I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

    Selling a home after a family member passes away is always going to be super stressful, but my…read moresituation was especially difficult because the home my late uncle owned in Vegas was co-owned by my ailing grandmother, and I was out of the state trying to manage her care. From the moment I reached out to him, Tony (and, later, his associate Rachael DiPietro) made the homeselling process incredibly smooth, keeping me in the loop at each step of the way, instantly responding to every question I had, and making sure to look out for our family's best interests. After a couple phone calls, I met him in person when I flew in to Vegas to move some things out of the home, and he checked every box, just a genuinely smart, knowledgable person. He went above and beyond at every step, hiring the contractors to clean the home, handle landscaping, and photograph it for sale. He literally got on his hands and knees with a bottle of Goo Gone to remove a bunch of carpet tape marks left in the kitchen! Who does that?? As for the sale, we ended up with multiple bids right away and it closed above asking. Except for one notary signing, everything was handled remotely and digitally, which was exactly what we needed at this difficult time. I don't know how it could have gone any smoother. Incredibly impressed, I can't recommend him highly enough.

We joked that Tony was like a ninja with how fast he would respond to our questions. Thanks to their experience and guidance we were able to put in a clean offer and land our dream home! It was actually only the second home we toured with Tony on the same day we met him but the moment we walked in we just knew it was the one. We sadly never got the chance to meet Rachael in person but she was always right there to help whenever Tony was tied up. Before choosing them we had interviewed a few different realtors. We ended up going with Tony and Rachael because they genuinely cared about helping their clients find the right home and they were one of the only teams who actually responded quickly on a weekend. During the interview Tony impressed us with his honesty and his passion for negotiating. He told us he lives for the deal and that he believes winning an offer is not always about paying the highest price. He focuses on asking the right questions to understand what the seller actually wants and then crafts a strong offer based on that insight. He has great rapport with other agents in town and his experience, creativity, and willingness to put real skin in the game really stood out to us. We also appreciated his transparency about fees. He explained that there are no hidden broker costs on his end and that he builds his business on referrals and ethics. His contract allows sellers to cancel within twenty four hours and also allows clients to replace him if needed, which told us he stands by his service. Another thing that surprised us in a good way was that he did not push any lenders or inspectors on us. He said he has people he can recommend but he preferred that we find inspectors and lenders we felt confident about which was refreshing. When we bought a home in California our previous agent tried to package everything together which felt limiting. Tony actually encouraged us to pick someone with more than twenty years of experience and to make sure they used a thermal imaging scanner. When we toured the first house with Tony he ripped that place apart in the best way possible. He pointed out misaligned cabinets, strange dead spaces, backyard noise and everything else you can think of. That was the moment we knew he was not just trying to make a quick sale. He was honest with us and wanted us to get something we would genuinely love. So when the next house turned out to be the one we wanted to put an offer on we trusted his judgment. It helped that so many people in Vegas knew his name and told us he was one of the best. Tony was with us through every part of the process from the inspection to the final walkthrough. He even negotiated seller credits for us even though the inspection report came back pretty clean. What truly sets Tony apart though is that he continued to check in with us even after closing. He and Rachael also gave us a thoughtful little gift to help cover the dents the sellers left behind when removing their staging furniture. After moving in, we discovered glue traps and rat traps in the attic along with some recently dead rats which clearly had not been disclosed. Tony and Rachael jumped in right away and were able to get the sellers to cover the pest removal cost which was such a relief because we really thought we were going to have to pay for that ourselves. They went above and beyond for us from start to finish and even after closing. We would absolutely recommend Tony and Rachael to anyone looking to buy or sell in Vegas! We are so grateful that we found them and we almost can't wait to buy another house just so we can work with them again hehe.

Knowledgeable, polite, reasonable on negotiating %, marketing presentation was exceptional, had referrals, and recommendations for everything I wanted. There was NEVER any pressure to hurry, or anything. I gave him pretty good communication on what I wanted to do, like put a fresh layer of paint on the house, but never once did Chris call to see how much longer something was taken, which I don't know why, I just expected to happen, but never did. After a few months after our first meeting (totally my choice) the house was on the market. We went over pricing strategies, and I decided to put it up for market rate and it sold in 1 day. We closed in under 30 days. Chris did mention that he was going on vacation with his wife, but assured me I would be taken care of with his team. I had spaced on this convo and accidentally called him. He answered the phone on the first ring, answered my questions, and never mentioned he was on vacation, nor rushed me off the phone. It's something i felt really guilty about this afterwords, but in total reflection about my expectations, and what I received, I would place some serious cash that there isn't a better real estate agent out there.     This is a very long over due review…read more First of all I want to say this is a legitimate review and no one paid me to write these words. I live in California and had a home in Vegas. For whatever reason decided to sell that Vegas home so I let my rental Mgmt company have the listing. I thought they did a good and professional job for me so why not. Her husband was in charge of that department. He seemed like a professional and nice person. However, he began to speak very rude, mean and condescending. Rated high on yelp and other sites, but if u read the low star ratings that is the actual way that person behaves and conducts business. Anyhoo, I decided to switch agents. I found Chris Patrick on Yelp actually. It was a very tricky and stressful situation Bc my home was still being managed by the wife of agent I was replacing. So they did everything to make it difficult to get in contact with the renter. Like it was crazzzzzy. BUT Chris Patrick my amazing, awesome, dedicated, professional and SUPER STAR agent went above and beyond to reach out to the renter. It didn't stop there all the negotiating, dealing with crazy headaches and issues Chris Patrick was there handling everything. And he was ALWAYS ALWAYS level headed and professional. I was in another state and he really took care of the whole process from A to Z. And there were situations that arose and he handled them all. Choose Chris Patrick there is no better in Vegas or probably anywhere. There are still people out there who are kind, have good morals and ethics, so professional and really go above and beyond for their clients and that is Chris Patrick.
