Please do not rent here. This place is mismanaged. Property management does not care even after numerous complaints. Please review this list; 1. Indoor pool and hot tub has been closed for at least 4 months. 2. The 4th floor hallway has not been completed. Rugs were ripped out but the flooring was never completed. 3. The parking garage is dirty and full of dust. When entering the building via the parking garage, 2 large dumpsters overflow daily with recycling and discarded furniture. 4. There is no secure location to receive packages. Packages are left in the front of building and not in an enclosed/locked area. 5. Management does not return calls and give updates. 6. Be wary of the many, recent five-star reviews. This once beautiful, historical campus is now a ghetto complete with unavoidable dog messes everywhere, garbage bags throughout the hallways and garage, a whole bunch of mice, elevators that break on a weekly basis and a hot tub and pool that are never functioning. They talk a great game, but don't follow through. The final straw for me was paying more than $500 a month for power during the heat of summer thanks to the high ceilings and suspect electrical company they use called AUM. I lived here for five years and at first, everything was good, but with. new "management" based out of state, it became obvious that this property is seen as another corporate cash grab and not maintained like a historical property that deserves much more. read more

The only time there was a stock of toilet paper was when HBO filmed. I think the hospitality is gross, yet no clubs for anyone to garden, decorate, etc, stock the lounge kitchen with fruit. MOST luxury complexes have coffee and sparkling water, they took the coffee maker away years ago, no water anywhere. Flowerless and sterile, yet no one thinks of organising to landscape or grow flowers. A few plastic bins along the street but indoors nothing is beautiful, I saw a sill fake plant that had been in the bathroom stall next to a toilet for years brought into the lounge. read more

