I cannot compel tenants enough not to rent from this company. I lived at one of their residences for four years. My rent was paid on time, the apartment was clean and I respected the building members. My years there were filled with broken elevators, rattling windows, and radiators that would not turn on, despite heat being included in the rent. Upon leaving, I had two walk throughs with the building manager and the apartment was cleaner than when I moved in. But a hefty deduction was still taken for cleaning. A disagreement ensued and I provided photos of the clean apartment and verification of all the maintenance issues and lack of heat through the years. Ultimately, I did not receive the funds back. Moving out was the best decision I ever made. And even now, months later, the apartment is vacant. I will never rent from shoreline again. They are unprofessional and disrespectful with no loyalty to their tenants. read more

They charge you latE fees on things already paid, there is always something broken or leaking. Mice!!! Mice!!!! Mice!!!! Huge carpenter ants by the hundreds, small biting ants. Windows that have NEVER been cleaned since 1976, basement has black mold in the storage. Heat goes on when it wants to, quite a lot of times in the winter you'll wake up to a brutally cold house and no one comes that quick to fix it. My neighbors and I used to keep the heaters in high even if it was hot cause you never knew when the heat would go out and you'd be frozen Wendy in the office is abusive and horrific to talk to, will belittle you and make you feel worthless. She will resolve nothing for you, she will not hear anything you say. Shoreline charged me for late charges in a security deposit difference with an apartment to apartment move within the same building without notice of the balance I owed, I was charged 100s of dollars in late fees and when I called to discuss with Wendy I was told I was stupid and I should be more responsible when it comes to my bills and my money even though my rent was always on time. I had to move because I was starting cancer treatment for the second time in under 5 years and I gave over30 days notice for my month to month lease and explained I needed to start treatment and needed to get moved and situated before treatment. M I was charged prorated fees for days it took them to get the apartment ready for the next tenants, 16 days to be exact. Ended up having to argue with the office regarding the missing $500 from my deposit. This place is beyond awful, go anywhere but here, the apartments are cheap but these are some of the reasons they are ithe cheapest in Shorewood. SLUM LORDS!!!! If you are a student, DO NOT RENT HERE. THEY WILL TAKE ADVANTAGE OF YOU!!!! They are not responsive at all. For the 2244 N. Prospect building, my son put in 15 work orders to have his roof fixed because it leaked all winter. And, a broken window took 3 weeks to fix in NOVEMBER. They ignored every work order because my son was a young renter (student). Now, they want to charge him 2 months rent because he "didn't give 60 days notice". I have called the City of Milwaukee Housing Inspector Office to notify them of this SCAM of a company. They take advantage of college students by continuing to charge rent for UNINHABITABLE BUILDINGS. Their "building manager", Kathy actually BROKE THE LAW when I asked her to email me something in writing instead of telling me verbally. Per the City of Milwaukee, landlords are REQUIRED BY LAW to put things in writing if the tenant requests it, and she refused to. read more

I'm a former property manager and have rented from a few different companies. This company is terrible. My apartment has cockroaches, water damage, and the elevators break every month. Maintenance is sloppy when they do come, which usually they don't (they often ignore requests). They even had the nerve to say "welcome to apartment living." I submitted and signed all of necessary documentation to lease at one of the properties (i.e. The Lexington Apartments) well in advance of the discussed move-in date for the unit I wanted to relocate to. I was in constant communication (via text and telephone) with a realtor Tim leading up my move-in. However, 4 days prior to my expected move-in date and termination of my previous lease, Tim called me to inform me that the unit was no longer available and was given to another individual(s) since I 'did not appear to be interested in moving forward with the lease', according to him. I was left stranded and was forced to find a new apartment within 4 days. I strongly encourage anyone interested in renting from Shoreline, and especially those dealing with Tim, to reconsider any other real estate groups in Milwaukee. This property management is unprofessional, disorganized, insensitive and very likely to leave you high-and-dry, as they did for me. read more

