At move-out, I was hit with unexpected charges for "damages" to the carpet that I firmly believe were just normal wear and tear after living there for 3 years. When I took them to court, their maintenance man claimed that he smelled cat urine in the unit. My cat has never had a habit of urinating outside the litter box, and during my second year there the carpet suffered extensive moisture damage (see photo) from a backed-up AC unit. In my opinion, that moisture damage was far more likely to be the source of any odor the maintenance man mentioned. No third-party testing was ever done on the carpet to show whether the smell was from cat urine or from the previous moisture damage, and management discarded the carpet before I had any opportunity to inspect it myself. After this happened, I found out that I was not the only resident who felt blindsided by large move-out bills for alleged carpet "damages," and some other tenants told me they also did not get a fair chance to inspect or dispute the charges. I will never be a resident at any property owned by The Residences of Carronade / Dietz Property Group again. One thing you should know is that, even though you don't pay a traditional security deposit upfront when signing the lease, in my experience you can still end up with a big bill on the back end. This setup makes it very easy, in my view, for management to claim extra charges at move-out. I'm so fed up with this place. A) why are residents always leaving their trash not IN the dumpster but near it? B) why can management not PICK IT UP? This place is squalid. I do not live here; I visit daily to feed my daughter's cat. It is not slum property, just one step up. The pool is lovely. Maintenance men aBuilding 11? Ugh. Three months later and things are even worse. This morning there was vomit on the sidewalk to Building 11. There are ALWAYS piles of sodden cigarette butts from the ALWAYS overturned, ALWAYS lidless bucket out front. The hallway is full of mulch; someone leaves out food for a stray animal. The dumpster smells so bad I think there's a dead animal in it. There are parking squabbles: nasty notes on windshields, cars being keyed. My college dorm in 1970 was better than this. Other buildings seem to be full of nice people: children playing, people planting flowers. Eleven must be too far out of range for maintenance to get to. Instead of posting a BS reply asking me to call and chat, walk down to Building 11. Take a broom and a container of sawdust. Read my other reviews: they're overwhelmingly positive. read more

I thoroughly enjoyed our time at The Residences at Carronade. Our family of four signed our lease for a two bedroom two bathroom apartment with a split floor plan in 2013, and we stayed for a year. I would have loved to stay longer if we hadn't moved out of the country. The apartment was fresh and clean at move in. Everything was beautiful and functional except for some strange substance in the clothing dryer in our unit. I called the office about it and maintenance arrived pretty quickly and was able to remove the mystery dust/powder completely. Also, the first time we used the microwave it sparked for no obvious reason. We waited until the next morning to call and request them to come look for the problem. When the maintenance worker arrived he told us we could have called for 24 hour maintenance, that's what he was there for! They weren't sure what the issue was, so the entire microwave was removed and replaced with a brand new one that same morning! And the pool... The beautiful, large, saltwater pool! My kids loved it, and I loved the free WiFi service covering the entire pool deck area. The location is ideal. Close to shopping, many dining options, and the expressway, while still being out of the way enough to feel quiet and peaceful. And the school district is the best as far as I'm concerned. Overall, Carronade is a beautiful place to make a home and if there's ever a possibility, I would happily move in again! read more

The Residences at Carronade presents itself as something far more than it is. You'll see enticing words and phrases thrown around ("luxury", "exceptional amenities", "resort-style", "unparalleled customer service", etc.) in a way that -- once you've had the misfortune of experiencing Carronade firsthand -- will make you wonder if whoever's writing this stuff even knows what these words/phrases mean. And it's especially odd that they chose "Experience Carronade" as the tagline, because while the apartments themselves are okay, the experience as a whole is the worst part. Anyway, rather than the usual process of having to make a mistake in order to learn from it, I'm hoping this review saves a few people from that. Apartment hunting is exhausting enough, and there's nothing worse than feeling worn-down and being tricked by a convincing façade. (I think it's important to mention early on that Carronade has fliers in their leasing office soliciting residents to leave 5 star reviews on Google Maps. As someone who takes objective reviews seriously, this seems very shady) PROS: They have a gated area for pets and provide a small tote of communal dog toys. The apartments are spacious with several windows, a balcony, electric fireplace, ceiling fans, and a walk-in closet. It's a safe area to live, with friendly residents and streetlamps in the parking lot. There's a saltwater pool (but it's usually overrun with swarms of hyper children), and a fitness room (but it's very small, with a limited selection of old equipment). CONS: The walls of apartments are paper-thin, so you'll regularly hear cabinet doors closing loudly, toilets flushing, barely-muffled conversations, and when someone closes a door the building actually shakes. There's only 1 parking space per apartment (unassigned), and garages are $90/month -- so theoretically if no one paid extra for a garage, there would be nowhere near enough spaces. As-is, parking can still be a headache. There are only 14 USPS parcel lockers for 100+ apartments. Their grounds aren't mowed frequently enough, so ticks can be a serious problem in summer months. Due to its proximity to I-75, Carronade tends to be loud with highway noise. And smoking is permitted here, so if you're unfortunate enough to live above/near a smoker your apartment will reek due to poor plumbing/electrical seals, and you won't be able to use your balcony unless you enjoy sitting above a chain-smoker. Addressing their claim of "unparalleled customer service", while it is absolutely true, it inaccurately implies that their customer service is unparalleled in a *good* way. So they'll put on a smiley face and be polite enough if you stop in to take a look as a prospective resident, but after that they'll be back to being unparalleled-ly unhelpful and rude, surprisingly incompetent, and so on. To sum things up, The Residences at Carronade is a far-below-average apartment experience, for which you will pay a premium and almost certainly be unhappy. Do yourself a favor and avoiding making this mistake. read more

I have lived here for over 4 years, and I love it! The office staff and maintenance are great! There are only 2 maintenance men for all those apartments, and they do a damn good job! My only complaint isn't about the business itself, but about the residents who think they are above cleaning up after themselves. It shouldn't be the managements responsibility to clean up grown adults garbage, because they are simply to lazy to walk it to a dumpster. Keep up the good work RAC!! read more

This place wouldn't be bad if they charged what it is worth. Over a thousand dollars for a poorly constructed complex. Walls are thin and the paint jobs are awful. Don't for a second think you'll have anywhere to store anything. Carpet is coming up at the seams and that's in the side of the complex that is only a couple of years old. Parking is a wonderful scam here, 12 units per walk up and maybe 6-8 parking spots. But don't worry you can rent a garage space for 85 a month. Right in front of your building? Haha maybe 70 yds away. I mean the people at perry lake need garage space as well. Oh Perry lake.. they race through the complex to cut through to carronade dr, what did we do here? Took out the speed bumps. Another wonderful decision. The lack of care around this place by the freeloading staff is unacceptable. No one would keep these people employed. They hangout in the office when it's open or for some reason with plenty of work around here the two maintenance have to ride around on a golf cart together all day. The grounds are awful, with balding grass from dog urine. The dog poop hoppers are overflowing constantly. The garbage is overflowing and the employees are no where to be found, elderly residence have to set their garbage next to the dumpsters. Even with a wasted degree like hospitality you'd think day one would be "what to do with overflowing dumpsters?" Umm I'm guessing either more dumpsters or more pick ups. But that 5 am garbage pick up on Saturday morning is a genius choice or the Sunday grass cutting. Way to go team, you're terrible. They don't abide by their contract. We haven't had access to the amenities we pay for, even after restrictions have been lifted. They haven't reimbursed residence for anything promised that is being denied even though we've signed a contract. This is really a terrible place to live. read more
