded "Handyman" to do work or repairs on the home. This has been confirmed by not one of the businesses or invioces checked out as litgitament. - Takes kick backs. This is confirmed by a invioce sent to me with the following statement at the bottom' "10% to Stone Creek". - False representation of the home owner by stating to the resident we wanted a 10% rent increase when it was well established between Chris Ryan and us that that we would not do an increase. This is confirmed by a email between both parties. This was brought to our attention by the resident and that Stone Creek attempted this more than once. - Chris Ryan has residents pay for carpet cleaning and bulbs replacement to turn around a recharge the home owner again. This is in lew of the fact on numerous occasions I would have to follow up with Courtney on issues or explain to her how to get things done. If there were an option to rate this business as a "negative star", I would rate it a double, triple, quadruple negative star! This property manager listed a home for rent in our area that we were interested in. When I texted the number listed and asked to see the home and when it would be ready, he replied with "It will be ready on Thursday, but it will probably be rented by then". Ok, I pause....does this mean, "no I won't show it to you"? Or "Don't even bother applying"? I was appalled at his frankness; as a property manager needing to rent out a home, shouldn't you be keeping all your options open? He was downright rude, but I thanked him anyway and moved on. Fast forward two weeks later when the same home was still on the market. Again I texted him to make an appointment to see the home. His response? "Well you better apply now, I just showed it and we only take two applications." I was dumbfounded. Here he was AGAIN discouraging me from seeing this place. So I called him and voiced my concerns....his answer to me was that he didn't have any obligations as a property manager to offer me a fair shot at this house! He said he managed so many properties that he didn't have time to run back and forth showing homes. He also said he would give me a call this afternoon to schedule a time to show me the home tomorrow. Yup, you guessed it- NO CALL! Lived in the property from 9/15 with a 2-year lease; broke my lease a few months early to purchase and moved out 11/16. This was a bad experience from the start that crossed ethical boundaries, and other prospective tenants should be aware of some of the issues as they explore the idea of renting from this company. One thing I liked about property management companies is the "no nonsense" business sense that I received, rather than renting from an individual. Not so with this company. For one, I echo what the other reviewers have mentioned - when I wanted to see the property, I was immediately hit with the "pressure sale" of "we have so many properties to rent that I don't have time to show them all..." and "we only take two applications for each property..." and "I'm available now, but you only have ten minutes to see it and make a decision..." We viewed, made a decision to move forward with an application, and then the confusion started. Chris Ryan (our main contact and perhaps the owner of the company) was disorganized, non-committal, and we had to re-run the move-in finance numbers several times with him, as he kept getting them wrong. At the move-in meeting to exchange checks and keys, I asked if he was going to have the house cleaned before we moved in (there was garbage, light bulbs that were out, floors were filthy, backyard had broken sprinklers, keys and garage doors were missing, huge gauges out of walls, other marks on walls, broken cabinets, dusty floors and walls, dirty windows, etc.) He replied, "I'm not putting any more money into this place. You'll need to take care of the cleaning." He assured that all of the other loose ends would be taken care of. (They were.) Chris did not have time to walk us through the initial inspection. When we pressed on it a bit and showed him examples of items that could cause conflict later, he kept telling us "don't worry about that stuff... we're looking for big things, like holes in the walls and missing tiles..." He never documented the initial walk-through, and then later included the very items we'd asked about in the post-move inspection. When it came time to request repairs, Chris insisted that we make our requests on their (very broken) website and then would tell us the site was down and that he never received the information. It would take several attempts at communication in order to get anything resolved, including rodents in the attic, issues with the water, leaking windows, broken fence boards, etc. My ex-fiance and I parted ways a few months into the lease agreement, but I continued renting until I was able to find a home to purchase. I clearly stated my intent to move to Stone Creek (Chris never responded, but Courtney did. If you ever need to do business with Stone Creek, just ask for Courtney). The responses I received were along the lines of, "we're sorry to see you go. There will be some significant fees and complications with breaking a lease, but we will walk you through that process and explain the next steps." Courtney did a FANTASTIC job empathizing and explaining and clearly documenting what was happening. However, Chris did not. When I finally gave my notice several months later, Chris called me on the telephone, yelling, "I don't know why you're doing this to me. If you'd done this to me over the summer I could've helped, but now this is going to go bad. There will be court, judgments, I will garnish your wages...." I asked a few questions about how we'd gotten to this point, considering I hadn't even moved out yet, let alone been served with anything about any potential damages (physical or financial). From that point forward, I sent Chris an email asking him to please only communicate in writing. I never heard from him directly again, even though he continuously called my ex-fiance with messages allegedly for me. Upon move-out, I found other tenants on my own that moved in immediately after I'd left, losing no days of rental for the homeowners. Chris tells people that he only takes two applications, but I know for a fact that at least 4 people paid fees and applied for the home I was vacating, and then he charged me a "marketing fee" for marketing that I did for him. I'm out of the house now, and I'm glad to have worked with Courtney; she was my little ray of sunshine in all of Chris' storminess. My advice to prospective tenants - DOCUMENT EVERYTHING. Keep Chris to his word. Make him commit in writing. Don't slouch on the inspection. Keep notes throughout the process. Reach out to Courtney if you need clarification on anything, because you won't get it from Chris. read more