And who doesn't enjoy making stolen package claims? From USPS and UPS to Instacart, you never have to worry about getting prompt deliveries again. Maybe it's just been abandoned somewhere amongst several buildings, maybe it's been stolen by a neighbor, or a walk-in from one of the broken doors! It's a real adventure every time you order. Were you hoping to take advantage of the sauna and the car detailing station? Bummer! We were too - but the sauna has been locked since 2020 and the detail station is just an outright lie. Pity. If you are looking forward to the covered parking and enjoy a gamble, you're in for a treat! The garage chooses who's pass it will recognize, so sometimes you get to enjoy the fresh air and outdoor parking with a nice long walk, every day is a mystery. If you enjoy vintage carpets, you will be in love. Buildings full of 20 year old trash dripping and urine-accented carpets that see a solid annual vacuum & a shampoo once a decade or so. If you have dogs, they will become furry balls of anxiety as they run into dogs without leashes that lung forward ready to fight at every turn. But don't worry, management doesn't monitor the number of pets you actually have, they just squeeze as much as they can out of you at signing, and never check again. If you love a hot, balmy NY summer, you will love the AC features - random shutdowns and leakage! If you enjoy indoor water features, you'll likely be treated to one of the many units with improperly installed AC drain lines and get to have your very own attic to livingroom waterfall. If you're really lucky, it comes straight down to your electrical outlets offering just a deadly hazard that you get to leap over - adventure abounds! Not enough adventure? Alright here we go... BEWARE. This place is a SLUM. I hope you will take the time to read this before even looking here. I began to have a bad feeling almost immediately after moving into the lofts. I had relocated to Cohoes from NYC hoping my quality of life and my money would take me further. City life wasn't for me anymore and I wanted to be closer to my family. The apartments are the biggest you'll find, that's for sure. And I didn't know anything about the area other than it was "up and coming" and near Troy which had been revived into an enclave. Everything was covered in snow when we moved in so the trash, the broken glass, the cigarette butts and dog feces were covered up until the thaw.. There is plenty they don't tell you. That they "conveniently leave out" lets just say. And I take responsibility for not asking every single question ever thought of in the history of the world and not asking to see every corner of the grounds. What you come to eventually learn is that they steer you towards where they want you to go in order to only see what looks nice. They will also allow you to believe that your unit has certain amenities like a garage for instance, or a/c. And because there is a central air control in every single apartment and many units actually have working central air in it, if you don't ask if there is working central air they 100% will NOT tell you until after you have signed the lease and you will be living in a 90 degree apartment in July. Also the move in. No freight elevator. One elevator for tenants and your move in that they don't reserve for you. You are on your own. I moved all my furniture almost a quarter of a mile down "The Shining" hallway to my new apartment. A male tenant in the elevator with me asked " Are you new here?" followed by "You won't last long". I brushed it off but as I write this review I should have listened right away. Three days into moving into the lofts I had a laundry list of problems. No heat. Holes in the floor letting frigid air in. I stepped in dog shit with my brand new shoes on the side walk countless times. Not even in the grass. Which btw... don't walk in the grass ever. They advertise this place as dog friendly which pretty much means they just allow dogs. The amount of dog shit in the parks is shocking.. 5 days after I moved in, my dog caught a parasite from the dog park. I spent my Christmas eve in the vets office. I came home Christmas night to my apartment. It was 50 degrees. The maintenance man came by with some space heaters and told me to open my oven to heat my apartment. I just laughed. Open my oven??? Everything needs a coat of paint. Open the garage door and you're greeted by overflowing garbage bins right in front of the door where you enter the building. There was a huge brown stain right in front of my apartment door which was caused by maintenance. They removed a dishwasher and the water leaked on the carpet creating a giant brown ring. They never cleaned it... we asked a number of times. It felt like I was in Brooklyn all over again, walking into some NY housing project. Trying to get out of our lease would have cost us a fortune so Carol, the worst building manager ever, suggested we move across the street. It was a bigger apartment, less tenants and easier access to get outside for our dog. Less tenants meant less dog poop too, so I move across the street in February. I get an email from Carol the building manager saying " No AC in MILL B". The first I'm hearing of this. They proceed to provide us standing AC units that did absolutely nothing. My apartment from the end of May till July 3rd was on average 84 degrees. These AC units they provided ran 24 hours a day for over a month and they refuse to help us at all with the electric bill. We put in a ticket for our washer and dryer days ago for it to be fixed and maintenance opened the request BUT NEVER GOT TO FIX IT! My clothes are starting to smell moldy and I don't have time to go to the laundromat (even though I pay rent here and have a washer and dryer, I shouldn't have to go to the laundromat) bc I work 5 days 12 hrs a week. Absolutely ridiculous. I'm not going to layout the other issues because previous tenants already did that part. These concerns are true and nothing has been resolved. Maintenance sucks and THE SECURITY IS ABSOLUTELY GARBAGE! SOMEONE CAN HONESTLY VANDALIZE YOUR CAR AND BREAK INTO YOUR HOME. The part of having my car vandalized and nothing done about it is 100% true. Imagine an apartment building a quarter mile long (no exaggeration) and getting a notification from Amazon that your package was "delivered". The game begins! You can look outside your door, maybe it's there! Or choose from one of three possible mail rooms. Or maybe it was delivered to the office. But they certainly won't call to tell you and they're closed on Sunday so keep looking! Re-order from Amazon? File a police report? It's all part of the game! Are you a fitness enthusiast? There's a modern fitness center on the first floor. But you won't need it because you'll spend your free time running around looking for your packages and being chased by giant dogs. Jump over that dog poop and slide into puddles of pee are two of the exercises you'll enjoy. But maybe you're more of a nature lover. Majestic sunrises over the Rensselaer County hills. The roaring historic Cohoes Falls in springtime. And spiders the size of Billy Fuccillo. The common area carpeting appeals to both your sense of sight AND smell. Thank goodness we can all work and socialize over Zoom because you'll be too embarrassed to invite a guest to visit. Which is a shame because the units themselves are quite lovely. If you have trouble sleeping, the roar of the falls and rushing river will help send you off to dreamland. But if that doesn't work, call the office and ask the staff about replacing the carpets or selling you an extra parking space. You'll hear bedtime stories sure to entertain you for years. The maintenance crew is...wait, actually they're really good. Smart, dependable, and prompt. Must've been legacy hires by Mr Harmony himself. Attention history students! The Harmony Mills are nearly 150 years old. Management was SO excited to have the place featured as a film location for the "Gilded Age" that they shared HBO's enormous location fees with all the tenants in the form of enthusiastic emails about parking inconveniences. But that's not all! We also got flyers in the elevator and office staff stretched so thin with the added work that you could practically see daylight through them. My wife thought an earlier shorter draft of this review was better but it's losing something now that it's getting longer. Like a Saturday Night Live skit. Multiple water leaks throughout the building , cockroaches frequently seen scurrying around my room at night, rats come out at night also so don't use the stairs!!!! That seems to be their breeding area. Their online billing system to pay rent is extremely error prone and when it keeps crashing and doesn't let you pay rent, the front desk has zero understanding and still charges you your $250 late fee and somehow I am supposed to figure it out with zero help from them. People who work there are rude and will act kind and helpful at first but offer zero follow up when things become impossible and they lock you into a contract that has no way out even while they offer you a crappy place to life. I never got to the point of moving in to this apartment complex but I made an appointment to see a larger 3 bedroom unit with a balcony and once I got there they just so happened to rent that unit out that very morning. We couldn't even see it, we were told it was because someone lived there. So basically someone signed the lease and moved in all in the same day? They insisted on showing us a 2 bedroom with a tiny dim light den we could call a third bedroom. It had barely any natural light and no balcony. After I left, it occurred to me that three years ago that same thing happened to me when I was looking for a two bedroom. They gave the same story and showed me a tiny one bedroom. There was also dog pee on the elevator floor.. Just make sure you confirm what you're looking for before you waste time going there to see something completely different. read more

Gorgeous loft apt on the river was amazing and Peaceful. They also had a Pelaton bike which was great! This was my second time living here because it was a great experience but the staff has changed. The maintenance team seems extremely unhappy and I felt bad for them. BUT it also is a lot of Smoke and mirrors... passive aggressive management. Things are broken and dirty. A main exit door didn't work for a month which is a huge fire hazard. The dog park is absolutely disgusting and smells, no grass etc. I would never let my dog do in there. The pool and hot tub are always "down". They close at 7 during the week and 5 on weekends so if you don't work.... Slowest elevator on the planet because it has the wrong motor. Bat infested attics and this smell is horrific in certain APTs. In my apt o just got to hear them flying around above my coat closet. I would NOT recommend moving here. No freight elevator even though I reserved it and once I showed up with my movers they said it's broken. So the move in and out was a nightmare the second time since it worked the during my first move in. SMOKING. Yes they main building allows smoking and I was not informed about this. It became a real issue and I broke my lease because I couldn't stand it. I was told to tell on my neighbors who were told they could smoke. This didn't make any sense to me. THE GOOD NEWS. Lincoln Management Corporate is hopping on it to improve things. I spoke to Ray twice and he was pleasant, reasonable and is helping me with not being penalized for moving out. I also got the impression that he is going to see that the necessary things are dealt with in the buildings. read more

