Patterson House Apartments has been quite kind to me during my stay in Dayton. When I moved in,…read moreKelly and Trista were the managers, and they were AMAZING! We were all very sad to see them go last year. :( So far, the new manager, Alison, hasn't been as amazing as Kelly and Trista (read: incredibly warm, friendly, and will jump through hoops for you), however, Alison did have really big shoes to fill, and has been nothing but professional and helpful thus far. She returns calls in a timely manner, makes sure apartment issues get addressed, and overall does what an apartment manager needs to. The pros: Rent is WAY cheaper here than in the surrounding area. I think that's because the building is older, and parking is super tight, but hey, a deal is a deal! At least in the apartments (as opposed to the townhouses), you get FAR more for your money than you will elsewhere. What we pay for a 2-bedroom apartment is what most people in the surrounding area would pay for a 1 bedroom or studio. The rooms are pretty spacious, especially when you consider the price. The property manager lives on-site, so it's normally not hard to get in touch with her if you have any issues or questions. Maintenance usually addresses issues in a timely, generally professional manner. I've heard mixed things about the primary maintenance person, Nathan, however, in our experience thus far, he's always done his job in a prompt and professional way. The grounds are well maintained and pretty. The apartment complex has both trash and recycling on premises, at no additional charge, which not all complexes have. The apartment complex has its own pool, which I've heard good things about, though I'm always too busy to use it myself, sadly. :( If you change your light bulbs to CFLs, use energy efficient appliances, and seal the windows with window film during the fall and winter, it's pretty easy to keep your electric and gas bills low. The apartment complex allows cats, and while you're technically only supposed to have 1 per apartment, it seems like a lot of people have 2, and no one bothers them about it. Each apartment (and usually each tenant) has their own parking space--and reserved parking is taken pretty seriously here. If you want to paint the walls, you can--you just need to repaint them white before you move out. Sadly, I'm just now discovering this--I could have made the apartment pretty and artsy so long ago! Maintenance is usually pretty good and reliable with plowing the snow and salting the walkways during the winter. It's very rare that you'll have a problem with a slippery walkway or snow-covered driveway. The cons: The buildings are older. Not all of the windows are installed/sealed well, thus, some apartments have a draft, which can be a problem in the winter if you don't seal the window with window film. Sometimes we even felt a draft coming in through the electric outlet. Weird, I know. The walls aren't paper thin, but they seem to be thinner than some apartments. If you have quiet neighbors, yay you! If you have noisy neighbors, you might wind up wanting to knock on their door, and ask them to please shut the ___ up. Most apartments don't have a garbage disposal or a dishwasher. They used to have garbage disposals, but apparently, they broke frequently, and were removed, rather than replaced when they broke. The apartments don't have washers or dryers in unit--there are on-site, shared, coin-operated washers and dryers. Recently, I've heard something about the possibility of installing a washer/dryer hookup in your apartment if you have your own apartment and live on the first floor, but I personally haven't pursued this. The buildings (at least the apartments), are not disability-accessible. This may be because it's an older complex, and was "grandfathered in" when ADA laws were passed, but it still kind of sucks. There are curb cuts, but there are no elevators, and LOTS of stairs, depending upon what floor you live on. Parking is limited, and the parking lot itself is NARROW. You do get your own assigned parking spot, though. Overall, if you're thinking about moving to Dayton, or already live in Dayton, and are looking for a new place, I would definitely recommend checking out Patterson House!

Waiting long periods of time to get maintenance issues taken care of and the lack of the common areas kept up and just cleaned was impossible. When asking manager (Allison) about this she told me it was the tenants responsibility, this is just an example of ongoing problems. The outside maintenance was also a issue we always were last on the list to get the grass. This property was known as the slum of Oakwood. I did contact the City of Oakwood and the owner or the property with our complaints which prompted the city inspector to come out. The management of Patterson house was cited for many issues One of which was the fact that my apartment was never painted prior to me moving in. After moving out I had left my coats, hoodies. sweaters, many jackets including a 3/4 length brand new leather coat A week later I called to get my coats Allison did not call me back, the next week I called again when I asked Allison about getting my things she said would call me back since maintenance were in the apartment she would set up a time for me to pick up my things about a hour later Allison called me back and said the maintenance had put my coats ect. in the trash. According to Ohio renters right you have 30 days after moving out to claim items you may have left behind. Yes I could have taken legal action but I did not want to involved with this horrible person anymore. Now the topper is they are on my credit report saying I owe them over $300 when they trashed or stole over $500.00 of my personal things. God Bless Kelly and Trista sorry they had to go as for as for Allison I pray for devil to leave you and that you choose God and do the right thing. And by the way my apartment never did get painted!

