This apartment complex is great to look at and the office staff and maintenance crew have always been kind and courteous. However, the issues with this apartment have been numerous and heavily outweigh any positive aspects of residing here. My apartment has been experiencing issues with mold since October. After 20 or so visits from maintenance we STILL have moisture issues and mold on our windows. I even found a large patch of mold in my closet. The first day we moved in here the kitchen cabinet fell OFF THE WALL when I tried to load my dishes inside. When my roommates and I attempted to reach out to the landlord to reach a solution concerning the issues with mold, we were met with a response saying that the issue was corrected during maintenances first visit. We live here, and can see the mold on our windowsills every day. PS, we STILL have this issue, it has not been resolved. Maintenance told us we were not the only people experiencing these types of issues. As I said before, the clubhouse staff and maintenance crew have never been anything but respectful and kind, but upper management seems like they couldn't care less about the health of their residents. Acadia Heights is not any better even with he new name. 1) Everything is cheap and falls apart and then they will charge you 2-3x market price fro replacing things like blinds. 2) Lack of communication: I wss actually told that the apartment manager did not have a phone to call him on. 3) The harassing emails stating rent is overdue the day they add charges and still receiving emails saying rent is past due even though that is not accurate. Their leasing management is predatory and completely dishonest.When we were looking to take over a lease, the staff repeatedly found excuses to deny us an in-person tour. Trusting them, we signed the contract anyway. However, on move-in day, we were shocked to find the apartment filthy and disgusting--there was literally human feces left in the toilet. We had to spend hours cleaning up their mess just to make it livable, all while paying nearly $2,000 to move in.To make matters worse, upon move-out, they fraudulently fined us for 'leaving personal items behind.' The item in question? A shower curtain that was already hanging there when we first walked into the filthy apartment! We had no way of knowing it wasn't part of the original furniture. We left the apartment in a much cleaner and better condition than we received it, yet they still chose to bully and scam us out of our security deposit.This management takes advantage of students who cannot fight back easily. We had mold in our apartment and they didn't do anything about it except wipe it away. They also have the worst package center policy ever, you can only pick up packages from 4-6 and they're not open on Sunday. Still better than orchard trails though. Better location than the reserve. read more

BEWARE - DO NOT RENT FROM THE AVE. The word that best describes the move-in condition we found is "filthy" (muddy footprints on hard floors, filthy rugs including gum stuck in the carpet). We had to buy a vacuum and clean the rugs ourselves. The vacuum canister had to be dumped every 5 minutes. The rental agreement is probably the most onerous I have ever seen so be sure you read it carefully otherwise be prepared for some "interesting" charges when you move out (it wont matter if you caused zero damages to the apartment). My experience is that THE AVE certainly earned their one star reputation. read more

Part 2 of my review. Upon moving out, i make sure to leave it better than i found it. I deep cleaned the bathroom, vacuumed, and dusted all the surfaces. I was charged for 35$ for "broken blinds" when my apartment was inspected. Mind you they were opened more before me and my mom left meaning they checked the blinds to see if they worked and only pulled one string to make it seem as if they are damaged. The incompetent staff that conducted the inspection thought THIS was broken. If you have any common sense, you would notice that the strings to the blinds are just uneven, proving the point that they will CHARGE you for everything and anything. Thankfully the maintenance staff looked into it and proved they were in working order so the charged was removed. The only good thing about this place is the maintenance staff. Be kind to them if you ever have to live here. They do a damn good job for dealing with disgusting college students. NEVER rent from here. read more

PREDATORY PRACTICES AND UNSAFE ENVIRONMENT: The complex itself provides a reasonable physical unit for students to live with ample heat and resources. While the quality of construction is mediocre, it is relatively acceptable. The location is very good. The real issue with the office is the lack of ample prescreening of tenants, lack of accountability for the safety of their tenants, and unwillingness to assist those in an unhealthy, unsafe, or potentially violent situation. They would prefer to collect excessive fees in lieu of assisting some of these young college students and young professionals. If a roommate leaves, existing tenants have no control over the new one - whether the new one has a documented past of harassment/violence or not. As a parent, doesn't that sound lovely? The office staff and management team is callous and unresponsive at times. You can reach out directly, but they will make no good faith effort to assist. Their practices border on being illegal. They do not offer safety or even guaranty the habitability of their units beyond the physical construction aspect. Also, their plowing in the winter is horrendous, and far worse than other areas in Orono. RENTER BEWARE. There is a Change.Org post out there to remove Julie as the property manager - in part because of her lack of concern about safety. That says a lot! read more

