The worst company by far. Very unprofessional. Not punctual and have no follow thru. Their is no conflict resolution, and upper management shows no interest in holding anyone accountable. The raise prices without proper notice. They have recently added a $400 bundle for any office cost that may be needed and charge regardless if its warranted or not. They do not itemize charges but will send empty bills for approval. They ask that vendors pay to be on their preferred vendor list but it turns out that its just people who pay and they dont actually stand by the vendors work. It was a momey grab for our community until we finally replaced them. I would never replace them. When we did we started finding hidden bills that were somehow glitches into the system and paid without anyone seeing it. They are a shady company with no morals. Their community managers have bad characteristics and upper management is just as bad and unprofessional. As I read the reviews throughout the years I see they are who they are and won't stop until they get a lawsuit. Be warned and stay away from these crooks!!! read more

I felt the need to recognize the performance of our Representative, Christine Padilla, with Management Trust. She has helped us many times when we were unclear about issues in our building. Her communication skills have been nothing short of amazing. If she isn't available, she makes sure we know who we can call in her absence. Christine is our go-to person in this building and we have been extremely happy with this as in the past, that has never been the case. Christine shows that no issue is too small and is always right on top of the situation. Mostly, Christine shows that she cares. You just can't find that type of personality often and we are very thankful to have her. read more

The management trust manages my condo community. They charge excessive fees for HOA dues and use the money for ridiculous things. They have the plants pulled and replanted every few months and are putting wifi in the pool areas rather than do any meaningful repairs or pest control. Theyve installed FOBs for the gates that dont work and while having that done, they broke the main gates which has caused a lot of issues with the remotes. They schedule maintenance to have the water shut off but the times are always off(last week they said 10am-2pm and the water wasnt shut off until 5pm and not back on until almost 10pm causing me to not have time to shower before bed after work). The neighbor who needed the water shut off told me she had to wait months for them to approve it which has caused a leak to damage her property along with her next door neighbor. Conveniently, the management trust is telling her that the damage is going to have to be repaired at the expense of her home insurance. They hired a terrible parking patrol company that tows residents cars but never stops theft or damage to vehicles. My listed and registered car was towed from my parking spot and i was never reimbursed for impound fees despite the error being from the management forgetting to send the proper documentation to the patrol company. When you try to call and get ahold of someone, it goes straight to voicemail. Ive had landscapers break my patio furniture, rats get into my laundry room and chew through the wires, my car damaged from landscapers blowing rocks around and hitting my car, and the management company does absolutely nothing to remedy to issue and shrugs their shoulders saying that its not their problem. When it comes to things like HOA violations such as cosmetic defects on exterior of the home, they manage to send a letter of violation within 24 hours of it being reported. Terrible company. My neighbor got his car broken into so I actually got someone on the phone to ask them if they can enforce the gate that never closes. The Management Trust manages our community (Lakewood Shores) in Lakewood. I've served on the Board for the last few years, so I've worked closely with our property manager Anne Davis and am happy to share I feel she does a great job anticipating the needs of our community. I've found Anne to be informed, responsive, patient and professional, especially in the all-too-frequent instances when she has to deliver news that a homeowner probably doesn't want to hear. Serving as "the messenger" is never a fun job, but she does so effectively, and then follows up by communicating the homeowner's concern to the Board. It's not been completely smooth sailing with TMT, but as a Board, we've brought to them our concerns and they've been receptive and accommodating. I have the added perspective of working with a different, much more difficult property management firm for my day-job (I won't mention them in this review). It is in considering the challenge I face with them that I can better appreciate the working relationship I have with The Management Trust. This relationship feels to me much like a partnership. I appreciate that on countless occasions Anne/TMT has been a step ahead of our Board, advising us on liability matters, preparing our association for legislative changes, and even inviting me to participate in a training they hosted! I know it's easy for homeowners like myself to place blame in companies like The Management Trust when we are unhappy with something, even when it's not something they are in a position to address. If you remove that from the equation, The Management Trust has demonstrated they are a valuable resource for our Board and community. As our Board grows we continue to build our relationship with The Management Trust and I feel strongly Lakewood Shores is better for it. read more

Aragon Townhomes in Signal Hill, CA are managed by The Management Trust http://www.managementtrust.com/. Regular cleaning e.g. maintaining existing landscaping and perhaps seasonal improvements, such as annual flower planting does not occur at Aragon. I work from home so I am aware of how often this occurs, which is about every 2 months or so. There is overgrowth, weeds, insects, and spider webs throughout. I've lived in an apartment complex (no fees) that was better maintained than Aragon, which is described as an upscale gated community. I've recently hired a gardener to clean outside my townhome and replace the mulch. The Management Trust does not return calls or respond to Emails for inquiries related to residents concerns. Other Aragon residences complain as well, but it goes nowhere. The Management Trust contact for Aragon Townhomes is Gerald Allen. I show up to scheduled meetings and no one is there, no notice of cancellation just a "no show". Last year (2017) HOA posted flyers about a BBQ for residents, again it was a no show on the date of, no cancellation notice. There are other gated communities nearby that are beautifully maintained. Consider your options before settling on Aragon in Signal Hill. If you do stop by, you will see for yourself what I have described. read more

