Run don't walk away from this Company. They want you to repair the property for the next tenants. They don't give you all of your deposit back. They lie In your contract. When you attempt to sue them they attorney comes to court with some article saying that you can't sue the Company that you have to sue the Property Owners. So they are protected under that rule. But yet they are the one's who take your deposit. Not the property owners. Just a lesson learned for me. My deposit will be my last month's rent for here on out. read more

My BF lease a house with her boyfriend at-the-time. He's an idiot and this was her first lease. I did the move-in walk through with them. One of the tubs had all the enamel flaking off the bottom. The paint was fairly well F'ed up everywhere, the carpet was old as hell shag. The brick facia was falling off both fireplaces. The toilets sucked. The tub faucets sucked. There were three total sliding glass doors and a grown man could barely move two of them. There was black mold CLEARLY visible in the guest bathroom. The gutters were hanging. There were no CO detectors. The front storm door was near falling off from water damage due to probably the gutters. A front window frame and sill was soft from rot, probably the same cause. The back fence was falling down under the weight of age and a crap ton of weed vines. During the lease the air handler broke and flooded a large part of the carpet. By the time the dehumidifiers were brought in the padding and carpet had mold, which they scraped off after drying, and laid the same padding and molding back down. During the lease they air handler broke and flooded a large portion of carpet. By the time the restoration guys got there the padding and carpet already had mold. They dried it all, scraped off the dried mold and RE-LAID the same stuff back down. Disgusting. I was anal and made them document every little thing. Now they want to keep her 4K deposit and have her pay an extra $500+ for repairs, all of but one we're clearly documented issues in the move-in report. Worst Property Manager I have ever dealt with. For 2 years we have paid on time and improved the property. They have not made any repairs and blamed us for break downs they caused by neglect. They even threatened to charge us for unneeded work requests when the air conditioner didn't work in the 100 degree summers. Now that we have given notice, they are showing the property from 8am to 8pm 7 days a week. They are desperate to sell this broken down property they have not maintained... RUN, don't walk, away from this real-estate service company. Before ever moving into the home we rented from them we had to hire a lawyer to break the lease due to a host of reasons, the foremost being completely turned-off by the daughter of the owner of this particular Re/Max. Other reasons included finding feces in the master toilet when doing the home inspection, lack of fridge (included in the lease), not finding the home in a clean condition overall, the water heater breaking the day before our furniture was supposed to arrive that flooded half of the home...need I go on? Imagine all of these things occurring when you are supposed to move into a new place and then add to that a completely unsympathetic, sarcastic, and rude person to deal with. At that point, we involved a well-known lawyer to break the lease. We accepted a minimum of $4,000 loss (forfeiture of first month's rent, lawyers fee, turning utilities on/off that were used by Team Athey to renovate the house) for a place we didn't spend even one night in but it was well-worth it to escape from a two year lease and a moving nightmare. To sum it up: unbelievably terrible customer service and wouldn't wish the experience on anyone. *If you have any doubt to the authenticity of my review read all of the other reviews of TENANTS below. BEWARE!!! DO NOT RENT OR DO ANY BUSINESS WITH THIS COMPANY! Every single one star review that reads in this batch of reviews for remarkable property management/ Team Athey is 100% TRUE! It all started in 2014 when we were looking for a new place to live. We stumbled upon some townhomes in Allen that were new and under construction. We called the number on a sign out front one of the units not expecting anyone to even answer the phone. To our surprise we actually were greeted from someone representing Team Athey on the other Line. The lady on the other end told us about the unit : sq feet, bedrooms, rent amt etc. She also had asked us for our current living area (where we were moving from). And proceeds to tell us that this property is going to be way out of our price range. I couldn't make this up if I tried. My son was with us and he even remembers her saying that to this day. We joke about it now but this is when we should have RAN and ran fast! This is almost a foreshadow to our sad ending here at this property. Despite this we overlooked this off beat intro and agreed to move in. After signing a 3 year lease and giving a security deposit of first and last months rent we are out of pocket at 6K. After filling out the move in sheet, turning it in pretty detailed, we had noticed the window by the back door was cracked. And immediately sent a follow up Email and photos. We were told they will add it to our list. WRONG they did not, I was charged $600 bucks on one of my "move out" cost. I was NEVER once late paying my $1850 rent. I NEVER once complained about replacing 3 tires from huge NAILS while living there because of the constant construction the neighborhood was under. Upon the end of my lease I give a 60 day notice via email and was told weeks later it must be submitted via the portal. So by this time I'm told this info I owe another months rent.....I figure that I already gave them almost a $4K deposit and should be okay. WRONG. As we finish moving out, I get my housekeeper to do a deep move out clean that cost me $250, I had Stanley steamer come clean the carpets , u had a painter fill all holes ,touch up all scuffs / holes etc. I left this place literally spotless. I remember joking with my husband that we could eat off the floor literally. I even left a $800 window valance in master bedroom window that I had custom made that is actually still in the window to this day. To our surprise, when we were expecting our deposit back less the last months rent, we were sent a collection notice from a collection company to our new address for over $2200.00!!! I'm not kidding y'all, they even reported me negatively to the credit bureau for every single month I refused to pay this "BILL" for all these cleaning and repair fees. I was floored. We moved to a home literally a mile away and still walk our dogs by the place almost every single night. They were able to get another family to move in days after we left. That's why I was so confused to the charges. I was told because I didn't have any proof and photos and save receipts, that this is what I was to pay. I was beside myself. So after over a year of being harassed by the collection agency almost every day on my cell, on my husbands cell and EVEN at work I decided to settle with them. I was offered a lower amount by the collection agency and agreed. I had asked the company if I pay this will it be removed from my credit 100% including all the monthly negative marks and was told YES. WRONG. It's all still on my credit and states settled for less than asking for. Not only did I pay for something I should not have been charged for but right after I made this payment the pandemic hit and my family struggled terribly and could have really used that money that I was bullied out of. Team Athey/ Remarkable property management are not at all honest or trustworthy. They will continue to steal from hard working Americans to their benefit and hide behind their legal bs to justify their behavior. This is the worst experience I have ever had with a management company. I was near tears numerous times due to how I was treated on move out. No person should be treated like this. I always paid my rent, and was moving out when the lease was up. In Texas, it seems tenants do not have very many rights. These people are criminals. They kept all of my deposit except for $190 over a bunch of made up accusations. For instance, they charged me for mowing the yard, even though I just mowed the yard one day before our lease was up. They also charged me $66 for an air filter, even though I just put one in. Furthermore, they charged me for having ivy growing on the house that was there when we moved in. I thought it was decorative. There was a $1000 worth of charges like that. They charged us for having to clean the place even though my wife and mother in law clean that place every day until1 or 2 in the morning for 3 days straight. It looked better than it did when we moved in. Don't deal with these people if you are a renter. If you own a property, then you will love them. They will gouge and rob your tenants until you are rich. read more

