We moved out in October of 2023 and it is now march 2024 and we have yet to receive our deposit back after multiple calls to corporate. If you like walking up five flights of stairs just to get to your apartment and having your car broken into with NO HELP WHATSOEVER from the property managers then this is the place for you. We expressed multiple times throughout our lease term that there was dog poop from a tenant below us on the balcony that not only brought flies into our apartment constantly but also smelled horrible and there was nothing ever done about it. The elevator was down for 6 months due to "repairs" that were ignored until someone called corporate. The main reason we moved into the 5th floor was security and half of the time we lived there the fob was broken so anyone could get up there. My car was also broken into and when I went to the leasing office to try and get some security footage the property manager said "it takes a long time just to go through an hour of footage, well let you know what we can do" and I never heard back from them. $100 for parking was RIDICULOUS considering that the gats to enter were broken half the time, our rent was supposed to be 1600 and we ended up paying close to 1900 each month. When the lease term was coming to an end they told us that if we would like to renew the new rent would be $2000 a month. The power would always go out at random times of the day and the FIRE ALARM WOULD GO OFF IN THE MIDDLE OF THE NIGHT SO EVERYONE HAD TO EVACUATE THE BUILDING UNTIL THE FIRE DEPARTMENT GOT THERE. I cannot express this enough; Breenden loves to advertise "luxury" apartments to people and provide THE BARE MINIMUM. No I will not be contacting the office to express my concerns because obviously that is futile and if I ever receive my $2200 deposit back I'll be shocked. :) read more

I have lived at the complex since they first opened and I'm probably the only original tenant left. I will map this out as easy as possible... 1. We are on the fourth rotation of staff since the beginning, this team is by far better than the last one. 2. The complex did eventually get a roving security at night, but tenants continue to prop the door open so that anyone can come into the complex. Apparently I am the only person that knows how to buzz someone up through the call box. Only the fifth floor has a key fob for the elevator. 3. There used to be community events, they became very disorganized when the third iteration of personnel was hired. Covid-19 has prevented us from engaging in more activities, but they used to be a key selling point. 4. The amenities would be amazing, but the staff cannot keep up with the amount of damage and overall abuse inflicted by tenants. 4. The building itself appeared nice when they opened, but the structure has aged very quickly and does not appear to be made out of good material. 5. There is a Park that does not necessarily accommodate children. There is no Jungle Gym or slide, just a strange climbing course and a swing set. 6. There are two dog parks, and several doggie "waste bag" stations; very few people use them, they allow their dogs to defecate and urinate all over the property including the elevator, Park, and anywhere there is grass. 7. In the first year I had to call the police on my downstairs neighbor because he threatened me and my family. The apartment complex supported us in the situation, but it is something that a tenant should never have to experience. (He thankfully moved) Bottom Line: despite employing an improved staff and offering some decent amenities, this apartment complex struggles because of its tenants. I have never seen people disrespect each other and their complex like they do here. If you walk on the back side of the complex you'll find thousands of used cigarette butts even though this is a non-smoking facility. For a short time there was an issue with the fire alarms, multiple times per month my family and I had to go outside and wait for the fire department at 4 in the morning. There is a trash service that will collect your trash for you, but people still pile their trash in the main lobbies. If I had to go back in time, knowing what I know now, I would have never lived here. I would also not suggest anyone living here. Once again, I would like to reiterate that it is not the staff that is the issue, it is the tenants. read more

Beautiful apartments near Town Center! I would say they are definitely on the pricey side, but a lot of things are inclusive on top of location and the upgrades inside. One of the best features you don't see in many apartments are the double sinks! Only downside is only 2 people work in the leasing office, 1 on the weekend. Also, there is a lot of construction still going on, though you don't hear it much throughout the day/night. Some small inconveniences and tweaks here and there but still nice nonetheless! Most will be fixed once the apartments are 100% completed. read more

