This is the worst financial service I ever worked with. They have kept my mortgage money hostage during the renovation of my house, it has been a pain to do anything with them. Their version of secured fund transfer is sending a check via mail to my contractor. After 9m I got a new officer assigned and she said twice she had to look into it and never bothered to call back! If I could give Stonegate no stars, I would. The broker picked Stonegate for me. We started the loan process mid June and today is July 29. I was supposed to close June 28. Through the whole process, I was told to trust the process. No process exists with Stonegate. First, they will nickel and dime you. Since we passed the closing date, and my rate lock expired, they wanted to charge me $700 to extend my rate lock... in a market where interest rates are declining. They did not give me the option to pick a new lower rate or just keep the same rate and waive the extension fees. My broker pleaded with them several times, and they chose not to address the issue of waiving the extension fees. Second, they sent 4 loan estimates to me, and every loan estimate was riddled with errors. My broker brought the errors to their attention. It would take them a week to correct each one, and the original errors would remain on the updated loan estimates with new errors. The appraiser was bad and technically incompetent. She stated a 6 bedroom house had only 4 bedrooms. Therefore, the appraisal came under the asking price. I was willing to bring the difference to closing to speed things along. So, one would think that there should be no problem. But, that gave Stonegate another opportunity to delay or do nothing. Third, Stonegate won't do anything quickly to get to closng, until you start an application with a different mortgage company. Then they'll start moving your packet along. Then the operations manager gets involved. Then they decide to waive your extension fees. A customer should not work this hard to get service. Throughout the process, the excuse is that the new federal requirements are slowing everything down. But that doesn't mean Stonegate should not at least try to provide great customer service. Choosing to charge your client a rate lock extension fee in a down market is not a Federal requirement. Not being able to even give your client one correct loan estimate is not a federal requirement. And it's not like Stonegate fees are all that great and competitive. The mortgage market is very competitive. Use your consumer power to make companies like Stonegate improve their internal process management systems. I used AIMLOAN.com to refinance, and they also had to abide by the new federal guidelines for lians. But they had a process, and great customer expectation messaging. You knew what steps you've completed, and what step is happening next. Their estimates were accurate. This is the type of company with which consumers should do busineess. I do not recommend Stonegate for getting a loan, unless they are the lender of last resort. read more

WORST mortgage provider out of 3 total mortgage providers ive used. they charged me $400 no-insurance premium per month for the past 3 months, even though i showed proof i have home insurance via email, fax, and their website upload. then i had to call them, because apparently they dont check their email, fax, and website, and during the call, i ended up emailing it to the specific person helping me. so its 3 months later, and they refunded me 2 months. im still waiting on about $400 back. why are they taking so long to pay me back? i called, and they said its in process, you'll get your money. yeah when is that? EDIT: 2015-oct-13, i called today, since its been 7-10 weeks of processing. and the insurance dept says, stonegate will no longer charge you the insurance premium since showing my insurance, but our insurance department is separate from the escrow department. you need to call them to get your money back. Great, im the customer, but i have to call around to your other departments to get 1 issue fixed? So i called their escrow department today, and they said, my loan has to be reanalyzed, before a refund is issued. i really feel like im getting the run around to give me a refund on the insurance premium, stonegate is taking 9 weeks and counting! to that guy who responded to me on yelp, i'll respond to you today. Words of advice to stonegate: your customer service is nice, but your whole process is terrible. departments dont communicate with each other, and when i send my insurance info to SGMinsurance@stonegatemtg.com and servicing@stonegatemtg.com the emails werent check it until I called a week later, and even then i had to directly email your service rep with my insurance info. read more

After the first year, STONEGATE discontinued my auto-payment for no reason, then reported my loan as overdue/late. 2 years in, I have tried multiple times and sent money (a check in the agreed upon $450 for reappraisal of my home, to which they cashed) to stop PMI payments....over a month later, STONEGATE has my money but is refusing to arrange appraisal and wants additional money. DO NOT DO BUSINESS WITH STONEGATE! To add insult to injury....I attempted to work with STONEGATE again by responding to Jay W as requested below, and his response to my email "....you must contact Servicing directly to resolve the issue. So my Stonegate Mortgage company is supposed to pay my homeowners insurance through Escrow. I have not missed a payment. When I got a letter from insurance saying it was not paid, I called Stonegate who assured me it was paid. I ensured that both parties had all information. I then got a letter from Stonegate saying that my insurance has been canceled. (Due to non-payment) and since I cannot have mortgage without insurance Stonegate has decided to provide their own more expensive insurance. So the only conclusion I can come up with is Stonegate wanted my insurance to be canceled so they can get more money. Oh let's add in the fact that these letters come in on the long holiday weekend where they will not answer my calls. read more

