    I lived at the now named "Tradition at 777" for 2 years. Moving in, the unit was in TERRIBLE condition. Dirt all over the CEILING, candy melted to the floor, and tons of damage from past tenants left untouched. We had countless roach infestations and, though I love cats, we had some living under our unit, so the entire place smelled of cat pee. Our AC would go out at least once a month, leaving us in humid and hot conditions that they wouldn't fix for days since it wasn't deemed an emergency. During one summer it was a consistent 80+ degrees in our unit and they still would not fix our AC. Move out was just as horrible. I was charged for things I was told would be covered when moving in, like painting over nail holes. I was told as long as they were filled I would not be charged since they paint each unit after every tenant, which was evident to be untrue when I saw the condition of our unit when we first moved in. I am now being charged $110 dollars for them to paint over the tiny holes I patched, which I could've just left them to deal with. Many of my roommates were charged outrageous prices for things that were already broken and they would not come fix. One of my roommates had an ant infestation, as well as mold growing on her walls and AC unit, which I began to notice in my room once we moved out. Front desk workers are all college students who couldn't care less about your issues. They are basically getting paid to hangout with each other all day. They were always extremely rude when you would come in for an issue and would act like it was inconveniencing them to help you out, WHICH THEY ARE PAID TO DO. The only redeeming factor of this place is the amount of space in the unit. Living room in our 5 bedroom was huge and bedrooms were a nice size. Bathrooms and closets are extremely small though. I would not ever recommend living here. I know all college apartments have their issues, but this place was just abominable and horrendous. Good luck trying to get out your lease once you're in too. They make it almost impossible to escape the nightmare that is the Tradition at 777.

    Awful! Don't lease here. The pictures on the website are misleading. The model homes are in great condition, but don't expect your leased unit to be anything close. Mold everywhere, the internet goes out constantly and the furniture in the furnished units is a joke! They won't replace anything and the leasing manager, Madison won't help even if you could ever get her to call you back. It's absolutely awful. Ive attached proof in pictures. I pay $1255 a month for this. The worst decision of 2022, no exaggeration necessary. Since I'm in a furnished unit, I was told by Madison that if I moved anything to buy my own furniture, I would have to find a place to store their nasty furniture at my expense and replace it when I moved out.

    I love staying at the lodges and have been there for 2 going on three years. The maintenance team is always ready to help and it's so easy to put in a request. All of the workers are also so helpful and willing to do whatever they can to get the job fixed. I accidentally forgot to resign my lease for the following year and only had a couple months left to figure out a new place to stay but with all of the teams help and honestly some really good luck they were able to fix my issue and I'll be staying another year without having to move out. I can honestly say I would choose to stay at the lodges over anywhere else.

    They are super helpful, maintenance is super quick, people are really great with their residents, they care about if your needs are met, I reccomend this place 1000%!

    It has been FOUR DAYS and they still haven't fixed it. How tf does this even happen?!?

    I love living here! Super dog friendly and anytime something needs to be fixed maintenance comes super quick to fix the issue!

    Great place maintenance always comes on time they do free food often! The pool and gym are nice and always clean!

Genuinely, from the maintenance workers to the managers, they are all the sweetest apartment staff I have ever met. Every single one of them. They are always willing to help when you communicate with them. This is my senior year, and second year living here and I have loved every bit of it. People don't realize that there are always going to be issues with apartments and maintenance that has to be figured out, it's part of living in an apartment complex. Many of these issues are out of the staffs control. But regardless of the issue, the staff is always more than happy to help. A lot of people write negative reviews but they don't realize just how nice these people are and how hard they try to accommodate to *hundreds* of residents. It's far from an easy job...but they always do it with a smile on their faces. They always try their best. It's easy to complain about issues that are bound to happen, but I'll always give the Arlington employees the credit they deserve. Thank yall for always helping us out.

