I have lived here since the beginning of the 2026 and have to say I LOVE this apartment complex; the community, the amenities, etc! Bernadette and Randy are awesome and the planned, monthly happenings are a nice treat! In reading through the other reviews regarding noise and loud neighbors - I mean - being in a city apartment that shares the same area as the hospital, which I believe to be a positive, and is close to the toll road and many, many businesses and such (great location), sure there's gonna be noise - Duh... And having noisy neighbors, what do you expect when you live around hundreds of other people in an apartment complex just living their lives as happily as possible? If you are needing quiet - move further from the hustle and bustle of the city and into a place with no neighbors above you (all city apartment complexes are noisy so good luck). I am on the bottom floor and sure, there are noises from above but dang - they're living their best lives so rock on! After 2.5 years of absolute hell, I'm finally moving out (hopefully!). Since day one, this guy has been nothing but inconsiderate, hammering away at 10:30 PM the night he moved in, and the chaos never stopped. Stomping, slamming doors, intentionally dropping things, and dragging furniture at all hours--he makes it his mission to be disruptive. If it weren't for financial and legal issues I'm dealing with, I would've taken action against him already. The stress he's caused me and my pet has been unbearable, to the point where I've developed a noise-triggered anxiety response, even at work. No empathy, no decency--just a completely miserable excuse for a neighbor. And to think he's a veteran? The most horrible "human" I've ever encountered. I believe in karma, and I have no doubt he'll get what's coming to him one day for making others suffer. Until then, I'm warning anyone considering Sycamore Springs--don't expect management to step in and help. They refuse to deal with problems like this. Save yourself the headache. I wouldn't recommend this place to live at all . It has some nice green/grilling areas but they become a nightmare when people decide to organize parties or gatherings, especially at night. Really LOUD and NOISY people, with their music blasting from the boom-boxes in their cars parked around the area or portable speakers. They don't care if they're close to other's apartments, they yell, sing and talk really loud, from evening to early next morning sometimes. My boyfriend has reported it to the main office but they don't care, they tell you to call police yourself (which never shows up by the way). Also, some of these people are the complex's contractors (I've seem some of them) who I guess invite their families/friends. They seem to think they're entitled to use the space without respect for others around, and since no one tells them anything they do whatever, forget about giving them a look or telling them something, they'll be louder unpurpose. Apartments are old and appliances outdated. People let their dogs crap and pee everywhere it's so bad, one can't go out to take a walk without smelling it from distance. The office keeps sending reminding emails about it but I don't believe they take any action to really stop it. A bet these are some of the reasons why lot of people have moved out! There are other newer, cheaper or with the same price, and much better apartments around the same area so save your money and look elsewhere! My boyfriend can't wait to get out of here! read more

I've really enjoyed living here so far and everything has been satisfactory! We actually had an application at another place but withdrew it when we saw how much better the service, value, and reviews here were. Staff: Shoutout to Angie who was the one assisting us throughout the signing process! She was very patient and helpful to us, and was even able to accommodate a last-minute switch to a bigger apartment. Whenever I sent an email, I would get a response in less than 2 hours. I've also interacted with Bernadette and Josh, both of whom are professional and courteous. The staff overall are a pleasure to work with!! Maintenance: You know it's a good sign when most of the maintenance staff actually live in the same apartment complex that they work in. Work orders are solved in a prompt manner, within 2-3 business days. One time, they showed up 15 minutes after I submitted a request! Building: Love the hardwood floors on the first floor, and the garage that came with our 3BR is a great addition. Appliances are modern and they keep things updated. As for upstairs neighbors, I occasionally hear footsteps and water going through the pipes but not often enough that it's bothersome. Bugs: I have seen little bugs around the apartment but most of the time they're dead. Fortunately not many larger insects. You can request pest control weekly. Grounds: Grounds are clean and well maintained! They clean the pool weekly and there's valet trash service (monthly fee). Parking during the day is no problem, but it can get crowded after 8pm. It's very dog friendly - green spaces to walk dogs, a small dog park, and even a dog washing station. Would be nice if there were a tennis/pickleball court though :) They host 2 free events with food each month which is a nice touch! Location: Area seems safe and it's less than 10 minutes away from an HEB and the Lakeline Mall area which has everything you need. I'm only leaving a one star cause this is the only way I can leave a review. I lived here for two years and when I left they charged me $2,000 worth of "damages". Which is NOT true. The unit is old and not up to date so they will try to use your money and say you left damages. I am a very clean person, me and my boyfriend patched up the walls before I left. I might have left it a little messy but I don't think I left the apartment with $2,000 worth of damages. They will make up shit just so they can keep your deposit. Police is always there as well. One couple was arguing one day and he was driving super fast around the apartment where he could've ran someone over because he was chasing her with his car around the apartment complex. Don't move here there's other places you can move to for $1500. This place is a dump!!!!! read more

