Don't move here. They are not handicap accessible. Sure they have handicap signs but there are steps everywhere and no way for anyone with a wheelchair to simply roll to their apartment door. As a resident, you have to pay EXTRA to use their pool and gym. They DO NOT clean that beautiful river. It's full of garbage. They advertise that they have a pet park but where is the playground for children?? The tennis court is a joke and basically where the kids play, sadly. Also, house inspections. I have never lived anywhere in New Jersey that has this many inspections. It's really annoying to have strangers come inspect your apartment for "safety" all the time. They're going to comment on my comment to rebut but please believe me when I tell you, don't move here. If they're serious about making your residence here as comfortable as possible, then they should consider making changes to the complaints I've listed above. -Stop the extra fees to the pool and gym. If I'm a resident already paying to live here, why do I need to pay more for those things?? -CLEAN YOUR RIVER! What about those beautiful ducks and geese?? -handicap accessible? I had made e-mail arrangements for a October 4th 2pm tour of the premises. "Hue" was my contact. It was difficult to find the Leasing office because my GPS was indecisive where it was, but there were some signs. Anyway, I got to the Leasing office lot before 2pm. Nobody was apparently in the locked building. A mail carrier tried unsucessfully to gain access. At two-fifteen pm, nobody pulled up to actually enter the darkened office. I sent an e-mail to "Hue" about nobody showing up. I got this as a response, "One of The Landings at Pine Lake leasing team members will review your inquiry and get back to you shortly." So Friday the week before I noticed a stain on our roof from water coming in after it rains. We had to wait until Monday to put in a work order. They came on Thursday to do the roof. Nobody came inside to see where the damage was. The following day on Friday it rained yet again and now the ceiling is leaking from one side of the room to the other side. We called 3 times and put in 3 different work orders. We have to wait until Tuesday because it's a holiday on Mon. I can't even sleep in my bedroom. read more

I am searching for an apartment. This complex is near one of my favorite restaurants, so I was interested in taking a look. A gentleman named Andrew had me follow him to a (model apartment?). He jumped out of his car and was waiting across the parking lot before I even got out of my car. I had the feeling that he wasn't interested, just going through the motions. We walked up worn, splintered, dirty stairs to the apartment. Maintenance is obviously lacking in this building. The apartment was a disappointment. There were water stains on the ceiling, which had a popcorn finish, always a warning sign. The water stains ran down the walls in several areas in the apartment. The balcony needs to be replaced. The bathroom was dirty and the toilet was filthy and unflushed. The entire apartment was dingy and not particularly clean. It occurred to me that, if this is the model they are showing prospective tenants, what must the regular apartments look like? Scary. I'm on the phone yet again with the inspector for this place. They make you want months to fix things in here but yet they have maintenance go around putting late rent notices on people doors. I see them doing it.. but yet they can't come in and fix things in tenants apartments. I put in a work order before Thanksgiving and nothing. Since then the dishwasher that never cleans dishes broke .. I called that in on December 30th. Today I call for a update to be told someone will be out sometime this week. I ask no particular day.. I was told no. What a way to do business. Let's see what the inspector does. I had to call them the first time because my door was broken for 6 months and they were giving me the run around. I've lived at this complex for 2 years now, honestly this is one of the worst places I've ever lived. The management team doesn't care to fix problems, they come in unannounced, and there is hardly anyone actually on staff working. I live on the 1st floor and there is LITERAL GRASS growing under our floor into our bedroom, i pull the carpet up and ITS JUST DIRT! NO FLOORING, No concrete foundation, nothing. Head of maintenance did nothing to solve this issue all she did was smile and say "oh it's just cloves, it's not grass". ???????! I've had it with this place! The over charging, the separate billing! I've lived here for about 2 months, so I am judging this review on just what I've seen so far. The gym was supposed to open in January after renovations, and as of Feb 13, I still haven't been able to get my gym key (which costs an extra $10/month...they don't tell you that when you're signing your lease, they make it sound like it's all included). Most of the amenities that they tout on their website and during your initial tour of the property are a joke. Don't expect much and you'll be fine. Residents don't pick up after their dogs, so definitely be careful where you're walking when you're out walking your