I used to think that all real estate agents were interchangeable until I met Andrew Ulmer from The Gunderman Group. After getting Andrew's information at an open house, we had a zoom call to get to know each other better where he learned a bit about where I am in life and what I was looking for in the housing market and I got to learn more about him and the way he worked. At the end of the call, he told me there was no pressure to work with him and even recommended I meet with other agents to ensure I found the right fit for me. Bottom line, I'm recommending Hans and Kristin to anyone I know that wants to buy in the East Bay.  Hans and Kristin were absolutely phenomenal to work with during our search.  As first time home buyers entering into a frenzied market, the prospect of buying a house when so many variables were moving regularly was incredibly daunting.  However, Hans and Kristin were there the entire way to provide us with the knowledge and confidence we needed to make the right decision on a property for us, and on our own timeline. Throughout our search we asked a ton of questions and they took them all in stride, answering quickly and displaying deep knowledge of both the real estate industry and local trends.  Whether we asked about broad market trends or nuanced questions about a particular property, they were quick to provide a substantive, clear, and honest answer.  Contrast that to the brief experience we had with a broker we found through an popular online realty service, where we were effectively told to either do our own research or go back to the site because it had a "lot of great data on real estate trends."  The value proposition of having a competent, highly knowledgeable realtor was immediately apparent, and in comparing experiences with our friends and family members, it was evident that we got two of the best. At no point did we ever feel pressured to buy a house - we were provided with objective information and enabled to make the decisions that were right for us.  We were, however, advised when there were strong reasons *not* to buy a particular property, which was incredibly helpful.  Both Hans and Kristin were able to point to hidden costs, things that were done improperly and weren't fixable, areas where we might not recoup investments in improvements, and market trends that might depress future appreciation in a property.  Additionally, where we had further questions, we were put in contact with reliable contractors (which Hans and Kristin themselves used) to discuss additional costs of improvements or repairs so that we could have as clear a picture of the total costs in a house as possible. When it finally came to purchasing, Hans and Kristin were engaged throughout the entire process, with constant contact and to-the-minute updates as needed.  We ended up with a house that we love, at a price point we were incredibly satisfied with, and far quicker than we imagined.  End to end, our search was around three weeks, where we were expecting six months or more. We would use the Gunderman group again and again, if we had the opportunity. From the first time Johanna walked into our house her comments and body language expressed how unique and special she thought our house was. David, too, quickly grasped the "specialness" of our home. He said, "Our task is to find ways to convey how much more your house has to offer than merely it's 1300 square feet." They mostly used our furniture in staging, allowing our personality to shine through to others, and they acquiesced by not requiring us to paint all of the walls white, respecting our design sense. Would definitely recommend Hans and Kristin in Alameda! While we did not end up purchasing a property in the area, we were working with them for many months and found both of them super supportive, responsive, honest, and very knowledgeable about the area. As longtime property owners, we are picky about the agents with which we work. Graeme sold not one, but two, properties for us and did so in record time. Here's why we love Graeme: COMMUNICATION Graeme is a phenomenal communicator. In a business where its like pulling teeth getting a callback, he was wonderfully communicative throughout the entire process of selling both properties. He drops you texts with updates and calls you to keep you informed on more complex issues. He has a knack for quickly summarizing recent events or interactions within a transaction. This is really helpful. PROFESSIONALISM Graeme puts the "P" in professionalism. He did little extras throughout that really demonstrated his commitment to professionalism. Based in no small part on his excellent marketing, one of the properties received numerous offers. We accepted one offer, and then he took the time to call each and every other agent who submitted a non-winning offer to let them know that we appreciated their efforts. FOLLOW-THROUGH When Graeme says he is going to do something, he does it. If he says I'll followup with you tomorrow morning, you get a call in the morning. If he says he will put together an addendum, he does it. In a business where its like pulling teeth to get anything done, he does it effortlessly. This alone is worth the price of admission. ADVOCACY On numerous occasions Graeme went to bat for us. In one instance, the escrow company needed to assess some additional fees due to issues they had with an HOA. He pushed back on our behalf (without even being asked) and escalated the issue at the title company. As an agent, he regularly uses this title company and had some pull. The title company covered the fee. There are quite a few examples like this throughout the two transactions. PERFECTION When it comes to contracts, Graeme is a bit of a perfectionist - and this a good thing. He understands the realtor forms, and also the psychology and strategy of adjusting them to gain a tactical advantage. You can put a 20-page offer in front of him and he will identify all the potential issues that need to be addressed in a counter. This is so important. HUMOR Graeme is just a plain old pleasure to work. He's got an amazing sense of humor, and pleasant demeanor. We really enjoyed every chat with him. Katie Kochounian is a phenomenal agent who guided us through a very accelerated process, as we suddenly had to move from SF to Oakland earlier this year.
