They only want your money Staff is unfair no compassion even if you have been here five years

Heartbreaking to have to speak this way about a place I once called home and loved. LIARS AND FRAUDS!!! This is about Edgewood properties corporate. A 33% increase was made on our lease for 2023. We were told that every single apartment and floor plan will be required to go to "market price" for 2023 lease renewals. We didn't sign the lease and opted to move out anyway. Come to find out a few months later, for the same exact lease year and floor plan, they allowed for only a 10% increase for other tenants. But on top of the disruptive decision to increase by 33% in a year (REGARDLESS THAT THEY ARE EXEMPT FROM RENT CONTROL, this is an absurd increase) they had the audacity to then be SELECTIVE about who to give accomodations to. They allowed a 10% increase to some tenants, while require 33% increases for others without rhyme nor reason. Corporate has acted very LOW when it comes to their tenants, even loyal tenants. Beware of the random move out costs you'll incur over regular wear and tear (there are laws protecting you from this in NJ please research all of this before moving here (or move out of here!) We were charged over $1100 move out costs for a spotless apartment. Even the maintenance supervisor who performed the move out inspection agreed that it was impressively clean. They will charge you for paint if you didn't live in the apartment for at least 3 years. They charged us with an entire carpet replacement because we didn't meet their unrealistic standard of clean. Absurd. Beware of this place. A beautiful looking complex but managed by clearly incompetent, bias management. Stay clear and save your money. read more

BEWARE! We lived at sycamore landing for a little over 2 years. Please expect when you pay your security deposit you will not get that back and you will most likely pay more for any and everything. It was just my husband and I living in the apartment and we were very clean and kept the apartment in almost perfect condition. When we did our final walk thru the agent noted that the apartment was in great condition but a few weeks later we received a letter in the mail to pay over $1000. It's ludacris and this company is in the business of taking advantage of their tenants. During Covid they still charged us for amenity fee's and their were barely any amenities we were able to use. Sycamore Landing is a beautiful facility but that is it. The clubhouse will close at a moment's notice and you will not be able to access the facilities. They did recently implement a 24 hr. gym access. The pool or other facilities are not guaranteed. My lease stated that I was allowed 2 guests at the pool but since I lived there, they did not allow you to bring guests. This was after NJ State opened all restrictions for pools. Two major events happened there that were totally unacceptable. During the Christmas season, they did not have garbage pickup and garbage was piled on the floor where you couldn't even walk into the disposal area. After many complaints and calling the health department and two months of this nonsense, did they finally remediate the problem. I have video footage of this event. The next major event was when my neighbor left the gas stove knob partially opened and the building filled up with carbon monoxide. I immediately called the office and nothing happened until the next day the neighbor came home to a gas filled apartment and the fire department was knocking at my door at 7 pm and the whole building had to be evacuated because of high carbon monoxide levels. Also, beware of your lease, it is very ambiguous when it comes to normal wear and tear. I left the apartment in excellent condition but they will charge you for any and everything. You will never get your deposit back. The blinds are cheap and break for no reason at all. You will be charged for them. The rent is extremely expensive and the service they provide is inadequate. Sycamore Landing leaves a lot to be desired!! Communication is extremely poor! Their idea of effective communication is..... taping notes to your door! I often feel like any questions or concerns I pose are a "burden" to management. There have been a few instances where the property manager and corporate office often play human "ping pong" giving no clear and concise answers to general questions and after you speak to one, they inform you to communicate with the other, who in turn tells you to turn right around and speak to corporate again (and the ridiculous cycle continues). I feel like I am looked at as just a "person who pays the rent" instead of being looked and treated as a VALUED TENANT!! , While the property itself is nice, there are so many ridiculous and expensive EXTRA FEES and HIDDEN COSTS that the tenant pays for. Don't be too blown away by the amenities (pool, gym, pool table, movie room and mini business office) because unlike many other apartment complexes, YOU (the tenant) are obligated to pay an ADDITIONAL FEE of $400 "amenity fee" annually, that is NOT embedded in the rent!!! They are collecting an additional $400 from hundreds of tenants here for amenities that almost every other property offers you for free as a luxury or embed a much cheaper rate into your monthly rent! So... here's more about some of these $400 amenities....The pool is outdoor (seasonal), the business center computers do not even have Microsoft Word installed on them (one of the most basic programs) and the printer is often broken. Both the rent and amenity fee have increased in one 1 year!! There is a HUGE insect infestation in and around the property. They look like little inch worms and are disgusting. They some how find their way into your apartment and are all over the patios, walkways and even in the bottom of the pool! There is ONLY ONE cable provider in the area that you are permitted to use (Service Electric) which offers very few bundle deals (internet, cable and phone) at alarmingly high rates. The insulation is so poor that I am often woken up by neighbors music, conversations and walking (above me). These are just a few of the glaring issues with Sycamore Landing!!! read more

