Red flag (If they say it was inspected by their person, ask to see them, if he's 5 years old, which is what I think RUN! Red flag, my deck was freshly painted cool right? Not, lasted one year. Chipped, faded, very poorly done. Nails used to repair deck not screws. Red Flag, railings not attached to studs yup, Red flag wait couple weeks after they paint, cracks, screw pops, and so much more. I really hope you get my point. I guess I'm to trusting, and I shouldn't have been with this place, very sad. At least, I can now say I know what RED FLAGS look like. With lots of work we did, that should have been checked, and done already, I love my house now. Have all houses inspected! Even if they say they had it done already.

The disclosure was inaccurate. It did not state anything about water in the basement, which we saw first hand, and there was no place on the renovation list that noted they took care of the mold problem that was noted on the inspection done before they remodeled. The inspection noted mold in several areas. The company claims to have 'removed' it, but never stated this was actually done. They could never provide us with invoices or warranties on the supposed new sewer pump, water pump, roof, etc. Our realtor asked more than enough times for this information...never received. I feel bad for the next person that puts an offer on this home. We terminated the contract. If you are smart, you will ask questions...lots of them. But don't hold your breath on getting the answers. I think they know there are problems, and are hoping to find the person that isn't going to ask questions. There is a reason this home has been on the market for almost a year...now we know why.

    Absolutely unprofessional never showed us any of the properties had the audacity to keep our money…read moreand did not try to help find any other units within their 30-day period of time that they claimed they were going to help us find a place to live. They did absolutely the opposite and completely denied us immediately due to simple technicalities that could have been resolved over a phone call. Don't know how this place is still up and running with the way they operate their business. The application asked for pretty much the same information that the background check did so why would they run the background check and steal the money from me and my partner if they already knew we weren't going to qualify? That's profiteering and that is not legal. Eventually the state will hopefully catch on to their scam. But unfortunately it's happening more than just at this location many real estate agencies are exploiting people by charging application fees and background check fees without ever having intention on even showing them the property let alone move in. If you're for an apartment and you see this name on the listing just go right past it and don't waste your time and especially you're very hard earned money that I'm sure the rest of you that are applying are actually earning that money with their hands and not just getting it handed to them for the privilege of having the opportunity to live in an apartment complex.

If they are using the pandemic to take advantage of people then as of 5/25/22 they are still using that tactic. I tried my hardest to try and work with them to tell them our situation. After sending so much paperwork calling day after day all of a sudden I got no response back. It just went dark. No reason for why and it did effect our credit score which has made it harder to find another place. If you are looking for a cheaper home don't go here. By the time you pay for all of your fees you would be paying for a place teice as much as what it is worth.

It was extremely hard to communicate with Graham Will, who assisted with the refund of deposit. I was charged for the oil splash in the kitchen area. The oil splash in the kitchen was an issue I addressed with three staff from their team months ago before I moved out. There was maintenance request record as well as phone calls. All three staff assured me no charge would occur when move out for the kitchen oil splash considering the placement of the stove top and walls. I was extremely thankful at that time because they actually reached out to me, explained to me and assured me peace of mind. In addition, the move-out tips I received from Trish indicated "no charge for oil splash in kitchen." However, after I moved out, I was charged for the kitchen oil splash. As to the cleaning fee, I regret not to take some photos at the time I moved out. I trusted them and thought they would make good judgment. I spent days deep-cleaning my apartment just to avoid outrageous cleaning fee. Specifically, I cleaned stove top, oven as emphasized in the "moving-out tips." However, in the move-out report, it indicated "dirty stove and oven." Maybe different people have different perception of "being dirty." During my communication regarding the move-out report, I just told Graham that I cleaned them really careful, shouldn't be "dirty." The immediate response I got was like: so you are telling me someone deliberately threw some dirt on the stove? (It's not verbatim, but that's the meaning). What I should respond then? Well, okay, then I just gave up my disagreement on the cleaning fee. I am just frustrated by the moving-out experience, the refund of deposit. It's terrible. I just took a video in the apartment expressing my happiness after I cleared out and cleaned the entire apartment, but didn't take photos of specific areas. If I did, I probably would be more confident to tell Graham, they are not dirty. This is my personal experience, just for your information. So you can find a way to avoid it if you have similar situation as me. :)

    Liars & thieves just like IPM was for the first 3 months of my residence @ 60 Walton St. ZERO…read moremaintenance is done at the property; slumlord status. Driveway & parking area is falling apart with overgrown weeds taking over the edges & becoming the parking area. These tools actually threatened me with fines for outside common property areas they & the slumlord have chosen to neglect, leading to potential fines from the city. I live in one of 6 apartments in the building, have no lawn whatsoever, & have had to use a commercial brush cutter on the blacktop driveway. I pray you morons try to take this to a legal level; you will lose your ass. Electric throughout is damaged at minimum; city inspection & walkthrough was done with previous property mgmt (IPM) & certified as in need of replacement & new breaker boxes. Landlord supposedly needed to "gather funds" for the work. It's been 6 months; you're all liars. Oh, and I'll be at your offices every day this week until someone decides they're capable of answering a phone or returning a resident's call other than via text or email days after the fact. DO NOT DO BUSINESS WITH THESE PEOPLE‼

Here's why:…read more Broken Window: When I moved in, there was a broken window, which was documented in the initial inspection. Despite notifying them multiple times, it was never fixed during my entire lease. Minor Scratch on the Floor: There was a minor scratch on the floor, which is totally normal after a 2 year-long lease. It doesn't justify taking money from my security deposit. Pest Problems: I reported pest issues multiple times throughout my lease, they would send someone to place Dollar store bug pest traps. It's not right to charge me for a problem I didn't cause and kept bringing up. General Move-Out Charge: I was given a vague "general move-out charge" without any detailed breakdown or itemization. This doesn't meet the standard for transparency. I was charged $465 for minor issues (Tape on the Wall & 1 missing Light Bulb): There were small things like tape on the wall ( because their lease states no nails) and a burnt-out light bulb. These aren't damages, but simple issues that could've been handled during routine turnover. According to Pennsylvania landlord-tenant law and the lease, they don't qualify as "beyond normal wear and tear." Additionally, I left the apartment cleaner than when I moved in, including deep cleaning the floors, appliances, and surfaces. Management Team (Edzabeth, Mike Darr, and Vickmarie): I was extremely dissatisfied with their service. They didn't help me with any of my concerns and seemed more interested in their own benefit than in actually helping tenants. Given that fact that I ALWAYS paid my rent on time. I wouldn't recommend Elite Property Management to my worst enemy