Pros: -large beautiful windows in the apartment -overall one of the best prices for the location close to Oregon district -always had easy to find street parking, never paid for a parking spot -fixed my maintenance issues usually within a day -really strong community among the people who were living there - gym, backyard patio area with grill, free community entertainment space to rent -leasing office would throw 2-3 holiday parties with beer, wine and food pre-covid -friendly, approachable management Cons: - thin walls, hopefully you have respectful neighbors like I did - gym is bare - leasing office did not keep track of my annual leasing contract renewal dates, responsibility was on me to renew my lease dates without receiving reminders to do so. Also wants tenants to tell the office more than 60 days they are moving out by the end of the lease without receiving any reminder/notification to make that decision - near a homeless shelter (did not cause me any issues) but guys will occasionally cat call

I was so excited about my first…read moreapartment and living in close proximity to downtown that I didn't see the glaring problems with St. Clair Lofts. Keep in mind that this is a renovated factory, so it's a very old building. Let's start with the good. The good: 1. Like I stated before, St. Clair Lofts is close to everything like The Oregon District, Brown Street, The Victoria Theatre and Schuster Center, the library, and Riverscape just to name a few. There are plenty of bars, restaurants, and clubs within walking distance. This is a good place for young people to live. 2. There is a gym in the building, as well as a party room and a back patio. Water and trash is included. 3. The apartments are spacious and a washer, dryer, dishwasher, and microwave are all included. The bad: 1. The rent is sky-high. Our rent was $930 for a two bedroom, two bath which is good considering the location, but exorbitant compared to prices in the surrounding Dayton area. Let it be known, you're paying for location, not luxury. Our DP&L was $600 for one month, mainly because the insulation is non-existent. Our front door in particular was slightly askew which was just enough for there to be a constant draft. The floor to ceiling windows made the entire apartment feel like it was 40 degrees at all times of the year, so while it was somewhat welcome in the summer, we were constantly freezing in the winter. No matter how high you turn the heat, it just goes right out the window. Space heaters were a must. 2. Speaking of windows; every time it rained, it would leak and pool in our living room. You can't really do much about it but move everything away from the windows. This is an old building. And it wasn't limited to our apartment. The windows in the hallway would do the same, leaving the apartment with a musty, mildewy smell almost all the time. The hallways are carpeted and carpet that is constantly wet is not pleasant. When we moved in the carpet was stained and gross. They replaced the carpet at the beginning of the year so it is better, but the windows haven't changed so I'm sure the carpet won't last long. 3. We had nothing but problems in our specific unit. When we first moved in, one of the toilets had a broken chain and wouldn't flush properly. Maintenance fixed it. Fast forward nine months and the same toilet overflowed EVERY TIME YOU FLUSHED IT. There could be nothing in the toilet and it would overflow if you flushed it. We snaked it, put drain cleaner, called maintenance up no less than four times and nothing changed. We gave up eventually because we were so close to our lease being up. The flooring was "brand new" at the time of move in and by the time of move out it was peeling and coming up. The oven didn't work when we moved in. Our food could be in the oven for over an hour and it would still be raw. Maintenance fixed it. All of our power in the front half (the kitchen) went out including our refrigerator a few months after moving in. When that went out we lost $100s of dollars of food. Maintenance fixed it. A month before we moved out, the refrigerator went out AGAIN, and AGAIN $100s of dollars of food was lost. Maintenance "fixed it" but it still wouldn't work. Then they replaced the whole refrigerator. We left it empty until we moved. The dryer would catch clothes and burn them. Maintenance "fixed it" but our clothes would still catch in the dryer and burn. I don't even know how that happened. 4. Other little things included that the unit has NO closets except for one shoebox sized one in each bedroom. Good luck with storage. There are no overhead lights except in the hallways, kitchen, and bathroom. You will need lamps for any sort of lighting. When the reviews say the walls are paper thin, believe them. THE WALLS ARE PAPER THIN. True story: our neighbor sneezed so loud, we said bless you and they said thank you back. When they walk in their apartment it feels like they're in ours. Another small thing is that all of the outlets in the apartment are flipped. It seems like a small thing until something needs to be upright, like a Febreeze plug in. More of a nuisance than anything. 5. It's downtown. Parking isn't free. You either pay for the lot across the street that's owned by the building for $50 or the lot in the back that's owned by a private company for $35. Or you park on the street and pay the meter. 6. When we moved in the lady went over the lease with us and basically bullet pointed it. Later, we got nasty letters saying we violated the lease because we weren't aware of the live Christmas tree policy. Read everything. If that wasn't enough, they raised the rent, which cemented the decision that we were not going to renew our lease. The bottom line is I would probably live downtown again, but I definitely wouldn't live here again.