Absolute shithole. I just moved in; it was filthy, sloppily painted, everything is cracked & chipped, all the appliances are ancient. The windows won't close fully, so bugs and debris get in. They only use Atmos Energy for gas, which has a $50 monthly minimun regardless of usage. The credit application company they use, RentGrow is also crooked. The people at the leasing office are soulless animals; truly evil, conniving cunts. I cannot say a single kind thing about them. read more

I lived here for one year and decided to move after my employer increased days in-office and I wanted to be closer to work again. Everyone here is super helpful and on top of it including the leasing staff (thank you Josh and everyone!), maintenance team (thank you Randy!), and management (thank you Erin and Patty!). When I moved in, they did an amazing job preparing the unit. My unit felt maintained and newer than other places I toured that were built around the same time. Any requests or questions were promptly taken care of, and they actually do things to maintain & improve the property. Landscaping is kept up with (plus nice trees!), the pool area is routinely cleaned (someone from the maintenance team was out there every Monday morning straightening things up by the pool, THANK YOU), they hired a patrol service last year which was a great resource for pool noise after hours (I did have to call quite a few times, so probably do anticipate this if facing the pool). They also scheduled power washing for all the breezeways, installed a second dog park, and plan regular community events. One of my neighbors was routinely out on his patio playing music after 10:30pm, and the leasing staff took me seriously. The issue was resolved and I was so thankful! They have a package locker system, so you don't have to worry about using something like Fetch. They also have a playground area and two gyms - I specifically appreciated that there is a leg press machine in the back gym. I also loved that there were two ways in/out of the complex on Parmer and Lakeline. I experienced one issue with fumes getting into my apartment a couple of times from tub resurfacing happening in other units that my unit was connected to, so this was a challenge that I had not experienced before and took a few days to dissipate (mostly just an issue for me personally with having some sensitivities) - it might have just been my specific building and being one of the inner units though. I had no issues with maintenance requests and everything was promptly completed! Erin helped me throughout my move-out process and was super helpful with some questions I had and always promptly communicated. As far as the general area, this is super close to everything you might need as far as stores, highways, and also a quick drive up to Brushy Creek lake park and sports/skate park for amazing trails and ducks! I've definitely also taken shorter walks inside the complex, and I see quite a few people from the complex out walking so it feels safe. If you want to live somewhere with a reliable team in a great area, definitely consider this! -Jill read more

