Thankfully, dealing with the staff at the Element was a relief and helped ease some of that stress. Due to circumstances, I had to get my apartment sight unseen, but Harley was very helpful and quick to respond to emails regarding any questions I had. Not only that but the staff seemed genuinely excited to have me there. I showed up to Norfolk without a bed, so getting one was my first priority. When I brought one back it was beginning to rain, my roommate wasn't around, and I saw no other tenants to help me get it up to my apartment. Luckily Janice was there and she went out of her way to help me. She assisted me in getting both the mattress and the box spring off of my car and up to my room. I believe she went above and beyond in helping me during this stressful time. The building itself is very clean and is well taken care of. It's located near a large shopping mall, and is within walking distance of plenty of places to eat and explore. There is a grocery store in the neighborhood, as well as a couple of schools, and a large gym. The Element offers it's own 24 hour exercise room that has free weights, a couple of treadmills, ellipticals, a cable machine, and some other various exercise equipment which just adds to the convenience. There is a pool, and plenty of grills to use in the summer, too. The staff does an amazing job of fostering a welcoming atmosphere by holding social events throughout the month as a way to bring people together. This can be especially nice if you're new to the area and don't know a lot of people. I would highly recommend the Element at Ghent to anyone, especially those in the military as they are quite understanding of the situations that line of work can bring. Current Resident of Hill Point Woods Apartments. Been here since 2012…read more I STRONGELY Recommend NOT living here. LOTS OF PROBLEMS: 1. Bugs. There are so many BUGS that infest the apartment its unbelievable. I had to put down glue traps to see how many I can catch. And in just 1 day I caught 3 -4 per glue trap. THAT MANY! They were in our couch, shoes, and even Bed. 2. Privacy. They come into your apartment WITHOUT your permission. 2 instances happened. So one day the apartment complex sent us in a damage notice... telling us there was damage to our door frame inside our apartment. There was cause our dog damaged it. But I asked my wife how would they know cause they weren't in our apartment. Then on the letter they said they noticed the damage on a day me and my wife were both at work. That got me upset cause Im not OK with people coming into my apartment inspecting things. 2 instance. Wife was home alone, and just got out of the shower. She was walking to the bedroom when the door just suddenly opened... turns out it was them coming to inspect something. Didn't even knock. 3. Stupidity. So my wife took out the garbage one day. As she approached the bin she noticed it was full to the brim, so she put the bags she was carrying on the side of the trash bin. We then get a notice from the management telling us we owe them $75 for the bags we left outside of the trash bin. When we confronted them about what we were supposed to do with the trash? They told us to put it back in the house. LOL. 4. Mail. If you live here forget about packages from US Mail. The mail man is so lazy here he just drops em off at the main office where you have to go and get it. The Apartment Complex allows this. UPS and Fed Ex still do their job and deliver to your door. 5. CHEAP thermostat. The thermostat they give you is something you buy for a $ 1 at The Dollar store. Its that cheap. Doesn't even work. In winter we have to play with it hoping it turns on. Sometimes you have to wait 30 min for it to start. What I find shocking is this place is more expensive than my previous apartment which I paid a lot less yet got a WORKING thermostat. 6. ULTIMATE STUPIDITY. So if your late 1 month on your utilities the apartment complex takes over your account. They don't tell you this, so you keep paying the Utility company. SO what happens is we got a letter saying we owe HUNDREDS of dollars in utilities. You can imagine how mad we were when we said we've been paying. We had the bills to prove it. The apartment complex says that your supposed to pay them if your late once. So we have to work with the utility company to get back money we been paying them and instead give it to the apartment complex. HOW STUPID IS THIS! Im STRONGELY recommend.... DO NOT LIVE HERE! The management office goes through personnel like water. Every 2 months they have new people. I can imagine these practices are why the turnover rate is so bad.

There was an urgent care within the same semi-circle at the apartments, some other health and business offices, and the Suffolk Social Security Office. We live in the newest building, ground floor, and I am able to use a walker and wheelchair inside the apartment. Maintenance has been a breeze and I haven't had any poor experiences with any office staff. I will say that the walls are thin, so you do hear a lot with apartments around you or in the corridors/stairs/elevators. Parking is limited, especially for those with Disabled Placards. There is a Valet trash service, but only on certain nights at certain times, and must not have specific items in the trash bags. You will be warned, then fined more and more each further offense. It's either the fourth or fifth offense that can find you in breach of your lease.