The place is disgusting…read more Infested with feral cats and their droppings. There are dozens of them, if not into the triple digits. Many neighbors here feed them on a daily basis and management is ok with it. Attracts so many skunks as well, not safe to be outside after dark. Trash and is piled up in front of dumpsters. Furniture and appliances precariously balanced upright next to parked cars. Children in the park use styrofoam packaging in the dumpster as toys, ripping it into hundreds of styrofoam crumbs and scattering them to the wind. Very bad My parking lot has flooded every time it rains for the past five months. 6+ inches of standing water for days afterword. Management is aware, does not see it as an issue. I dont want to be here when it freezes and makes 90% of the lot unusable. Current management staff is awful. particularly Channel and manager Stephanie. refused to meet with me and when I finally managed to get a hold of them, they were aggressive and bellicose. Spoke down to me like I was dumb and straight up lied to me on multiple occasions. whenever I contacted them they acted like they were disappointed they had to do their jobs And when they contacted me it was with extreme hostility and refused to even listen to my side of an issue. Terrible communication, I am actually baffled at how a group of professionals can act like this, they get paid. This is the only place I have ever been that thinks it is fine to park directly in front of a fire hydrant. All the time. Ridiculous, this stuff is common sense. Downstairs neighbor smokes inside the apartment and stinks up the whole building. Also walls are thin so you can hear neighbors music, tvs, and even all conversations. Despite this, the management team has delivered to me multiple complaints and lease violations because people can hear me walking around during the day. Just walking around at 5pm, three separate "complaints" for this. This far more work than I have seen from the management do team in the previous three years combined, before that I was starting to doubt their existence. I have multiple confirmed reports of tenants informing they plan to NOT renew their current lease early ( before 30 day window) and in response, management tried to spontaneously and aggressively evict them before their current lease actually ends, citing false complaints. Actual slumlord behavior.

I was not told when I moved in (and it said no where in the contract) that residents could smoke in their apartments. I'm not a smoker but I was living above someone who was. I'm positive our vents were connected because it always came up when the heat came on (as well as I could hear everything they were doing during the day, especially if I was in the bathroom when they were and, not the apartment's fault but annoying, the dude would sing emotional Ed Sheeran songs loudly and badly at 3am on random days during the week and weekend). I just got LASIK done when this smoke situation was happening so it irritated my eyes to no end to have the smoky air come up to my apartment. Health and safety issue. Also, the floor was slanted where I couldn't place furniture certain places or it would fall over. The apartment was either always cold when it was cold outside or hot when it was hot outside and I had to buy a humidifier because the air in my apartment during the winter was terrible. The oven didn't work properly and I couldn't make anything in it. Whenever I had to interact with office staff, either going in or through phone calls, they acted very annoyed that they had to do their job. Not only that, but no one had any idea what they were doing and I had to contact them repeatedly to get the right information. The final aspect was when I moved in, the blinds were broken and they saw that upon inspection and noted it when we were touring. When I moved out, they didn't give me my full deposit back because the blinds were still broken. They said it was my fault I didn't put in another maintenance request when, upon moving in, they said they would take care of it. They said they "couldn't prove they were broken when I moved it and that I didn't break them," and this was a privacy issue the whole time I was living there.

I have a hole in my ceiling because the maintenance workers are obviously incompetent and don't know how to properly repair anything in the upstairs apartment above me which has resulted in a hole in my ceiling. Absolutely ridiculous. My next step is calling the news stations and getting an attorney. Absolutely do not rent to this hellhole.

I wrote a review 5 months ago about the gross hallways which I can now say are still in the same…read moreawful shape. Last month a previously attempted repair in the second bedroom ceiling started leaking. It forced my roommate to have to relocate for two weeks while roofers came out to patch the roof. It's been over a month now since this issue occurred and the Wynds still haven't finished the job. If I can even get the property manager to respond to me, which is my biggest frustration, maintenance just no shows and nobody communicates what's going on. Upper management was absolutely no help either. Had to send two emails to get a proper response and she told me to talk to the property manager who gets an F in responding to emails. They took $150 off rent which I appreciated but the biggest frustration being the communication issue is 100% in their control and they just don't care. I'm sure someone will respond to this review but it's too bad I couldn't get them to respond to my emails most of the time. At this point I'm done trying to get anyone to come out and finish the job. We're just letting the ceiling look like crap and get on with our lives. Very excited to move out in the summer.
