We had buckling of a couple tiles on our second floor balcony and were expecting a small repair. Turns out the whole balcony was rotten wood, it's a miracle it didn't collapse. Particle board under the tile and improper moisture barrier installed. No pressure treated wood at all and cheap rusted nails. It was so black from mold it looked like there had been a fire. Don't walk. RUN and don't look back.