Worst apartment complex to live in. I left a review while living here about my ceiling caving in and dry rotted and how they didn't fix it properly. Well the day after I left it the leasing manager called me to tell me to "take the review down cause it's in best interest" and laughed over the phone as I responded that's why you called. After she hung up on me she emailed me saying since we couldn't come to a solution to move out. Just so everyone knows the whole building isn't up to codes. I called codes for just my building walked around with them and they found several violations. To this day after I moved out they haven't been fixed and the lofts never showed up to court to appear in front of the judge like I did. I just want to say for how over priced this place is it shouldn't even be lived in. I'm not the only person that lived there that had issues after issues with the manager and the apartments. read more

The apartment itself is beautiful. But a few words of caution: maintenance staff is not helpful at all. We have had to call them repeatedly for the same issues and have just resigned ourselves to self-help. Maintenance will also not help on the weekends or after 4:30. The gym is well stocked but with older machines. Perhaps most frustrating is the lack of plowing in the winter. They will plow but well after you have to go to work. Multiple time this winter I found my garage plowed in because of their trucks. Also the windows carry a serious draft because the building is old. Good perks: washer and dryer comes with the apartment, hardwood floors, and a large kitchen. Overall the appearance of the building is stunning and I love the vaulted ceilings but I won't be sad when our lease is up. UPDATE: Since the new management took over, this place is wonderful. They have hosted numerous events for tenants of the building, really trying to engage and make this a place you want to call home. Maintenance is quick to respond and proactive to clean. And bonus, they fixed all the broken gym equipment. Needless to say, this new company has given the building the facelift it deserves. I toured the property a few weeks ago and really liked it. When I called on Sunday to ask a few questions, it took a call and 5 emails to get some of my questions answered. I applied online, called to follow up and was told the process would take 48 hours. I called 2 days later to follow up and again was told the process would take 48 hours. I explained that I needed to know by the end of the day or I would need my deposit back to look for another place (my move is happening quickly). I was then called and told that I needed to submit an ID (which I had done) and that "Scott's" ID and birthday were needed--I don't know who Scott is. When I called at the end of the day, my application was still in process and I was told that there was something wrong with the system. I told them that I needed my deposit back because I now did not feel comfortable living there because of the incompetence showed to me. I asked for my deposit back and was given more hoops to jump through. I asked to speak with someone else, which the woman refused to do. When I pressed, she hung up on me. read more

t's unfortunate because the Lofts has so much potential, but poor management and DANGEROUS LIVING CONDITIONS overshadow the beautiful views. Make sure you have your TETANUS shots before you move here, because rusty nails sticking out (pointy side up, I may add) are all over the "historical floors" they claim they can't fix. I stepped on more than I can count and had to go to the EMERGENCY ROOM for a tetanus shot. After telling the manager she blew me off on two occasions to come see the floors. She then claimed a company would come and take them out and that it would take 3-4 hours and that they would move all of our furniture off the floors to ensure they got everything. Someone came a few days later, stayed for maybe an hour, if that, and did not move any furniture at all. Needless to say, we were stepping on nails until the day we moved out. And if you have concerns about management you cannot get in touch with corporate, Lincoln Property Company, they don't want to deal with their own residents so they have no reachable phone numbers and will just forward your emails back to the property manager who is putting your health and safety at risk in the first place. Watch out if you have asthma/allergies/don't like mold too. We had MAJOR water intrusion into our apartment 3 TIMES in the year we lived there...I'm talking literally raining into out apartment from the ceiling. Instead of EVER checking whether there could be water damage in the walls or mold growing, they just plug in industrial fans and tell you to keep your AC on 65 (who's paying for those power fans and major AC usage??) and wait till the walls dry. I would bet a year's salary on the fact that this building it riddled with mold in the walls because they just try to put bandages on issues like this instead of actually fixing problems. Speaking of lazy work, our paint job was terrible, one of our doors wasn't even painted when we moved in. Oh and our AC broke twice during the Summer...in the same season. To add the the health and safety perils, there are bats in the building that the management doesn't seem to think warrants telling residents about, even when they should be sharing information about bat exposures and rabies vaccines whenever a potential exposure happens. When I was stuck in the elevator with one and when I saw and OBVIOUSLY SICK bat in the garages I called the office and reported it and was never once told of the health and safety protocols that should be followed after bat exposure (I know what they are, I'm a public health worker). There are multiple bat exposures and the staff have never once sent out any guidance as to what one should do after a bat exposure, this is a clear health and safety concern. Watch out for you "low solar-powered" electric bills too. They use Realpage AUM Inc. for "utility" management. This company is well known to overcharge and fraudulently make up billings amounts. They claim it will save you money, when in reality if you ask what your actual electric use is you will find it's actually lower than what you were charged. Who knows how much money they are making from this scheme. When asked to see where the electric meters were, residents in some buildings were once told they didn't even know where the meters were! Again, it's really unfortunate because it's a beautiful area and grounds...but if you want to live a few more years, avoid it like the plague (literally, there's probably plague in the building) read more