Dog hair everywhere (none of us had animals), mold in the washer, absolutely disgusting carpets, leaks, rotting food in the fridge, everything you could think of. We asked for our sofa to be cleaned (dog hair and odd stains all over it) , they told us we could do it ourselves. We asked for the carpets to be professionally shampooed (dark stains all over the carpet and what we found out to be dog poop caked in) , they told us it was our problem. When we moved out, we got charged for cleaning all of the issues that we addressed during move in. Documented all of this on their move-in inspection sheet, yet they still opted to charge each roommate a fee for the issues that they were so unwilling to resolve. If you move into a unit that has a tenant who is re-signing, they will not clean the common spaces (they explained this to me personally). One of our roommates re-signed, yet we are getting charged to clean common space areas. Which means, they will be charging a fee for an area that they themselves have admitted will not be cleaned. They are money hungry, they will attempt to take every dollar they can, under the guise of a miscellaneous fee. There are rats all over the property who destroy the bags they provide for their valet trash, only bringing forth more vermin and pests. The managers never directly meet or speak to the residents. They hide in the back office and force the front desk staff to deal with complaints, that way nothing ever really has to get resolved. Whoever runs this company is deplorable and I truly hope that everyone refrains from living here.

My apartment was fully furnished and everything they provided was in fine shape (minus the couch). This building however is a party building. People are constantly having loud pregames/ parties. There were lots of incidents with both pools having to many non residents. The worst thing I think about this building is the cleanliness. The hallways quite literally also smell so terrible. It does not matter what floor you are on there are always stains on the carpets, trash near by, etc. One time there were broken raw eggs on the carpet for weeks! The stench might change but it never goes away. Also towards the end of the semester there were baby mice in my room. I was out of town but my roommate had to deal with it, and there solution was simply to just lay down sticky pads in our rooms and bathrooms!! Very gross. Overall the amenities in the building are good, the location is good but everything is subpar or worse.

    I have spent the past month trying to resolve my move-out charges directly with ION Baton Rouge…read morethrough countless emails and follow-ups, but I still cannot get a response. At this point, I'm using Yelp because it seems to be the fastest way to get management's attention. I simply want someone with authority to review my account and address the charges I am disputing: * **Duplicate holdover fees:** I was charged twice and have repeatedly asked management to review my account and payment history and explain why. * **Utility charges:** I was told the move-out utility charge was supposed to cover the last three months, but I was already charged for those three months of water, electricity, and sewage. I have asked management to explain exactly what these additional utility charges are for and how they were calculated. There is also an issue with the AC and my utility bill. The central AC was not properly repaired, and I was eventually given a portable/window AC unit by ION. I specifically asked beforehand whether using it would increase my electric bill and was told it would be comparable to "leaving the lights on." I did not request this unit; it was provided because the central AC was not properly repaired. After using it, my utility bill was essentially doubled. I have asked management to review this as well, but have not received a satisfactory explanation. * **Damage charges:** I was willing to pay for the damages, but I requested the option to have the repairs completed by an outside, qualified source rather than paying ION the amount they are charging. I do not believe the amount being charged reflects the actual cost of the repairs. I am willing to post the photos ION provided of the alleged damages so people can see exactly what they are charging me for and why I believe the amount is unreasonable. This request has also gone unanswered. * **Apartment documentation:** I was told both in person and through email that ION does not maintain its own documentation or records showing the condition of individual apartments after inspections. If ION does not keep records for each apartment, how does management accurately track the condition of units from one resident to the next or determine what damage was pre-existing versus caused during a tenancy? I have asked this question and have not received an answer. * Carpet/flooding: During my lease, a toilet leak/flooding incident affected the carpet. I dispute the subsequent carpet-cleaning charge given the circumstances and lack of proper follow-up inspection. What makes this even more frustrating is that while management has not properly responded to my dispute, they have had time to threaten collections and/or credit reporting over the disputed balance. I also have emails and communications from both myself and my guarantor documenting my attempts to communicate with ION throughout my entire residency--not just after move-out. I am willing to post those communications, with private information removed, to show the timeline and how long I have been trying to get answers. I understand I am not the only resident who has moved out, and I am not expecting special treatment. However, after seeing other residents take their experiences to social media, it is concerning to see similar complaints involving being charged and then struggling to get clear communication or answers from management. At this point, it makes me question whether these are isolated situations or part of a larger ongoing problem. I have tried handling this privately for a month. I have sent numerous emails, followed up, and asked specific questions. So here I am. **ION Management: Please contact me and actually review this matter.** I do not want a generic response telling me to check my resident portal. I want someone to review my payment history, explain the duplicate holdover fees, address the utility charges, and respond to my request regarding the damage repairs. I am actively trying to resolve this. I just need management to actually communicate with me. Please correct my bill so we can finally get this resolved.