I really enjoyed my time of living here for 2 years. The front staff and management team at this apartment complex are fantastic to work with. Erin Seely, Josh, Bernadette were always great to chat with when any issues arose and they were always quick to help or get back to me in order to solve those issues. Erin always went above and beyond during our stay always ensuring we had a great time as a resident and again, she was so great to communicate with via email or phone calls. If I ever find my self needing to move back to north Austin this place will be at the top of my radar, the location was so great for shopping and it was always full of things to do. The maintenance and grounds keeping team also was great and I always had my work orders filled within 2-3 business days at Max and the grounds were very well maintained and kept up. Lived at Sycamore Springs for just under two years--great experience! Staff in the front office were consistently kind and communicative, maintenance was always prompt and communicative too. (The maintenance guys even came by my apartment last minute to fix the fireplace when the temp was in the teens!) Move-out process was very easy. The pools were cleaned regularly and the grounds were kept up weekly. Mail room, safety, cleanliness, responsiveness--all excellent! (I would have stayed longer but had to move for work.) So let's talk about Bernadette. First off, this lady is rude and disrespectful. She has no remorse or care. Instead, she wants to leave at 5 o'clock on the dot so she go home after a long day of sitting on her butt. But let's go back a few weeks ago to when my best friend signed a lease to Sycamore Springs. They told her that every apartment is upgraded. They told her that all of the 3rd floor apartments have washers and dryers. Then just last week, after she already set up her gas and electricity accounts, they tell her the apartment that she signed a lease for isn't upgraded. So now she has to choose a different unit. So, she chose a different apartment based on photos and viewing the outside of the apartment, a week from move in. They wouldn't let her tour any of these apartments. Today, move in day, she goes to get her keys, and Bernadette didn't even have her file. Bernadette didn't even know what apartment she was in. Bernadette pulled a file from 2020, different person. Then Bernadette pulled a file with the wrong apartment number. Bernadette is really bright, as you can imagine. After all of that, we go to the apartment and low behold. NO HOT WATER. She calls them, and they tell her the gas company has to turn it on, end of conversation. Mind you, the pilot light for the GAS fire place is lit. I tell her that has is on but the maintenance crew didn't turn on the pilot light for the hot water heater. So she calls back. They ignore the call. Call back again, and they try to tell her the same thing. I then have a conversation with Bernadette...who tells me she's not suppose to be talking to me. LADY, my friend should have hot water and that's what you're worried about. Yes, I speak for my friend sometimes because she is not from this country. But that's besides the point. Had we not went up to that office before Bernadette went home, she probably wouldn't have called no one. Don't move here. Please. I beg you. It's really unfortunate that my best friend has to live in a place that have people like Bernadette working for them. read more

I had a big issue with the mouses at my apt and I called so many times to do something about it and they didn't care much. I've told them Where the issue was and they said that they couldn't do anything about it until the mouses were gone. There was a big hole behind my fridge and the didn't do nothing. I had to pick up the rats on my own. Even I told them that I had a new born at the apt and they didn't care. It's disgusting. We were told we could get the garage we wanted and now it's given to somebody else. Just can't seem to catch a break. We love the giant space we have but to be honest, I'm not sure all the stuff we have put up with since before move in to now (a week living there) is worth it. You can try your luck here but I'd currently recommend somewhere else. Save your self the trouble. Trust me. Parking sucks. And what they don't tell you is there is a waitlist for both carports and parking. Good luck even getting those. We stayed here for 2 years. Complex was adequate. The staff did a decent job keeping the grounds clean. Rules were in place but were rarely followed. Aggressive dog breeds were seen almost daily and no one picked up their excrement. There were cops seen on multiple occasions and some nights rang out with domestic shouting and screaming. The pool was closed forever due to "covid" even after CDC guidelines were modified throughout the pandemic. The front office staff was standoffish in most of my encounters but did what we needed done. The apartments were in ok shape. Years of painting over problems showed through but to be expected with age. Overall, I'd give it a 2.5. A couple of notes about the company. During the pandemic, they wrote insensitive emails to residents urging rent payment regardless of current issues such as the pandemic. We paid our rent on time, even through the troubles of the pandemic. When the storm hit, they were slow to get water up and running due to issues from freezing but still would ensure residents knew rent was due regardless of circumstances. Lastly, they sent our final move out bill to collections for $160.00. No last statement declaring it would happen. I spoke with the manager over a couple of emails about it and the final balance wasn't paid. We were moving into a new house and it had slipped my mind. However, their solution was a straight to collections for a small amount from two good residents. Throughout our stay here, we saw that money was the most important factor to this company. If you want a decent living area in a good part of the city, this place is for you. Don't expect rules to be followed, considerations to be had for rules or other issues, and a front office and company who prioritizes money over residents satisfaction read more