They sell you a dream to get you to move in, then all dynamics change DRASTICALLY Very unprofessional, extremely unorganized, nonchalant & dismissive to your needs Very Good at making broken promises & not doing their diligent duties They Gossip Like Old Hens Talks negatively about other residents to other residents which is childish Maintenance takes 2 years to come do any fixes to your apartment You'll be stabbed in the foot by nails at least once a week from the old floor boards The place is HAUNTED!!! No Jokes...I've seen and heard strange sightings DAILY If you're not the right "Ethnicity" you'll be treated as such... These apartments show beautifully, but that's right where the beauty ends. Welcome to The Slums at Harmony Mills: * An easy access location with nothing around. * A free test to your tetanus shot (hopefully you have one)! The floors are beautiful but they will also be your nightmare. The weather will cause the floors to expand and contract as you go through the year, this causes the needles, staples and pins that workers dropped 100 years ago to work their way up through the floorboards and stab you in the foot as you walk by. We have removed a minimum of 1 pointy object every 2 weeks since we've moved in, often more. In addition to that, to cut corners when doing the floors they filled large gaps (missing wood, etc) with bondo, which also works it's way up creating razor sharp edges to stub/slice your toes on in the night. * Your neighbor's wonderful conversations. The horrid wood floors they decided to keep and "make look pretty" weren't severed between the apartments. This allows sound to resonate from one apartment into the other. Despite what management tells you they can do to fix it, this is not a fixable problem (at least not without opening the walls up and cutting the floors, which isn't one of the options they have). This also means the neighbors will hear your conversations. * Savings! Your rent will be high, but everything else is cheep! The appliances (they're the garbage kind that look nice, people buy them to stage houses they're trying to unload), light fixtures, the fans, the cabinets, even the towel hooks in the bathroom. Whoever was in charge of saving money on the construction must have been working on commission. * Closet doors that don't stay closed. * Kitchen lights that don't do a good enough job at lighting the kitchen and also burn out constantly. They're 20ft up there so you have to get maintenance to come change them. * Beautiful, but tiny and somewhat useless kitchen cabinets. * Fire alarms to keep you safe! They'll also randomly go off in the middle of the night. The only way to stop them is to call maintenance and have them climb a ladder and unplug ALL OF THEM for the night - seems safe, and no worries they'll come back tomorrow hopefully to plug them back in. One time this happened the maintenance person claimed it was our cool mist humidifier... Except that a humidifier can't physically set off a smoke detector. We later found out there is faulty wiring in the building causing the issue. * Friendly pets! There are a lot of animals at Harmony Mills and they come with dog poop anywhere you see grass, animal hair, urine, MENSTRUAL BLOOD, etc in the hallways and elevators. Most of them are cooped up in apartments all day as well. Add to that, the building layout also enables you to hear them barking from several apartments away. * A gas furnace! Unfortunately this is the only gas appliance in the apartment and even though you aren't using natural gas outside of winter, you'll still be charged $40 a month from the utility company, just for having it hooked up. * Huge beautiful windows that let a lot of lovely light in. They also have a fantastic view of the poorly landscaped area. Saying that they are drafty is an understatement, they pour cold air into the apartment in the middle of winter. Expect expensive bills (we keep our thermostat at 64 in the winter and had utility bills over $250) * They have thermostats in the hallways. However HVAC units were never installed, and there's no where to put them. The hallways were HOT in the summer. 98 degrees isn't only a terrible band, it's also the temperature right outside your apartment door. While we are talking about the hallways, pay attention to how filthy and terrible they are. Especially the west building entrance which looks like you're walking into a dank basement. * A Variety of Smells - smells from neighbors beside you and below you will fill your apartment. I hope you like yummy food smells like fish mixed with bathroom odor and cigarette stink (yes, it's a non smoking building), ahhh-armoa! * Free Internet! You're on a network that connects all of the apartments together, and you'll be fined $250 if you touch the router. In addition the free internet is too slow to stream videos at decent quality. * Free Cable TV! Which is downgraded to such a poor signal that you are forced to upgrade if you want to watch. * A freight elevator! Although you'll never be allowed to use it. * A pool! With so much chlorine it'll bleach your hair and melt your eyeballs - sometimes they close it for months without prior notice. * Gyms! With cheep equipment that is also, often, filthy. * At least one of the garage doors was busted most of the winter (sometimes which door was broken would change week to week) * Management! I guess most places have management, but Harmony Mills has special rude management. If they aren't avoiding your calls they're making promises to call you and promptly forgetting about you read more

Great style for this old mill turned apartment complex! Varnished dark real wood floors spacious loft ceilings and many different sizes of apartments to choose from make this a great place to live. The two bedroom will be in the 1600 range but for how new they are this is a comparable price. the two bedroom even has a spacious "attic" space with a pulldown stair ladder. cool! style and finish:5starts price:3 stars location:4 stars (very classis and has historic feel but also super close to albany) managment/tenents:4stars overall 4 stars! I've been living here for about a month now and I absolutely love it! The apartment is so beautiful and everything is very high quality for apartment living. The hardwood floors and the high ceilings with beams make the apartment look so beautiful and the windows let in a ton of light. All of the office staff are very nice and helpful and they always respond to us and our questions on time. Even though we moved into a fourth floor apartment without a freight elevator, the move in went very smoothly as the doorways and elevator are big enough to fit even our sectional sofa. We do hear our neighbors from time to time but it's honestly to be expected when you live in an apartment building so I can't complain. read more

