Want to clarify that the rating is not for the apartment - the apartment itself was super nice and everything I wanted. The leasing office and front desk ladies were all very helpful and kind throughout our short stay. The amenities are great - their gym pretty much has everything you need, the best part being a door to the outside if you want to cool down. Their club room and roof are just so gorgeous. It would be an amazing space to host any small event! That aside, the noise from Kaldi's is just unreal. I don't understand how a business can be allowed to run without sound and/or bass proofing! You can hear everything in your apartment if you face Kaldi's and it gets LOUD! Not only do you hear loud music and bass almost every night until 2am, you then have to deal with drunk people outside once Kaldi's closes. I honestly wouldn't recommend living on that side of the building if you like your sleep. I would suggest you look at apartments on the North side which seems to be way more peaceful. read more

i was falsely told that medical accomodatipns would be given regarding package assistance, to be able to bring delivery drivers and packages straight upstairs. only three months after submitting the forms i was told that these are not offered. i am now trapped in a lease, living alone ina. building that is denying all medical accomodations. i have axial spondyloarthritis, fybromyalgia, and other health conditions, most of which i was diagnosed with after moving in. my health has worsened and i struggle to walk even with mobility aids. still, all my package assistance requests and possibly solutions are shot down or ignored. there is also severe lack of training for the front desk staff, none of them can answer even basic questions regarding parking or logistics. there is such a high turnover, new staff members every 1-2 months. i am disgusted by the lack of communication and staffing within this property. read more

If I could give this place negative stars I would. 2 months after moving in, my apartment flooded on November 3rd, 2024. First the alarm said fire, then I had to find out through the other residents that it was a flood, because none of management is saying anything. I am on the 9th floor and flooding came from the 10th floor. Someone actually informed me flooding happened in the 9th floor last year, in my same apartment, but of course no one informed us prior to moving in. No one did anything nor came up to help for the next few days. We called maintenance many times and still nothing. They placed MANY dehumidifiers and dryers that were so loud and plugged them all into our house. It increased our electric bill significantly yet they refused to pay it even though it's their fault. We complained saying the carpets were getting moldy and no one was doing anything, I heard from residents they got new maintenance people who actually began removing carpets and helping. There was water leaking from our lights and we needed most of the ceiling removed. They took a shortcut and just took a patch out and painted over it. Maintenance constantly takes shortcuts which allows flooding like this to happen AGAIN. We got no reimbursement nor reduction in rent. In fact, everyone was dismissive. Speaking of water, the water heater is small so you can't take hot showers for long before it becomes ice cold. Toilet also floods constantly. +car jacking happens often here too. Over all Maintenance + management is awful I wouldn't recommend this place ESPECIALLY the 9th floor. Concierge's are nice. read more

A couple months ago, I seen 2 security guards Black And Spanish beating on a guest which I seen the day before with one of my neighbors who lives next door to me having fun in their apartment. This is unacceptable and I live right next to the Narrative room so I could see the assault taking place through my peep hole on my front door. I was concerned and afraid for my safety in that moment causing me to not open my door to help the young man. he keep saying don't put your hands on me but the black security guards tackled him causing him to hit his head and and attempt to shield himself from the attack. From my knowledge the person was there to visit his sister (which is my neighbor) and they went out the night before. The victims sister came back first and said hi to me that night before entering her home. The younge man arrived later intoxicated at 3 in the morning but his sister was sleep. I thought the young man made it into the house. But early the next morning around 8 or 9 o'clock. I heard a commotion from outside my door and seen the 2 security were dragging and beating on the young man. From what I seen, the young man did not retaliate. which is commendable, but this morning I was walking out of the building when I seen the same young man at the front desk being verbally harassed by the concierge and the same black security guard that had assaulted the young man months before. This is Very disgusting ill behavior showing lack of respect, professionalism in the work place. These incidents has drawn tons of questions regarding my safety and my children's safety when I'm not around then. i fear for my life because of how disrespectful security was and how they used anger to assault a guy. read more

First, let me say that the Apartments itself are very nice, well kept cleanliness through-out the building. However noise from outdoor businesses is another story... the only reason I gave 2 stars instead of 0 if I could. Now, STAFF? The most and I mean thee most inconsiderate, non-compassionate, incapable, useless people Ive ever met in my LIFE. It really discusses me how in life one just have no human decency. I dropped keys to my apartment down the elevator shaft when entering the elevator. I contact leasing 3x before someone got back with me to tell me that no one could help retrieve the keys as it's a " non-emergency" and that They could lock my unit but if I want another set of keys I would have to pay $175. Believe me there's worst but too personal to share... I'll just say that when you enter a store attempting to make a purchase; if the sale agent is nasty and rude and doesn't care for your business wouldn't you rather get the same item elsewhere where you're valued? read more