The photos online all look very nice to lure you in, however the apartments are very cheaply made and put together. I was excited at first, but as days and weeks went on, more and more issues came up. Here is a list: -VERY hard to find parking after 8pm-10pm (I have to park about 5-10 min away on the other side of the complex). If you have an evening shift/night shift, good luck b/c you'll drive around for 10-15 min looking for parking. -parking lanes are NARROW; if you have a big/wide car GOOD LUCK b/c my little sedan has a hard time fitting in the narrow spots sometimes -outlet covers are terrible; cords don't stay in place -Luxer lockers are COOL but NO ONE takes home their damn packages and the delivery personnel can't fit anything in the lockers b/c they're all full! Management threatened to ship all old back but they haven't done that (it's been well over 2 months). The large lockers are so full that the sensors don't work and you can't get it it unless you have another person hold the door. If not, you'll have to contact Luxer and have them resend you a new code. -cabinets are scuffed and cheap -stove was dirty when I moved in -bathroom closet placed awkwardly -no on-site washer dryer at all (would be nice for emergencies) -carpet has weird rocky texture at some parts -very thin walls; I can hear my noisy neighbors drop their toilet seats 24/7 (when do they sleep??) -windows are cracked and some don't open -trash valet automatically charges you $20/month just to take your trash out when there is a large receptacle nearby Needless to say, there are pros! It is a fairly safe complex. I never really worry about people breaking into my car and the pool/fitness centers are nice. Maintenance guy is super chill and friendly. Front desk ladies are nice for the most part. Bernadette gives you attitude if you ask for things (she rolled her eyes and sighed deeply). You can count on Patty to get things done. Better To Avoid . ******** NOT JOKING ******* In 6 years I moved at-least 3 apartments and this is the worst I have seen , I just signed lease to the worst apartment of my life and locked myself in, Apartments are full of problems with broken utensils and muddy carpets( gummy substances on carpets as well) and walls. Bathrooms with broken cracked tubs and full of leaks, The apartment shown for tour is very good but the apartment you get will be 100 times worst. Since I moved in apartments on 02/08 and I just figured out at-least 100 problems in apartment in 2 days and when I asked if I can get a new apartment instead this problematic apartment since we have 5 months old and now they are asking me to pay current price which is $200 more than the current lease I signed for or they are ok to clean apartment now which after I moved in and with chemicals definitely not comfortable with infant in home. My current review of this property will be much different than one I made almost a year ago. The maintenance and grounds crews were amazing and all did a great job while I lived there, almost 10 years. The best years, in my opinion, were when Patty was the assistant property manager, before her move to The Big Chair! The experience some people are giving in recent reviews of some of the office people doesn't fit with my recent experience on move-out. I always paid my rent on the first of every month, was a great tenant, as I was once told. My issue was when I got charged $25.00 x 3 for not patching 3 nail holes above the bedroom blinds. I, stupidly, thought they would overlook them since there would be painting going on anyway. I cleaned everything from top to bottom in the hopes I would get my deposits back. As a senior citizen, I could have definitely used that $75.00! I guess I should be thrilled that they gave me $56.50 back. I was definitely naive in thinking otherwise read more

