After living at this property for two lease terms (23 months), we feel it is important to share our experience. Our experience at this community was marked by repeated concerns involving tenant safety, property management responsiveness, and what we felt was a lack of accountability when serious issues were brought to management's attention. The most significant issue involved repeated package thefts directly outside our apartment door. The first incident was reported to management on 1/15/25. Additional incidents occurred on 7/9/25 and 12/28/25. The same individual appeared to be involved in all three incidents, and two of the thefts were captured on video. An additional package theft involving a different resident was also captured on our doorbell camera. Management was provided with videos, photographs, and detailed information regarding these incidents. To provide context, the stolen packages were not left unattended for days; they were delivered during normal business hours and were gone when we returned home from work. As incidents continued it became a safety concern. We repeatedly communicated concerns about ongoing criminal activity on the property, that management had been notified multiple times, and our fear of potential retaliation if law enforcement became involved. After repeated reports, we ultimately filed a police report. Despite documentation and repeated communication, we never felt the seriousness of the situation was fully acknowledged. The primary solution offered was enrollment in the property's package locker system. While lockers may reduce theft, we did not believe this addressed the underlying issue of repeated criminal activity or our safety concerns. Management repeatedly referred us to lease language stating they were not responsible for criminal acts by others. At the same time, the lease prohibits criminal activity that interferes with residents' safety and peaceful enjoyment. We felt there was a disconnect between those positions. Beyond package thefts, we also experienced ongoing noise disturbances. We had multiple complaints involving residents below our unit despite our efforts to be respectful neighbors. We contacted the courtesy officer after hours on multiple occasions via phone and email regarding excessive noise, gatherings, and disturbances, while also reporting issues directly to management, but did not observe meaningful resolution. Another recurring issue was smoking on the property despite it being advertised as non-smoking. Smoking was repeatedly observed, most commonly from the balcony below our unit, which we reported multiple times to management. While smoking on balconies, patios, and common areas is prohibited and residents are encouraged to report violations, we did not see the issue resolved. We also experienced issues with trash collection. Residents are required to use a mandatory valet trash service. On multiple occasions, trash was not collected as scheduled, forcing residents to transport trash themselves or leave bags outside for extended periods, resulting in odors in hallways. Additionally, dumpsters periodically overflowed, and animals would scatter trash throughout the property. We requested a virtual meeting with management to discuss safety concerns and lease options but were told communication would be limited to email. A transfer to another unit was offered, but we would have been responsible for moving costs and rent increases, which felt like we were being asked to pay for circumstances outside our control. After further discussions, management agreed to allow lease termination without early termination fees, but only if we signed a Notice to Vacate and Mutual Settlement Agreement prepared by attorneys. The agreement included confidentiality and non-disparagement clauses that would have restricted our ability to share our experience. We declined to sign because we did not believe sharing our experience should be tied to resolving a lease issue involving documented safety concerns and criminal activity, remaining through the end of our lease instead. read more

The Gate Apartments - Trash - Apartments Near Me - Champions Gate, Florida

I lived here for 7 years. I broke my lease with 2 months left and paid $5000 to get out because I could not stand it anymore. Such a beautiful property in a great location just gone completely downhill. The back of our building was tagged with graffiti. The smell of weed and smoke was in my unit constantly from neighbors. People let their dogs do their business in the hallways, elevators and stairwells as well as all over outside and don't pick it up. The pool is overrun especially on the weekends with non residents that come through the broken fence from the adjacent parking lot. People take over the area for parties and get angry when others come in. There are people that bring their dogs in there, the patio furniture is disgusting. The bathrooms near the pool are like a biohazard experiment. Kids hang out in the gym and won't move if you want to use the equipment. The hot tub is always broken. The decorative fountain in the front is always broken and has trash in it. They might as well name it the Broken Gate because the front gate breaks so often. The garbage valet only comes Sunday