Since Sparrow Property Management took over, the building has gone downhill quickly. The property is consistently filthy -- common areas are dirty, trash is poorly maintained, and basic upkeep is not being done. It feels like no one is responsible for keeping the building livable. Basic services are also being neglected. For example, there has been no heat in the lobby or elevators for over 72 hours, with no vendors on-site to address the issue. Snow removal is inadequate and unsafe. Entrances, sidewalks, and walkways are poorly cleared during storms, creating dangerous conditions for residents. Management is essentially nonexistent. The property manager is rarely on-site, there is no visible oversight, and communication is terrible. When issues are raised, they are often ignored or dismissed. Being told directly that "monitoring the property is not her job" is both shocking and unacceptable. Like many renters, I do not currently have the financial ability to move, so I am forced to live with these declining conditions. There is no pride in maintaining this property and no real accountability. Profit has clearly taken priority over providing a clean and safe living environment. AVOID THIS BUILDING AT ALL COSTS!

She gave us a tour and printed out different bedroom layouts for us. She also got back to us right away and seemed very friendly with the rest of the community. Bugs,…read morenoisy neighbors, horrible washer/dryer sheet smells in apartments that also permeate throughout everything in your apartment (including my $1,700 mattress that I had to throw out b/c it smelled so bad!) and into your cars as the vents are full of lint that fall on vehicles. Cars were flooded in the past and were destroyed - as such, tenants moved out. If you have an issue with a noisy, harassing neighbor, you need to take them to the Nutley Court yourself as management will NOT intervene and abide by the Lease you sign. They also play funny with $ they owe you when you vacate. Steer clear and look elsewhere! I hope this doesn't get taken down as they pay companies to remove bad reviews.

Worst management and place ever! When we initially moved in…read more2017, it was good. However, the last 3 years were very bad. We resided there from 2017 to 2023. First, be careful if you still live there, as they stole $565 from our security deposit. Management sent an email stating that they would charge a cleaning fee, but then ultimately they used a portion of our security deposit to replace the washing machine?!! Which we left in a good condition!! We will be contacting a lawyer regarding that. If you are thinking about renting there, let me tell you about the issues we faced there in the last 2 years. Our packages were getting stolen, and the management did not do much until, we, "the residents", started reporting the incidents to the police, and the person who was stealing the packages still lives in the building until this moment! More than once , there was an unleashed pitbull running around the cars and in the kids area! Of course, I called the management and they did nothing as usual. Also, they charged us an entire month of rent for an empty apartment despite that we lived there for 6 years, and we never were late a day to pay our rent on time, even during COVID. A 45 days notice was not enough for them I guess! During our last year there, I didn't feel safe, and it was not worth the $2500 we were paying. We are glad to be out of this complex, and I will never recommend it to anyone.

Lets start with the bedroom sizes. Where in North NJ can you get a 1 bedroom apartment with a HUGE walk in closet and bedroom size of 15x12 for under $1100??? This $1100 also includes refrigerator, dishwasher, microwave attached to the stove, large pantry, updated kitchen and bathroom, 2 air conditioning units, wall to wall carpeting, chandelier, blinds heat and hot water. The complex sits right on top of highway route 46 and depending on you unit, you WILL hear the highway every second of every day. Some units are louder and much closer to the highway then desirable. They offer garages with electricity built into the bill at a preimum price. There is a pool available for summer months to enjoy though it isn't that big. Its location is close to everything you need and for college students, graduates and couples just starting out its a great place to live. The superintendent lives in the complex and gets around to service calls within a few days depending on the severity of the need. I really didn't have any complaints living here. I think it was a good price for what you get. The highway being so close is definitely a negative and if you don't get to know the property manager and super, you might wait a tad longer for your service call to be completed then you would like. So just make your face known, give a call every now and then and you really shouldn't have a problem.

Yes, you are right on 46, but it's not too bad depending on where your apartment is located. The complex itself is very quiet, with the occasional party which quiets down at night. All the tenants are, for the most part, courteous but a few could use a lesson in parking lol. But all in all, it's a great place to live. Depending on which floor you are on will determine your price. From $1100 to $1600 for a 1 bedroom - the higher price being the top floor. I would HIGHLY RECOMMEND renting here!

I hope you'll consider being upfront with future tenants about the potential for excessive noise, so they can make an informed decision.

All the buildings are numbered incorrectly, resulting in delivery people driving in circles trying to find the right address. I once had an emergency in my apartment and the fire department could not even locate me until 20 minutes later, thank god the building wasn't on fire! Parking is a fight, if you don't get home by 430 be prepared to hike to your apartment. The only good thing about this complex is the beautiful hiking trails in the back that go on for miles. Also, the laundry rooms are disgusting, the floor is covered in dirt and debris, if you drop something you HAVE to re wash it. Most of the time only 1 of the 3 washers actually work, making it very hard to do more than one load. You are better off going to a laundromat. The woman who runs the front office is extremely rude and unhelpful. She does not know how to manage an apartment complex. We have a neighbor here who watches everything that goes on all day and reports into the office about it, it's like you are in a prison. DO NOT MOVE HERE.