This place looks like the place to be but take a second look. Parking is horrendous, I often park across the complex and have to walk in the freezing cold weather, it's as early as 7 pm you can't find a spot. when is snows or becomes Icy it is left untended and is a serious safety hazard as I have slipped many times. Even trying to avoid the ice is impossible the whole walkway is a sheet of ice and left unsalted. Lastly everything breaks very easily a f they charge you for damages that are just normal wear and tear. This place is over rated overly expensive and overall a terrible place to live. If I could put zero stars I would. Everything included in the apartments (dishwasher, washing machine, etc) is a piece of junk. In my son's apartment, the washing machine caused rust spots on his clothes. The dishwasher worked sometimes. Their bathroom drains were regularly clogged. They had to call maintenance frequently. For the amount of money we paid each month, issues should have been resolved in a timely manner or appliances should have been replaced. Many times that didn't happen. Very very poor management. Very unprofessional office management. Very rude and will not listen to student concerns about noise. The response is always the same: has you talked to the tenants that are causing the noise and expressed your concerns? It doesn't sound like the lease is being violated and we cannot control how people use their apartment if they are not violating the rules. Yes! In fact I have. Over. And. Over. Again. It is just not right that they do nothing. Perhaps these other terrible tenants are their friends but I truly feel that they just don't care one bit. I'm so disappointed that I had to deal with this. So apparently The Avenue at Orono doesn't have or give any consideration to the fact that every kid, parent and person responsible for paying rent for Campus housing probably isn't working in some facet. Not surprising, but they didn't even offer to help by delaying, pushing or offering later pay dates. Did I ask the question? You bet I did! It saddens me that places like this aren't even offering up 5% rent reduction, when in fact, classes physically have been canceled and most students are home. College is expensive enough, and they suck off the blood of all parents, they should have given this some thought, because next semester is right around the corner, and the whole business model is changing. Here's hoping you have many vacancies, and you should be ashamed of yourself to be blunt. We are all in this together, except you know "The Avenue at Orono". I feel real bad for the kids who's parent's just cant afford it anymore, but that option of online courses if only for another semester makes me feel all warm and fuzzy inside. Oh and they not only haven't offered shit, they send out reminders as if people forgot when rent is due. Shame on the The Avenue at Orono, buyers beware. Beware, any way they can make extra money off of you, they will. They stand behind the fine print and are not flexible or reasonable. My son's car has been in a repair shop for an insurance claim and he asked for a temporary pass. Because he didn't tell them he needed an extension within a couple week period, he was given a $50 fine. I contacted them to discuss and they stood behind the signed document. They are always sending out warnings notifying students about fines if they do a, b or c. I understand you need rules, but I feel like all of these are setups to stage more fee collections since there is a solid black line there and no room for exceptions. I was also annoyed that they advertise a gift card drawing if you pay your rent early. My son won it during Covid and he was told to pick it up in the office, but the office was closed and within a certain amount of time, they said he forfeited it. It was when they were closed and he had to prove it and go to management. Bottom line, it's a nice facility, but you have to stay on your toes at all times to avoid fees. Also watch out for the nasty late fee reminders if you don't pay for expensive replacement batteries in a couple days. read more