So normally I'm not going to leave anyone a review because usually I'm understand extenuating circumstances, human error, and things that are generally out of anyone's control. However, I felt the need to share my experience. I was originally supposed to be in a beautiful unit (you'll see it on their site) with nice white quarts and grey hardwood flooring. I wasn't a huge fan of the area but I work from home so I thought I'd rather be happier with my apartment on the inside than stress so much about being in the nicest area. I came to Austin from California over a month before because I am aware as to how high pricing gets close to the summer time. Here comes my move date, I'm packing my truck up ready for a cross country ride when I get a call from Wyatt (a very nice and professional man) to tell me that a mistake was made in their system and the apartment I had signed the lease for did not come with the same upgrades/features I thought I was going to get. I was not happy but understood mistakes are made. They sent me pictures, and frankly, I hated them. This was very upsetting. I was then called by the property manager. She was nice as well but essentially told me that I had a few options. 1. One time concession of 500. This meant nothing to me as effectively it's $40 a month off the full years rent. This tiny pro didn't outweigh the con 2. Take the same concession and use it towards hiring movers to move me into a new apartment, which would also be a first floor with the finishes that I wanted. However this unit would not be available until the end of June and it would force me to live out of boxes in the meantime... 3. Cancel the lease and return my application fee and deposit. (I do not think they realistically thought I would be taking this option because the prices everywhere are WAY higher than what I had originally signed for) I know they THINK they were working hard to please me but in my opinion these were pretty bare minimum considering I HATED the apartment. After driving for 2 days and exhausted with everything I own in the U-Haul. I get there and ask to look at the apartment before signing anything. Naturally, I hated it as much as I thought I would. I got back to the office and before I could say a word, I was bombarded with a used car salesman tactic by one of them employees with "ISN'T IT BEAUTIFUL?!?!?!?!?". Telling me how lucky I was to get it and what an amazing deal it was. After telling her that I respectfully disagreed and did not find it beautiful, she kept hammering "No, it REALLY is beautiful!". Wyatt was a good guy and didn't try to sell me on something he could obviously see I didn't like. I then showed my step-dad the model unit I thought I was getting and he too agreed that it was night and day different (and better). So, I tell them "I'm going to think about it" because I'm a prideful guy and didn't want to give in too quickly. So as upset as I am I happen to come across a place that had really good prices for a nice complex. And then 2 hours later I somehow ended up with a different apartment in a different complex. It all worked out for me. However, OF COURSE, I end up with over 50 dollars in power/gas disconnection fees. Do you think sycamore springs will cover that? FAT CHANCE. I'm glad I am where I am, however, do NOT sign anything with sycamore springs until you get every last detail in writing. This was not a good experience. So here's the deal. No, I don't live here and yes, I've held on to this review since 09/2017 because I just have not really felt the need to bash a place that I did not end up renting at. That's fair, right? Well, I just started looking for a new apartment again and this little "gem" popped up on my apartment finder and in my email, along with my recollection of the story that went with it. I figured I would share with everyone because I see a lot of mixed reviews out there, so hear me out if you have a sec. Last year my boyfriend and I went browsing for apartments and we made an appointment with someone there to discuss our potential housing. I think her name was Patty. I'm not really sure, but I do know that she was one of the managers. Before we went, I emailed her and She was blunt but to the point and we liked her initially. We got to see the apartment model that they have for show and it was very classy looking, as show models usually are. They told us that they did not have the apartment model we were looking for ready for show yet, but if we came back later that week, we could go see it. She did caution us that the apartments we were looking at did not have the updated finishes on them and sent us pictures later of what the non-updated finishes looked like. We gave our deposit in good faith and came back a week later to take a look into our actual apartment. After some back and forth with maintenance, we were told that the apartment still wasn't ready so we couldn't see it. Okay, fine. We asked to see if they had an apartment available that was finished being cleaned that was not updated and we finally got a working key for a cleaned apartment; albeit not the same model. If I recall correctly, at that point it was a little over a week from our actual move-in date so it was somewhat off putting that the apartment wasn't ready yet. But okay, whatever. We went into the apartment and it was... not great. The first thing I noticed was that the walls were coated with paint, but I could see through the paint and there were huge water stains over the living room walls. I'm not talking about a streak or two, I'm talking about several throughout the entire room along the entire wall. I think there was one more room that had the water streaks, but I can't remember for sure. We were wondering what had happened and if there was any structural damage, but at that point if we weren't allowed to see the inside of our soon-to-be apartment, we were (I hope understandably) uncomfortable with renting the place out. The water stained walls were the huge thing, but the counters were also moderately dusty and it didn't look like it had been vacuumed in a while, especially near the patio. To be fair, it was on the first floor so I could deal with some dirt getting in if people were going in and out of the patio but still. The door knob was loose as well and I can't really remember fully but I do recall noticing something minor about the blinds that bugged me. Other than that, I didn't have too much of an issue with the place. We took our concerns to the office and I ended up calling Patty later. We let her know that we were not comfortable with not being able to see our apartment so close to the move-in date, because we wanted to see what we were getting into. She was quite bitter and told us that there was nothing else we needed to do. I asked if we would get our deposit back and asked if she needed one of us to stop by the office. She stated again that there was "nothing we needed to do". That's it. The thing that bugged me most was that the customer service just vanished and I was basically dismissed if I wasn't going to let them move us in blind. I'm not really the pushiest of people so I said thank you and have a nice day. I don't know if it was just a technique to see if we would stay if we thought they were keeping our deposit or...? I'm not sure. But a few weeks later we got a check back with the deposit we gave them. They were neutral when we picked it up. Sorry about the long review. This place may not be the same as it was a year ago, but if it is, I hope this helps out someone in the future. read more