dogs... the dumpsters are usually overflowing with trash and furniture and other large debris left outside of them, but the trash does get picked up often. Parking is terrible, and most residents seem to make up their own parking rules and make their own spots to park where there's no actual parking, making it nearly impossible to find a spot if you get home past 6pm and turning the parking areas into an obstacle course at times to try to get in and out because of jerks who double park or use the fire lane as their personal parking spot. The staff isn't very helpful, and they're really only friendly during the period of time in which they're trying to get you to sign your lease. After they've got you, they become invisible unless you don't pay your rent on time... then expect a notice on your door immediately!! Neighbors mostly keep to themselves, not a lot of eye contact or interaction. I've overheard a few domestic disturbances (a couple even had the Cops come to break them up) but there's no random violence or crime that I've seen. So that's good, right? I honestly can't beat the great rent deal I'm getting for a year of rent, but when my lease is up I probably will look for somewhere else unless they extend my great deal. read more

The fact that the complex has its own grounds, is near public transit to Philadelphia, and it is pet friendly made me want to rent here. Living here is so much quieter than the previous apartments I've had, both urban and suburban. The grounds are well kept and everyone seems both neighborly and to keep to themselves. It seems quite safe - I've done late night walks around the lake with my dog and had no issues. Everything is well kept and management seems great too. The staff are friendly and helpful. The utilities will cost you upwards of $150 a month for a 1 bedroom apartment even if you leave your thermostat at 60 degrees in the winter. Third, They will be very welcoming upon you signing your new lease, however upon your first issue within your apartment you will soon see the lack in professionalism, communication and maintenance staff skill set...On a more personal note, within my apartment I have been without air conditioning for 3 months since August, both showers have mold which they continually paint over as a solution and every time it rains I have to push my bed to the opposite side of the room because of the hole in my ceiling! Also the trash area is continually gross and over flowing but the office manager (Danielle) believes it's up to the residence to compact the compactor! (I don't work for Waste Management). I've seen many mixed reviews on here and on Google, so I'm not sure what to think. The biggest complaint I have seen is about the reliability of maintenance to respond to service calls and their competency of abilities. I would like more input regarding this concern, as I have 2 small children and I'm concerned for their health and safety during problems such as air conditioning/heat failures, mold presence, and plumbing/electrical issues. read more

After living here an entire year, through all the seasons I can say the the bad outweighs the good. The first issue we encountered was parking however, we live on the outskirts of the complex parking on the street is a option that we can utilize. During the winter months the heating is fine and the bill seems reasonable. However, during the summer months our central air does not cool our home under 78 degrees and runs constantly as if is set to fan but it's on auto thus making our summer electric bill between $300-$400 a month. We have made several maintenance calls and the maintenance men admit there is a issue but they can't figure out what it is. Needless to say the issue has not been resolved or formally addressed by management. When we first moved here the bathroom tub had to be spray painted within two months it chipped again and had to be sprayed again and we had to be out our home for the entire day because of the fumes.We were told not to use cleaners containing bleach now we have mold around our tub and the tub has chipped again. The shower siding is not flush against the bathroom wall water is getting in there I'm pretty sure that there is mold behind that as well. The maintenance came today and told us they were going to re- caulk the siding (for the third time) and re spray again just covering the issue for the third time. The truth is the tub has to be replaced. The office staff is sometimes helpful sometimes unprofessional it depends on the person you get. I called a few months ago because an animal was trapped in my fire place and I was told I had to wait two days for pest control. I called two days later and the girl that answered told me I gave her the wrong apartment number, I'm pretty sure I know where I live, she apologized once she realized it was her mistake but no one came until a week and a half later and the squirrel was dead.Overall, for the price there are tons of others places that you can receive more value. Especially when you factor in the electric bill that is high due to negligence of following through with repairs. Lastly, we are not the type of tenants to threaten or harass the