this company discriminates against service animals therefore discrimates against disabled people. they literally dragged out our application when we were more than qualified and then rented to someone else. they wanted the app fee: we paid it they wanted a credit check: we passed it we qualify financially they wanted to charge us a pet deposit for a service dog and esa they wanted registration tags, they got em then said they were sending only mine to an attorney to have my esa verified. Like others said they have screwed us out of money. We moved to Bullhead City from Tombstone. After seeing one property and liking it we filled out a rental application. After review she claimed that the owner wouldn't accept us but we could get into a bigger house for the same price. We made the. I stake of agreeing without seeing it first, considering other house was clean and in good shape. After paying rent and deposit we got the keys. When we got to the house it was very dirty and had sewage issues. I went to Sun River to talk to Sherry. She yelled at me claiming it was clean. She refused to come look. The next day I wrote up my walk through, and wrote a 5 and 10 day repair order. A plumber came and n on the 5th day and put duct tape over the shower drain without any repairs. I then tried do her that with the Arizona landlord tenant act we now had the right to not pay rent until repairs were done, due to house not being habitable. That was the Tuesday before thanksgiving. On the day after Thanksgiving we were given a court ordered eviction hearing notice scheduled for Monday. We went Monday and not allowed to defend our selves and evicted. She is nothing but a fraud and thief. read more

Sun River Properties Management in Bullhead City is a horrible property management company. They cost me a lot of money due to their neglect. During the time that they managed my house, they only inspected the house once during the few years that they managed for me. I only find out too late when my tenants left that the house was left in a sad conditiion. If Sun River Properties were doing their job (which they were being paid to do), my lost would have been minimized. Instead, I spent THOUSANDS to repair the house. When I ask Sun River about it, they responded that they manage properties, not people. Doesn't managing properties involve managing the people that live there? I don't blame the tenants. If the property management company doesn't care about the house being in a good condition, why should they? Anyway, for your sake, do not use Sun River Properties Management. They are truly unresponsive and unprofessional. By th way, when my tenants left, they didn't pay the entire rent and the security deposit was not enough to cover the damages. I had to pay out of pocket. Sun River Properties Management made sure to pay themself first by reducing the security deposit and then use the remainer to fix the house. Since the damages was in the THOUSANDS, I was left holding the bag while Sun River Properties Managemet still made their money. read more

I wanted to rent a house and I made an appointment to see it. When I walked into the office they didn't even acknowledge me. Both of the ladies in the office were very rude and unhappy. I went to see the house and said I was interested in renting the house. They had me fill out a form to run a credit check and asked for 35 dollars to run it. It has been 9 days and they never called me back. I went to Bullhead City Property Management & Sales. Kathleen was very friendly and so were the ladies in the office. I wanted to rent one of the homes she showed me. She ran a credit check and called me back in an hour to tell me that I was approved. I am signing my lease in two days. My Credit Karma app is showing that Kathleen ran the credit check. It is not showing any hard inquiries from Sun River Properties. I am out 35 dollars but I am glad I didn't rent from them. It makes me wonder how they would act if you needed something fixed in your rental. read more

When I moved in a apt 4 years ago managed by Sun River, it was filthy and dirty. mold and mildew on the entire tub and shower area and inside of toilet was black. the bath sink had burn holes in it and the lower bowl is deteriorating . very few of the work requests have been done to this date. My new next door neighbor has it just as bad. He moved in with black mold all under the kitchen sink from water leakage, a broken and non functioning garbage disposal, and busted oven bake element. Its been 2 months and my neighbor still does not have a working oven. He has taken pictures and I told him to report this to the city. I have heard very bad and criminal things about Sheri Jenks of Sun River from long term locals and I am wondering why the city has not shut Sun River down and prosecuted Sheri.. QMC is one of the top property management companies in Bullhead City and their ratings are only fair by property management standards. read more

I rented from Sun River Properties & it was an awful experience. Some reasons I think this is because they refused to fix the busted water heater until I got the city's water department to make them. Then we ended up paying $400 extra in water bills because there were multiple leaks due to faulty plumbing under the house and Sun River refused to pay any portion of it (usual water bill=$15). Even the plumbers (who came out 6 times within one year) told them MANY times that the plumbing needs to be redone.The landlord tenant act counselors suggested I take them to court saying that I have a strong chance of winning, though of course it s up to the judge. I caught them lying twice when they told me they talked to the owners or couldn't get a hold of the owners. I had to be relentless if I ever wanted anything done instead of them just fixing what needed to be fixed. Now that we are out, we got most of our security deposit back, but they refuse to show any receipts of for the money they deducted. Too bad because we liked the house, but it was definitely a learning experience. Also, they moved us into a house without a smoke alarm and very dirty, even though they listed it as having a smoke alarm and being clean. They just don t care or take care of the properties they oversee, which can lead to a long-term loss for the homeowners & short term loss for renters. read more