Very disappointed with our move in... we moved 3 times in 3 years and this time was very disheartening. Moving is a hassle but one thing I do know is when you get a new apartment it's a fresh CLEAN start. Well our apartment was not clean, it looked and felt like the previous owners just left that night and they released the keys to us in the morning. At first we caught several things at a glance but further unpacking we discovered more and more things not cleaned. The whole thing is disgusting and gross; feeling like your living in someone else's half cleaned apartment. We are being optimistic and re-cleaning but no one wants to move, clean their old apartment then discover they have to clean their new apartment before they can unpack. Very disappointed! read more

When I reached out for a copy of my lease i was told my file had been turn into their attorney. They did nothing for us. All the for cost of $1400. I have lived here for about three years and I have always enjoyed my experience. I think it's funny people expect the world with things, when it is an apartment. It is MEANT for me to be a temp place to live until I get married and move into a house. I like my rent price too. My rent went up $25 each year signing a 15 month lease. Better than my friends that had over $200 increase in rent. Parking can be bad, I agree, but when I find a spot I am not walking THAT far. I never have bugs and they spray guy comes on request peeps. You actually got to put a request in. I wish I did not have to pay for valet trash, but so is life. I wish my apartment was updated, but I am moving out in a year to move in with the boyfriend is the plan in a bigger place. Who knows, we may just transfer to a bigger apartment here. The staff are always super nice too. I never hear trains by building 23, not sure where those noises are from? NEVER hear my neighbors EVER. Not above me, not below me. The floors and walls I find are thick. I love the location too. As soon as my first contract was about to end I got a rent hike! Pool grills are always missing parts or broken. Parking is scarce, you need to get here before 7 or 8 PM or you won't find a parking spot near your apartment building. Update: Understaffed Office at times. Parking situation does not seem to get any better with time. I always find my self going around for 20 minutes to find a parking spot. Called in because there was a suspicious smell in my apartment. My wife kept complaining that she had headaches because said smell. I called the office and left a voice-mail message, none of the staff responded to my voice-mail. Update 1/2/15 : My lease finally ended on 31st of December. I want to save you some future head aches. Please stay away from renting in this apartment community. I handed my apartment in very good condition, I spent a day myself cleaning everything so it would be impecable. Today in the mail I got a final bill. Since the apartment was handed back in very good shape and they weren't able to charge me for any broken things. They went ahead and barraged me with a slew of fees: water, waste water, trash fees, admin fees any nameable fee in on the face of the earth was in that final bill. The curious thing is that before that Final bill, I had gotten a "final water bill" that covered 3 whole months. My advice is, if you are thinking of renting here, please do more research before you do. There may be better places that won't gouge you for money. Update: 4/5/2015 So... I get another FINAL STATEMENT from my stay at "Oh lovely" Sycamore Springs. I have been out of this apartment complex for 3 whole months now and surprisingly I still owe 84.89. This is outrageous, I paid my "supposedly" final bill for $103.61 on 01/31/15. PLEASE PLEASE stay away from this apartment complex, it is just a nightmare waiting to happen, you don't want to be paying final bills 3 months after you have moved out. I have lived in 4 different apartment complex, this is the first time that I have been robbed like this out of my money by apartment management. YOU HAVE BEEN WARNED. read more