I rented here for one year and it was ok at first. Then the turnover in the front office happened. New faces all the time. Maintenance is borderline useless. I put in a request for what seemed like a blown fuse bc I had no power in one room. It took them nearly 3 weeks to respond to the request. Then after they fixed that they blew a fuse or something in the kitchen bc there was no power to several outlets there. That maintenance request took about another 3 weeks to respond. Then on move out we did the walk through and they said everything was fine and I'd get my full security deposit back. They ended up taking $300 off for trash removal and cleaning! Before I left that place we double checked everything and that place was spotless. No pictures were taken during the walk through but 3 days later another agent took pictures and conveniently there's now a few coffee cups on the counter and in the fridge and other "debris" that looks like someone was in the apartment after us. Also a bottle of cleaning spray that looked like a cleaning crew went in there after me. Convenient photos on their part. *UPDATE* 2/22/2018 After discussing the above issues with management the reimbursed me the remainder of the security deposit. The Lofts at Harmony Mills was a great place to live. I did enjoy my time there. If I didn't have a baby and need to move to a house I would still be there. In November of 2017 I started receiving e-mails and noticing notifications for a payment due on the tenant portal where rent is paid. It was saying that my rent was overdue. I contacted Meghan in the main office and told her there must be some mistake and to look into it, she did and told me she would fix it in the system. I got another e-mail about a week later saying the same thing. I called down once again and spoke with Briana this time who said she would take care of in. But instead i received and email that stated...................................... "Andrew, We haven't yet received your December rent. Please remit payment to avoid having a late fee applied to your account. Let me know if you have any questions. Best,Briana".. I called her because obviously the staff is confused with something and then I get this e-mail.............................. " Andrew, I went through your ledger with my manager and your current balance owed is $1554.00. This amount includes: $1364 for December rent$200 in late fees (one in October and one in November. I did not apply a late fee this month)Those two amounts owed combined with a $10 credit you had on your account is where the $1554 comes from. Let me know if you have any questions.Regards,Briana"........................ at this point I grab all my bank statements and go down to the main office, waste a solid 2 hours of my day showing them that my payments from the month I moved in have been two weeks early and not two weeks late and in fact every single payment was made. At that point my wife and I decided to move out at the end of our lease, we lived there for 5-6 years. We have had other issues but Im only going to focus on this one. So now that we have been gone for almost two months you would think ive wiped my hands with them but apparently not. I recieved my security deposit in the mail for $156, which turns out to be exactly one rent payment short. Come to find they are pulling this whole rent not paid thing again....again, I go down to the office with my bank statements and again, I waste two hours of my day pretty much talking to the wall. Im waiting for an answer currently. This is the assistance you will receive with any problem you have there, regardless of how big or small. I moved from the NY Metro area- and the way I am treated here is so superior to what I have experienced. I moved due to pandemic and it was upsetting- although joined my daughter here- who moved from London- big changes. The office staff made me feel like I was the only person who they worked with - patient, informative, supportive and responsive! The maintenance crew is quick to respond- masks on-friendly, polite, thorough. Amenities are exceptional- indoor pool, hot tub, gym, yoga room, mirror exercise, etc and well maintained. Plus you get free cable and inside parking- which for me is unbelievable- I paid, as everyone in NY Metro area- hundreds for parking garage. The apartments are neatly and freshly painted. I have usually experienced sloppy work on the repaint prior to move-in. What more can I say- I hope I can stay here for a long time- and make this home- OK downsides do exist- PEOPLE WITH DOGS- let their dogs pee in hallways- never cleaned by the owner- some people let them poop everywhere- the building cleans the carpeting twice a year- but was delayed. But come on-I love dogs-but take care of their messes. The recycling can get overloaded but when I reported it- it was resolved within a day. Finally- deliveries are handled mostly great- to my door!! I never had this convenience and had to go to the doorman and figure out how to schlepp it on my own. Security is good and I have the benefit of smart lock and sensor system for my heating and cooling. If other reviews were written negatively- I think they didn't have the current office staff to deal with. Or they were not explaining their issues. read more

We've lived here for just over two years and at first, it was amazing...now? Well, to be entirely honest, it feels like we're living in a very pricey slum. One star goes to the aesthetics of the complex itself and one star goes to the maintenance staff. My opinion of everything else here has definitely plummeted over the last year or so. We face the river and it gets incredibly buggy on this side in the warmer months. I vacuum hundreds of dead gnats off the window sills every morning and we have a lot of spiders that come through the seams in our balcony doors (which pop open even when locked in the winter). The positive here is that, due to what I suppose you could consider "immersion therapy," I am no longer an arachnophobe! The gorgeous 17 foot ceilings are sadly a huge hassle because it's impossible to reach the cobwebs (which I have to clear from the lower half of the apartment weekly). My living room ceiling looks like a haunted house. I mentioned the bug issue to maintenance once last year and they said they knew it was a problem with all of the Riverview apartments and they'd installed some bug zappers on the exterior that should help. It clearly didn't. I'll get into the other unwanted visitors (BATS!!!!) later. The building itself is beautiful, as are the apartments. The maintenance staff (except for one guy who's pretty terse, condescending and should be avoided like the plague) deserve a gold star because they're always incredibly friendly and do their best to respond quickly to my requests (even with the dumb stuff like changing light bulbs). When my washing machine started acting up, they replaced it within the afternoon. I even find that the common areas like hallways are usually pretty clean looking, despite the fact that we have a lot of dogs in the building. The pool area is fine and the staff does seem pretty diligent about keeping it clean and the other communal areas are pretty convenient. My internet connection is pretty spotty but it's a nice little amenity to have automatically included. The dog policy, which was a huge reason we moved here, has no restrictions on size/ breed. This is awesome and rare but I have encountered several aggressive pets in living here and I think they should be a little more conservative in what types of pet personalities they accept. There are a lot of children and pets living here and aggressive pets (not breed related) are a real safety concern. My next door neighbor, for example, got a dog who has growled at my kid in the elevator, apparently got a mouthful of the dog down the hall and is muzzled every time I see her. The indoor garages are excellent, conceptually, but in reality....I've had nothing but bad luck in them. Firstly, my car's paint job has been destroyed due to rust leaking from the ceiling last year. They closed the garage for a week to repair it but after I spent a great deal of money to fix it, it's happening all over again. It's pretty disgusting looking. Last weekend, I was attacked by a bat in the garage. It chased me down and bit me. Maintenance was very sympathetic to the problem (I even had a maintenance guy who I'd spoken to knock on my door the next day and ask if I wanted to be escorted to my car) but even after spending the entire night in the hospital ER to begin the rabies post-exposure treatment (which is a two week long course of several types of very painful injections including four of them directly into my Achilles' tendon), I received a call from a person in the office, just letting me know that they'd changed my parking spot to the other garage and that the property manager would be calling me later that day. I never heard from her. I don't think I'm being a narcissist when I say that I think this situation should have been a priority and that more should have been on the management/ office side of things. Although living here has cured my arachnophobia, the free immersion therapy program here has taught me that I was living a lie. My whole life, I told myself that bats were cute and harmless from a distance, but now I've learned that I was just a closeted chiroptophobe! I might have to forgo Halloween this year. And I can certainly forget watching Alfred Hitchcock movies now! I don't believe the Bat King of Garage A was even caught and I'm not going back down to the garage to find out if he lives on. Sequels are usually pretty lame. After mentioning my ordeal to a few neighbors, one told me that they'd had a bat fly through their apartment and another said that they hear them outside their all night in the summer. My incident was just a nightmarish oversight, but it was handled incredibly poorly, especially considering that it's clearly an ongoing issue. My neighbor's six year old daughter is polite enough to ask how I'm feeling, you'd think the office would have the same courtesy to just check up on the situation. read more