SCAMMERS AND THIEVES…read more I've always tried to find the positive of every living situation I am in. The only positive of this complex is the view of the lake. I have never been treated so poorly in a place that I have paid to be. I have a scar on my leg that came about while trying to move maintenance equipment away from my front door so that I can exit my apartment. The equipment in question was a ladder and HVAC ducts from our apartment that were being fixing...but were left, for 3 hours, and only returned after we called the office to ask when they would finish fixing our air conditioning...while it was over 90 degrees outside... I lived with a barely operational toilet (the plumbing is terrible), and the only assistance I got was being taught how to "correctly" use a plunger until finally admitting that there was an issue with the tank. Also, hot water was a commodity that was difficult to come by...after 10 minutes in the shower the water ran cold. I resorted to taking baths to retain as much hot water as possible. The office staff provided inadequate maps and information on apartments when asked. They were unaware of which breeds were acceptable in the complex, which led to issues with a possible pet adoption. The maintenance staff are self-admittedly "lazy" (an apt description) and rude. The office staff are ill trained on policy or procedure, and often possess the attitude of a person that couldn't care less if problems are solved as long as it doesn't negatively affect them. The property management will see nothing but dollar signs when they are near you, and will do everything in their power to charge you with every fee imaginable. No security deposit is safe from these creative swindlers. My roommate and I were excited to move out. The move out process felt like a shake-down at best. We were told contradicting information from staff and management, we had to pay cleaning and painting fees (after cleaning and painting the apartment), and were charged a "carpet probate fee" that essentially charged us around $14 a month to use the carpet and contribute to replacing it due to it being "very worn and matted". No mention of stains, tears, or any other damage besides normal wear and tear. We were treated poorly during the move out evaluation...with the property management attempting to intimidate my roommate and I at every turn. What was most upsetting is that the staff attempted to imply we were being unreasonable by resisting the additional fees by saying "We are only doing our job". However...when we paid rent for over a year, where were they then? Why didn't they do their jobs when we needed them? The answer is simple...they wanted to help themselves to our money more than they wanted to help us.

Ignoring a problem of this nature is not only irresponsible but unsafe for tenants. The management office has also been very discouraging to deal with. The staff is consistently rude and dismissive, and it becomes clear that once the lease is signed, tenant concerns are no longer treated with respect or urgency. Communication is poor, and there is a clear lack of accountability when issues are reported. Safety is another major concern. There appears to be little to no concern regarding cars being broken into on the property. These incidents are not addressed in a way that makes residents feel secure or supported, which is extremely troubling. Additionally, the heating system does not work properly. This is a basic necessity, and failure to provide reliable heat makes the living conditions even more unacceptable. While S.L. Nusbaum Realty Co. may manage other properties well, this particular location is severely mismanaged. For over 20 years I have lived in apartments across VA. My mom has 20+ years in addition to me. We have barely even been acquainted with the offices of most apartments in which we've resided, both together and separately, but still maintained amicable enough relations to comfortably coexist with one another. My mom is a hardworking, kind-spirited, loyal, prideful and spiritual woman deserving of all of her flowers. A crooked head manager hiding behind her arrogance and complacent minions in the front office are no testament to my mom's character. We have spent 3 years exhaustively reaching out to resolve residential conflict that we pay INCREASED RENT IN THE MIDST OF A PANDEMIC to have addressed. Instead of conflict resolution or even visiting our unit experiencing problems ongoing, my emails were literally counted (as if emailing residential management about residential conflict/their breaches of lease is a crime) and ignored. The manager gaslit my mental health to a courtesy officer that she sent to my home after ONE single phone call pleading to diffuse neighborly conflict I had withstood for over 2 years prior to finally calling in. The officer literally heard me out and understood where I was coming from, he was kind and attentive to the issues that were still left unresolved by management after he left. To save face, they assured him that they would get to the bottom of everything and continue to fake reviews and sugarcoat testimonials on their website. My current upstairs neighbors were allowed to freely harass my mom with their noise and then send a fire marshall to our home after making a false claim that "she thought our residence was catching fire." We have about 4 smoke alarms, regularly tested, that uttered not a single sound. The aforementioned neighbors have had a problem with the poor insulation I have LONG complained about on a regular basis for 3 years. Now I have a crazed woman fighting my ceiling, surveying my movement and calling the fire department because they can hear the plumbing and the air ducts through the walls. Management has ignored any provisions to their units and any valid criticisms from residence who overpay their meal tickets and for the first time in over 5 decades between my mom and I living in apartments, we are being threatened to leave. We are entitled to our rent refunded for the emotional distress and breach of ordinances that apartment management and residents alike have inflicted upon us considerably during our stay. My grandfather, the finest of gentleman and twice-survived Vietnam veteran who raised me to be a resilient but loving woman, just died on me. I spent every year I've lived here taking care of both my grandparents while my mom worked to take care of us all and still had to deal with the backwash of issues that the apartment management to whom we pay rent should have handled. Do not move here under any circumstance. Your money and your mental health will be siphoned without a second thought. The management is sheer evil.

