What a hidden gem right near the Mayo campus. We were looking for a place to stay while visiting the Mayo Clinic and needed two rooms. I found the Berkman during my online search and thought the pictures were too good to be true. We were able to rent a two bedroom unit with living room and kitchen and it was perfect. Clean, modern, and streamline. The staff were kind and helpful, the facility was great, and there are even beautiful common areas. HEATING AND COOLING PROBLEM! NOT TOLD AHEAD OF TIME, BE AWARE You do not get to pick the temperature in your apartment. You pay for cooling and heating (not only in your apartment but for the common area as well). We were not told this or we never would have moved here. If its below a certain degrees outside (55 i think), the building automatically turns on heat and if its above 65 then it turns on air conditioning. Well, it gets up to 77 degrees in my apartment at night and it is absolutely horrible. I have turned off the thermostat and its still over 70 and I wake up several times throughout the night because its miserably hot. even with the windows open (they only open slightly so you don't get a whole lot of air from outside) but its so loud since there is a hospital outside and so many noisy cars at night that that makes it hard. Imagine how hot the gym is then.....I can't even use the gym here. Also, the garbage door for the whole floor is broken and doesn't automatically shut and people leave it open, leaving the hallway smelling HORRIBLE! I've discussed with management and the issue has never been resolved. This isn't just my floor, I know people in the building and it seems to be a problem on other floors as well. T he Dog area here is often dirty and the smells so bad, its enough to make you want to throw up. They don't irrigate it properly at all. It's disgusting. Be aware. The apartment themselves are okay but there its obvious they cut some corners here. I also was not told that my balcony door won't lock which makes me uncomfortable. This place is overpriced and there are some MAJOR issues. I wouldn't recommend for the price they charge here. Additionally some of the elevators are often out of order leading to long wait times, one person told me they waited over 15 minutes just to get on the elevator (which is an issue if you live on a higher up floor). They make you pay for parking. The parking lot is a disaster with very close spots and its 2 ways but going around the corners is very nerve racking as people fly by and you can't really see at all when making the turn. Really consider this before you get locked in here and pay thousands of dollars in rent. I was not from here and only had a quick tour before moving here from out of state and wish I had known about al these issues. The biggest the heating and cooling. Be prepared to suffer unbearable nights of sweating. Oh yeah and the power outages and lack of wifi....if you work from home or have work to do at home...forget it.....Also...There are spots in my apartment where I can't make phone calls because of the poor service. read more

Been here 1.5 years. Too frequent of wifi outages, power issues, and lack of control with the HVAC with the coin system for it. I highly discourage you from renting here if you work remote. Very unreliable. read more

Super new property with all the luxury amenities you could want. I booked through my Chase Reservation system and it was actually even less than some of the lower tier hotels in the area. Check in was easy, there's an on-site pantry, it's walking distance to a grocery store and a number of restaurants and enough Lime Scooters around to get you where you need quickly. Parking wa $10 a night and they use the Latch app for touch less entry for all their amenity areas, room, garage and doors. Loved the rec area which had several TVs and lounge areas as well as shuffle board. Awesome bbq areas that we were able to use. Kitchen is sparsely furnished, but we went to Dollar Tree and got much of what we needed for cheap. Gym was freaking awesome and allowed me to workout late at night. Having in house laundry was amazing. I didn't bring my dog but they are not only pet-friendly, it's like they designed the place in mind for dog lovers and have a number of amenities including a shower stati and dog run for our furry friends! With that said, there are some minor drawbacks - staff is nicer via text than in person, they don't wear masks unlike what it says on their website about COVID safety protocol, the furniture in the room is nice looking but not high quality or super comfortable (living room sofa had a very strange angle and our bed slats were already falling apart), our patio door didn't lock, and we kept stepping on nails in the carpet from what I imagine is poor installation. We also were lucky enough to have a den but it was completely unfurnished except for a lamp so we couldn't use it all. I had asked for a desk since photos left me under the impression that we would have a work area. Pool area could be very crowded and rowdy. All in all, I'd stay again as it was a very nice place and convenient. read more

We have stayed here on two seperate Mayo visits. One was for 28 days. I have never had more attentive staff and wonderful condo for a short term stay. If you need anything they will make it happen and the support during medical at St Marys was awesome. My go to place in Rochester read more

If your looking for an aesthetic this place has it and is very clean but for the price they are offering for a room I would think they could get a better mattress haven't slept on a mattress with dips and bumps for years really disappointed. I also booked though Expedia because of this they didn't email the info for room key and layout of building. When asked they could send me an email said it's to late now you have a key. read more