We still love living here at Harmony.. Very convenient however, now that we are coming into our first Winter here, it's become a bit disheartening. Saying I have a draft coming through my windows and up between the cracks of our floors is an understatement. Wind is blowing into my apartment. Our electricity bill has gone from $200 to $280 and we are in a 1250sqft unit. My 2 story, 2190sqft home utility bill never exceeded $250. They don't put weatherstripping on the entry doors so the heat or AC can aid in heating/cooling the hallways since they keep the hallway thermostats turned off. I'm literally sitting on my couch feeling the draft from my windows push my heat out of our apartment. These are not original factory windows either.. They're new, custom designed so this is unacceptable. My husband and I are weather stripping our front door and duct taping our windows today and will be requesting our floors get resealed next week. read more

I gave them $500 dollars to hold an apartment after being told the rent covered utilities. Afterwards, when I came to sign the lease I found out about the additional utilities of power and gas not covered by rent. For 2 bedroom 1 den with a cat, I was already sitting at 1900 dollars month. I decided not to sign but I was told it was over 48 hours and thus I was not entited to a refund on my $500 dollars. They gave me a page showing a blurb about "May or may not be refundable" and the limited utilities covered by rent. I never signed this or was shown it. I only signed for a background check. Absolute rip off. Also part of the old mill has been abandoned in the parking lot next to one of the buildings and has broken windows. You'd think they'd tear it down or restore it if it's on their property. Rip off. I don't have the money or time to pursue legal action. I absolutely should. read more

I live alone with two cats in a single bedroom apartment here at the Lofts at Harmony Mills. I am beyond pleased with this apartment complex so far. I moved here from South Carolina and was able to apply for and reserve the apartment completely online. The application process was simple. Communications with the staff have been friendly and prompt. All employees I've met here have been genuine and helpful. The move-in process was seamless. Maintenance requests have been taken care of with no issues. The facilities are BEAUTIFUL. The gym, covered parking and hot tub/pool make me feel like I am at some sort of luxury hotel. I recommend this complex to anyone. I am incredibly happy with living here. Highly recommend. read more

For the most part I enjoyed living here, until it came time to move out. The bulk of the low star rating has to do with the swindlers they let run the management office! These people will lie their way to getting out of returning your deposit, so I cannot recommend you sign a lease here, but if you already have, make sure you get any verbal acknowledgements of move out dates being "fine" in regards to getting your deposit back in writing! This can't be stressed enough. There are so many reviews on Facebook where people were denied their deposits for nonsensical/unethical reasons. Aside from that, here are my thoughts on why I think these apts are overpriced: 1. Cheap appliances for "luxury" style apartments. I wish the freezer had an ice maker and the frigidaire microwave has the world's most annoying beeps, and on this particularly cheap model nothing can be done to silence them. I cannot explain how deeply I loathe this microwave. 2. Poor sound insulation. We had neighbors whose dog barked the entire time they were out and when they returned the dog would quiet down just in time for the humans to start up. They were prone to MASSIVE blowout fights that we got to hear. It was almost as entertaining as the bachelor, though, so this could go either way depending mostly on what time it was. I was less enthused about hearing the action upstairs but we won't get into that. 3. Constant cold air drafted in through the floor from garage below, thus we had pretty high heat bills even though our apt never felt warm. 4. The floors are nice to look at, but heinous to clean. You can't get anything out of the huge gaps in the floor boards. And with the heavy poly coat they just never looked sparkling clean no matter what. 5. The gym is icy in the winter and warm in the summer. I can find enough excuses on my own to not get there, definitely didn't need any outside influencers. 6. The "included" internet cannot be depended on if you have anything important to do. Definitely not capable of streaming, basically just good for getting a little ways into some basic project and quitting from frustration. If quick Internet is a priority for you, count on having an additional bill. 7. Lighting is depressing. Not enough in our unit. This is due to the direction our particular unit's window wall is facing obviously, but the building isn't situated ideally for many units to have good natural light coming in their solitary window walls. I am a light fiend so I find this challenging. 8. One of the girls working in the management office is totally unfriendly! I don't know what her deal is, but she is not very nice. Maybe it's the aforementioned lack of vitamin d getting in her system. Get some supplements gurlll. Residents pay too much for you to snark at them! 9. Safe walkability of the hood/presence of appealing food/drink/shopping destinations to walk to is a little lacking for the $$. 10. There was a pretty long period when they were between cleaning people when the entrances and hallways were filthy. They let that go wayyy too long. 11. I only went down to the pool room twice, but one of those times the hot tub was closed. I'd need a much larger sample size to be able to confirm or deny another user's claim that it is closed all the time without warning, though. I can say the pool area closes at 9 and my husband works long hours so that's a little early for this to really be a useful amenity for us. Even just one hour later would have made a lot of difference. But it's not all bad! I LOVE having the garage, laundry in unit, the trash chute, and recycling setup. Super convenient. I've only stepped on a rusty nail twice, so I wonder if some may be over exaggerating with the weekly claims. I do think twice is still more than I'd be comfortable with if I had babies crawling around though. The welcoming of all sized pets is a life saver in this region - it's really the only reason we live here. Pet rent is steep though. Knowing what I know now rent would have to drop at least 3 hundos for me to stay here. Also I need a patio. If you are thinking of moving into any of the patioless units ask yourself if it is really worth this much rent to not have easy access to fresh air before you sign a year lease. I'm sure that's not a big deal to some, but I wish I had considered that more before we signed cause it probably should have been a deal breaker for me. read more

