    Wow, no reviews since 2014? I've been here for 2 years now. Previous apartment (managed property…read morealso) dweller from NW Indiana. I'm pretty happy living here. I live off the "pond" so I love my view. Very happy with the apartment and lay out. No parking issues (I do have a carport also). Maintenance is extremely prompt. I had the A/C go out and maintenance was there quickly. Maintenance lives on-site which is a plus. Other routine items have been done in a day. No problems with electricity, heating, appliances. Had to rent washer/dryer which is kind of a bummer. Only issues I have are: 1. Sometimes there's too much trash for the compactor so it piles up outside. I have never seen any "animals" attack it though! 2. Package service is hit-and-miss. Sometimes the delivery (UPS/FedEx) will take it to the office, sometimes they leave it at your door. When I got the apartment the leasing office was great. Most places couldn't give me an answer more than a month out, but Lakeshore reserved me a place 2-3 months out which was super helpful. All-in-all, I'm very happy at Lakeshore. Off the beaten path and close to just about everything. East side of Evansville and also Newburgh. Big hospital/medical is right there too. It appears this is a medical office area.

They charge way too much in rent to have all the issues we have had. 2 ppl who are very rarely ever home had a $140 water bill last month. While our neighbor upsatirs was $60. Other neighbor was $70. Why is ours so much ???? It constantly goes way up then down a little then back up. Trash when we had the service was a joke. Paid monthly for the service but they never came when they say they would.... Krystal said to get a picture, why? She should notice and pay attention to that, isnt that her job? it happened every week. We have had expired smoke detectors, told Krystal about it, she said get a ladder and change them ourselves. Landscaping is neglected. Overgrown bushes, outside lights not working, windows horribly dirty, weeds everywhere, and issues with shoveling when we had snow - 2026. As soon as lease is up, we are moving and tellling everyone about the rude manager and the poor customer service. I do not recommend this place at all

Management and staff have been extremely helpful and easy to work with. I love the fenced backyard, ample closets and storage, and nice layout. The only drawbacks are some parts of the exterior need to be repainted and touched up. Overall, I really like this complex. I would highly recommend this place.

I will definitely be calling Pavilion Lakes' parent company Brookside Properties, Inc. to let them know about this place. My girlfriend and I went to walk through our new apartment before signing the lease on a Friday, and oh boy. The toilet was uninstalled and left in the tub. The kitchen appliances where pulled back and unplugged. The carpet had a giant rip in, but vacuum marks all around it, so it seemed like it was trying to be covered up. The walls had two giant oil stains/drips from unfinished painting in two different rooms. How does no one who works for the property walk through the available apartments before showing it to future residents? The office worked to remedy the situation after finding out about the problem, but they should have noticed beforehand - 1st red flag. The apartment was ready the following Tuesday, so my girlfriend went to look it over to really check if everything was all right (our confidence had been shaken at this point). Everything was fixed, but the carpet was a completely different color than we were told it would be. The painting was pretty sloppy as there was pretty large swaths of paint on baseboards, outlets, light switches, etc. The outside door to the shed was bubbling and literally crumbling onto the outside porch. All this was the second red flag. We decided not to sign the lease after seeing these massive issues, and the lack of knowledge by the office about them. We were told that the application fee was waived during a February special or something along those lines, but when I had logged on to put in an online application the application fee was stated to be $25 per applicant. I called the office and was told by an employee named Kendra that I could either turn in a paper copy or have the fee applied to the move-in cost. I chose the latter option. When I called the property manager, Lauren, to tell her that my girlfriend and I would not be signing the lease and why, and to get our "waived" application fees refunded, she refused. After all the lack of focus from the office about the physical property, they sure were focused on keeping that small $50 for "waived" application fees. I would give no stars to this terrible place if I could, but five stars to my girlfriend and I for dodging a bullet on this poorly run and managed apartment complex.

I was told it was dirt…read more The office manager, Laura, has gaslighted me everytime I have tried to come to her about anything. She is also defensive and very hard to approach which makes her very unapproachable. All they did was come spray some yellow nasty stuff on the ceiling so when I took a shower it dripped on me. Now almost a year later I have had a water leak in my living room and there is rotted wood and mold under the carpet. The pre-existing patch in the bottom of the wall from so much water busted out and they just put drywall over it where it was still very much wet inside the wall. Since then, a week later, the leak is back. The floor in the bedroom is literally separated from the wall. The wall can be pushed in and it feels hollow and you can see tons of patches holes all over the wall. They have refused to put me in a liveable apartment or let me out of my lease early. Now for the biggest thing. I had blood work done and my EOS, which toxic mold causes, has gradually spiked since moving in here. They told me I still have to give a 2 month notice to move! I have since gotten an attorney and I will be moving in 2 weeks. I have a burning sensation in my throat and a cough with phlegm. They do not care that my health is being jeopardized. I suffer from an autoimmune disease also so this environment is horrible for me. The apartment smelled very musty when I was looking at it and they told me it would go away and that it was from a machine that cleans the air. The smell has only gotten worse. Do NOT live here! You'd be better off living in a card board box. I wish I could post pictures. I have so much documentation. I have also recorded every conversation with the office manager and the maintenance men. I have been told that things were going to be done, like using a moisture meter, that never get done. She just gaslights to get you out of her hair! Awful place!!!

Micah is a good leasing agent but has NO management skills whatsoever and desperately needs replaced. Ascent refuses to speak to residents making real accountability impossible for the residents. You can't even reach a live person at the Ascent home office. You either pay them whatever they say or screw you, even if they have to ignore the law. I became permanently disabled and almost died with a brain aneurysm and they simply didn't care. It took them over four months just to provide a handicap parking spot because they refused to believe the multiple letters from my doctors and the records from the state. I have had an ESA cat for years and they were given verbal notice about the cat almost 500 days ago and doctor's verification letter over 150 days ago, even pending complaints with HUD and they still charge pet rent because they simply do not care. Their legal team lied to me in writing about trying to contact my doctor yet my doctor provided written proof that they never attempted to call. They just want your money at any cost, even if you almost die as a result. Your pet rent is worth more to them than the state law or your life! AVOID this community until/unless they fire Ascent and a new management company takes over.

I fear for the ducks in the pond. It is sad that residents are so disrespectful of the property. I wish they did more to keep their grounds clean.

If there is an issue with your apartment they fix it promptly and give you a notice when they will be fixing it. They also give you at least a days notice when they have any reason to need to get into your apartment as well (such as changing out the air filters/small updates to the apartment). The rent is actually very reasonable for what you get in that location. I own a convertible and i felt comfortable to leave the top down when it was nice out without me having to check up on it. Very safe neighborhood! Landlord is very personable and understanding. HIGHLY RECOMMENDED!! :)