I like that they offer discounts to teachers but I'm not sure that it is worth it given all the problems I had. I had several problems over the two years I was a tenant here. Great area to live in but saftey wise, there are some question marks and the office did virtually nothing about those safety issues. The office staff is typically very nice about the problems but seriously NONE of them understand math or basic service. When I first moved in there were issues with my move in date, the office asked if we could move it by one day, because the carpet cleaners "couldn't make it" the day before I was supposed to move in and they couldn't let me move in until the carpets were cleaned. We agreed said okay that's fine, the next day I got the keys and opened the door to find, the carpet cleaners there. The office did offer a credit for us for that but it wasn't a great alternative as my family and I were there for another two-three days than we expected. I had to continually put in a request to get my windows in my apartment fixed, because they wouldn't open. Maintenance would come in and claim to fix them but never actually did. The office and the complex did not actually make maintenance properly fix them until I pointed out that it was a violation of fire code. Maintenance showed up the next day with the maintenance manager who commented on the fact that the windows not opening was a fire code issue. The major issue of all the issues I had here, was related to rent, and rent renewal. The first year I was there for a rent renewal they had a different system that did not allow you to look up the amount you were going to owe BEFORE the 1st of the month. Rent was due strictly on the 3rd of the month. I knew I would be out of town on the 1st so I went into the office to get the rent number BEFORE I left town. This was 2 WEEKS before rent was due. Once the beginning of the month came around, I was out of the state, and received a late rent notice. They caused a major issue and the office blamed it on ME, this also meant they hit my credit as a renter as well as a late rent fee, when it was their office staff who could not give me the correct number for rent. I had to speak to the property manager to get everything sorted because the office ladies were not wiling to remove the late rent fee or to remove the hit to my creditability as a renter. Keep in mind they had the check for over 2 WEEKS BEFORE this situation even happened. They could have checked it and chose not too. What's even better, they did all of this and caused such an issue over a $5 difference in rent. Then tried to play off this experience when I went in the following year for another rent renewal. The next time I had to go in for rent renewal, They had a new rent renewal date. the previous year, rent renewals went into affect on the 1st of July. This year they told me "Oh not we didn't do that last year and it doesn't go into affect until your move in date." I was told I would have a prorated amount because they did not have July 31st as an official move-in date on their property. If you see from my previous statement, that date occurred because of THIER mistake with the carpet. The math for this was not adding up but the ladies in the office walked me through it several times. When I finally paid the prorate amount and the rent renewal amount, I revied the prorated amount back from the office. I went in to ask about it and a different person in the office stated, "well we don't prorate for anyone so I am not sure who told you this". When I gave them the name of the person who told me it would be prorated, they said, "well she was recently promoted and if she told you we prorate then I guess she is right." I gave up and cashed the the check and moved on. I moved out about 6 months later.

It was clean, odor free, and well appointed. The seating area on the ground floor is currently closed due to COVID. We are hoping that within the near future it will be re-opened. Unfortunately, the roof top deck access available for all the residents is also closed. This is disappointing but I'm sure that they're complying with the governors directives and it will be made available again soon. Our 8th floor flat in this circa 1904 building was as expected. Nicely laid out and spic and span. Dimensions not exactly what we had calculated but we were able to move our furniture around a bit and made it work. Since we've been here we've a couple of minor issues. We were extremely impressed by the way they were dealt with. Literally, within hours which was greatly appreciated. The system that the leasing company use has a multitude of capabilities from submitting work orders, to paying for rent and utilities. Since COVID-19, and until recently, the gym was shut due comply with the governors recommendations. The gym is now open, albeit at a smaller capacity, the leasing company is making a concerted effort to re-open it. It's necessary to book a gym session for the moment and that can be accomplished via the app. So, thanks to KimEdwards and her colleagues, so far, we're happy with our little flat. We hope that the roof top desk on the Virginia Building will be open soon so we can see the sites offered by this lovely city. The location of this building is incredible. Surrounded by water, parks, shops, restaurants....Who could ask for anything more. As I said above, we've only been here 6 weeks and hope that things continue to be very satisfactory.
