Costs are always hard to manage on a project like this given so many unknowns, etc. It's impossible to nail down exact costs up front, but they did a good job of providing estimates. Adin sent monthly costs updates and met with me to discuss questions. Jason and Adin were creative in coming up with a couple design solutions to issues as they came up. Our condominium board hired J2 Building Consultants to help us evaluate the condition of our…read morebuilding exterior after years of one-off water leaks and general poor condition of our external cedar siding. The results of their initial envelope study showed us the degree of water intrusion problems which needed to be repaired. They were far more widespread than expected. J2 then helped us with recommendations on how best to fix the various building exterior problems. This involved a complete building re-clad including new windows, siding, deck surfaces and roof. J2 provided convincing arguments for both the board and all owners that, while expensive, the work needed to be done and that the final result would be a major property improvement. J2 helped with board with design elements of the new exterior and provided detailed plans for getting bids and selection of a contractor. They provided oversight of the construction work to see that work was done according to the detailed plan and worked with the contractor to fix work which was not done to plans. When work wrapped up, they were there to see that punch-list fixes were completed and that we as homeowners were satisfied with all the work involved. As a board member who was involved from start to finish, I don't know how we would have done this project without their excellent guidance and detailed planning for what needed to be done.