I can see from the complaint thread that there are a lot of complaints about this team's management style. I was going to buy a house that was represented by Suzanne Athey at the team of Remax. My agent submitted my contract and they submitted an acceptance along with the disclosure statement. There was nothing disclosed about the foundation repair which had been done the year before or the sewage problem that resulted possibly from that foundation repair. While they did disclose that the roof was replaced in 2016 they fraudulently withheld the foundation and plumbing information from their disclosure statement. When my agent ask her why they did that, her answer was that she just didn't read the disclosure statement. I find that very interesting since they have managed this property for the seller for a few years. The only reason I found out is because I introduced myself to the neighbor after my walk-through, fortunately before my closing. The neighbor informed me of the issues the previous tenants that had been living there were suffering from as they told him. Once presented with this information my agent asked the aforementioned agent if the warranty was transferable from the previous foundation repair and right away she texted him back and said yes but only once the sewage problem has been resolved. She told my agent that those items did not need to be disclosed because it was an "as is" contract. My real estate attorney thought otherwise and told me I had grounds to terminate the contract and receive my earnest money back. The sad thing is, if they would have just disclosed that I would've been able to make an informed decision before wasting my time and my agents time. This was my experience and I will be filing an ethics complaint with TAR as well as a complaint with Remax and Texas real estate commission. Beware read more

I was later charged for Items I had reported broken, as well as they took over a month to return what they deemed appropriate of my deposit.