We lived here for 1 1/2 years. Gave notice to move out end of December 2020. We were contacted by Brooke indicating she had someone who wanted our apartment and she wanted to get them in for Christmas 2020. We had flexibility and agreed to move out on December 13 2020 so they would have time to get the apartment ready for them to move in. Today we received a registered letter stating we now owe the whole month because they never moved in. I don't see how this is my issue as we did them a favor and moved out early for them. Along with this surprise is a bill for painting and rug cleaning even though we touched up any spots before leaving. Not a place I would want to get wrapped up with ever again. read more

Beware of extreme moving out fees from your security deposit from edgewood property company at Sycamore landing. Before moving out on April 2023, I went to the leasing office to find out an estimate on cost for moving out since there were nail holes from hanging pictures and curtain rods. It was communicated if the holes per spackle they will only need to paint that area only but no estimate was given. I left the apartment in a immaculate state. I spackle and cleaned everything. Communication and transparency is lacking within this organization. Had to call several times to try to get information about the cost and when it would be available. I never received the information. One month after moving out I received a check for my security deposit and a list of fees charges for damages to the wall and for carpet cleaning. It total around 1,200. When I contacted to dispute the cost it was an ending process and only to find out they believe the cost was reasonable. They stated if the apartment was not left exactly how it was when you moved it they will charge a fee. So in other words you can live in the apartment but not have any curtains up, any wall art mounted, or have any wear on the apartment while living there for a year or more. Don't even think of painting the spackle areas yourself because they said they will charge more because it was done. Because of this experience I will not recommend this apartment company. Living at Sycamore landing was pleasant but you pay amenity fee of $400 per year and rent is increase a few hundred a year. All I can say is moving out became a nightmare and wouldn't want that for anyone. read more

Please beware. If you sign a lease here, you are susceptible to changing fees at the whim of the property with no prior communication. l started a one year lease in November 2017 and was told in no uncertain terms that the amenity fee is a "one time fee and you never have to pay it again." In fact, every tenant that I have spoken with who signed leases at that time was told the same thing. Now in 2019, with very little notice as I went to renew my lease I was told I must pay the $400 amenity fee within 30 days of renewal. I raised my concerns with the leasing team on site and with Edgewood, they do not care. They admit that we were told it was a one time fee and now it is not. They actually stalled the communication process between on site and Edgewood in order to get closer to the 60 day notice so I was more compelled to stay and pay their new, made up fee. I do feel completely taken advantage of and I will make sure that as many people as possible know that they cannot trust Edgewood or Sycamore Landing. In addition, I agree with others' reviews that the insulation is terrible and you will hear your neighbors speaking, fighting, and even snoring through the walls. If you live with tenants above you, be prepared to hear their footsteps. There are positives to the property such as the front desk staff and the community events, but I cannot believe how springing a $400 fee on residents is okay when they were sold on "it is a one time amenity fee." It's dishonest and shows no respect for families. read more