I have lived here for a little over a year, on the Georgia Ave facing side of the building (it is super loud....but that is another story). Now to begin my review. I'm going to start by letting you know the concierge, cleaning, maintenance staff are wonderful! The concierge is responsible for dang near everything. Poor guy has to collect, inventory, mark and inform the residents of package arrivals, WHILE signing residents into the amenities and welcoming guests onto the property...all while the leasing agents watch through glass doors. Security is pretty crap as well. Once per quarter, we receive an email blast of some door broken and someone accessing the property that shouldn't be here. Ask about the BOLO for the 2 young men around Christmas or the bicycle theft yesterday (January). They will never enforce towing so all you have to do is follow someone in and park away....saving $125 every month for the privilege of parking in an unsecured lot (the garage door is almost guarenteed to be broken when you visit). read more

Do not live here if you can help it. Nothing works here. Yes it is prime real estate and it is in a good enough area but the management is the worst I have ever encountered living anywhere in the US. They get nothing done. They hold your packages HOSTAGE for DAYS. I have gotten stuck in the elevator SEVERAL TIMES. People's apartments have gotten broken into and they informed NO ONE about it. The gym equipments have been broken for close to a year! I got hurt because of their negligence. Garbage never gets cleared on time. The management does nothing. The fat white man especially. I moved out in September after living there for 18 months. The apartments look nice but the windows are cheap and there's no escaping the ridiculous noise if you face Georgia Ave or Silver Spring. Seriously, don't live here. Current/former residents are not exaggerating about the noise from businesses. I couldn't sleep without ear plugs. The management is another issue. The manager is incompetent and never there. For a period they were targeting cars parked in visitor parking. There are more than 30 spots but they only had 9 available passes. Certain cars without a pass would be towed yet the baby blue convertible bmw never was. Likely a kickback scam but I couldn't prove it. read more

I have lived here for over 10 months. I experienced issues within days of signing my lease - for instance, my car - which I pay $125 a month to park in their garage - was illegally towed and the assistant manager, was not helpful in retrieving my vehicle. The elevators are constantly down!! Like every other day. People have gotten stuck on the elevators. When you live on a high floor, taking the stairs is not an option, especially if you have chronic medical conditions that make that type of exercise impossible. If you have dogs you need to take out several times a day, it makes it that much more difficult. People allow their dogs to urinate in the elevators without cleaning up after them, just letting the rest of us suffer until the cleaning crew does it. The outside courtyard where people walk their dogs is always covered in dog feces because people don't clean up after their dogs and their outside maintenance is not consistent enough to keep up with it. While this place may look "pretty" when you tour it, they fail to prepare you for all these issues. It has been nothing but a headache since I moved here. THEN, they want to increase your rent by $350 a month as soon as your lease expires. I know buildings much older than this that are better maintained than this one. Save yourself the money and stress and lease elsewhere. They promise "luxury" but they do NOT keep their promise. I cannot wait to get out of here. read more

Thayer & Spring is a very aesthetically pleasing apartment complex but unfortunately, it is managed very poorly. The elevators do not function consistently, of note, they haven't been inspected since 2019. Safety is a significant concern, residents have been robbed at this "secured" building in the garage, at their cars, and within their apartments, which has never been addressed by management. It is a challenging task to get in contact with the leasing/management team which leads the concierge to being the main point of contact. The concierge, who prompted me to write this review, Mordecai reflects the state of Thayer & Spring - unreliable and unconcerned. Mordecai has been disrespectful, condescending, and explosive to residents and visitors as though it is part of his job description. He has verbally assaulted an authorized visitor of mine, whose name is reflected on my resident portal profile. He felt inclined to use profanities while telling her "you need to add a picture to your name" though that is not protocol. There has been another incident where he would not let a different visitor of mine up the elevator after verifying her name, claiming "if she buzzed you up her ass should come down and get you" while adding his complaints that he has to get up for everyone who comes to the desk. Nothing about his demeanor is welcoming as there have been times when I've gone to retrieve a package and he has looked away from me while watching videos on his phone. The bare minimum of his position is to be welcoming and helpful - he is neither. He has stated his services for the building are done as a "courtesy". He has referred us to communicate with the leasing office when said "changes in protocol" occur though no mass communication has been sent to residents. As a luxury building at this stature, in the heart of silver spring where business and rent prices are thriving/increases, it is incomprehensible that there isn't a consistent concierge staff looking to build relationships with residents. I understand the building uses a third party concierge services but this is a terrible reflection of their "values" that encourage you to move here. The short haired overnight concierge lady is the only bright spot on that team. I suggest increased levels of training and work performance reviews as a progressive solution. Thayer and Spring is comfortable with a demeaning reputation that should be considered for redemption regarding their location in Montgomery County. The parts of living here that I enjoyed are the prime location, the amenities ares well kept (thanks to the custodian team), and maintenance has always responded with urgency. I hope this review entices the changes they desperately need. read more

