Terry Olpin is one, if not the largest lettings agents in town. They focus primarily on student properties, and always have single rooms as well as whole houses or flats available. With this in mind, their properties are often of a average to mediocre standard - if you're after luxury city living this is not the place you should be looking. Nevertheless, their service is polite and friendly. Their office up on the Triangle is long and thin, and you can ask about available properties there (but you won't be able to sit down- the main reception is slightly like a bar - no seats in here!). They also have one of the largest maintenance companies in town, so if something goes wrong in a property they will be able to fix it with one of their extensive team. They're well known around town - there's adverts spotted around and their vans are always doing the rounds around the streets of Bristol. Good for students, but maybe not the best for professional lets. read more

I am only in the first month of my tenancy with Kingsley Thomas/Terry Olpin and I have been so impressed with their customer service. When I moved in to my new flat, the carpets were very dirty and stained from the previous tenants, and within 2 weeks the agency had contacted the landlord, found a company they approved, and had the carpets cleaned, to the extent that they now look like new. The staff were helpful and friendly throughout. They have been on the ball about every little detail, from replacing a piece of broken furniture 15 minutes after I called them, to going through every detail of the inventory to make sure every scratch and mark was recorded when I moved in. I am really looking forward to the rest of my tenancy with them. read more

I'm a current tenant and I strongly advice anyone to avoid this letting company. This week the boiler for our building of 25 people has broken for the third time leaving us to endure temperatures of 4 degrees over christmas until someone is back in the office to recieve our calls. They have refused to supply us with temporary heating eg electric heaters in the past when the heating has been broken for a period of weeks. When the heating does work they charge each flat 1/5th of the buildings entire heating bill - despite agreeing to heat and light communal areas such as the staircase. Though they have agreed to split the bill 6 ways and take a portion themselves, each time the bill arrives it has just been split into 1/5ths again - meaning we have to contact them to get the right amount. The buildings aerial blew off the roof 6 or 7 weeks ago now and they still havent been back to fix it despite emails and over 20 phone calls. On several occasions now they've incorrectly mailed letters to myself and my guarantor claiming i'm behind on rent when I havent been, or when they were meant to be to a different tenant. The building also has mice throughout all five floors. and is in generally poor condition from lack of maintenance. Phone service can be polite and nice, however if you're ringing about a persistent problem don't be surprised if you're service comes with a bad tone.. basically avoid them like the plague our building is carrying. read more

Awful and rude service, stay well clear from Terry Olpin. We had lots of problems with this letting agency from day one, literally: Firstly; there was only 24 hours between the old tenants moving out and our lease starting. This meant when we arrived the maintenance workers were still in the flat trying to get it ready for us to move in. The flat was in a poor state; plug sockets hanging off walls, walls needing painting, the entire kitchen floor had to be replaced, window handles were broken/missing, mattresses were old and unclean and carpets had to be replaced. Over the first week the maintenance team had to fix all of this around us - several people in the flat had to stay in the premier inn nearby. The next big issue came about when a storm blew the aerial off the roof. This aerial was for the entire building of 5 flats, and despite the lease stating the landlord had to carry out repairs due to storm damage, he was extremely resistant to repair this. He refused to fix the aerial claiming it was nothing to do with him. Eventually we had to go to Citizens Advice Bureau with a copy of the lease to get legal advice. After about 2 months we eventually got him to fix it. Next to mention would be the rudeness and attitude you are certainly going to receive even if your building doesn't have the above mentioned problems. No matter how polite we were over the phone the team had awful manners, and were usually rude and abrupt. At first it seemed this could have been because we were students and tied into a contract, however many of our guarantors were also appalled by the way they had been spoken to. Other things to mention include our buildings heating broke at least 7 times through the year - often for periods of a week or more. No temporary heating was supplied to us, and they refused to compensate for failing to adequately maintain the building. Over winter this meant we had to rely on small electric heaters which we had to buy ourselves. 1/5 - It would be 0/5, however the maintenance people who visited the building were friendly, and occasionally over the phone you would be spoken to in a suitable manner (until you were transferred to someone who was very rude). On the whole don't give your money to this company, and don't be fooled by the attractive and polite women who show you around any properties. read more

Make sure you take lots of photos at the inventory check if you are unlucky enough to have already let with terry olpin. And be thorough. Terry Olpin have a reputation for scamming students out of their deposits. I wish I had listened to friends who had used them previously. We were sent bills throughout the year which were invalid, I had to spend my time arguing with their office about ridiculous charges and charge out rates. And they are SO nit picky and thorough at the end inventory that it STINKS of scam- although they prefer to call them 'Administrative errors'. I wonder how many years in a row they have pulled the 'old sofa scam' DO NOT USE TERRY OLPIN. THEY OPERATE IN A VERY UNPROFESSIONAL MANNER. THEY WILL TAKE YOUR DEPOSIT. NOT RECOMMENDED. I am a current tenant of a property of Terry Olpin Property Management in Bristol. My flatmates and friends who are under Terry Olpin all agree that Terry Olpin is the worst letting agency they have ever encountered. They are highly unprofessional; allowing tenants to receive flats in broken-down and highly unhygenic conditions. When complaints were made to correct these problems, they simply ignore you, hide under the veil of 'waiting for the landlord's approval'. They simply don't give a fuck. Landlords, given their stinking reputation, I'd advise against letting them 'manage' your property. I wouldn't trust them to manage hamster cage. read more

ADVICE: Avoid at all costs! More effort than it's worth! Although Terry Olpin have a vast amount of properties around Bristol, it is not nearly as professional as you'd hope. The coordination is dreadful with the maintenance team often being given wrong information or no information by those in the office. The whole year has been nothing but stress and faults with the property which has not been ideal in the 3rd year of study. This is not isolated to just our property also, with many other friends using Terry Olpin saying that they've been largely ignored or messed around (some of my friends had no hot water in their place for 20 days, despite reporting the issue several times). The majority of Terry Olpin employees are very quick to dismiss any issues as fault of your own, just because you are a student, which is very frustrating when you're paying extortionate amounts of money for a sub-par property. read more