office we pay our rent on time every month and just want a comfortable living conditions for our children. I have lived at the landings for about a month now. First I was told everything was included only to get a bill from a multi family company billing me for hot water and the furnace. Ok, did not know this wasnt included- the bill was $279 for 11 days that I lived here. I live in a 1 bedroom apt, heat remains on 70 degress or a bit lower and I do not take long hot showers. I called- the rep from multi family said if we have our heat above 60 degrees- we will have a high bill and we are billed in minutes not usuage so the bill was accurate. This is a SCAM, we live in a mostly winter place, and you are telling to avoid high cost bill, I have to freeze. It was 30s and we just had a winter storm but I have to keep my heat at 60 degrees and under? No where was this mentioned in the lease agreement- so how are we suppose to know that? The rep stated it should be in the lease agreement; I did not budget for this expense so I had to pay it late. The complex considers this as " rent " so therefore a $75 late fee was attached to the already $279 bill; even though we paid our rent EARLY. This place has cheap rent, but they get you on the back end-our rent is $855 ( we had a special ) but with this multi family bill- we pay about $1300 basically for this shitty apartment. Also, they force you to use Comcast- no other provider is available in this complex- so our cable bill is $150 for ONE tv and wifi. And again, we have no other options. You would be better off renting somewhere else for $1000-$1300 that has things included because that is basically what you will be paying here and you could have a house or a better location. Maintenance would be faster if they employed snails, the apartments are crooked and poorly constructed (floors slant, 2 story apartments have a cathedral ceiling that is an excellent way to waste hundreds of dollars on heat and AC, the pool is hardly ever actually open, and the front office has a great habit of adding hidden fees to your rent and deposits without telling you, then charging you fees for not paying them. If you do live here, or move in, I highly recommend getting everything on paper, whether it's your deposit amount or when you put a ticket in for maintenance. We have been waiting 4 months to get our AC fixed, as it averages about 85-90 degrees in our apartment with it running constantly right now. And the only two dumpsters you're allowed to dispose of your trash in are constantly overflowing. Your best bet is to avoid Altmanco owned apartments altogether, this is the second place we've rented at that has had these or very similar issues. read more

DO NOT RENT HERE Beautiful property ran by staff that will make you feel like you are wrong for wanting your things clean and in working order. I was in love with this place, until I moved in. My husband and I moved in February 16, 2018. The week before moving in I walked through the apartment. I noticed the stove was filthy and the washer had water sitting in it. I brought this up to Liz. She stated she would have it taken care of, excused herself to speak with Kyrie, and came back to tell me he put a work order in. The day I came to move in, the stove and washer was not addressed. All they did was vacuum the apartment. I brought this up to Kyrie, I was livid and pissed that these things were not addressed. I don't have time to deal with this. I'm a full-time college student, I work, volunteer, and finishing up an internship for my 2nd degree. I barely had time to move, but I made it work. When I spoke to Kyrie, the assistant manager (what a freaking joke) first thing he said to me was "you're not getting anything new and I can't snap my fingers". These are code words for I'm not doing shit. I have fired a manger before for saying that to a resident. Mind you, I never asked for anything new, but I did ask that the issue be addressed and for my appliances to be clean. The best part, he tried to use my reason for moving from my last place against me, by stating "I know some people move from places that don't address things, we aren't like that here." Total bullshit, they are worse than other places from what I'm experiencing!!! It has been almost 3 weeks and my stove issue has not been addressed. They supposedly did all this cleaning to the burners, but they are still filthy. I spent 2 1/2 weeks without being able to use my stove and I still paid my March rent, early at that. The people that work here are a freaking Joke. Danielle, the so-called property manager is a damn joke too. How do you answer the phone and not be aware of the issues your resident is going through and tell me Kyrie is the only person I can speak to?? At this point, I am disappointed that we went with this place. It's a beautiful property with so much to offer, but the units are neglected, because staff does not care. Not to mention maintenance staff is ghetto as shit, they talk to you in slang, and they have no respect for your personal space. How my issue was initially handled: The cleaning guy came to the unit. I pointed out the filthy stove, he cleaned it up (but