My fiancé and I have been living here since November. When I learned about the property I took a drive one day and went on tour with Elise. This property is absolutely stunning! New construction done right! The apartments are built with pride. Tall ceilings, large windows, balcony (great place to sip on a nice cup of espresso on a beautiful spring morning plus our dog loves sunbathing on the balcony too), open living room, dining room, kitchen concept. All stainless steel appliances, granite counter tops and gorgeous floors- cooking in this space is the best! Perfect place to begin traditions! The bathroom is the best part! It's HUGE! Perfect space for the self care routine (face mask, candles, a cup of tea, and a hot bath)! Washer and dryer is included and a HUGE walk in closet in the master bedroom! The best part about the master bedroom is it fits a king size bed and I still have enough room to fit my yoga mat for some yoga! My cat loves the big window in the bedroom to watch the birds fly by. Tucked in the woods you feel like you are away from the world with all your needs met. Everything is close by on the highway (Shoprite, Home Depot, Target, Marshall's, Home Goods, Ulta)!! Route 78 is right here too which makes commuting super easy. For young couples Easton PA is so close by you can travel into town and shop at local farmers markets or grab dinner. This honestly was the best decision we made, making Sycamore Landing our home. It feels like home and the staff is fantastic, speaking with Nora at the front desk while picking up packages or working with Joe from maintenance if I need a light bulb change! The staff is friendly and always close by if needed. This property is clean, well kept, and management is fantastic and professional! If you are looking for a luxury property that is affordable and beautiful, live here! My fiancé and I love the fact that there is a gym, pool, a game room to entertain family, movie theater, and last but not least we always have parking in front of our home! This property has so much to offer. If you are contemplating living here, come in for a tour! It's an easy decision when deciding the next place to make your new home! We are so grateful to live here and we have never been happier! read more

Extremely dissapointing. I went to sycamore landing after making an appointment with Kevin, via Zillow. He's the leasing agent at sycamore landing. Walked in with a potential roommate and the receptionist who seemed to be overwhelmed and unorganized advised us to sit and wait. We walked around, the waiting area or club house had so much to offer that we couldn't contain ourselves, there was a theatre a gym with Netflix built into the equipment, a poker room with a pool table. There were conference rooms and community computers, everything was clean and smelt good and the interior design was well thought out. The modern colors and patterns made you feel rich, not a doctors office decor. Kevin met with us and asked us our questions about what we were looking for in an apartment and why we were moving- I found the why we were moving question to be a little forward, we both went through break ups so the topic was sensitive. I would have liked to learn more about him or exchange in light humor before volunteering information about myself that wasn't relevant. The apartment was beautiful and clean and everything we wanted, but the price was high- between the two of us we would each be paying 1,000 each. I found that to be a little expensive, especially when you're asking for that much money and your leasing agent can't afford a hair cut and your receptionist is overwhelmed maybe you should pay for two receptionist with the rent you asked for alone. Even with the price of the property we were impressed with all of the amenities and that the dog friendly building only stuck people with pets in there so neighbors couldn't complain. We filled out our application. Kevin advised us that he would notify us of our approval and from there we have 72 hours to hold the apartment. That the application fee is 75 dollars that he would only charge us for one. I gave my credit card information to run my credit and back ground ( oh also I liked that you couldn't have a criminal record and live there ) Kevin advise that we would be contacted the next day if approved or denied. This was Monday. On Friday I was called by Kevin stating that he needed documents from my potential roommate and I had told him that after not hearing back we decided to not go forward with the apartment, that we assumed we were denied after not being contacted and went with other options. My account was charged 375 dollars for "holding" the apartment I was never made aware I was approved for. There was nothing in my contact that I signed stating 300 was additional removed, Kevin did not follow up with me, or anyone in his office as promised. It took me 3 days of crying and pleading to finally hear from someone in management that I need to be refunded. I recieved my refund issues to be with a check 2 weeks later. I think that it is a beautiful property and if you want to pay the New York prices to live in a suburban area then this is the place for you. And good luck with Kevin, as he brags to you about all he's done that day " sold 3 properties" and " worked overtime " to seek pity not reassurance. read more