Only issues I've had so far, would be the time they went ahead and had pest control go around and ask if we had issues. Granted, they gave us a notice ahead. BUT... That day, I was getting ready to shower, I'm walking around butt naked as fuck because it's my home and I heard a light knock that sounded like it was my neighbors door. I hear a my door being opened with keys and a man's voice and I thought it was my husband coming home early.. THANKFULLY.. I grabbed a towel and covered myself annnyyways because it was some pest control dude with a master key. It was like an awkward porn scene. Locked my top lock ever since. I've really enjoyed living here the past couple years and my wife lived here for 7 years before I moved in with her, so she definitely likes it. The thing I like most are the 2 pools and hot tubs, although I wish they were available for longer hours. My last apt had 24/7 access to the pool/hot tubs so maybe I'm spoiled. The staff has changed some since I moved in and I really like the people working here right now. They have also had some really good people in the Cares team throw regular events for the residents. Parking can be a bit annoying depending what part of the complex you live in and there can be a waiting list for the reserved spaces, but it hasn't been too much of a hassle in our current apt. It was a little bit worse near my wife's previous apt in the complex because the spaces there were too narrow. I've never had any issues with any of the neighbors; people around here seem pretty friendly. read more

I have been living here for a few months and I love it! The units are well kept and updated. The staff in incredible and the property is very well maintained. I have to highlight the staff here. The ladies in the front office are always joyful and helpful, I've never seen them without a smile on their face. As for the maintenance crew, they are always prompt and have completed every work order I have put through (I have put through 3...minor things) in a very timely manner. The service the entire staff provides is excellent, the best that I've ever experienced at any apartment complex I've rented at. On another note, the complex is quiet and I haven't met a tenant yet that wasn't friendly. read more

I've been a tenant since June '14 and I have thoroughly enjoyed living here! The grounds are well maintained and the trees and landscaping is lovely. Front office has never been anything but attentive and kind when I've visited. I get packages from Amazon probably 2 times per month and have only had 1 instance where a package didn't get delivered in a timely fashion... It must have been tucked up on a shelf and not easily viewed... But! I ultimately got it, albeit, a month later! There are no parking issues in my area. My neighbors are quiet. I do wish I could opt out of valet trash... Unnecessary fee for me...I have no problem taking my trash and recycling out! The biggest issue I have is that the buildings are old... Don't know the year this complex was built but that's what the maintenance guys told me in response to a collapsed ceiling on my patio and my leaky windows. The ceiling was patched eventually but with all the rain we've been having, I can see that water damage is occurring in the same place. They did not fix the underlying problem, so, I guess they don't mind the time, $$, and effort to repair it again eventually. Oh! And the only really BIG complaint I have is the limited hot tub hours and that 1/2 the jets aren't working in the back hot tub. Hot tub was main reason I chose Sycamore Springs so it's kinda a bummer. I've put in repair requests but it's never fixed. Again, I attribute this issue to the age of the complex. Yes, I could go to the main pool but why would I choose to get in my car to go to it when the back hot tub is a 2 minute walk from my unit?!? So, that's all I've got. Overall, I've been very happy here and will be renewing my contract. read more

Lovely, SAFE, QUIET, property, TONS of large, mature trees & great shade, lots of nice grass, always landscaped, feels like a nice condo property and not a apartment complex, has open spaces, nice neighbors, a playscape for the younger ones, NO bugs ever, EVER in years & more than one unit. Quick, friendly and knowledgeable maintenance who never leave a mess behind :) frequent family special events, two cold pools and two (not three) decent gyms and a computer room. Neutral: Semi-snotty office staff, this is the new company. BUT...Water bill is through the roof! A two bedroom apartment with only TWO people in it with their fees and charges was over $90 this month! I guess we pay for sprinklers and whatever else. Never, ever had a water bill this high! It just keeps going up-and no, nothing is wrong with my meter. Parking spots in many places are so tight after they repainted the lot that smacking into the car next to you to get out of the car is a Every Day reality and a stressful way to come home and leave, the apartment office stated they "Can't" widen the spots, when of course they CAN do what they want.. Newly updated units are literally hit and miss & are a pretty penny. Nice floors and fixtures. Super dark, depressing paint, sloppily on the edges of the ceilings in all rooms with missed patches on EVERY wall & why not repaint the ceiling during a major over hall? New cabinets catch, due to being cheap IKEA type stuff. Shelves in new cabinets are on with a teeny little tab and the shelves are so thin, they bend under normal dishes & could very much use a second shelf in the cabinets-how high am I to stack. Pad under new carpet in 'renovated' units is the thinnest I have ever felt...Ever. I literally can feel the spikes under every doorframe and along the walls. Thin padding. Sloppy renovations in every single aspect. Basically, someone thought it looked "nice" and it IS very pretty color scheme regardless. Walls are thin, as apartments tend to be, as expected, but they advertise: "condo specs" and that is a lie. I can hear the man behind my bedroom wall snore All Night Long. Every. Single. Night. Like many properties, a $10 pet rent (after a non-refundable pet deposit) is even more annoying when there is dog poop everywhere and often no poop bags ("You have to turn in a maintenance request"..seriously?) Showing an ID to pick up a package is annoying, worse, cause I can not just send my kid down to get MY mail. The hot tubs are not quite hot and they office staff keeps saying how they are going to pull them out..which would be a mistake, as that IS a thing people like in properties. I have told them that they are lukewarm.. more than once & that is when I get the "we are going to take them out speech". It would be nice to have more and working BBQ grills, since this place is advertised as top-notch. Maybe these are First World Complaints, but I am using First World Money to live here and this is my review as a multi-year resident.. read more