For the past 3 years my boyfriend has rented a property through sun river . Recently I moved in and began to hassle him about getting things fixed that the company has failed to fix. For the past month our air conditioner has been spontaneously going out, if you've ever been to the area it's HOT and totally uncalled for that it is still not fixed. When it first went out we called the emergency number ...no call back. The following business day my boyfriend went into the office and the office lady stated that the owner doesn't turn the phone on during weekend. The air went out during the week..... Called the emergency number... NOTHING. We then get an email stating not to use the emergency number as it has not been active in years......DID I MISS SOMETHING? It's over 90 degrees in here today and their response was to get a hotel and they will prorate for the cost of rent, which would be $18. You can't get a hotel room for $18 and to top it off we have a dog. This mobile was built in 1990 and Sunday part of the living room floor caved in ( below the carpet) you can feel other areas that are starting to wear. They won't do a walk through nor have they in the past3 yrs. I feel sorry for the owner. We plan on moving ASAP and will never rent nor suggest anyone use this company....EVER. read more

My husband and i have just been through a complete nightmare dealing with sun river properties. We were house sitting for my daughter, who at the time was renting a condo from sun river properties. When the management company became aware that we were house sitting for my daughter they served us with eviction papers, stating the reason as "unauthorized occupants in unit" now keep in mind we were only house sitting while my daughter had a family matter to tend to that was out of state. That same day that we were served w eviction papers! Then we park our vehicle in front of the garage, as we had many times before, 30 minutes later our vehicle was gone because sun river prop had it towed away. They only towed our vehicle, the other vehicles that were parked in the same fashion were not touched!? Then to top it all off, while we were taking a trailer load of our property to our storage unit, sun river prop had the last load of our property loaded up and removed. By the time we got our things unloaded at storage and we returned for the last load, everything was gone!!! When we contacted the office they told us that we had to pay an estimated amount of $700 to get our property back and if not taken care of within 21 days then we would not get any of it back at all!! Sherry, the office manager, made sure to add $200 for herself to our amount due!! She said it was a fee that she charges for her time and trouble!! They cost us our vehicle, which we could not afford to get out of the tow yard so we lost it and then personal belongings that could never be replaced. My father in laws urn w his remains was just one of the many things that was removed and then disposed of. They informed my husband and i that our property had been dumped at the local trash co!! They r the absolute worst and most cold hearted realty co we have ever seen or heard about!! We have rented homes from realty companies before but never been treated like this!!! I wouldn't send my worst enemy to this company. They should not be allowed to treat people this way!!! Beware!!!! read more

DO NOT GIVE Sun River Properties ANY MONEY! You may never see it again! We contracted with this company to manage our rental home. They took all of the renter's deposit money, a maintenance deposit from us, and 10% of the monthly rent. In four months time, they failed to get application information from the tenants or have the tenants sign a lease. They also never inspected the rental property, as required--all this while taking money each month and not keeping us, the landlords, informed of their lack of ability to perform even these basic duties as outlined in a contract of their very own making. PLEASE don't let them frustrate you the way they have us and other clients! We are still fighting to get our money from them. read more

Sun River has to be one of the worst property management companies out there. Not only are the owners sherry and mike extremely rude, their either lazy or incompetent. I moved into an apartment managed by them in August 2012 that was in need of several repairs from the A/C not working to missing window screens and the smell of cigarette smoke. I was told all these things would be taken care of within a timely fashion. It took eight months just to get a single window screen and many issues went unfixed so I moved out as soon as my lease was up. Before doing so I paid to have the carpets cleaned per my contract. Also during the entire time I rented from them the rent was never late and my checks never bounced. Two weeks later I get a bill from them stating that I owe them $1,810 -my $500 deposit! That apartment was in better condition when I moved out then when I moved in! The bill included replacing all the carpet, which was not in bad condition as I'd just cleaned it, as well as $125 for AC filter service and $50 for weed removal which is there responsibility to begin with! I would never recommend Sun River to ANYONE! read more

Sun River Property is the worse business I have ever dealt with, I moved here from Reno and rented a mobile home from them without seeing it, except for the deceiving pictures they posted online. It was filthy, a full page of maintenance issues, a stove with no knobs and two burners worked, no bars on the refrigerator door or freezer door. kitchen counter is so old it sinks in and sink has a gap of about 1/4 inch deep. Both bathroom floors are sinking in and there are bugs there I have never seen before in my life that is at least one and a half inches long. I sent them 21 emails and they still have not done maintence issues, It took them 19 days to get me a working stove and they replaced two faucets and so far that's it. I am a professional house keeper and that place really made me sick. I am going to try and get the owners name, so he will know how his property is being unkept, can't move because I can't afford it, on fixed income, SSDI. i LEARNED MY LESSON TO NEVER RENT A PLACE AGAIN WITHOUT SEEING IT FIRST. I did contact the free legal services and they told me what to do, so I probably will seek a better place to live. read more