Let me start with the fact that I love my apartment, it's the reason why I'm still here. I moved here from the DMV. I lived in luxury apartments, so I was looking for the same when I moved here. On move-in day, I saw roaches. I asked to move out and was told I couldn't, and they would send an exterminator. Nothing about roaches is luxury. I saw them off and on for most of the first year. I haven't seen any in the last 6 months. Most tenants with dogs do not clean up after them, even if they use the bathroom in the building, and the property provides doggie bags, which is hit or miss. There are a lot of young tenants here, so it can get loud late into the night, especially on the weekends. This is a nonsmoking property, but it smells like weed ALL DAY. Vehicles are broken into REGULARLY. I don't have the parking issue because I pay $100 for a garage space, which isn't any safer. Anybody can get into the garage because the arms haven't worked since I've been here, and I've been here for 1 year and 7 months. I had to have cars towed out of my spot repeatedly because anybody could get in. Most of my issues are with the quality of tenants. They leave the front doors open for their friend and deliveries to get in, but we pay for a secure building, and the tenants break locks to give access to anybody, and it's ridiculous. They throw trash out of their vehicles as if they don't live here, making the property look nasty. Maintenance has been great for me. The grounds crew has gotten better, because there were times when there were no doggie bags for a week or more and the can was over flowing with used doggie bags. There's something wrong with the fire alarm system so it will go off in the middle of the night and scare the shit out of you. Despite all the bad, I have renewed my lease, but I won't renew this year because my trail has been broken into, and all my tools were stolen. That's it for me!! read more

I moved here 2 months ago. I CANNOT WAIT UNTIL THE DAY MY LEASE IS UP! First of all, the day I moved in there was items left on the balcony... said it will be removed its still here. & they assigned me to a storage unit that is full of someone elses belongings. I don't think it's fair that I am charged for premiums & $30 for storage that TILL THIS DAY I cannot even use. This property manager clearly do not care. I also had a few maintenance request put in nothing is answered. And the fact that I only been here for such a short amount of time and saw A FEW ROACHES drew the line for me. So yes, most of the reviews you see about this place are true. Lived here for two years and we are moving out. THANK GOD! There is only 1 elevator for each building and they are broken 80% of the time! Imagine when people are moving in/out and the elevators are broken and each of the stairwells are blocked by people carrying down furniture or other large items, so you're practically stranded inside the building until they're out of the way. Unless you jump off your balcony of course. Management..????? a joke! when we first moved in two years ago, management was "ok", but there was a new staff that came in afterwards and they weren't any better. Actually much worse than the ones that left. They don't respond to any of your concerns, but they'll be quick to reach out to you about any late rent payments. While I understand the management office cannot control everything that the other tenants do, it Would be appreciated if they acknowledged the complaints. The pet issue in this community is disgusting. Pet urine and other pet waste are in the elevators, on the hallway floors, in the lobby, and on the grounds outside. My neighbor above me threw their dog pad filled with feeces over their balcony and it landed on mine and the leasing office didn't do anything about it nor acknowledged my complaint. The fire alarms go off all times of the night frequently and no type of message to the community on the issue was made or anything. Parking here is HORRIBLE!!!!!!!!!!! Imagine paying rent at a community and you come home from work (or anywhere for that matter) and there is not a single place to park your car! Yes they have a parking garage which they will charge you an additional $75 a month to use unless you get an apartment unit on the 5th floor (which is an extra $100+ monthly). There are only TWO handicap parking spaces throughout the entire community! They pick and choose who they allow to use the clubhouse amenities (that are included in everyone's rent by the way). I've witnessed some tenants being asked to leave by security for no reason at all other than "them receiving a call." read more

Move-in was HORRIFIC. THERE IS NO DEDICATED SERVICE ELEVATOR here! 1 elevator per building to service 4 floors of residents, AND deliveries. Ludicrous! 30 days in, and there have been so many mid management changes since my initial contact back in Auguat, 2020 I can't count them. The ONLY good thing I've found to be outstanding is the matanience crew and NOW, THAT'S changed! Every. Single. Day! Pet urine and or pet hair is either in the hallways or elevator. The dog walk is a joke. Literally MOUNDS of animal manure is left on the grounds. Then, you have the Trash Fairies , who come by every night (except holiday schedules) to go to EVERY floor, picking up BAGS of trash, which means they (1 person) touch YOUR trash, then touch MORE trash & return YOUR can back in front of YOUR door....which, did I mention YOU pay for! Well, no thanks! Do you even KNOW there's a PANDEMIC?? Why would I want you to touch nearly every trash bag in this 3 building complex & then touch MY can??? Only reason parking is not an issue for ME is because I have a disability placard; but there is ALWAYS a race for the ONLY two spots by, (where else?) the MANAGEMENT office... too much trouble to put two handicap spaces by the front door of EACH building I guess. But rest assured, two spots are reserved for the GARBAGE BINS. I also find the lay out of my unit (3BR) has a lot of wasted/dead wall space. Probably designed that way to discourage major decorating. It's just wierd the way the building is laid out and run...at least to me. I lived in the marq for a year. The units themselves are nice for what you pay and in a great area. Common areas such as entry to unit smells of dog urine, & trash is always over flowing. The parking is very limited and there is not a maximum vehicle allowance per unit or guest parking. Resident rev's his motorcycle engine while Blasting music at all hours of the day/night. Fire alarms go off constantly for hours and hours at a time. Elevators are always broken. residents have no regard for who lives below them, and or their surroundings. The management does not respond to emails, nor do they answer the phone. They do however call right back when you call the breeden company and tell them they aren't answering or returning calls. Management also sends out unprofessional text messages. The units are nice if you can disregard everything else. read more