I understand this is student living and you get what you pay for, but this is the worst student living apartment ever. I feel very unsafe here for one. There are no cameras in the hallway or elevator. I see people walking around with guns in their hands in the hallway. Another thing they will charge you for everything maybe that is normal but $500 as a lease transfer fee seems like a lot to me. Also, the cleanliness is unexpectable. They have become a "pet free" community (no dogs only), but I'm sure people will still have pets because the management is horrible. Also, I have seen dead rats in the pool with my own two eyes on two different occasions and i hate when people say rats at apartment complexes are normal because it's not. Maybe if the apartment keeps the outside clean...The apartment has mold and they just clean repaint it and the mold comes right back. I understand everything is going up in the world but now renter insurance through the apartments is $20 the base rent is one thing but there is like $120 in fees. We pay water bill, sewer bill, light bill with a add on fee of $5 yes, it is split between all your roommates but sometimes its late so it makes the monthly bill higher. On top of all this the hallways are DISGUSTING. Also, when you move out you will be charged to get the carpet cleaned in your apartment which I feel is weird because if the hallways were clean maybe the carpets would be cleaned and it's not mentioned in the lease at all. Also, your visitors now have to pay for parking. It is $20 to park overnight and the price varies for gamedays and holidays mind you this is student living not a gameday parking lot. I have been very unhappy with my experience and I'm so glad it's almost over. I would never recommend this apartment to anyone. And then they tell you to reach out if you have a concern or problem, you think a solution is reached no. I hate this place so bad.

The pest control company had to come every two weeks because the infestation was so bad! We were being bitten including our pet. We have spent a great amount of funds to battle sewage flies, swamp flies, rust, mold, water damage to our personal property. I had no idea this is student housing. We are not students. I'm not sure which school this place is affiliated. Now Louisiana is below sea level but living here now 8 months it has not flooded around this complex nor any place near that would cause damages at no fault to the company. This complex is not designed for proper disposal of waste water. The water drains from the tub at a very slow rate. The property management team does not do their due diligence to fix their hazardous system. Our cars have received severe water damage living here at no fault of our own. It's like living in a dirty sewer that we are paying for and having to clean. Property management is very dismissive. There's a an individual we've seen on several occasions in the wee hours of the morning walking the parking lot taking photos of people's cars. Many cars were broken into here. We pay for security gates but they are always broken. The two security patrol officers patrolled twice since we've been here but now they are completely gone. There are additional very bad things. We have residents that are throwing pots of noodles over their balcony Into the backyard. Had we known these unsafe conditions before hand we would not have put Our lives in under these conditions. I would recommend these for renting BUT NEVER under these conditions. Arlington Properties LLC really needs to address the safety conditions of the whole property. The homes they are renting are not of what's seen on the website. I didn't see my unit in person until we moved in. We lost so much property here at their negligence. Please do not rent here. This is still far from the last resort. Keep going. Once this company complies with the law the place could be livable until run. I have many more photos and videos. This is sick.

Pros + Close to Campus; allows you to walk to all of your classes (If you're a student) + Walking distance to plenty of food areas, A few bars and a Convenience Store across the street + Friendly and Helpful (at least in my experience) staff + Variety of events for a "community setting" such as movie viewings. Especially nice for freshmen college students. Cons - It's college apartments, so you can expect to hear noise from time to time during the night. - Can be viewed as a little expensive compared to other options. Overall it's a good complex for college students with a very helpful and friendly staff at a very nice location.

Along with ceiling fan and kitchen sink faucet sprayer were in- operational. I immediately knew my apartment was not ready for movein. I asked for another apartment; however, I was informed that it was not another one available. Instead I was assured that maintenance would complete all deficiencies for my new home. Update. Currently, after numerous of maintenance requests and excuses I am still faced with deficiencies that are unacceptable such as the bottom of refrigerator holds water from leaking inside and runs on my floor and I hear loud noises coming from it throughout the day. I have dealt with food spoilage! Also the carpet still has not been cleaned, yes I am forced to live on prior tenant germs during COVID! The most disturbing issue is that management does not response to my deficiencies concerns. Instead they have turned a deaf ear I even asked to be release from my lease since the apartment complex is NOT committed to the responsibilities. I was told that's not possible, while I am left to continue my responsibilities of payment $1,100.00 monthly. Which I have paid on time regardless of poor service.
