Since being taken over by the new company, my roommate and I have had nothing but trouble. This is really no fault of their lovely staff, but a direct reflection of the company as a whole. After move-out, I was notified of a $150 fine for damage to my couch. I would like to be clear that my couch was fine, it was the only "new" piece of furniture we received during move-in. I had gotten a puppy in October, but she is incredibly well-behaved and was never left unattended. The chair had been damaged by the previous owner's dog and we have proof to back that up. I called them that same day, that Tuesday, and again on Wednesday. I never received on answer on Monday/Tuesday, and on Wednesday was told that "they couldn't discuss damages over the phone," yet hadn't emailed me back. I called corporate on Wednesday, and they opened an investigation. When I checked my resident portal on Friday, the fee was gone. All but .07¢ of it. I called and talked to them about it and was told "Oh it was a mistake. They charged the wrong apartment." Like?? They send us an email stating there were pictures taken and evidence of destruction, not to mention potential legal repercussions if the fee wasn't paid by the 20th. I am not sure if this was truly a "mistake" or if this was an attempt at getting extra money out of my family. I have been excess charged before after the new management company took over. Be warned: Scion doesn't have their crap together. Also, DO NOT call their call center, they'll say they'll escalate the problem then never call you back or change anything. I'd also like to say this has nothing to do with any of the incredible staffers at the Reserve. The front desk & maintenance people are incredibly kind and are super responsive and helpful 96% of the time. It's Scion that's the issue. read more

If I could rate this place a zero I would. Starting off when I first moved into my apartment. When I moved in my parents and I had to clean the apartment 2 days straight due to how dirty it was. There was grease and food stains all over the kitchen walls. All the walls were scuffed up, filthy and had damage to them. There was black animal hair all in the window seals and baseboards from prior tenants. The furniture in the living room had holes and were all scratched up, which were never replaced. I received a mattress that had a huge orange/yellow stain with springs popping out of it, which did get replaced immediately. When I moved in I was never notified that I was going to be receiving another roommate. The roommate I was notified for in a month of advance texted me the day of moving in asking if I knew about the extra roommate that just walked into the apartment while she was sitting on the couch. I had no clue, turns out the extra roommate signed that day and the staff let her move in, which I was told that we were supposed to be given a 48 hour notice. I didn't even receive her name from the office. My roommate that I knew and I are both 22 and 24 years old. They moved an 18 year old into our apartment that just graduated high school. Nothing against her, but we are both done with college and this follow did not follow any of our roommate preferences. When I moved out I was charged $25 for trash. There was no trash left in the apartment. They charged me $100 for the couch which was absolutely in terrible shape when I moved in. They also charged me an outrageous price, $70, for "small" plastic blinds. Which looking up on Walmart, those blinds cost $8 a piece. I had to fight to get the trash and the couch fee removed. They never even looked at my move in slip showing what type of damages were in the apartment complex prior to moving in. Luckily I took pictures before I moved in. I am still being charged $70 for blinds which I will not being paying due to the situation below. read more

Terrible place to live for so many reasons. For starters, the pool is there just to get you to move in but it's never actually open. It took months before they finally opened it halfway through summer, then it was open for about 2 weeks before they closed it again right before the 4th of July. It's still closed and green, and I doubt they will open it again. Many of the units have issues with mold but the reserve does not care and will do nothing to resolve the issue. On top of this, the furniture they provide is MADE to peel apart so they can charge you thousands when you move out! It is IMPOSSIBLE not to peel. Overall, terrible terrible place, if you move in, it will be your biggest mistake and regret. read more

Hello All, As you can see, almost every other review on here is saying the same exact thing. These apartments are the most filthy, unorganized, and by far the most poorly managed apartments that I have ever seen. If you like getting treated unfairly by the front office and love seeing extra charges on your payments that make no sense at all, than you would love it here. PLEASE do everything you can to not live here. This will save you so much stress and headaches. It will also keep you from paying extra on things that aren't there. The reserve has been a fairly nice place for my roommates and I to live for the past six months. They have some nice appliances and a clubhouse with a lot of things to do during the summer. The reason I only give it three stars though is because the walls don't block out much noise and the dishwasher gives off a bad odor when it's in use. read more