was still dirty). The washer, cleaning guy told me it wasn't dirt in the washer, it's built up mold because water was sitting in it. Initially they were going to put in a new washer, but the superintendent claimed to have fixed the issue, after the ghetto ass maintenance guy said it was being replaced with a new washer. The issue was not fixed, and I had to have someone else come look at the washer. It took several cycles of bleach and baking soda for the washer not to test positive for mold and the drainage had to be cleaned out. The dryer was so full of hair, I had to suck it all out. After doing all that, the damn thing takes an hour and a half to dry a small load of clothes. I have to buy a washer and dryer at some point, because Kyrie has made it perfectly clear that they are not going to swap out the raggedy ass stuff they have in here so no need to even bother them with this. Other issues I didn't even bother to mention to them: The rest of the unit is ok, but there are still minor issues that I have to fix and spend more money. Bathroom wall has a hole, there is a glob of caulk just chilling on the wall by the tub, there is a hole in the dinning area that was covered up by carpet instead of being filled in, the light fixture on the patio is broken with the broken piece just chilling on the balcony floor. Cleaning in here was a damn joke, what did they clean??? The cabinets were sticky both inside and out, the dish washer tracks were sticky, and the fridge had a light odor. NEVER IN MY LIFE have I ever encountered anything like this. When I worked in property management, I made sure the cleaning team whipped everything down, made sure fixtures were intact, and ensured new residents were moving into a CLEAN unit. If you have to have a gas stove, washer & dryer, and no pets, check out Cedar Brook apartments and Fox Point apartments. Their property doesn't have as much to offer, pet deposit is high, and they don't have full size washer and dryer. They use the medium size stackable, the bathroom and kitchen are a little smaller. Just don't bother with this place. When their units are empty, and nobody receives a paycheck, their nasty way of looking at things will change. We are now starting the process to go back to owning a home much sooner than expected, because it's not fair to keep paying your rent and these people act like you are crazy for expecting clean things in proper working order!! Anyway, I have lived in this place 2 septate times in my life, and if I can help out, I will once more very soon! I have dealt with just about everyone that is employed at this location and all are very down to earth, helpful, and have even gone above and beyond the call of duty on several occasions.( Not just until they get your signature and$)They are sincere in their willingness to help with any Q's or concerns. This is THE #1 spot if you're looking for peace, privacy, a BEAUTIFUL APARTMENT, timely/quality maintenance, clean well kept landscaping and staff that just stands out as nothing less than awesome. If you're looking for an apartment community, this REALLY is the BEST place around.Go judge for yourself! You'll be glad you did! I have lived in many different places from larger complexes to privately owned apartments/homes. After a solid 4 years in this location I am able to unequivocally say this complex is, by far, the worst for the price. Every time I have submitted a maintenance request (at least once a year due to a heater that just needs to be replaced), I have had to follow up multiple times in order to get someone to come out. Then they tell me they need a part and it's another ridiculous time period before they finish. Roof had a leak. After they finally came out, and I assume fixed the issue, the painter had to come out and repaint my ceiling...no it still hasn't been repainted several months later, because the painter claimed locks were changed (not at all since I moved in). When I called the office they advised the next time he's here they'll have it taken care of. Most recently, I submitted an online maintenance request on 1/10/17, because my dryer died followed by a burning smell. The garbage disposal was also dead but of lesser concern. Five phone calls - with messages or actual contact- and just about 30 days later no one has been out, dryer still doesn't work. Garbage disposal still doesn't work. In addition, since that first request the heater is no longer functioning properly (yearly issue), and lights in bathroom and bedroom have stopped working. Yes, I checked the breaker box and all seems good there (as I advised the staff). At the same time I'm no electrician. The breakers all say "on". I have spoken to people in the office with my additions to service request/inquiries to when maintenance will take place. They like to say they will have someone out today...apparently today never comes. You try showering by flashlight in a bathroom with no window, just sayin'. Utilities are always high because "energy efficient" does not exist here. Weatherstripping of any sort?..Not that I can tell. This is important when you have one "window" that is just a single pane of glass and doesn't open, and two