Stonegate Mortgage did not give us the going VA loan rate at the time of the rate lock, despite attempting to take out a VA Loan with excellent credit. They were probably trying to make a buck on us. Only continued with them because we were so far into the process it would have been a headache to change. They did not treat us well and we have since refinanced. Stay away from this company. They are absolutely horrible. The company my husband and I work for recently relocated us from Washington State to Denver. Stonegate held the mortgage on our home in WA which we sold on March 31, 2016. We found a new home in Denver to buy but to our surprise, when the new lender ran our credit, we learned Stonegate reported our March 2016 mortgage payment as late. The lender is willing to proceed with the loan if Stonegate will write us letter stating we were not late and that is an error. I've called them numerous times begging them for help. Each time they agree I was not late and claim they only reported that the mortgage was paid off. However, they refuse to put that in writing so I can purchase the new home. They are willing to look at it if I send a copy of my credit report but, as they explain that can take 45 days. I explain I don't have 45 days and I will lose they house. Their response every time is that they are sorry. My husband is a combat Vet. I agree with others who stated they treat vets horribly!! On March 8th, Stonegate "conveniently" withdrew my property tax payment for an April 30th payment!? On April 4th, ironically, the county tax collector had not received the payment!!! How is it my new lender already paid my property taxes and my new loan didn't even close until March 9th!? Called Stonegate and they did not care, customer service was RUDE and told me they always pay in advance, really two months early???? She could not explain why the county tax collector had not received payment and didn't really care, offered zero help. She then told me I would have to wait 2 months for my refund once they received funds back. WOW that's customer service! So Stonegate gets to keep almost $2000 because allegedly they paid my property taxes early but can't find a record for it. How convenient! Stonegate Mortgage is an excellent lender. I closed my second mortgage with them. The first was a refinance through which I was able to lower my rate and my term to 15 years. This time they gave me a rate that matched the best rate I had received AND their origination fee and points were less than the best quote that I received. The other attractive part of working with them was the ability to access my securely through Dropbox. Some of the lenders I considered were unable to accept my files this way which caused me to have to send them zip files through E-Mail. My issue is with Stonegate customer service. They can be nice all they want to get you in, but you have to deal with them for 30 years, so to me their customer service is most important after you are a customer. And they suck. My loan was sold to them and I have been with them for 2 months, and I have already had 2 completely unacceptable and ridiculous customer service incidents. They have locked me out of my online access and won't restore it, so now I have to call them to get any info. The notice even said "You must pay for us for any period during which the insurance we buy is in effect but you DO NOT have insurance".. I am a mortgage broker who has done business with many lenders over the course of 25 years and I can honestly say that Stonegate is by far the worst lender to deal with. Their back end process, particularly their closing department and their management team does not have it together. If you want to close your loan on time I suggest you take your business elsewhere. My customer had to end up paying cash on a million dollar purchase because of delays caused by Stonegate otherwise he would have lost his deposit of 100k. UPDATE: It feels like they are dragging out this situation we are in. They have refused payment since being 3 months behind and then continued to hack on fees and more fees. We are now sitting here with a 5k bill because THEY have refused multiple payments from us. They will not work with you other than have you fill out a hardship packet which takes about 7 days for them to "read" and then another MONTH for them to even approve. They have made this entire situation and absolute nightmare for us, they hound you with phone calls and messages and dont leave you alone. I have reported them to the BBB, the Attorney General and have contacted different lawyers. They have all been made aware of this issue with this company. We have been having some other problems lately so I just decided on a whim to call my tax place for my Borough. Well , I found out today that Stonegate did not take over our mortgage until 2015 and that the previous owners had paid the school taxes up until then. So in reality it looks like they are lying because they didn't pay it for 2 years at that point they had only paid it for 1 year. Stonegate then proceeded to tell me that they had paid it butt I didn't have enough in my escrow and that is the reason why they had to increase my payment. So why is it that I was paying my mortgage company for over a year and they hadn't paid school taxes why didn't I have any of the money in my escrow account in the first place. WHERE DID MY MONEY GO... I am now in talks with a lawyer and I have reported them. I refuse to let them get away with this. As a first-time home buyer I am extremely aggravated and upset that we were completely taken advantage of. If you are a first-time home buyer or looking into refinancing do not go with this Mortgage Company. Somehow they failed to transfer over my homeowners Insurance and placed their own Lenders insurance and have depleted my escrow and have future run the escrow reports with my insurance plus their insurance added, Cant seem to get these people to get this right. Update: While it took far to many communications to get the bottom of this, this was our bad. An image-deposited check was later taken to a bank, and that attempt at re-deposit resulted in a bounced check. The Business Manager monitoring Yelp was helpful. We were provided a mortgage with Stonegate by a broker, who warned that they would likely sell the mortgage soon. While that has happened and usually would not be a problem, Stonegate owes us funds from loan origination. We were overcharged and Stonegate Mortgage Corporation issued us a check which bounced (!) causing our bank to remove the funds and charge a fee. After speaking with half a dozen people at Stonegate at Indiana and Texas numbers who mostly passed the buck, I finally spoke with someone who promised to explain the situation to their boss. I received a blunt e-mail asking for a copy of the check, even though I provided the check number. I sent an image of the bounced check by e-mail, and days later, I have no more information about the missing money or reimbursement for bank charges, despite my inquiries to follow up. After 1 year they re-calculated the escrow and my payment went up about 11% - that may not seem like much but it makes a big difference in my household budget. After a couple of calls they explained why but it seems they should have been taking the proper amount the first year? Today I log on to make my payment, like I have every month and find out as of January 2015 they are going to start charging me a fee of $4.95 for this privilege. We filled out all of the paperwork, Jody processed it, got us pre-approved, and got us a pre-approval letter to submit with our offer on the home. All in the same day. And then Jody was able to meet the tight deadlines imposed by the seller of the home we were purchasing. We just closed on Friday and are very happy with Jody, Stephanie and the folks at Stonegate for getting everything taken care of so quickly. This is my first ever Yelp review because I'm seeing the same issue I'm having echoed from many people. I was contacted around August 2015 to provide proof of insurance. The letter said if I didn't, I would be signed up for Stongegates insurance. I sent it via fax the next day. I received another letter in October saying they still didn't receive my insurance. I called, and it turned out I sent the wrong insurance. So, I got the correct insurance policy and sent it 3 times to their fax in October 2015 and did not hear back from them (assuming it was received and processed). Fast forward to January 2016 and I've been charged for their ungodly expensive insurance. I called and the representative told me to forward it to SGMinsurance@stonegatemtg.com. I did that every day for about 3 days with no response from that email address. I called again and the representative had me forward the policy directly to her. FINALLY a few days later I get confirmation that my insurance has been accepted. I have been ALL over them almost every day, and if I weren't, this issue would never be resolved. However, it's been 2 weeks since I received confirmation that my policy has been accepted and I still haven't received a refund for over-payment. Again, I've been all over them every single day but I still have not heard back about when I will receive that refund. Please fix this issue. How many times do you need to be at fault for this before you start checking your fax/email? UPDATE: Jay Waddell is the only reason for the improved rating. He was able to get me a response on my refund in a day, whereas I was waiting on a group of people from the insurance department for weeks on a response. I still believe the process of providing/receiving proof of insurance needs to be improved. read more

