They rented my place as 4/1/2025 I have texts & emails with proof yet they will not return my deposit and are now trying to charge me rent! the comments above to run away from renting through them are accurate. We rented a house, the house flooded so many things got ruined with no resolve. The house had a roof leak with mold and there was mold elsewhere. Not only did they not reimburse for anything, the security deposit was never returned to date.And after all of the above they did try and charge for some "made up problems" to even knock down the security deposit. Thankfully I do have pictures that I took before we left. My family ended up in the ER with breathing complications from it. And that added complications to me being sick afterwards as it hit me harder in my lungs.Still nothing from them. And the most astonishing thing is, after we vacated, they posted the rental again. First time review on a property management business. After calling property manager during the first month of moving in and sounding quite angry and rude to me on the phone for no reason, I decided to only communicate via emails regarding utilities bills, cable fees etc. My rent is set up for automated pay using my bank's app so no issue here. They are not responsive to inquiries, don't respond to emails quickly, hard to reach, don't send invoices on time. Such a pain to deal with them and don't want to go through this unpleasant experience that I now carefully read reviews of property management companies before making a decision to even apply. Landlords, stay away from such an irresponsible company! Tenants may like your place but they won't forget the horrible service they get from the people managing your property. read more

RUN AWAY FAST AS POSSIBLE. Houses dirty not ready for move in, will change lease terms to get more $$$$ on move in day, where you are now stuck with no where else to go. Blantly lie about lease terms, agreed lease extensions. Homes have major repair issues that are covered up and not repaired properly. Plumbing/ sewage leaks through 3 tenants that rented same home, never fixed for years. They will state they will do ...."whatever" to get you to stay/ renew your lease but never follow through. Then try to evict you when owner decides to sell during lease period. F up your credit even though they have been paid and cashed the checks. So unprofessional on so many levels. These people are thieves. Laura Bell charged me $100.00 for a background check for an apartment. I made her cross out the "pre-rental" contract that stated "forfeiture of security deposit ($1425) if decline signing lease after approval" with lease contract unseen at this point. Then! I was approved and was told i have to pay $150.00 for associations background check. This is ridiculous! I asked what that garbage was all about and she told me the bare faced lie that she said it when we saw the house. Thats BS because i remember everything she said and would have told her to go to hell on the spot. reviews (26 of them) describe how they charge your security deposit cleaning and other fees until its almost done. PLEASE read the reviews! They are all dirt bags. BTW, my realtor friend says it cost 20.00 for a back ground check. They are total crooks. read more

We rented a property managed by Nancy Guerrero and Robin De Busk. The property had been vacant for some time before we relocated to Sarasota. It wasn't clean and only half of the walls were painted. One of the screens on the lanai wasn't intact, but they did repair it after we moved in. The AC unit was in bad condition and went out multiple times before it was replaced, costing us quite a bit on our power bill, even though we kept the thermostat at 79 degrees. It had black mold and was very gross. We put a deposit of $2900 and an additional $5095 to move in. We new $800 was non refundable of the $2900. We made sure every part of the house was cleaned before we left, even washing walls and base boards, all landscaping, ect. Being landlords ourselves, we were very considerate to leave the house in very good condition. They sent us a check for $226.50 31 days after our lease was up with a dispute list charging $1873.50 for alleged repairs and for cleaning ($575). Luckily we took many photos right before we turned in the keys. When we called to inquire, they just spouted out policy and FL statute codes and gave no explanation. We have 15 days to try and get back our deposit? Very dissatisfied with how this was handled and for the lack of honesty in this situation. We felt compelled to move because they told us they weren't sure if the landlord wanted to rent this house anymore so we bought a home here in Florida just 10 months after relocating from out of state. read more

Terrible. The Sarasota office is the are the worst ever. Fail to fix critical items like ac and water supply to the house. Left us without reliable water for 3 days and AC for days during very hot weather. Rather than fixing the balcony railing, the came yesterday and locked the balcony doors from the outside, so we can't escape in case of fire, or simply use the balcony. Recently left us with open sewer and toilette water in out yard for 4 days prior to fixing. Lori M at Stringer should be in any job other than property management. They never screen the prospective tenants. If you are breathing and have a checkbook, they will rent to you. Instead of responding to the tenant's complaints, they forwarded their e-mails to me. What in the world was I paying them commission for? The last tenant brought suit against Stringer for poor service. My experience with them was a nightmare and heartache. Stringer is lame. read more