through Thursday so there is always garbage in the halls or piled around the dumpsters like a landfill. Raccoons, rats, bugs, vultures tear it up and drag it everywhere. Parking is not enforced there are junked cars in the lot and cars that don't move for months at a time. Packages are constantly stolen. You have to have a doorbell camera or your stuff will disappear. The keypads on the front doors break all the time. There is a master code for fed ex that everyone and their dog knows and uses to get into all the buildings. Everyone except fed ex though, they leave the packages outside. Maintenance works hard and does the best they can to keep up. But the property is getting older and the owners must not want to spend the money to upkeep it. Ann in the front office will respond to concerns timely, I think they are doing the best they can with what they are allowed for funds. The hallways, carpets and elevators are in poor condition, often has graffiti or scratches with profanity in them. If you want to rent there, make sure you drive through on a weekend, ask to ride the elevator and walk the hall you will see daily. Not just the show building 1 or the demo unit. Make sure you can live with spending the money and seeing what is there daily. I am not sure what all these positive review are they may be from the surveys we get when maintenance fixes something. And they are true, they do respond and are very professional. But that is only one piece. Make sure you take a good look at the whole picture and make an educated decision because there are a lot of new properties in the area that may be a better fit. And I know I will get a response on here to discuss my concerns and a phone number, but they are well aware of my concerns. We are just so happy to not be there anymore. **WARNING TO FUTURE TENANTS AND THOSE MOVING OUT SOON** Before my review gets flagged or I am told I was never a resident per their records; my fiancé was. We just left his name on the lease since it was around $200 just to add my name shortly after we moved in. I am writing this review to highlight the integrity of the leasing office staff, in particular Glenda who is supposedly responsible for processing Final Move out statements and checking units once the tenants have moved out in full. We paid $100 deposit for move in. Which for those of us familiar with apartment living these companies do anything and everything to keep your deposit so we weren't going to cry over loosing a $100. However, again it's the integrity of Glenda, her honesty and justification to charges we were given in our statement. Moving out of a 2 bedroom apartment on the 4th floor with a toddler.. as you can imagine it's a lot of work! So mistakenly my fiancé did leave a small Publix bag by mistake with some small screws (at least to his memory) and we got charged $25 for that. We confirmed with Glenda that the keys were left in the unit when my boyfriend cleared everything and Glenda had no objections to this yet she decided to tab us with a $10 charge for not returning keys. When my fiancé in fact confirmed he did and even sent an email to the office manager Ann which Glenda advised. Why she decided to charge us.. I'm not sure?! But clearly you can see a pattern here that these apartments do everything in their power to keep your money and then charge you more. But WAIT.. it continues. The car decal we are required to have on property (to avoid towing) is a literal STICKER that reads a number and shows The Gate logo. There is no receiver or encryption on this decal that lets you into the property; you are given a key fob for that! So again in the rush of moving we all tend to forget things.. so this sticker (because that's all it is) we were then charged $150.00 for not returning it! Now keep in mind when my fiancé moved in he had to request a brand new decal as I returned it I did my best to preserve the quality of it because the sticker itself was cheaply made as it almost ripped.. but don't worry I kept it in tact but sure, a sticker sure is worth $150.00! Thankfully we got these charges removed - however Glenda as of today refuses to update our revised statement to clear charges of cleaning for $130.00. We emailed her on 6/26/23 with no response until we called today 7/5/23 and she says she would send photos of the apartment which I'm sure with the length of my review you all wouldn't assume I was stupid enough to NOT take pictures because yes of course I did. The apartment was cleaned in full please see photos because Glenda justifies that they hired a vendor (when they have a cleaning crew often onsite to clear out units) because we were in a 2 bedroom one bathroom apartment. Whether it was a 1 bedroom or 2 bedroom the point is they hired their cleaning staff which she admitted to. We did not! So why are we held financially responsible when we made sure the apartment was left in a cleanly condition?! The only thing we didn't have time to take out were screws on the wall from some family photos and a single painted wall in one of the bedrooms which our deposit covers the charges of those things. So heed my warning and make sure you guys do your part and making sure your move out process is stress free!!! Because we're reaching close to a month since the end of our lease and the fact that I have chase after the leasing staff and do extra work is unbelievable especially when she is lying and or implying that the apartment was dirty. The kitchen was immaculate I cleaned the fridge in full, pulled out the stove wiped and swept behind yet because they wanted to hire a vendor I have to suffer the charges? I'll be updating my review as soon as I get some resolution. Until then to The Gate staff I'll be happy to remove my review as soon as you remove the $130 cleaning charge. read more