I've been here for about 2 months now and I can say I absolutely love it ! For the most part everything is clean and kept us with. Yes there are a lot of dogs but you can't complain when owners are lazy! That's not managements fault. I live on the 4th floor out of 5 and would definitely recommend living on the higher floors. My roommate and I are so happy here! It's definitely a great place for young adults to live. read more

I have had a great experience at the Marq. Unfortunately, our lease is up and we are unable to renew but only due to financial reasons. We have had a very tough year and everyone in the leasing office has been very accommodating and wonderful to work with which is helpful when trying to manage my stress. They genuinely care and do everything within their power to assist whenever they can. Out of all the apartments I have stayed at my time at the Marq has hands down been the best experience and I look forward to coming back once our financial situation improves. As for the apartments themselves they are beautiful and maintenance does a great job in maintaining the property. Highly recommend if looking for a rental within the Hampton Roads area! read more

This place is the absolute worse I've only lived here for a week. Our apartment smells like straight piss and weed. Our neighbors upstairs are apparently nocturnal. It's either these walls are incredibly thin or they are throwing bowling balls at one another and then laughing about. We can literally hear conversations. The grounds are complete trash. Dog shit is everywhere, the dog park is park is so beyond terrible it's almost amusing. No trash cans. Parking sucks. Ok. It's nearly 11 p.m. at night and they have a cleaning crew scouring the hallway with vacuums for an event they're having tomorrow. There are quiet hours in place for residents at 10 p.m. You can hear EVERYTHING in the hallways from within your apartments, and vice-a-versa. I was going to post a review earlier, but decided to give them the benefit of the doubt, being a new property. But knowing that I pay $1450 a month for amenities they don't have and having my sleep interrupted to clean for an event is past the threshold. About 80% of the amenities they boast are not completed. I've lived here for over 5 months with promises of things being completed "in a week or two" being repeated for the span of that 5 months. Go to their website, look up community features and the amenities they list. Now cross off the ones you'd want the most, what you're left with is what they have right now. There is new construction. There is trash everywhere since the construction crews just leave it laying about. Parking is an issue, with most of the usable parking being way behind all of the buildings. They do have paid parking for an extra $50 a month, but don't expect to be able to choose a good spot, as most of these are reserved for resident's of the 5th floor, who's rent includes this free premium parking and key-fob only access to the 5th floor. I bet you're assuming that they pay more for these perks? They don't. So, even if I wanted to pay an extra $50 a month for parking, I'd still get a worse spot than someone on the 5th floor who pays the same in rent that I do monthly. The website touts these apartments as having the "latest in smart home technology." I seriously cannot figure out where this is coming from. The apartments have regular thermostats, regular lights, the only thing I can think of is one USB wall outlet plug in the kitchen. And for all the talk of luxury here, the stainless steel appliances are the cheapest you can get in that finish. The construction was done poorly that my vinyl tile flooring has spots bubbling up and other sections where pieces were haphazardly cut out and thrown down and look like they ran out or stopped caring. The garbage disposal has leaked since day one and I had to tighten the screws on my deadbolt and door handle when I moved in to keep it from falling off the door. The water heaters they have are inadequate; you cannot fill a the bathtub halfway before you run out of hot water. There are no pet waste stations, (unless you consider the doggie waste bag dispenser in the lobby). There is no EV car charging, no dry cleaning service, no doggy spa/wash station, the private on-site storage has been sitting unfinished for months. The dog park is missing still, as is the online service request portal, and online rent payment portal on the website (they have you pay rent on paymyrent.com). The dumpsters they have outside are either missing completely or moved randomly if you happen to miss the trash service or have items larger than the trash shoot. You will get mass texts every time someone parks in someone else's parking spot, or when someone doesn't return the bell carts to the lobby. I get more texts from this apartment complex than I do my own mother. It's after 11 p.m. and they're still cleaning and it's still loud enough to hear throughout my apartment. But I hope they're rested and undisturbed for their event tomorrow that was so important that the sleep of paying residents wasn't even a thought. read more