I have lived here as a resident (not hotel guest) for over a year now so this is a review for that, not the hotel side. Staff and management is very friendly but there's only so much they can do for the numerous issues that add up. Proximity to St. Mary's can't be beat if you work there. But otherwise, mediocre given the very premium price for Rochester. 1) The pipes under my kitchen sink have broken THREE times, each time with waste water leaking onto all my belongings underneath the kitchen cabinets and floor (see picture). I had to clean that mess up myself two of those times (once at midnight before a work day) and maintenance put a metaphorical sticker over it each time so it continued to break until they finally got a plumber to come in the third time. The plumber told me it was never installed correctly and was doomed to fail and that this is likely going to be a problem in other units too. 2) Several of the floors including my own smell AWFUL by the trash room. The chutes are probably not as air tight as they could be. I feel so bad for the people that have to live near it. I would absolutely go check it out to make sure it doesn't literally smell like garbage 24/7 if you are looking to get a unit even remotely near the trash room. Management put an air freshener in there but that is not doing anything to solve the problem and just adds a scent of perfume to the awful smell. 3) Spotty internet 4) A treadmill and bicycle in the gym took 6 months each to be fixed 5) Move in was awful because there were NO carts for moving available. There is no system to track which carts are in use by which resident so they end up scattered around the building. This is a huge problem if you are moving groceries, etc. too. Also, on move in, the parking manager Dana had to help me in- nobody from management was in. 6) Floors are cheap vinyl planking. The stickers are already peeling at multiple places with normal wear and tear. 7) The water in Rochester is hard and I do not think the Berkman refills their water softeners often enough. If you leave a cup of water out and let it sit for a while you can see a layer of minerals on the bottom. Lots of hardwater stains through the bathroom and kitchen and my dishes and clothes do not smell/look as nice as when I was in Chicago or NYC. 8) Whether your AC/Heating unit produces heat or cold is dependent on a vote in the building. In the summer this means that even if my room is 65 degrees (which it frequently is because everyone else is using AC) I cannot choose heat. I literally oftentimes have to wear a sweater in the summer in my apartment. 9) Drafts in the balcony door such that our living room is always a little chilly 10) Very difficult to get in or out of the garage during lunch/dinner hours due to the garage now being open for public parking for Red Cow with only one congested way in/out 11) For around 6 months their online portal would not work at all for payment, would "forget" to autopay, would not remind anyone of rent being due, etc. and despite knowing that, they kept sending out emails about late charges and threatening credit impacts. I have lived in 4 different apartment buildings through NYC and Chicago. None of them have had these issues and none of them were the most expensive apartments in town like the Berkman is. I also want to note how odd it is that dozens of 5 star google reviews are by people who obviously do not live at the Berkman and only toured there. In short, other than the proximity to St. Mary's, not worth the price and day to day inconveniences. read more

Don't waste your money here. The amenities and communal spaces are nice. But.....I stayed here for over a month in one of the 3-bedroom short term apartments. There isn't any ventilation in any of the bathrooms and no ventilation in the kitchen. God forbid if you like to cook because if you open the oven door, the smoke alarm goes off. I had to purchase a box fan to cook anything. The furniture is incredibly uncomfortable. We had a balcony but no balcony furniture. The worst thing was you won't be able to control your own thermostat. The staff tells you "it's Green". That's a joke. When we moved in there wasn't any cooking utensils to speak of. Pans were target grade. If you are spending $150 per night or more one would expect the kitchen should have been stocked well. No blender, no decent knives, no colander, only two bowls, 2 spoons, 2 forks, no blender, no dish towels. I had to order basic kitchen supplies from Amazon. I even had to purchase a new sofa because the sofa in the apartment was horrendously uncomfortable. They took the cost of the sofa off of my rent. If you need an an apartment to accommodate a wheelchair good luck here. The door to the apartment would not even stay open. They gave us a flimsy doorstop that never worked. They installed a hand held shower upon request but it fell off the wall many times and I had to purchase a decent one from Home Depot . The most shocking behavior was while I lived there most of the employees including the General Managers did not wear face masks which is mandated by the Governor of Minnesota. Even the housekeeping staff cleaned apartments without wearing masks. A week before I left, they only started wearing masks because the health department contacted them. Don't waste your money here. The staff is incompetent and the apartment was terrible. read more

Had the best stay at The Berkman. The staff was amazing. Jim was nice enough to set us up with our rooms, and provided key cards in addition to the latch app access which was convenient. The rooms themselves were very nice and had the full plethora of everything you'd need for a stay. I had a great view and a nice balcony to enjoy the sunny weather. My first night I utilized the golf simulator - I played "pebble beach" virtually. They even have clubs in the simulator room anyone is allowed to use. It was a great way to wind down from a stressful day. Overall, the staff was great, the rooms were very nice, and common areas even nicer! Great hotel! Stayed there for a visit at the mayo (right across the street from the St. Mary's surgery wing), and it didn't disappoint. The rooms are apartments- and good sized, I might add! Complete with washer/dryer, and kitchen. Great social areas and close to restaurants. Would stay there again :) Only thing- management, please tell housekeeping to not knock at 9:00 on checkout dates, rather wait until closer to checkout (11am) read more
