    This is a continuation of the "drawbacks" list for this apartment complex from a Google Review, as I ran out of characters on that platform. I believe it's really important for prospective renters to know what they're committing to, as we've had many issues during the time we've lived here. Beyond those issues listed in my Google review, we've confronted the following problems: -Electrical problems. Although the Audubon is a new build (or perhaps because the Audubon is a new build), we've experienced continuous outages and malfunctioning outlets that require resetting the breaker. We've had three kitchen appliances (microwave, dishwasher, and refrigerator) die and two have to be replaced (presumably due to power surges). We went 6 days without a dishwasher during the COVID pandemic due to our dishwasher dying. -Package delivery issues. I so wish that the Audubon would simply hire a doorman or put up instructions for delivery folks to deal with this issue. Packages seem to be left all over the place (sometimes in the Orange Street entrance way, sometimes in miscellaneous hallways, sometimes strewn in a disorganized way in the package room, sometimes outside the package room on the floor). There just aren't clear instructions for carriers. And there is no package notification system unless your package is left in the Hub (in which case you'll receive an email from Amazon with pickup instructions). -Mismatch between floor plans / unit descriptions and actual units. We live in a 1BR with den, and there was a pocket door to the den on the floor plan (a feature which the leasing staff acknowledged was shown in the floor plan). When we moved in, the door was nonexistent and they refused to compensate us for the misrepresentation although that prevented us from using the den in the way we had originally intended. The marketing materials also listed that there would be garbage disposals in the units, which was a huge plus for us! When we moved in, we discovered that feature had been ditched. I'd strongly encourage any prospective renters to ask to see the unit prior to signing a lease. It's a bit hard to know what you're getting unless you do so. -Inaccurate utilities readings and high utilities processing charges. This is a problem that numerous residents have brought to the office staff's attention but has gone unanswered. Utilities companies have informed residents that they have technical issues reading the meters at the Audubon, so they estimate charges based on national average use. As the Audubon leasing staff has been non-responsive, you'll have to go to the utility companies directly to seek redress. You will also pay miscellaneous fees to the processing company the Audubon contracts with to prepare monthly bills that represent around 20% of the cost of the whole bill. This building has a ton of promise, but there's so much work to be done and the staff has adopted a staff vs. residents mentality. If you're contemplating the Audubon, I'd strongly, strongly consider taking a look at the Union, which also has great amenities like a full gym and rooftop. I lived there for two years, and the staff there is fabulous, kind, and responsive. *Update: The Audubon has since improved the package system significantly by providing clearer instructions and mailroom access to carriers. We also appreciated that the Audubon finally acknowledged the electrical issues we've experienced since move-in and tried to make it right by providing a gift card.

    Audubon is the best apartment community in New Haven. Roof top deck, gym & pool are great. Manager is so friendly and helpful.

    Melanie is an absolute GEM of an agent. We worked with Melanie as first time buyers. She didn't…read moresimply guide us through the process (which, I'll add, she did so wonderfully), but she really cared about finding the exact right fit for us. She never pushed us to make a decision too quickly, tried to convince us that we needed something more expensive than our range, or tried to brush away our concerns in favor of trying to close a deal. In fact, Melanie's knowledge and attention to detail caught red flags in properties that we never would have known to look for, saving us wasted time or even major headaches had we moved forward with those properties! Melanie is extremely detail-oriented and frequently was reaching out with properties she thought were a good fit (and they genuinely were properties that met our specific requirements -- not some general email blast). She is also extremely responsive and very fast at setting up showings, which is so crucial in such a fast-paced market. When we finally found "the one", Melanie worked tirelessly to make sure we closed quickly and on time. She even helped us negotiate with the seller after the inspection to put some money back in our pockets. She really didn't have to do that, as she knew the deal was going to go through regardless. But she genuinely went above and beyond what she had to do, and for that we are so grateful. In fact, we raved about Melanie so much that the owner of the condo we were renting hired her to sell the condo after we moved out (it closed in less than two months!!)

    Jack Hill was wonderful to work with. He has roots in New Haven and his knowledge of the nuances…read moreof neighborhoods and the local real estate market sets him apart. Selling a home is extremely stressful. In my case, I was living in a different state and cleaning out the home on weekends and vacations. Jack's extensive network of vendors were reliable and delivered quality results, helping me with the final touches needed to get the house ready to sell. I highly recommend Jack Hill to anyone looking to buy or sell.
