My daughter and I moved here two months ago from out of state due to a job opportunity. I hadn't seen the apartments in person, only on their website, so everything was done over the phone until the day we moved in. At that time, they didn't have an assistant, so I communicated with Ashley, the assistant manager, who was extremely nice and helpful. However, things changed after we moved in. I informed the office that I had received my first electric bill after just 17 days, and it was significantly high, especially since we consistently keep our thermostat at 78 degrees. They sent maintenance (Ryan) over to investigate, and it turned out I needed a new A/C unit outside. They replaced it, which was great, but Ryan ordered and installed the wrong size, so it had to be replaced again. After the new unit was installed, I continued to experience issues with the A/C short cycling. I reached out again, and they told me Ryan had checked the inside unit (located in the bathroom). This turned out to be a lie; he never came past my front door, which raises concerns about the integrity of their staff. Additionally, they left both broken and old A/C units next to the apartment building. When I notified them that these units had been abandoned for the past two weeks, they finally sent someone to remove them. Why did I have to bring this up? They also have a problem with trash being left everywhere. Regarding my A/C unit, I received another electric bill that doubled the cost of the first one. So far, I have received two bills. I contacted both Kim (the manager) and Ashley (the assistant manager). They hired an outside contractor who confirmed there is an issue with the A/C--the thermostat is in the wrong location. Instead of moving the thermostat, they want to replace a vent that faces it (HUH?). At this point, I stopped pursuing this issue with them. Finally, let's talk about the "valet trash" service. You pay a significant amount of money each month, yet the service is inconsistent. My trash sat outside my door for four days this last time. Are you kidding me? I sent an email regarding this issue, but overall, my experience has been frustrating. I only received a request to come into the office to discuss my concerns. In my email, I mentioned that I overheard some negative comments about me, which upset me, especially since I have always treated them with the utmost respect. I didn't want to have a conversation about it; I just wanted to document that I had reported the issue. Fast forward to today, August 15, 2025. When I arrived at my apartment, I found a truck parked in my reserved parking space, which I pay for. No one should be parking there. I had to exit my vehicle to find the new residents who were moving in. When I asked them to move their truck because it was in my spot, the woman responded, "We're moving in, and Ashley told us we can park anywhere we want." I explained that it shouldn't be in a reserved parking space, but she refused and said, "NO! I'm calling Ashley." Feeling frustrated, I decided to call the front office. This was the first time I had reached out since last week and since sending the email, and I was understandably upset about my encounter with the new resident. Kim, the manager, immediately began to gaslight me, asking why I was so upset and telling me to calm down. She informed me that, as a courtesy, they allow new residents to park anywhere while moving in. I tried to reason with her, pointing out that if they could park in my reserved spot, where would I park when I returned home? They couldn't provide a logical response. Two minutes later, Kim walked over with Ashley, the receptionist, and someone I assume was their security. Ashley told me, "You're the first person in the four to five years I've been here who has a problem with someone parking in their spot while moving in." I replied that it wasn't my issue where they parked, as long as it wasn't in my spot. I felt that Ashley was being unprofessional for coming over to confront me in a group. When I called them out on their behavior, Ashley started yelling and walking toward me, as if she intended to instigate something. Then she suddenly said, "I'm going to walk away before I lose my professionalism." To me, that sounded like a threat. As she walked away, I approached her and asked if she was threatening me. At that point, the "bodyguard" stepped in front of me and yelled, "Back up," while pointing his finger in my face. I responded by pointing my finger back at him, saying, "She just threatened me, but you're yelling at me." He then took out his phone and walked to the back of my car to take a picture of my license plates, which are from out of state. I reiterated that Ashley had threatened me, but the "bodyguard" said, "No, she didn't. In the state of Texas, that is not a threat." SWIFT JUDGEMENT!

They always have a different person at the leasing office. I put in my notice to vacate in December and stated in April I gave 2nd notice that I was moving in May. I even verified with lady that my notice was given. We moved out before the end of April I left them a Clean and ready to move in Apartment they told me two weeks for inspection before I got my deposit and after 2 months I went to ask a new lady was at the office and she told me I didn't give my notice on time. So they kept my deposit. 6 months after I move out I get a bill saying I owe them a month of rent but they would reduce it to 630 if I pay now. I went to Office lady tells me it was probably a mistake. They would take care of it. So last month I tried to refinance my car and find out that 630 is in collection. So I go back to the office and guess what a new person is working in the office and informs me it's aa broken lease fine. She said someone from corporate would call it's been two weeks and nothing. I wouldn't recommend this roach filled dump.

    I came to Victoria to visit my son and daughter-in-law at Silvermine Apartments. Friday evening, I…read morebriefly parked in what I believed was their resident space for about 20 minutes while unloading. That night, they gave me the required guest placard, which I displayed while parked in the designated guest area. Saturday morning, because of health limitations, I moved my car closer to their apartment to load my belongings, again in my son's resident's parking area. The guest placard was still clearly hanging from my rearview mirror. I went inside, and in less than 10 minutes, AAA Asset Recovery had already towed my vehicle. I cannot say who called them, possibly the maintenance man who saw me unload my car the night before, but the speed of the tow is concerning. If you visit someone at Silvermine, be extremely careful where you park--even for a few minutes. I had also come to help my son and daughter-in-law deep clean their apartment. After living there only a few months and submitting multiple work orders, they are dealing with an ongoing German cockroach infestation, including numerous small/new roaches. And to top off the experience, after spending all morning deep cleaning, the complex had to shut off the water to the residents. I couldn't even take a shower before driving home. So I left Silvermine in my freshly recovered, previously towed car, smelling like cleaning chemicals and feeling like I had been battling cockroaches all morning. Silvermine has a huge banner outside advertising "LIVING THE DREAM." If your dream is battling cockroaches, having your visiting family's car towed in under 10 minutes, and finishing the day without running water to take a shower, I suppose the slogan fits. I would not recommend Silvermine apartments at all. One star, I am grateful my son and daughter-in-love at least have a roof over their heads.

This complex has a lot of potential sadly not the right people in place to make this happen. FRONT OFFICE folks made several promises that they could not meet and constantly sent out email notices to start enforcing lease violations yet those violations never get resolved. The MAINTENANCE team, with the exception of 1 gentleman, is probably the worst part. Francisco, the maintenance supervisor, does not seem to know or care about what the quality of work he or his team roll out. I had him come and "fix" issues several times as it was not correctly done. This happened on more than one occasion and took me opening 8 service tickets and constantly contact Amanda to have these items resolved. The only AMENITY really worth visiting is the pool but chances are it's closed due to lack of maintenance. The pool was often dirty and closed for cleaning, opened for a short period only to be closed and drained again for days/weeks as it grew algae right after being "cleaned". This was a yearly occurrence which could have been prevented with a proper maintenance supervisor. The gym is lacking and the dog park has a huge underground drainage pipe where stray dogs come into the park or a resident's dog can easily run into and out of. PRICING: The last two years they increased rent (as expected) but added an amenity fee to have access to the few working amenities and a $35 monthly default charge. This $35 charge is non refundable and an insurance policy for the complex/property management company to cover cost of tenants who leave without paying or leave the property damaged. They do give you the option to pay $1,500 at the start of your lease rather than $35 monthly which "may be" refunded. NOTE: The $1,500 is NOT a deposit as explained to me by the office manage