BEWARE! This place looks nice - when you visit it seems modern and clean. THEY WILL CHARGE YOU THROUGH THE NOSE for every tiny little thing! In addition to the expensive, over-priced rent, my daughter shares space with 3 girls and her portion of electric was $106!!!! That's $106 X 4 for college kids! Really??? DO NOT LIVE HERE!!!! One or zero stars is being way to generous, I would honestly give a -10 rating. The amount of issues the Ave has is unbelievable. First of all maintenance will enter your apartment with no notice other the a couple of mass emails sent out every week to all residence. You have no idea when anyone is coming to your apartment. I have had a couple of times where maintenance just entered my apartment with no notification and I opened my door and someone was in my hallway. I even had them try to get me to open the door of my bedroom when I wasn't dressed. I asked them if the could come back later and they refused. Everything is incredibly cheap including furniture, walls, stairs, pretty much everything. The doors and windows also have huge gaps that let in cold air. This is awful in the winter because you place will be freezing. Plus there are no generators so if the power goes out your screwed. Plus you will be over charged for everything. The Ave is also not sanitary and the trash is always overflowing. The sidewalks and grass always are covered in trash, vomit, and broken glass so if you have pets you have to be incredibly carful. Julie Kenny who runs the Ave like a dictator will charge fees for everything and not care because at least she's making money. After a power outage the smoke alarms got drained and kept going off randomly. After getting the Ave to fix this issue my roommates and I where given a battery and told to "find the one that was causing the issue". We where charged $8 for that battery. Plus there was a $10 convenience fee added just so we could pay the bill for that ONE battery. This is the same for light bulbs and other small things. In the winter you also better have a shovel because they don't plow that often and when they do and if you car is not moved you WILL get towed. Julie will also send extremely passive aggressive emails. My favorites are "Maine Day Warnings", "TOILETS ARE NOT TRASHCANS" (don't worry this one has diagrams), and WAY more. The Ave is not a place I recommend renting from. The furniture and everything overall are very low quality (eg. wiring that will trip itself on the regular, fire alarms that randomly go off in the middle of the night, breaking furniture, washing machines that devour/shred clothes). Walls are also extremely thin, so you can hear everything (and I mean everything, even a sneeze) your neighbors do. My apartment has damages made by the previous tenant, that I now have to pay for because they didn't do an inspection between tenants (I also never got photos/tour of my specific unit even though I asked, so was totally unaware of the mess/damage). I had an apartment inspection (they do them quarterly) by management, and I was never informed I would be charged for anything until I got a notification that a bill needed to be paid weeks later. I would expect, at minimum, a summary of the inspection then and there, seeing as I was present while they did the inspection. The upper staff also have zero disregard of the safety of their tenants and housing staff. In the span of a week, I had 4 different staff members enter my apartment (and only received an email that A person would be "in my home sometime next week"). In COVID-19 times, this most definitely is not social distancing. That person came 4 separate days with zero notice besides the email and then 3 other staff came to clean the room once the work was completed. 3 people were not necessary to clean a single bedroom. They unnecessarily risked exposing me or I exposing their staff. I had no opportunity to deny their entry. Overall, I recommend The Ave as an extreme last resort, especially for the price/charges. The complex is simply and over-glorified dormitory with complete disregard for their tenants/staff. read more

There are many student rental options in Orono so give The Ave a pass. Substandard construction, management on-site has no authority and has to clear even minor items through corporate in New York, poor snow removal, delayed repairs and refusal to return deposits at the end of the lease are just a few of the many issues facing tenants. The fact that they do not allow posting on their a Facebook page should be a clue. Overall bad experience. While the property is appealing in it's appearance, it is a big rip off. There are many hidden charges. They over charge on all billing. Typical big corporation ethics taking advantage of students and young people who don't have experience in dealing with their tactics. If you are stuck in one of their leases, do keep a close eye on your utility charges, fees and your damage deposit. They count on students not having the resources to fight them in court. The positive side is the office personnel are nice. Naturally, they have to do the bidding of the property owners. Also the grounds are well kept and the design of the units is appealing. However, I would avoid leasing from this property. It is a shame that the City of Orono can't keep an eye on this type of housing scam. read more

Rather than split the charges equally across all the occupants, they made him pay all of it. They told him he would need to get the other occupants to contact them and claim responsibility for the damages and trash before they would reduce his fees. read more