Reading the bad reviews I can see how Stone Creek had issues in the past however one of their strengths is addressing weak points and correcting them. Chris Ryan took over our rental when our landlord decided to sell. He bullied us, threatened us and just lied under oath. He told us to stop paying rent so that we could be out sooner than the 60 days we legally had, which we were, then filed an eviction on us, even though we were out when we were supposed to. Contacted the company regarding a property. The price of the property wasn't listed and they would not provide a price unless I completed an application including a $42 screening fee. In all the property management companies I have dealt with, I have never had to pay a screening fee in order to find out what the rental price is. It is a very poor way to advertise a rental to interested people. I would think twice before considering using Stone Creek Property Management to manage your rental property. read more

Not sure what's going on with this so-called "Property Management business." What good is listing a rental property on Craigslist, Trulia, Zillow, etc. when you refuse to respond to inquiries about the property? Are the listings for real? Who knows? I went by their so-called "offices" and the door was locked. I knocked on the door but no one responded, even though I could clearly see someone working inside. Perhaps they are understaffed and can't handle their workload. In any case, a very frustrating experience and definitely worthy of no stars if that was an option. read more

Should've read the reviews before applying. Hopefully this will help someone in the future. Called about a property listed same day and was screened over the phone by Chris Ryan and informed to apply before seeing the property as it may rent soon. An automated/generic email? was sent requesting financial docs and I.D.'s be sent in. I emailed the requested docs and info the same day. His email stated: "As soon as we receive this information it will take another 24 hours to comp lee the screening. We will then be in touch to arrange your Lease and move-in conditions." Did not hear any updates. Found a new home and assumed my application was not processed to find out I was still charged their $44+$1.95 fee. Spoke with an employee and Mr. Ryan over the phone to find out that it's my responsibility to follow up with them for my application. Both stated that they're busy and can't keep up with all the applications and I'm out of luck but could try another property. Reason was that another application was accepted instead of mine. Mr. Ryan states he only takes two apps per rental but didn't have the courtesy to call or email. They sound nice and professional over the phone but seemed overwhelmed and unorganized. If you take someone's application, financial and personal info; at least have the professional courtesy and business responsibility to fulfill the service that was paid for. Before renting from this company make sure all work promised by Chris has been completed. The owner Chris will put on a good sales pitch but not follow through with promises. When we moved in the house was dirty, unpainted, and missing light bulbs. It was not in the condition needed for rental especially based upon location and cost. Went looking for a larger place to live and found a couple of beautiful homes that just fit or needs in Stone Creek. That is when things went sideways. We had had several homes grabbed from out of our hands by others who put a deposit in before us so to prevent that I thought I would put in an application fee before even touring the house. Counting on the photos on the internet to be factual. Dealing with Stone Creek Property Management proved to be very frustrating to say the least. I filled out their online application, paying the $45 fee at the same time. I waited for a week an my application was remaining at the 'pending co-applicant' status. I then called the owner of the property management company and he advised that they were having a computer problem that was affecting this property and that I was not the only person being affected. He promised to call me back with information. This cat and mouse game went on for more than a month. During that time I talked to their office manager and said I would email all the 'proof of incomer' documents to her. I had to email them to her ;personal account ass her work email was down due to the hot weather we were having, according to the owner. There was no response to all the documents from anybody. After as month of no call backs even when the owner said he 'commit to calling you back' several times and other times of promising to call back. Nothing. After a month IO leased another house and called Stone Creek Property Management Company and talked with the owner. I told him I wanted my application fee back since the last time I looked the status was still the same. He said no problem, that since I had paid with a credit card it would take up to 10 days to get a refund. He also said that he had not been concerned about the application hangup because the current residents were still in the house. Well it has been 2 1/2 weeks since then and no refund of the fee yet. On Friday 8/28/15 I called the office of Stone Creek PM and left a message on their answering machine that since I am not getting any responses from them I would be contacting the BBB and yelp on Monday, today. Late Friday afternoon the owner of Stone Creek PM actually called me back and left a message on my phone. He said there was no need to get the BBB involved. He did not understand what had happened. I must say, I totally agree with what has been said by other commenters. I have never seen a Property Management be so unprofessional about renting homes as Stonecreek has been. The most important part of their business is communication. That is all my wife and I would have liked. Communicate with me so I know what is going on with our application. Yeah, yeah, yeah, it is not your responsibility to let us know. Sorry Ryan, but it is, that is a job of a Property Manager. If you already have more applicants then you need, simply pull the advertisement off the internet, then maybe you will have a smaller amount of interested applicants to deal with, since you are just too busy to please us all. Well another news flash, when you treat customers with respect, they may tell a few others to refer you, but when you treat them with the disrespect my wife and I have been, and from what it looks like, the way the others that commented have been, customers tell 10 of their friends, which tell 10 more friends, and the list just keeps growing. So, my suggestion to you is, if you want to be a successful Property Manager, maybe you can learn how to better communicate to your customers, learn how to be better at time management, and maybe hire more staff. Then maybe you will provide the customer service level that will allow customers to post positive comments, instead of the negative I read and have experienced. read more