We are currently living in our second apartment here at Harmony Mills. Our first apartment was in the North Lofts and I honestly would have given it 4 stars over there but we are very happy with our new apartment across the street in the West Lofts, Mill 1. I would just like to say before going into the differences between the two apartments and the pros and cons that the office & maintenance staff have been absolutely wonderful. We are a family of 4 with 2 children with Autism and we have had some special needs/requests with unforgiving time constraints and the Harmony Mills staff has been wonderfully accommodating. WEST LOFTS Mill 1 - 3 Bedroom 2 Bathroom Apartment PROS Patio - There are only 4-6 units that I know of that have their own private patios. Ours is directly connected to our apartment so it's completely private and pretty big, roughly 9 ft by 40 ft. Updated features - Mainly updated appliances, granite countertops. Parking Garage - It is shared with several other units but it's far easier to access your parking space vs the larger parking garage below the building, the spaces were a little tighter in the garage below the building. Convenient Guest Parking - Right outside the entrance of our building and we're very close to the entrance. Spacious - 1900 sqft. Newer floors - Easier to clean. Windows on each side of our apartment - Brings in a lot of sunlight and feels brighter. CONS Packages - Not really the fault of Harmony Mills but for some reason many people (Pizza delivery guys, grocery delivery guys & UPS) have a hard time finding our apartment and whenever UPS has a new driver they can't seem to find our apartment. A little annoying but it seems to be smoothing out lately. Electric Cooktop - I would consider gas to be more luxurious. Not my favorite but it works. NORTH LOFTS - 2 Bedroom 2 Bathroom Apartment PROS High Ceilings - Probably around 14-15 ft, I never actually measured but they're much taller than my current ceilings now (9.5 ft), makes for a HUGE feeling apartment. Spacious - Generous at 1500 sqft for a 2 bedroom. Parking Garage - Each unit is only allowed one garage space but they were kind enough to let my husband have an empty space in addition to the spot for my car until someone moved into that apartment. Made the winter months far more tolerable for my husband. Upgraded features Fast Maintenance - Again, may be due to the seasons with less on their plate in the winter. Great nonetheless. CONS Old Floors - While they are beautiful these had some very unfavorable drawbacks. We were on the first floor and the floors had very large gaps that allowed air from the parking garage to shoot up through the floors. Our heating bill was about $80 more than it usually was in our other apartment in Troy. Also, our kids would constantly pull needles & nails out of the large gaps between the floorboards even though I tried to vacuum out every inch several times over. The gaps also made it very hard to clean the floors if something was spilled I couldn't really clean properly. Electric Cooktop Inconvenient guest parking - Our guests would have to walk a long ways to get to out apartment, we were the furthest apartment from the front door so we had to start having people come to the side of the building and we'd let them in. HARMONY MILLS OVERALL Sound Proofing - I think the sound proofing was well done when they remodeled. I've never heard anything but light thuds when they're walking upstairs but no talking, TVs or music. The Troy apartment we had (The Hudson) had TERRIBLE noise issues and I would constantly get complaints that my children were too loud but these apartments seem to be great. I've only had one noise complaint from the neighbor above us in our first apartment here at the harmony mills and that was when my son was screaming and crying during a tantrum. Other than that my current upstairs neighbor has told me she barely hears anything at all, only thing she heard was a large bucket my son was throwing around one day. Fast Maintenance - Again, may be due to the seasons with less on their plate in the winter. Great nonetheless. Lease Terms - They have plenty of lease term options which make it very convenient for families like ours that move a lot for work and they also have a buyout option but it's something crazy like $7000. Short term leases can be VERY pricey, as much as $500 for a Month To Month lease, still worth it in my opinion. Also, if you are nearing the end of your lease know that if your move out includes just the first day of the month you will have to pay rent for that entire month. These apartments have the appearance of high end apartments without being truly luxury but it would honestly be hard to do much better at this price point. Final walk through went very well on our first apartment, I've had landlords nickel and dime us but they were very forgiving. We LOVE living here and I wish I could pick up this apartment and move it with us wherever we go. read more

