Overall, I have enjoyed living in the Audubon, but unfortunately the lack of security in the parking garage and the new management's lack of response to repeated break-ins completely outweighs the positives of the building. In the last 6 months, myself and several residents have had their cars broken into multiple times. When the break ins are reported to the building management, their response is to blame LAZ and say there is nothing they can do. The is unacceptable. There is an obvious solution to this problem - Install cameras on each floor so that the garage can be monitored in real time. The only cameras in the garage are on the first floor, and despite repeated requests for them to install cameras on the other floors, nothing has been done. I was told that a security officer reviews the first floor cameras and will somehow know when there is a break in on a higher floor. This makes no sense. How does the security officer have the ability to watch someone walk or drive into the garage and determine if they are planning to break into a car on another floor? Clearly this system does not work, as there have been multiple occasions where someone has broken into 10 plus cars in a night. If there were cameras, the security guard would see the breaks ins and intervene during the first break in, rather than allowing for dozens of cars to be broken into. I've been promised multiple times that someone from the Spinnaker will call me to discuss the break ins, but I have not received a call. At least the prior building management had the decency to be transparent about car thefts and break ins by sending email updates to all residents. The new management team has not sent one message acknowledging the break ins or identifying steps that are being taken to address the issue. read more

I have tried twice to see this place and both times I have not been able to. First time, they had set up an event and I got reminders until the day of the event to go and attend, when I got there, they mentioned that the event had been canceled but they did not let anyone know! Second time was today, I set up an appointment and show up. And they say sorry, we could not show you the place as you are wearing open toe shoes and this is still a construction site. This is a continuation of the "drawbacks" list for this apartment complex from a Google Review, as I ran out of characters on that platform. I believe it's really important for prospective renters to know what they're committing to, as we've had many issues during the time we've lived here. Beyond those issues listed in my Google review, we've confronted the following problems: -Electrical problems. Although the Audubon is a new build (or perhaps because the Audubon is a new build), we've experienced continuous outages and malfunctioning outlets that require resetting the breaker. We've had three kitchen appliances (microwave, dishwasher, and refrigerator) die and two have to be replaced (presumably due to power surges). We went 6 days without a dishwasher during the COVID pandemic due to our dishwasher dying. -Package delivery issues. I so wish that the Audubon would simply hire a doorman or put up instructions for delivery folks to deal with this issue. Packages seem to be left all over the place (sometimes in the Orange Street entrance way, sometimes in miscellaneous hallways, sometimes strewn in a disorganized way in the package room, sometimes outside the package room on the floor). There just aren't clear instructions for carriers. And there is no package notification system unless your package is left in the Hub (in which case you'll receive an email from Amazon with pickup instructions). -Mismatch between floor plans / unit descriptions and actual units. We live in a 1BR with den, and there was a pocket door to the den on the floor plan (a feature which the leasing staff acknowledged was shown in the floor plan). When we moved in, the door was nonexistent and they refused to compensate us for the misrepresentation although that prevented us from using the den in the way we had originally intended. The marketing materials also listed that there would be garbage disposals in the units, which was a huge plus for us! When we moved in, we discovered that feature had been ditched. I'd strongly encourage any prospective renters to ask to see the unit prior to signing a lease. It's a bit hard to know what you're getting unless you do so. -Inaccurate utilities readings and high utilities processing charges. This is a problem that numerous residents have brought to the office staff's attention but has gone unanswered. Utilities companies have informed residents that they have technical issues reading the meters at the Audubon, so they estimate charges based on national average use. As the Audubon leasing staff has been non-responsive, you'll have to go to the utility companies directly to seek redress. You will also pay miscellaneous fees to the processing company the Audubon contracts with to prepare monthly bills that represent around 20% of the cost of the whole bill. This building has a ton of promise, but there's so much work to be done and the staff has adopted a staff vs. residents mentality. If you're contemplating the Audubon, I'd strongly, strongly consider taking a look at the Union, which also has great amenities like a full gym and rooftop. I lived there for two years, and the staff there is fabulous, kind, and responsive. *Update: The Audubon has since improved the package system significantly by providing clearer instructions and mailroom access to carriers. We also appreciated that the Audubon finally acknowledged the electrical issues we've experienced since move-in and tried to make it right by providing a gift card. read more

Thought about renting here but after asking around, have heard nothing good about the place. Been open for less than a year and the only elevator in the building has already broken down twice with unreasonably long delays in getting it fixed. Proximity to downtown does not justify the insanely high prices they're charging. Something like $1700/month for a 500 sq ft. studio apartment? Most expensive units going for over $4000/month? No thanks. Wound up renting a condo unit in Westville with 1500 sq ft of space for $500 less a month than the studio unit. That's almost as much space as they charge $4000 for. Much better neighborhood to boot. It's just ridiculous, overpriced gentrification... just what New Haven doesn't need more of. read more

I've lived at the Audubon for a little over a year now, and I love my apartment. The rooftop is amazing for sunsets and the pool made it feel like I was at a resort this past summer when the rest of the world was falling apart. The staff all know me by name and are friendly when I see them. The maintenance team is great and responds quickly, too. Also, a great perk is having El Segundo downstairs. read more

Avoid the nightmare of repeated broken promises, hidden fees, and mathematical incompetence. I would not trust any person who works here. I was promised two months rent-free as well as one month of free parking in person multiple times, but when I finally received the electronic lease, what was written was contradictory. When I spoke with the same manager who made this verbal promise only days prior, she asked me if I had any evidence of this promise in writing! The only explanation we were given for this bait and switch was that this concession did not apply to our specific unit. If this was the case, please tell us this in person before wasting our time and taking our application fee! There is a $750 amenity fee for a place that will promise a pool by the summer (unlikely due to the looks of construction and COVID), does not have a doorman, has no garbage or recycling chute, no ButterflyMX (electronic entryway system), and an indoor bar that can't even operate due to COVID. There are multiple other fees that do not add up to the total amount I supposedly owe, and the amount listed for monthly rent shows up differently on multiple portions of the lease. Even the dates of the lease were incorrect! This place will use smokes and mirrors to lure you in with photo shopped pictures on the website of a beautiful theoretical pool (it's just an illustration; the pool does not exist and who knows what it will look like), customized aerosol scents in the common areas, and beautiful Restoration Hardware furniture. For incoming interns who just matched and have to find housing without getting to see a unit for yourself, AVOID this place so you don't get screwed over. We are lucky that we dodged a bullet. I am on a corporate lease, so I can't say much about the application process. However, my experience with Jaime and her team have been great! Very friendly and they are quick to help me with any questions I have. The apartment itself is nice and I love the natural light. The view from the rooftop is very pretty, and the open space in the lobby/office is really cool. Love, love, love that each unit has a washer, dryer, and gas cook top! One suggestion I would have would be to place hand sanitizer in the mail room area just because there are a lot of hands touching things there. read more