This has been the Worst apartment complex I have ever lived in! They are rude and we have noisy neighbors who we have complained abou multiple times nothing is done! We have even asked to move and they have done nothing but our dogs bark one day because of the noise our neighbors make and we have to pay 50$ because of that when we have been calling for 3 months to resolve this issue! read more

Ten months ago I wrote a raving 5-star review for The Reserve. I have gone on here to lower their rating to 2 stars because of the way my roommates and I were treated by the leasing office after we had moved out. Yes, the maintenance crew was great and is quick to respond and, yes, the rooms are big with amazing bathrooms and bedrooms. After moving out, my roommates and I were charged $1350 for "damaging" their furniture when all we did was sit on it. BEWARE - they have cheap furniture that will start to peel and they will not hesitate to charge you and fight you on it (I have pictures attached). We tried to talk to them about it, but they ended up charging us an additional $450 after we had spoken to them. All we ever did was sit on the furniture - we had no dogs and we were not rough with the furniture. In fact, we had to replace cushions halfway through our stay and they replaced them no charge, but decided to charge us a ridiculous amount once we had moved out. In addition, we were beginning to feel unsafe at the apartment. We were woken up at 2 am one night to the sounds of a man screaming saying that another man was going to kill him and another time shortly after our next door neighbor began to yell profanities and racist slurs because there was some loud banging from a neighbor - The Reserve did nothing about this nor did they send any messages to the residents about either incident. As females living in the apartment complex, we didn't feel as though it was safe to walk outside, especially at night. In addition, the walls are thin so if you have neighbors with dogs or loud neighbors in general like we did, you will be able to hear everything from banging to barking to loud talking. I would NOT recommend living here - we feel as though we don't matter to the staff and that they just wanted our money. Please consider living elsewhere read more

ALERT! All former, current, and potential residents of "THE RESERVE " . Make sure to write down and record and document every single issue you have or have had . The Reserve located in Mt Pleasant Michigan has been outrageously overcharging people for move out costs and repairs that were already there. MY ROMMATE AND I ARE BEING CHARGED basically $5,000 )to basically remodel and repair our old apt - I fortunately have documentation , and video to fight this but not everyone does or did what I did- please contact me if you're in a similar situation. If you have been charged Move Out damages /fees - PLEASE CONTACT ME (mbrussel21@gmail.com) I am not the only one and this is borderline extortion so the more people who come forward the easier it will be to get charges dropped. They've change management practically every year so nobody but Logan and Maybe Chris have any clue what's going on . I've been living here for a little over a month now and I have an extremely noisy neighbor and that wouldn't be a problem if someone would try and help resolve the issue. I call the office and they say to call central dispatch, i call them and no one comes. Also, maintenance has ignored my work order for about a month now as well! When I say don't live here I actually mean it. Their management is a disgrace, they try and charge you for uneccesary things. They are not professional. They walk into your home without notice. I woke up to find a man standing in my apartment without even a warning or an email. They are only allowed to legally enter if they give you a notice or there's an emergency and they have done this three times with no email or an emergency. They threaten to throw your stuff out and never listen to anyones complaints. This place is honestly just straight up trash. read more

UPDATE: Moved out in May was not there one time the month of June got charged $50 dollars because maintenance left a light on, left the window open, and set my air to 78 degrees!!!!! My daughter and her roommates lived there for two years. One of those was during COVID, so they weren't there for almost 9 months. Everything was great until they moved out. There couch cushion started to peel and asked to replace a cushion. They replaced it without any problem or a charge. They moved out this past June and July and 2 out of the three roommates were charged $1400 for the cost of the couch and chair. The couch and chair both had peeling from normal wear and tear. They assumed since the cushion had been replaced without a charge that they wouldn't be charged for the coach and chair. They also assumed since the one roommate got her move out statement first and there was a zero balance, that the other two wouldn't be charged for the couch and chair either So for future residents or current if you start to have issues with any of the furniture The Reserve provides, write an email and get it replaced as soon as possible so that you don't t get charged for normal wear and tear. read more