Normally I wait until I'm out of a property before I review them, cause creeps.. But I've been at Thayer for a little under two months now. I love my apartments, the staff, and the amenities (well the ones that are available currently). The staff is timely with communication and they're transparent when issues arrive. The concierge team is probably the nicest I've had at any apartment I've rented, and the building is beautiful! So far I have no complaints. I will warn that if you have a Georgia Ave facing apartment, IT IS LOUD. It's not unbearable but some nights it is loud with music from four different establishments below. Also, not all the amenities are available as of yet because they are still building. I highly recommend living here IF the noise is not a problem for you. read more

**THRASH TRASH TRASH** If the leasing process is any indication of the quality of service you would be receiving as a tenant, I say run for the hills. If I could give them a negative 5-start I would! The building is really beautiful and well maintained. However, management is horribly unresponsive. I've reached out a number of times regarding various issues and have gotten nothing in return. I pay so much to live in this place, only to deal with shitty management and loud ass music from clubs on Georgia Ave. I thought I would make Thayer & Spring my home for at least two years, but I'll definitely be moving out once my lease is up. The place is easily the worst apartment in DTSS I've lived in. It was built in a rush but it doesn't really show until you start living here. There is some sort of structural issue with the building. If you live on a lower floor (anything below floor 6) you can hear everything going on in the street or in the alley. If you're on the north side, good luck, the construction on that side is unbearable and you will definitely hear it as they build out the leasing spaces on either side of the post office. If you're on the south side, you'll hear all the nightlife from the 3 rooftops across the street. And if you are in any unit facing the alley (Mayor Lane) you will wake up to the Dumpsters being emptied every morning. There was flooding on the north side of the building that went from the 6th floor to the 3rd it went through the bathrooms of units and into the halls. The rooms don't heat evenly if you have a corner unit (one room gets all the heat and the other is always cold). Ask about the average electric bill in these units (ask residents). Elevators are constantly filled with pet urine... that is if they are even working. Honestly, the list goes on and on but, worse than all of this has to be the management staff. Lauren is unresponsive, inconsiderate, and manipulative. I don't know of any residents that renewed their lease here and that says something. I would recommend looking at Solaire 8250 right across the street, much better amenities, structure, and management. At the very least, before you apply or sign a lease, ask a current resident what they really think. read more

Thayer & Spring is a terrible apartment building complex. Do NOT move there. I am a very easygoing and reasonable tenant. But the behavior of management and ownership was egregious when I was living there, and I want to let people know the facts before moving in. 1. I moved in and although my apartment on a top floor was nice, it was right next to the pool. They failed to tell me that intermittently and frequently the pool pump would go on and create this deep bassy sound. It would keep me up at night. I understood I would have to live with it, but they told me they would drain the pool for the winter. They did not because it would have created an expense for them. So I had to be awakened almost every night I was there for a year and a half before I could move out. No credit, not even any sympathy. But that wasn't the only thing that keeps you up. 2. I assumed because Brookfield Properties is a national, 100 year-old, multibillion dollar real estate developer and property manager, that they would build quality, solid buildings to preserve a multinational reputation. Not so. The walls are paper thin. You can hear people talking down the hall. You can hear music from cars on the streets or clubs along Georgia Avenue at night (and all night). I realized this is because a national developer is just cutting corners everywhere they can. The pool is closed nearly year-round. The gym has only a few pieces of equipment and they are of low quality. And what is worse is that the building is filled with students and Section 8 people. Now I believe that people on the verge of homelessness need somewhere to live. However, why do we put them in luxury budlings and pay for it with far higher rental amounts (sometimes 2-3 times as much as market rent) out of our tax dollars? I did not pay market rent to live next to people who do not and play their music loud and abuse the property because they do not pay for it. Sorry, that is how I feel. We guaranty developer profits when they build buildings, and then we guaranty their rental profits through programs like this, which disrupts my quiet enjoyment of my market rent unit. 3. The place is infested with disgusting pink mold. It is everywhere. I would clean it and it would return right away. I never saw anything like it. I would complain and management said there was nothing they could do. Everyone has it. The problem is everyone does not have it and it could be dangerous for one's health. I thought maybe everyone did have it because when I moved to my new place, I started seeing it again everywhere. But when I complained, the new building told me I was the only one who had it. So now I am worried it came from Thayer & Spring and now I might have liability in my new home for infecting them with it. It is a really big issue and they do nothing about it. 4. To add final insult to injury, management is trying to harass me for another month of rent and all kinds of bs charges related to the unit. I paid my very rich rent timely like clockwork. I went month to month for a few months after my lease ended as it was difficult to move during Covid. I gave one month notice, but they told me I had to give 2 months because I was month to month. They never told me this when I went month to month and notice is not provided anywhere. The law in Maryland is 1 month notice. I requested an inspection before I left because I knew they were going to try something funny. They did not provide the inspection, but then sent me a bill telling me I owed them $1000 (in addition to 1 month of rent) to repaint the unit and glaze the tubs. Now I had a 2-bedroom and did not even use one of the tubs. They clearly repaint every unit and glaze every tub after you move out, but they will try and keep your deposit and chase you down for what is their job as a landlord. The law in Maryland is that a landlord is responsible for normal wear and tear. Thayer & Spring is a terrible building and Brookfield Properties is a terrible landlord. They cut corners every way they can and nickel and dime their tenants. DO NOT LIVE IN ONE OF THEIR PROPERTIES. You will regret doing so. They are all about profit and not about the tenants or the community. AVOID THEM AT ALL COSTS. read more

