When I make a request to for a repair, Cedric is very efficient in getting my maintenance requests completed in a very timely manner. Kayla is downright adorable. If I want something, and it is in her power, she will do it for me. She is so awesome. She treats me as as her equal, and speaks to me as a friend, without treating me as "just another tenant." She has been the same, sweet person since day one when I first applied for my apartment. I adore my apartment. It is a 3 bedroom, 2 full baths, and comes with a dishwasher, washer and dryer (they perform surprisingly Awesome!). I also have a pantry. The bedrooms aren't all that big, 12'x12' approximately, but it is big enough for my queen size bed. I have 2 closets in the master, and both bathrooms are huge. The guest bathroom is big enough for someone to sleep in. The pool not very big, but it is always clean and the grounds are kept neat and tidy. My mailbox is huge. It is large enough to hold at least a 12"x4" (inch) package. My neighbors are so awesome, and no one ever bothers any of my stuff. There is a bus that runs every day. I have access to the Dollar Store which is right in front of the apartments and Neighborhood Walmart located aproximately 2/10ths of a mile from me (walking distance). I love that the Promenade is about a 1.5 miles from me and The exits for the interstate are a mile from me for any direction I need to go in. I think I will be staying here for a good while. Mr. Electric agreed to provide a free estimate for a residential income property that we manage…read moreremotely. The technician arrived two hours late and met our handyman, who provided access to the property before leaving. Our handyman reiterated that the owner's approval is required before any work is done. The technician quickly identified the issue and then left the property. Afterward, Mr. Electric's team attempted to contact us for the next hour, but we were unavailable. Despite not having received any approval from us, and without providing any estimate (either verbal or written), the technician was instructed to re-enter the home and complete the repair anyway. Later, when my wife called Mr. Electric, the secretary informed her that the work had already been completed, and the amount owed was $478. The secretary claimed that our housekeeper had given approval. While my wife was glad to hear the work was completed, she was confused by the mix-up and the high cost. Afterwards, my wife reviewed the security footage, documenting the entire visit--including the entry and exit times, the time the technician was sitting in the vehicle, and the tools used by the technician. The price being charged was four times higher than what we've paid multiple times for similar services in Gulfport. We're happy to pay for unapproved work due to a misunderstanding, but we're not comfortable paying for the hours a technician was asked to idle in our parking lot. My wife called back to discuss the issue and find a fair resolution, but was met with a combative and unapologetic secretary. No resolution was offered. Things took a turn for the worse when my wife asked me to call the owner, Kenny Moore, to try to expedite a resolution. Before I had the chance, we received a letter threatening to place a lien on our property (see attached Notice of Intent to File Mechanical Lien). What? The next day, I spoke with Kenny Moore. We had a civil conversation, and he apologized for the misunderstanding. I reluctantly accepted his offer to reduce the amount owed to $374.21. When I asked if I could make the payment right away, he said he was busy and asked me to call him the next day to process it. To my surprise, the following morning, I received a two-page agreement (see attached Settlement Agreement 03.2025) from Kenny Moore, outlining eight clauses I would need to agree to before making the payment--one of which included waiving our right to share our experience. I responded, requesting that this particular clause be removed. Kenny declined and insisted the agreement would remain as-is (see attached Email Thread with Kenneth Moore). At this point, we're at a loss as to how to proceed with payment for a service we never authorized in the first place. Summary: * Never received an estimate. * Never provided approval for the work. * Work was completed anyway. * An adjusted price was agreed upon by Kenny Moore. * Kenny Moore later rescinded the agreement and imposed a contract with unfair terms. We have security footage documenting the entire visit and a housekeeper who is willing to provide a sworn statement. Hopefully, this share helps others - especially those managing remotely. Don't be taken advantage of!

If you ask for the corporate number they will refuse to provide it to you. Mildew and mold is in the apartments. The landlord will make every excuse as to why it is in there. No surveillance cameras besides by the dumpster and office. So be careful!! The management will just walk in your home with their key without notice. No playground for kids. The landlord doesn't want the children to play outside at all. She will run your kids inside if she notice they are out. The pool is mostly closed. If trash is by your vehicle, they will fine you even if it's not yours. The landlord is very messy and childish. You'll be better off staying in a shelter or the projects than living here. Several tenants have complained about the management and mildew issue. If you do decide to live here; good luck and get ready to bleach clean the mildew in the Winter months. Management will request that you run your air in the Winter instead of your heat or keep your ceiling vans going to keep the mildew away. The workers were at our home one full day and two additional mornings. We were told a specific start date, so we removed everything from the walls and moved vehicles. At 6:30 the night before, we were texted and told we had been rescheduled to a week later with no explanation or apology. We had to ask why there was a delay. It took another week before the project started. When work began, they did not bring enough supplies with them. And on the second day, they ran out of shingles, so we had to wait another week for them to finish the job. No one called us to update us on these issues. We had to call them. Even after we called we received misinformation about the time table of the job. Mistakes happen, but the thing that really got to us was that no one explained to us what was going on, and worse yet no one apologized for the inconvenience we experienced.