I leased a condo with them for four years. This is one of the most poorly ran management companies I have ever encountered. We did our move in walkthrough in which I pointed out many items due for replacement or repair. They fixed none of it even though it was reported every year. Furthermore we had so much flooding in our condo. First we get shitty water coming out of the walls. To which they said it was the upstairs neighbors fault and thus they were not responsible. Next our water heater burst, and it took them nearly A WEEK to even get someone out. Our fridge kicked the bucket in year three and they also took a week to replace that. Now in year four we informed them that we would move at the end of this new lease, and they said no problem. When it came close to that time we requested month to month as we had some places in mind to move to and didn't want to be tied to this property for 3-6 months. They denied this and said they could do two months. With no other option we signed, but it took them 6 weeks to even get us a lease!!! I've had like six different people looking over my account. In my lease it states that my move out stipulates the property be free of belongings and trash and cleaned well. Which I did. They then said that I was basically being asked to remodel the condo and make it move in ready for the next fools. I refused and documented their shitty "repairs". And also sent a certified letter requesting a release from my lease. They are talking about pursuing me legally for one month of rent. I'm sure I won't see my deposit again. And even though I plan to lay them what is owed I'm still the one losing. If you have any sense STAY AWAY. read more

I can not imagine working with a better Realtor. Suzanne Athey's management company has managed a rental home for us for the last two years. We never wanted to be landlords, but given the market conditions a couple of years ago, we didn't want to sell our home either. They made the entire process completely easy and painless. They had a great tenant in our house at the exact date we were hoping, and they have made it so that I have had no concerns about my financial exposure and no headaches of dealing with my tenant. Her company actually manages over 400 properties (she owns 43 herself) - she is experienced, has a great staff, knows how to make stuff happen and how to take care of a client. But now that the lease is about to end on the rental property, and the market has improved, we have decided to sell the home. We listed the home with her two short weeks ago and we closed on the sale of it today. We sold it to a cash buyer for above market price, because she managed and negotiated multiple offers so well. Although it was fast (and I guess also *because* it was fast), she had to work hard to make our sale happen - all the normal things that are involved in selling a home, plus working through the details of a lease contract that doesn't end for two more months, negotiating a killer backup contract (who ultimately became our buyer), and working with our insurance adjuster to ensure that a new roof was covered under or insurance, getting four bids for the new roof, and having the work done only 2 days after the adjuster came to look at it - all while minimizing costs to us. All this and we felt like we were her only clients because she was so responsive and helpful. I have worked with a number of Realtors in the past (my sister is actually a broker and my mom is a Realtor), but I can't imagine ever using anyone other than Suzanne Athey. We have been tenants for 3+ years at a property in Allen and while we are happy for the most part, the last few months have been a nightmare with several maintenance issues that have gone for months without repair. We have had tiles falling out and mold growing in our only shower for 3+ months now, and one of our toilets has been completely out of commission with a maintenance ticket open for over 5 months. I have been trying to work directly with the maintenance supervisor Tony Bobadilla, but he has put the blame back on us for not following up with him. The last time they sent someone out to have a look at the toilet, they did not notify us in advance and expected us to be home during the day on a weekday. This was in November, and the last communication between us was me asking him to have his plumber schedule something with us in advance. We have heard absolutely nothing from the maintenance department since then, and today when I reached out about it I was told that it was my fault for not rescheduling with the plumber. This is terrible customer service. I have tried to escalate my complaint above this supervisor, but cannot get anyone at Team Athey to answer or return any of my calls or e-mails. To top it all off, they raised our rent by another $100 when we extended our lease in January, with both of these major issues outstanding. Very terrible experience with this company, I saw a house in Richardson, TX with agent Lauren Walker and paid 300+ dollars on "processing" applications. They left my family hanging for 2 weeks without updates and it turns out that they moved on with a different applicant without notifying me about it. the worse landlord in texas. i complain about my bathroom for years and then she wanted me to pay 1500.00 for repairs. city did an inspection and the house did not pass and she did not complete repairs within 30 days, so they told me i had to move and do not pay no more rent. she still charge me once i moved 1500.00 and kept my deposit. please please get everything on paper because she will go against her word. worst landlord read more