After 5 years in my current downtown Silver Spring apartment I am considering one of these new developments to move into. My current building was brand new 5 years ago so it's not outdated, just curious as to what the new buildings in the area have to offer. I visited this place as a walk-in during Labor Day weekend (ie. I had 5 days off work) & was informed I needed an appointment in order to take a tour with a leasing agent. The front desk personnel jotted down my contact info & 1 week went by with no communication. I decided to pay them another visit a week later & met with the same young lady at the front desk whom informed me again that I needed an appointment after asking if I had one. I explained that would be fine if only their staff followed through with contacting potential new residents. At that point she said they only had 1 appointment available at a particular hour the next day, she then proceeded to scheduled me once I agreed. I am a bit perplexed as to why she had me wait a whole week & another drive there to schedule me personally when she could have scheduled me in the 1st place a week ago during my initial visit. Nonetheless, I show up to my appointment 10 minutes early the next day with what appeared to be an embarrassed look on her face when I approached the reception area. She asked if I checked my voicemail &/or email. They had shifted my appointment an hour earlier without confirming with me first, reason being is that 2 appointments were scheduled for the same time. The young lady at the front desk then said, "you're not coming back here again are you?" I responded, "I am most definitely not!" She asked me to have a seat in the lobby to see what she can do. After waiting for 20 minutes I decided to escort myself out. Unpleasant. Unprofessional. Will definitely take my business elsewhere. I do NOT recommend. There's too much competition in downtown Silver Spring to operate like this. read more

I have attempted to view an apartment three times and have scheduled a viewing twice, yet I have no been able to get past the front desk as the leasing agent has "a packed schedule of viewings". I provide leasing office with application Fee $60 and hold fee $350 for an apartment and I decided to not move there and I'm still waiting to receive my hold deposit back . I thought I called and spoke to corporate office who advised me that my check has been mailed out as of August 2019 and I have not received it. This has been going on since May! I guess I have to contact the police to get $350 back: very sad because they cash the check. I would never rent there! The folks in the office communication is terrible. The Property manager provided me a number to corporate office but I'm still waiting! I guess I need to involve MPD to find out who cash my check? Never again! The noise from the clubs around here is no joke. It goes on until three o'clock in the morning EVERY night!!

T&S is a beautiful building with great amenities. However, none of it is worth it if you live on the west facing side (Georgia Ave - facing side) of the building. The music from the clubs are no joke, even on weeknights. I am wondering if the property managers thought about this during construction. Seems as though they should have installed sound proof windows to help, or provide residents noise blocking tools such as white noise machines.This place is expensive and the leasing office did not truly outline how bad the music disruption was during tours. I will not be renewing my lease for this reason. I have more than 6 months left and I cannot wait to leave because the music is so bad. My suggestion would be to only move in if you can live on the east facing (non-georgia ave) side of the building. read more

My husband and I have just recently moved to the area. We absolutely LOVE our beautiful apartment. The amenities are wonderful and make life easy. The concierge staff is always pleasant and very helpful. We love the convenience of everything being within walking distance, including several parks. The diverse community and cultural elements are really nice. This being a downtown area, it is usually very busily, the only drawback is the occasional run in with the transient population. read more

BEWARE: Worst experience i have ever had when apartment hunting. The building is nice but the staff is rude, unprofessional and arrogant. Call backs with promised information will never happen, different information depending on who you speak with will be given, and you can forget about customer service. Cindy, the leasing manager, is never there or is unavailable. The entire operation is unorganized and careless. There are too many new apartments being developed in the area to deal with incompetent staff that does not value the happiness of their future residents.