Never had any problems living here. Absolutely loved the 24 hr gym, that they had and the people at the main office were very thoughtful and kind. They were great at communicating for any kind of questions that needed answering. The parking was another key element to have while leasing here. All the apartments are furnished and all the furniture there was very nice and convenient. Washer and dryer included, as well as a dishwasher, which was another nice thing to have. I couldn't be more thankful for the apartments at The Reserve and definitely recommend to anyone that may be searching for a new semester at CMU, or just moving in general. read more

I would give this place 0 stars if i could. The move out charges are absolutely ridiculous. You pay way more than what the apartment is worse. They hire people that have absolutely no idea what's going on. Completely unreliable apartments. Maintenance is absolutely awful and be prepared to have things broken for months because they don't know how to fix things properly. These other 1 star reviews are not just a coincidence. This place is still awful. I've been here for only 2 months and I've already had more problems with the office than the last 3 years living in Mt. Pleasant combined. They will try their best to spend as little time and effort into their tenants to save them a penny. (Mind you, it's summer right now while writing this, so just imagine how it will be when they have everyone back in town) This place has just as bad water as Lexington and Deerfield which means all your faucets and handles to things in the kitchen and bathroom will start to go bad from that white crusty calcium build up you sometimes see. Be sure to get into a lease with a full 3 person group or else they'll move you into an apartment with someone who has a few months left on their lease which somehow makes it ok to NOT CLEAN A SINGLE THING in the vacant rooms. Their excuse will be "well technically there is someone still living in that apartment so we can't get a cleaning crew in to YOUR and YOUR ROOMMATES rooms. I REPEAT, THE PEOPLE WHO LIVED IN MY CURRENT APARTMENT BEFORE ME, HAD BEEN HERE FOR 2 YEARS, AND NOTHING GOT CLEANED AFTER THEY MOVED OUT. Prepare to clean your apartment for at least 12 hours after you move in. The people before me smoked hookah and I guess dropped the hot coals onto the carpet on several occasions, my carpet now has at least 30 quarter sized burn marks all over the living room floor. Which I was told won't be replaced until after I move out next year. Couch's rubbed large sections of paint off the walls which was never painted over before my roommate and I moved in. The walls and corner above the stove are sticky with grease splatters and smoke residue build up over the last 2 years which was never cleaned or painted over before I moved in. Urine splatter on the walls and floors next to the toilets in the bathrooms. The list goes on and on. I'm honestly scared about how the rest of my lease will turn out. It's been a nightmare so far. These pictures tagged are current to when this was wrote. A lot of the problems I've had in my apartment have been cleaned up by me or else I would've provided more pictures of some of the examples I mentioned above. I hope this educates you a little to help make the correct decision. For an apartment complex that literally just opened in 2015, this is a shit show. read more

If I could rate this place I would give it a negative five stars. I would NOT reccomend EVER living here. It has been a nightmare from the start. When I first signed my lease I was concerned about roommate matching. The managers and staff assured me that The Reserve was the place for me. That they offered a mixer to meet roommates over the summer. They never ended up having it. On top of that I had to call 23 times to get an answer about who my roommate was going to be. They finally told me a week prior to move in. Also it's midway through July and the pool isn't open. So I won't even be able to use it this year. The dishwashers have hard water which ruins dishes. The trash compactors are always full and incoviently located, leaving residents to store trash outside of the apartment doors. The WiFi also goes out several times a week, which is troublesome considering that most of the residents are students. Normally it takes roughly 24-48 hours to resolve. The electricity/ water bills are also always too high. My roommate and I are gone cumulatively 2 weeks per month, and we unplug everything down to our tv & toaster, and every month our bill exceeds the $50 credit given by $100 at least. Worst of all the staff is completely rude. Every time I go inside inquiring about something, I am either lied to or not given a straight answer. The employee named Lauren was extreamly disrespectful. I went into the clubhouse to ask why the wifi goes out each week and when the pool would be open and she rolled her eyes at me and didn't give me an answer. Overall I am fed up with this place. For it being one of the highest priced apartments it is the crappiest place to live, and crappy employees. DO NOT LEASE HERE, you will have more stress then payoff. read more