I attempted to make twice-monthly mortgage payments to these jokers and instead of applying the payments they set the funds aside into an "unapplied funds" account and claimed I never made my mortgage payment. This is simply because they lose interest income by applying payments early so they make it impossible for you make an early mortgage payment. Absolute crooks! I loved this company for the first two years we had our home loan through them... Then suddenly our payment went UP $700 a month making our home unaffordable. They didn't take out enough for our escrow in 2014, making our escrow account negative by the end of 2015, and now they're trying to make up for it in 2016. Our payment went from $1200 to $1900. Now we have to sell our house because we can't afford that kind of increase. Until the house sells, I'm paying almost 2k a month just to keep from foreclosing. It's so depressing that I have to sell my dream home and move in with my mother because of some shotty escrow analysis. When I finally manage to save up to buy a new home, I will definitely not be using them. read more

I'm in Tennessee, but having the same problem as Justin F. in Chicago, IL. Back in the Spring, I received the same request requiring proof of insurance. I have always maintained insurance, never lapsed or missed any payment. Proof of Insurance has been sent 4 times now. Twice by my insurance company and twice by me. and I still got a letter saying they had purchased insurance for me.......I did not authorized any purchase. I have more than plenty insurance already. Now I can't get anyone in their customer service department to resolve this. Getting the mortgage was very easy, and the Loan personel was very good, but their customer service department stinks!!! If I didn't respond to or resolve my clients issues, I wouldn't have a job. I'm just wondering now..........how many people this has happened to? That's a lot of money, if you tack unauthorized insurance on to each Mortgage. Especially if they are doing this annually to all clients. read more