large sliding glass doors (the "windows" that open). It just depends on the season whether it's the gas or electric bill that's out of control. Parking sucks if you get home after 6:30pm (I'm sure this varies depending upon your location in the complex and its' parking scenario). The posted signs at entrances to parking areas stating "for residents" are meaningless. It mattered when they first posted them, but after two weeks they stopped being enforced. There are two dumpsters for regular trash in the complex, and they don't seem to get emptied regularly anymore. There is an additional dumpster for recyclables and large trash which I'm sure has much more flux in use so I'm not commenting on that one. Posted sign on building for updated office hours since ownership change - not correctly observed by staff. I tried to go there today because of outstanding maintenance issues, and at 5:02pm everyone was getting in their cars when posted sign states hours are until 5:30pm. I drove by last night so I knew when I had to be there today. Now I have to take more time off work tomorrow to swing by at lunch rather than later. Based on previous experience with office staff I knew no one was going back inside to handle my issue today since doors were already locked. Rent is outrageous for everything you don't receive. This property recently changed ownership and I was hoping there would be an improvement; I was wrong. I am completely over the idea that renting is better because you aren't responsible for maintenance and the associated cost of upkeep. I am now feverishly searching to purchase a home. As an added note, when I was looking at places before signing a lease here, I viewed multiple apartments within this complex. A couple of them were even the same floor plan. Any which way you look at it, every unit I viewed was in a different state of acceptability...from simple things like how badly the cheap carpet was installed to how old/worn fixtures and appliances were to more serious things such as a sagging celings and outlets with smoke marks, etc. In the end, it's my own fault for not realizing that all these things were warning signs to eliminate this complex as an option. Subsequently, I just haven't been in a rush to move because I was looking to stay put for a while. That's over now. read more

I moved here in October 2014 and have been fairly satisfied. I love my apartment, the community and the amenities. I would have given the development 5 stars, but the snow and ice removal procedures are extremely lacking. They do not salt the ground in a timely manner nor does it appear that they take residents' safety into consideration with regard to this issue. We had a snowstorm today (it started about 5 hours ago) and I have yet to see a salt truck or maintenance person anywhere. I had to put in a request for maintenance to salt the grounds and parking lot during the last snowfall. If you are disabled, handicapped or elderly, consider moving somewhere else. Do not move here unless you enjoy walking a mile to your car. It's a free for all. Also, beware of the faded yellow lines that is supposedly a fire zone but have no visible towing signs. It is a private property and so this place has a contract with the towing company. The township is not involved. Don't expect to get anything fixed, at all. Do expect aggravation. I have issues from 3 months ago that still have not been attended to. I have heard the exact same thing from other people who live here. I really enjoy spending my lunch hour going to the leasing office to get an update on my service requests to get the same lies from different people. My favorite lie is "we will get to your service request as soon as we can. But, we have 3 maintenance people preparing apartments for new tenants. Really! So, you are saying that we don't care that you are a current tenant and that you are paying our salary. I would like to see how the leasing staff would handle that in WaWa. I've lived here for about 7 months. The rent is unbeatable and this probably is the best place in the area, if you can't afford to actually live in Vorhees or Cherry Hill. Main problems: Your neighbors will have noisy animals (dogs and birds) that you will hear constantly. If your neighbors are into loud dubstep or grinding techno, you will also be hearing it. While you're in your bathroom you can clearly hear what is going on in the next apartment over (I heard a lady talking on speaker phone about "How dare you do this to me!") Also, when the downstairs neighbors were arguing everyday I could clearly hear that as well ("Tell me why?!?" was one of the many hilarious quotes of that evening) There is a nice lake that ducks and geese like to live on and seeing their little babies is probably the best highlight of living in this complex. The management is very slow to fix problems and then sometimes they don't even correct the problem in the right way. Parking is okay as long as you don't mind not parking in front of your door. All in all, you'd be better off buying a house in my opinion. If you have to have an apartment, these are alright as long as you're not expecting Ritz Carlton conditions. read more