Having lived in many apartment buildings, this is definitely very affordable, and had great amenities. We were sad leave! Pros: No amenities fees, with several indoor gyms, a sauna, and an indoor poor and whirlpool to chose from. We had free indoor parking for one car, and for mine I never had any problem with finding a space outside, ever. The inside of the lofts were always well maintained, and maintenance calls were returned same day, always. The rent we considered to be affordable, and the galley kitchen and pantry had more than enough space for our needs. Some units also have an attic, plus a storage unit, at no additional cost (though some do charge). All the units had huge ceilings and windows, and many of the older lofts also have original flooring from the mill. That was pretty neat. The cohoes police patrol the area ALL THE TIME, so I always felt very safe, even late at night. You are also relatively close to a grocery store, drug store, fast food, and a gas station, with Clifton park just being 15 minutes down the road for anything else. Cons: the windows do have a bit of draft in the winter, that is for certain. We never experienced the high heating bills referenced in earlier reviews though, but we kept it pretty cool. In the winter, due to the nature of the roof, there was tons of ice that have to be navigated when walking around outside. With that said though, it is upstate New York, so it kind of comes with the territory. Overall, we loved our time here. Best apartment we had lived in so far. We got out security deposit returned within a few weeks after moving out as well. read more

DO NOT RENT HERE. If you do, do it in the main building. Do not, under any circumstance, rent in building 4. The door into the building has been broken for months and doesn't close. The internet goes out for days at a time, frequently. Worst of all, in the 3 months I have lived here, the elevator has been out 4 of every 7 days. It's always at random. Imagine coming home with arms full of groceries, or luggage from a trip, and having to lug it all up multiple flights of stairs. Extremely frustrating and management has taken no action to remedy these situations aside from some temporary duct tape fixes. Other than that, great place! read more

This was the absolute worst experience I have ever had and the price tag did not reflect "luxury" living. My vehicle was broken into by a neighbor while it was parked inside the "secure" parking garage and management did nothing despite having cameras. The appliances in our apartment weren't anywhere near luxury price quality. They kept breaking down and in fact our dishwasher completely crapped and they parted a "new" one together with a mash up of other old broken dishwasher parts not even with the same color/make/models so it was part stainless steel, white, and black. Looked like trash. The washer stopped working three times and despite telling them it wouldn't drain, they left us with standing water that reeked for a week each time. The building constantly smells like weed including in the elevator despite it being a "smoke-free" environment. My next door neighbor physically and verbally abused his wife and despite reporting him to management and constant police calls, nothing was done by management! Our 5am daily alarm was him screaming at the top of his lungs at her that she was trash. There was even blood in the common areas as a result of his abuse to her. The amenities are laughable. They have a tiny swimming pool and one hot tub for well over 100 residents to use. Even before COVID, neither were ever open!!!! And when they were, they were open until 8pm only. When COVID hit, amenities of course shut down, but the price tag didn't! We didn't get any reimbursement on our rent despite not being able to use any of the amenities that we were paying for. Rent increased without notification and without our prior knowledge. They told us they were getting solar panels and when they were to be installed it should decrease our utilities. Wrong again! Not only did it increase our utilities, it was tacked onto our rent and late fees established that we wouldn't have incurred if it stayed with NIMO! Carol is the property/leasing manager at this "luxury" establishment and she is the most uncaring, unkind "human" ever. She doesn't care about people at all! Three different peoples apartments were broken into, like someone went into their apartment!, in the last three months we lived there and management aka Carol York, did absolutely NOTHING! about it pissing off the entire D building to the point that they posted signs in the elevator just to get Carol to pay attention. All she's worried about is Harmony Mills "get-togethers/evens". Maintenance is a joke here. I will never recommend Harmony Hills or Lincoln Properties to anyone I know ever. Not even strangers. Cause I would not want them paying for an overpriced dump! Harmony Mills is an absolute dump and a joke and it should NEVER be considered luxury living at all! Don't waste your money! You can pay for two mortgages for what you pay here and have enough left over to renovate those homes to actually make them luxury! read more

These people are ruthless!!! I gave them 120 days verbal notice that I would not be renewing my one year lease and discussed it with Shannon each month thereafter. Because I did not fill out their 45 day written notice form (mind you each month when we talked about me not renewing my lease due to affordability, they NEVER mentioned this form), THEY KEPT MY $1315.00 SECURITY DEPOSIT and that is after they told me to wait 45 days for the security check to be returned!! Only after this time period, was I told of how petty they are and were going to keep $1,315.00!!!! due to a form. This is not a small piece of change!!! It shows what type of company they are!!! Plus, you pay this kind of rent for a high end luxury apartment but they do not even air condition the hallways TO your apartment. Parking spot got moved a coupled of times (farther away from the elevator, of course) because someone more important came in. You can hear dogs barking and can smell the food cooking from the people next door. One last thing...the utility bills are OUTRAGEOUS due to those high windows. Had I known what type of business I was dealing with, I would have never rented from them!! High rent but character of a slum lord. DISGUSTING BUSINESS PRACTICES!! read more

I wish I could give it a zero star. I have had nothing but problems since I moved in. The management is useless. You can call and email them over and over again and nothing. When they do respond, it is not with any answers or solutions. The hallways are filthy, stained, and in need of paint and new floors, the dogs just do their business on the carpets and whether it is number 1 or number 2, it could stay in the hallway for days. Where are the cleaning people??? The large windows are nice but the property doesn't hire window washers so you're looking at dust, dirt, bugs, bird stuff making the windows not so nice of a feature. They are constantly putting fliers at tentant's doors for some kind of "maintenance", are you saying you can't check the batteries and replace vents at the same time? I've lost count of how many times they have to do "maintenance" but the real maintenance that needs to be done, never is. Problems with smells coming from vents or furnace, particles dropping from the beams on the ceiling, constant water? leaks in the parking lot, cigarette smoke all the time, they might as well be sitting next to me. I haven't come across one person who doesn't have multiple complaints about living here. It's really to bad, the property has so much potential. read more