This is one of SoCals worst HOAs. Our Downey Centerpointe community is always full if trash. The trash overfills the existing bins. The trash is not collected frequently. We have lanscaping problems with dogs stepping on plants and dried up flowers/plants. They dont respond to emails to address these issues. The main The Management Trust phone number for customer service is almost always down. Its extremely hard to get hold of people. This HOA is one of the reasons we are leaving our current home. If zero stars could be given that would be more appropriate. This HOA is simply inadequate. The individual (Val Cuonzo) over homeowners complaints creates significant delays in ensuring works gets completed, which causes additional damage to the property. Then takes no responsibility for the delay. Multiple inquires have to be made in order to receive a response. Once an issue is escalated to her supervisor (Karen Newsome) she will also ask for "grace" to look into an issue, but take weeks to respond as well. Constant phone calls and emails with unprofessionalism. The issue was some how brought to the board, but not all board members. After multiple emails Karen returns a call and raises her voice, talks over the homeowner, and tells what she refuses to do. She then touts about how great and experienced her worker is instead of being solution focused. The customer service is nonexistent. There is no accountability for their significant delay and they leave all the responsibility on the homeowner. Get everything in writing with this company and document everything from the moment an issue arises. Take pictures, document names, companies, date, time, etc. this company will never take responsibility for their wrongdoings. read more

This company is god awful. If I can give them no stars I would a 100x. Our community used to be managed by them, but they did such a poor job that we voted as a community to get another company. We've had 3-4 representatives since I moved here. It doesn't seem like they can hold onto their employees. However, I don't even know if they even work because of the poor service they give. They were all in fact idiots. I don't think you need much education to work here. I would send emails of concerns and out of the whole list of questions they would answer 1, maybe 2 if I was lucky. Once we got an annual report and they listen mail as a $15k expense. When we asked them to show proof, they failed time and again to show us anything. Now that I think of it, I don't think they did 90% of what they expensed us for. They're real crooks. They also had the nerve to ask us why we didn't want their services anymore... LOL. read more

If I could give a zero star review I would. We have had 3+ managers in our building in Marina Del Rey from this company since it opened 2+ years ago. I genuinely do not understand what we pay for, the company continuously does not enforce building guidelines involving guests and tenants, doesn't put our money toward proper building maintenance and has repeatedly ignored requests for security measures. Because of COVID - 19, all of our buildings facilities have been rightfully shut, however we are still paying for full maintenance/cleaning even though both have been scaled back. If you inquire about an issue, you will likely get 3 different answers as to why something can't be done if you receive a timely response at all. Very inefficient. No one seems to have a direct answer. Every question is directed to a Valerie Cuonzo, who seems to never be at the office or able to pick up her phone. I did receive a very unprofessional 1 email reply out of 3 emails I sent within the past year. She basically recited her handbook like an automated answer system. 'Val' does not make the slightest towards matters concerning the safety of our neighborhood, yet I have received letters per verbatim asking me to protect the HOA "property values". Would love to be redirected to someone who cares. A couple months back I submitted paperwork to change my address, because THEY entered the wrong address by typo mistake on their own system. No problem. But it is 2 months later almost November, and we're still receiving old mail because of mail recirculating with wrong address (from August-September). Now I understand why! If their leader doesn't want to put in the work, why should they care? The only time you actually hear from them is when they have a problem with you. I.e. implementing minuscule rules to otherwise collect fines. Or letting your know they're wasting 51k on construction even the workers said were questionable, while leaving the pool and community exterior with leave droppings all year round. read more

worst service ever. our community uses this company as a hoa, contacted them several times before, they nevery replied. they just dont care and ignore every phone call and emails. contacted them for a roof leak issue today which should be covered by the hoa. the leak was very bad, and our wood floor was totally destroyed, still.....no reply. paying $410 per month for a shi**y service. keep increasing the monthly hoa fee, they said they use the money to repair/replace the roof, but we still got leak issue from the roof. read more

Major problems. Needs serious improvement. Transpacific is contracted annually by Founders Square Community Association in Anaheim, California. The current manager was recently transitioned out in part due to complaints issued by residents. Complaints included: * failure to properly establish a Site Review Committee * failure to keep complete and updated member records * failure to develop review procedure policies for association records * missing association minutes * losing election ballots * issuing violation notices that do not contain required information as stated in our CC&R * failure to treat residents equally, as required by our CC&R * misapplication of conflict-of-interest principles * misapplication of california corporation code 6330 - Rights of Inspection * confusing and evasive communications, non-responsiveness, and bullying The Vice President of Community Managers has been made aware of these problems and promises to help resolve them. Terrible, i visited resident at solona walk at fountain valley and in my way existing the gate entrance, almost out of the gate door swing close and hit on the side of my car, took picture, got quote and talked to Christie Alviso manager, 2 months later she told me they declined the reimbursement because there is nothing is wrong with the gate. i am getting my lawyer to their board meeting next. read more

If I could give this company zero stars, I would. I own an investment condo in Aliso Creek Villas, which is unfortunately managed by Transpacific. This is the most DISHONEST management company I have ever encountered. They frequently employ illegal methods, not honoring the landlord/tenant laws which are in place in the state of California. If you have an emergency requiring water shut-off, it will require approximately 12 - 14 phone calls and 4 hours of your time. By that time, your unit will be flooded, as will other neighboring units. Unfortunately, this has happened to us twice resulting in over $17k worth of damage. Pam and her "assistants" are not accountable, will not return phone calls, and will screen your number in order to avoid your calls. Because, they clearly do not have the education or knowledge to do their job with any mediocre amount of success. I have been hung up on numerous times, and even been called a b**ch by a member of this management company. All because I believe my tenants should have running water and the ability to shower now and then... Sadly, the association where I own a unit is primarily Spanish speakers, which means, I am sure they are taken advantage of and not able to fight for their rights with Transpacific. I am in the process of reporting them to California Dept of Consumer Affairs and the BBB. If you are considering purchasing a home managed by this company, I'd strongly consider reevaluating your decision. We will soon be listing our unit solely because we do not have the time or patience to deal with the rude, incompetent employees of Transpacific. read more

If it was that easy then why didn't the other person do it right the first time.
