I can't trust a business that censors comments on their ads on FaceBook. You have to wonder what they are afraid of their clients learning. This is the comment they censored, everything in it is accurate and a fact, so why don't they want to share this information with clients and possible clients so they can make an informed decision? The median price home in St. George is $609,900, and you will need a down payment of $122,000/20% to avoid paying PMI, avg. points 1.5, fee's $7-10,000, monthly payment approx. $2000. According to experts you will need a total monthly income of around $7200/ $86,400 yr to afford this house. And the annual median household income here is $58,249. How and where is the money going to come from to allow people to comfortably afford to purchase a home? If you are counting on people moving here, and paying cash for their homes, there's a few problems with that. What will people that can't afford a mortgage, or rent do? HOMELESS? The avg. cost of rent for a 2bdr apt. is $1200 a month. Our infrastructure is inadequate for the population now, and the only way to improve it is by raising taxes and fees on everyone, and it will take years to catch up because of neglect, and poor planning. And where is the water going to come from to support the growth? Gunlock is dry right now! So while St. George looks good to people now, how long do you think it will be before people see a problem of high taxes homelessness, poor infrastructure, and no water? Call it what you want bubble, slowdown, it's going to happen, it's just a matter of when. You need to quit thinking of only yourselves, and how much money you can make, and work on your integrity, and morals. Stop telling people it's a good time to purchase a home, and be transparent about all the risks that are involved when getting a mortgage. If you don't feel that it is a mortgage brokers and a realtor's responsibility, and that the consumer has to educate themselves before buying a home, then what are mortgage brokers and realtors getting paid for, if not to educate and be their fiduciary? A fiduciary is a person or organization that acts on behalf of another person or persons, putting their clients' interests ahead of their own, with a duty to preserve good faith and trust. Being a fiduciary thus requires being bound both legally and ethically to act in the other's best interests. These home prices need to be brought back in line with our economy, if that means that realtors have to tell their clients not to buy, and mortgage brokers have to refuse to pay for overpriced homes, to force a realignment, then that has to be done, and explained to home buyers. Otherwise we will have another 2008 housing collapse, and this one will be worse than that one, because we won't be able to push off any of these delinquent/ defaulted loans on other countries like we did last time, and our government won't have any money to bail out banks and other lenders. And that's going to make everything unaffordable, for everyone. read more

I used Michelle Evans for a recent purchase, and while she and her staff were punctual to appointments that's about where their service ended. I looked at ~8 houses, but my own agent never visited the one I ended up purchasing (not that it ended up mattering in retrospect). I received no advice on an initial offering price, and didn't even receive the correct data to run my own comps; she sent me places that were on the market instead of those that had sold. I ended up pulling my own data from Zillow. I handled all of the follow-ups with the mortgage company, inspector, and contractors. Basically Larkin group opened doors, filled out the real estate contracts (I have handled my own property sale in the past so know how little time it takes to do the forms), and made an appointment with the title company. Michelle finally came by the house when she brought over the keys post-closing and made some catty remark about the older appliances. I commented on how the sellers had left a bunch of junk around the house and she said nothing. Later my neighbor (also an agent) pointed out that contractually they were supposed to remove all personal belongings. I sorted this out directly with the seller's agent, who called me back right away, unlike my own agent. Michelle didn't bother to return my call for several days b/c she was "busy with a friend's son's wedding." Perhaps as a seller my experience would have been better, but IMO she either has too many clients or is disinterested in you unless you're paying the commission. read more

I was under contract on a home with another realtor representing me and the home was not listed with Keller Williams and somehow my transaction came up. Jesse went out of his way to provide me information, comps, a recommendation for a home inspector and things to look for- He truly saved me from being so unprepared in the transaction.