I rented a condominium through Stringer management 5/1/2012 to 5/1/2013 and dealt with a Dee in the beginning because Tanya was sooo busy with her baby. I never called the office or was late on rent. When it came time to renew my lease the owner of the condominium called me directly to say there wouldn't be an increase but Stringer management added $50 monthly. Fortunately, I was moving out anyway. I had taken pictures of the condition of my condominium and asked about cleaning the carpets. Dee said you can do it yourself which I did and then they charged over $400.00 for cleaning the condo and carpet cleaning. I tried to speak to Tanya and she is unprofessional rude and extremely unintelligent. I was told after I moved into my condominium that the reason she is still working there is because she is married to one of the owners's son. It's a good thing because she would never be hired anywhere else. If you read earlier comment she is mentioned in the same way. There are plenty of places to rent from so please do yourself a favor and stay away from Stringer Management and especially Tanya Izzo. You will never get your deposit back in full and will be ripped off for application fees when someone else has already rented the unit as well as other unreasonable fees and treated poorly after you have signed your lease. read more

Robin at Stringer did a great job for us as homeowners renting a house. We owned a property in Sarasota but lived in Connecticut. Stringer literally did everything for us and did it well and always at a reasonable price. We just sold the house and Stringer took care of all the repairs for us. I've rented with Stringer Management this past year. I have had no issues what so ever. Laurie is awesome, very fast at getting back to you if you have any questions or concerns. I had told her about a plumbing issue we were having and within the hour she had the plumber call me to set up an appointment. Very efficient. I've been a client of Stringer Management and Ray Oliver since 2012. I've found Ray to be incredibly responsive to any needs I might have as an absentee landlord (especially important as I was living overseas for three of those years.) When I reach out to him with a question or request, I know that I'll receive an answer quickly. If a maintenance issue comes up suddenly, Ray handles it before it becomes a larger issue. My Fiancee and I rented a condo in Sarasota for Jan, Feb, and March 2016. After the lease was signed, I developed some severe health issues. We contacted Stringer to seek a refund even though we had past the 90 refund date. While it took numerous calls, emails and letters, Stringer agreed to refund our money, minus a large part of the fee (over $850) stated as a processing fee. This was our first attempt to rent in Florida and has left a somewhat guarded feeling. In the future, we will looking into some sort of trip insurance just in case. read more

Unfortunately we were caught in a situation that forced us to find something quickly, and we signed a lease on a home with this company even with many red flags. Big mistake on our part. Although there was an attempt to rectify problems with the house, nothing was ever really resolved. The independent contractors who are hired to help are unreliable. We just didn't have time to wrestle with this company. READ YOUR RENTAL AGREEMENT CAREFULLY and clarify any confusions. Do not assume anything! DO NOT BOTHER CLEANING BEFORE YOU LEAVE as they will automatically take $600 from your deposit for cleaning- a ridiculous amount for carpet cleaning and house cleaning! AND WE HAD THE HOUSE PROFESSIONALLY CLEANED BEFORE WE LEFT, but evidently missed a spot of jelly in the fridge! I certainly do not recommend their services. read more

If you need property management, do NOT use Stringer Management. They arbitrarily keep security deposits owed to tenants as a means of earning money. They send a hand written statement and assess random amounts for "housekeeping" - "carpet cleaning" - and "yard clean up." They do not maintain property owners homes and when the lease expires they will gouge the tenant for repairs that aren't needed and are not caused by the tenant. I gave them $1095 security deposit and they send me a check for $46.00. I have never, ever had a security deposit withheld, ever!! They never responded to complaints we had with neighbors behind the home. They didn't even answer my emails with anything but, "I am sorry to hear that." I had to contact the homeowner to get any where. I have filed a written complaint with the BBB and will file a law suit if my security deposit is not properly returned. If you own a home and need a management agency - DO NOT USE STRINGER. read more