My mortgage was sold to this company shortly after I bought my condo. It has been a nightmare! They are constantly bombarding me with hateful and threatening letters saying I don't have insurance. I have e-mailed and mailed proof of insurance twice. Calling gets you put on hold indefinitely. They are trying to sell me their insurance (which is $ky high!) I would never recommend anyone work with this company. The mortgage advisor was extremely unprofessional, arrogant, and condescending. Anytime I asked a question he would give me a smart allelic response that never answered my question. I never had any idea what was going on, and I had to actively chase down information and status updates. On the rare occasion I received a response, I always walked away frustrated and with no more knowledge or understanding that I had initially. In the end, we ended up working with a mortgage advisor from Wells Fargo who was on our side every step of the way. She made sure we were well informed, and explained everything to us in such precise detail that we felt very confident going into the process. She was extremely friendly, helpful, and communicative. I never had to wonder what was happening or what the status of things were. She went above and beyond, and I will always highly recommend her to anyone looking to fund a new mortgage or refinance an existing one. Walking away from Stonegate Mortgage was the best decision we made. Funding a mortgage is a stressful enough process without having to deal with people who are not vested in providing you with the best options for your particular needs. Save yourself the headache and frustration of dealing with this company and it's advisors. read more

Be very careful when even speaking with this company. My experience is a nightmare!!! I have an FHA mortgage and am looking to Re-Fi. Stonegate was one of the many lenders I spoke with. I informed the mortgage rep at Stonegate as well as all the other lenders that I had not made up my mind as to who I was going to choose as my new lender. After choosing another lender over Stonegate, my chosen lender informed me that Stongate had obtained my FHA case number (which i did not give permission for them to get) and that I need to request a transfer. please note, transferring a case file is a very simple process. The lender (Stonegate) simply need to go into FHA Connect website and request the transfer. I email the Stonegate rep and left him a voice message requesting a transfer. He email me back stating it was a 10 day process to transfer the case file. I asked that it be expedited and was given a runaround and that they wanted to counter the current offer. Again I requested the case number be transferred to my chosen lender. They have asked me to provide proof that I am using another lender. Specifically they wanted to se my "Borrowers Certification and Authorization" page that I signed as well as my "Credit Authorization" signed with the new lender. They have gone so far as to ask me to print... sign... date....scan.... re-email any and all previous email communication I had with them regarding the transfer. I have contacted the corporate offices, the refinance department and have spoken to my reps senior manager still no FHA case number transfer. After speaking with sr. management I was informed it would be done this afternoon, still nothing... My chosen lender can't close my loan without it. I can't even lock in a rate! They are holding my FHA case number hostage!! read more

Chances are that you didn't choose to be a customer of Stonegate Mortgate. I didn't, and I'd prefer not to be. The servicing rights for my home loan were transferred through some opaque process to Stonegate Mortgage, and I am at their mercy. Like many other unhappy Yelp reviewers, I received the ominous letter that my homeowner's insurance coverage was insufficient; they planned to buy "forced placement" insurance on my home at onerous expense. I had to call repeatedly, suffer through very long hold times, obtain the master policy insurance documents from our HOA manager, and provide a complete record of all master and personal HOA insurance dating back to the closing of my loan. In fact they demanded evidence of coverage well prior to the date when I purchased the house; I presume that their records are wrong. Every time I called, I got a completely different story about what they were concerned about and what they wanted from me. During my latest call, the agent lectured me that I'll have to go through this same hassle every year, manually obtaining and forwarding the insurance documents from the HOA and from my own insurer. Our HOA manager can't believe it; he has never encountered such an intransigent, disorganized and demanding mortgage servicer among the thousands of units his organization manages. He recommended that I should refinance my loan to spare us both the trouble of dealing with this difficult loan servicer. read more

This was one of the worst refinance/loan experiences of my life, and they were my current mortgage lender when I started the refi process. The lack of communication between departments, getting shipped from one person to the next, the length of time to complete the process, and the fact they used 3 hard inquiries in less than a month had an impact on my credit rating. I tried multiple times to resolve issues that have recently gone with no response whatsoever. The sub-contracted closer showed up at my house expecting a check that no one informed I had to have. It turned into a near four month nightmare before the actual refi was completed, but still have not had the additional two hard inquiries removed from my credit rating. Ok, So I had to put a stop payment on my account because even after I tried cancelling a recurring mortgage payment, they still charged my account. No big deal, I just contacted my bank and issued a stop payment as I was going out of town and wanted the extra funds in my account. I had a direct deposit from my payroll literally 2 days later so I figured I would just resubmit payment. So I went back online and setup a one time payment thinking "cool, this was easy and did not negatively affect me or my account." I communicated with Stonegate on the phone before I issued the stop payment letting them know i was going to do that and then resubmit payment after my payroll deposit. I wait a week and the payment was still not drafted from my account. OK T_T I contact Stonegate via email (I'm busy with work most days and can't get free to make calls like this) read more