The Worst Place Ever!!!! Zandara is horrible! Went there looking for a place to move. While the complex itself was antiquated and lacked curb appeal, I was genuinely impressed by the remodeled unit and decided to proceed with the application process. The application was a hefty...60.00 (a lot for an outdated complex) and they wanted admin fees of 200. I gave them a money order for $260 and waited for my approval. Later that day...they told me I was approved with conditions (an additional $200 deposit). Keep in mind that I have no rental debt and every single rental reference I offered is stellar. They also asked for a copy of my social security card, which I felt was a bit weird in the day and age of identity theft but I still ignored my intuition to walk away. I asked myself with all the newer complexes in Austin offering fantastic amenities and finishes, why would I pay a premium to live in a dilapidated complex? So I kept my $200 in my purse and elcted to move elsewhere. When I called to get my deposit money back....it's been hell ever since. Zandra was so nice to me when I toured the property but once I was no longer a potential commission for her...her facade of niceness quickly eroded and the true witch showed up. When I called to ask about (MY) money she seemed insulted by the fact that I was emphatic about the return of my money. "It's my money and I need it now". If it took me a day to get it to you...it should take a day to get it back. I waited a week as I was told it would be available the following Thursday and here we are going into another week and still no deposit return. By the way, I found an amazing place in a complex called The Monetrra. They only asked for a $49 application fee and they gave me a $250 visa card for moving in. The complex is much nicer, better location, newer and the staff is amazing. Stay away from Sick-A-More Springs. They're tacky and money hungry. Do let them fool you out of your money! read more

Idk how this place has any negative reviews! I got my apartment really quickly for a STEAL. My only complaints (most of which the leasing office has nothing to do with) is our noisy neighbors and people using our trash can when we leave it out for trash valet. I think trash valet should be optional, that being said I do use it every day! Very welcoming and nice staff! Our apartment is beautiful and I love living here. !! Highly recommend !!! read more

My wife and I have lived at Sycamore Springs for the last 4 1/2 years and would still be living here if not for being able to purchase our own home. The amenities such as the pools, gyms, dog parks & basketball court are beautiful and well maintained. I would have to say that you get much more for your dollar here than at other properties around this area. The balconies/patios are huge, each unit has plenty of storage and the floor plans are open which gives you plenty of options to fit your style. Other than getting an amazing affordable apartment, I would have to say that the best part of the property is the staff. With so many options in Austin, the staff here sets Sycamore Springs apart from all of the others. Erlin, the Asst. property manager, has been a huge help to us along with all of the other office staff as well as the awesome maintenance staff. Issues are always taken care of swiftly and any emergency maintenance issues were taken care of almost immediately. When we first moved in, understandably the A/C needed to be recharged, it was a hot Memorial Day weekend and Mingo came out and repaired the A/C unit within the hour. They have continuously upgraded the property throughout our stay here and take great care of the property. So...a great staff, beautiful affordable units and great amenities sum up our great experience here at Sycamore Springs, we recommend this property highly. read more