My oldest child and a friend of theirs chose this place for their first apartment. They checked out the complex in advance and like the way it looked along with the amenities. A big plus is it is a gated community. We all helped them get moved in and I have had to help them with checking the place out for some issues they found once they were moved in. The office has required masks for both employees and customers and they have signage up for limiting one person or family per elevator. On first glance for a fairly new building the apartments are very nice and clean. When they moved in they discovered a leak in the master bathroom and a problem with the disposal. They contacted management immediately who send someone right out to take care of it. Over the first week they noticed in the second bathroom especially that it sounded like water was running down inside the walls. They notified management and talked to their neighbors who said they had noticed the same thing but had not reported it. They sent their guys out to check it out and they discovered that some corners might have been cut when the plumbing was installed. When the plumbers came out they found that proper spacing had not been put in and what was being heard was the pipe was right up against the inside wall. They took care of it immediately and they have had no more issues. Any place you move into can have problems but it's rare to find someplace that takes care of them so quickly and efficiently. One of my favorite things is that they have food trucks out a couple times a month and my child has invited us out to partake of them. We've tried two different trucks so far and I love the food from both of them. It's the little touches that really make a place worthwhile. read more

This complex USED to be excellent. It used to be safe, friendly and welcoming. In the last year, since Bell Partners took over, it has become a shell of itself and I would recommend not paying the already overpriced ticket to live here. Especially as long as the management remains the same. The "Property Manager" Dale is not forthcoming and takes company bylines instead of being straight with renters in regards to the COVID situation. It's one thing to be doing your job, it's another to take advantage of renters who are looking to do their responsibility and pay. Like so many others, my wife and I have been victims of COVID-19, as a result we made the tough decision to move away after living here 3 years. We did so because we know it's not fair to the business to keep them from getting their rent we owe. However, the only amount left due is for the last month and a half of our lease. We are set to move out on/before November 20th, 2020. With that in mind, we asked if we could make a payment to cover all but $750 of our balance and be afforded the opportunity to continue to pay without seeing a filed eviction on our record. It should be important to note that they have $750 in security deposit from us as well. Given the current state of the economy and rent, this is more than fair. Instead, I was given a boiler plate answer of "well, we would still be moving forward with this." This is cruel and do to federal CDC guidelines, if we wanted we could simply squat here if we so felt like. We have given this properties tens of thousands of dollars and been good renters for 3 years. The treatment we are receiving should be fair warning for any potential tenants that at the end of the day, you are just a check to them. While I don't expect much more (I guess,) I would like to think there was a time when they would have done what they could to protect their renters. Especially ones that aren't out for a handout and just trying to keep an eviction off their record. Update: Have contacted Bell Partners over 20 times in the last week attempting to work something out. This situation as a whole makes no sense given that it's literally saving them money by not having to pay filing fees. The "Regional Manager" Leslie Moubray is classless, unprofessional and won't even return a phone call. Says a lot about how they "value" the tenants they pay their checks. Jarod Thompson p.s. For one, the management company changes far too often. Secondly, the hallways stink because they want us to leave our smelly trash in the hallways and took away the chute. If the fire alarm is going off, it's more then likely going to happen for a couple days. And when your lease is up they will do all they can to moneygrab by making up cleaning fees that make no sense. And if you do have a concern and contact the office, you may be hung up on so it's a waste of time. The amount they charge for what you get is ridiculous. I just wouldn't. read more