Absolutely dreadful management. Carefully question the lease, ask them to explain the no winter move-out clause extending the original term of the lease. The building manager at Devonshire simply told me that it was a 6 month lease and I initialed away. Do note, it is not a "lease" per statute, it's some weird hybrid so the requirement and protections that come with a lease does no apply here. However, the "lease" is written in a very disadvantageous manner for the tenant. Even if you do fulfill your "6 month" lease, it disallows any movement until March 31(?). So, if you sign it on May 31, it will be a 10 month lease since you can't move out until March 31. The notice requirement for move-out is also completely disadvantageous. I know, I know, it's my fault for not questioning or reading the lease carefully. But let's be real, who knew that the representation provided to me by the building super is different from the lease? You would usually trust a big company like Shoreline. My friend who practices law in small claims, and general real estate says this is the most absurd and one-sided rental agreement she has ever seen. Despite the ambiguous and disadvantageous "lease", management was unwilling to work with me to come to a compromise. I would love to have fought them for misrepresentation, however, due to my own hectic schedule, elected not to. Renters beware! As for the building: Cons: On the first floor, the dust from Prospect's traffic will create a black layer of soot on the floor and furniture. I am an allergy sufferer so it was also a nightmare. Security is lax. The back door that heads out to the beautiful area to overlooks the lake is usually open, allowing really anyone to come in the building. The washer and dryer needs to be updated, and is constantly busted. Pros: Super is quite a fastidious person. If something needs repaired, the super is one text away, and usually responds quickly. Called on several apartments listed as "available" on the company website, only to have my calls never returned. Called main contact number and was hung up on 3 times by the woman who answered the phones. Renting from them was an absolute nightmare. The apartments are small, overpriced, and poorly managed for starters. I had the luck of having the property manager, Gene Halaska and his wife Maria living across the hall and Gene was creepy and harassed me from day one. Knocking on my door for the most asinine of reasons. Asking my guy friend if he could lift some furniture for another tenant for $5. Trying to give me his unwanted food items. Standing way too close behind me. But then when I knocked on his door if I needed something I got a lecture about how introverted and reclusive his wife was and not to bother her. In the six months I lived there I'd seen her maybe three times and all I got was a glare. His wife never talks and never leaves the house but I'm sure there's nothing wrong there. When I had to yell at my autistic son a couple times, the 100th time I have to tell him to put his shoes on before they miss the school bus I had to yell, all of a sudden I was being evicted because of yelling/noise violations. But the cute college girls upstairs that Gene was a little too friendly and chatty with were allowed to party like rockstars til all hours of the night. Upon my eviction notice I told Shoreline him and his wife smoke weed 24/7 then, as payback I'm presuming, he made up lie after lie about me and got me arrested on false charges. Meanwhile I'm literally trying to move out of there as fast as I can. One day I had spent the entire day going through my stuff and my children's stuff and getting rid of things in preparation to move, which Gene harassed me the whole time about letting stuff pile up in the back hallway. I had to explain to him numerous times that I was moving it towards the dumpster and didn't want to make 1,000 trips to the dumpster so yes I was making little piles before running it out. He wrote I kill you on a G bookmark that he must have spotted when I was getting rid of some stuff to move. My children's names are Gavin and Mia and they had these bookmarks for a couple years. Gene Halaska told the police I had written it and it was directed towards him and his wife, assuming the G and M bookmarks were for him and his wife. After the oven part of the gas stove stopped working and I had to call the fire company because of a legit gas leak that they even said they smelled upon entering the kitchen I said to them can you fix this so I don't blow up the building. Meaning can you fix the oven so it doesn't blow up the building. Then he told the police I threatened to blow up the building. A higher up management man also sexually harassed me basically cat calling me because the back of my pants were drooping a little. If you want to be harassed constantly for every little thing and even lied on to the point where it causes it you legal trouble by all means rent from them. Never had any trouble with the law in my 42 years now thanks to Gene Halaska, who likes to flirt with the young college girls to the point where his wife gets jealous, I'm still in the Milwaukee Court system but they are going to dismiss the charges. read more

Good Things - Location is just near the lake and Brady street - Tenants are laid back, no late noise or other disturbances - Landlord brings in packages from front door if you leave a note Bad Things - Lights flicker, dusty, creaky wood floors, but hey - its an older building - Power outage at least once per summer - Live in landlord at the time was not very friendly or customer service oriented - The shared Washers & Dryers on-site ruined several pieces of clothing due to bleach exposure - No pets aloud even though the building is already not in the most pristine shape - doesn't make sense and you may find some people already bending the rules on this read more

I have lived at The Carlton for over 3 years and love it here. It's a very safe and comfortable place to live. I frequently get compliments from guests on how much they like the apartment. Management is courteous and helpful. When I was looking for an apartment with more space, they allowed me to move from a 1-bedroom to a 2-bedroom within the building. They have a maintenance staff whose response time is quick to fix any issues you may have. I feel as though I am getting my money's worth renting from Shoreline and don't see myself moving anytime soon. read more

I've been a tenant of this company for the past 15 years, and have nothing but great things to say about them. In that time, I've lived in two different buildings and three different apartments and they were all well maintained and spotless when I moved into them. Their maintenance men are top shelf, and my present building manager is as professional and conscientious a guy as you'd ever want to meet. Granted, most of their buildings are older (the one that I presently reside in is over 100 years old), but they are still in great shape. Like every old building, mine has it's minor problems and quirks (such as a creaky floorboard here and there, elevator is a little slow, and radiator heat can be a challenge if you're not used to it, or so I hear). But, it's clean, safe and constantly being maintained and upgraded. In the five years that I've lived in my present apartment, the entire building (over 70 units) has gotten new, modern windows and other assorted upgrades. My own apartment has also recently received a new bathroom vanity and brand new cabinets and a sink and counter in my kitchen which I didn't even ask for. They even let me pick out the kitchen sink that I wanted. My landlord just decided that it was time for an upgrade. They're not slumlords, they're not running a scam, they're an honest company who put their tenants first. Sure, they require 60 days notice before you move out, and some maintenance issues take priority over others. How is that unreasonable? If you're looking for that "deluxe apartment in the sky" in a boring, characterless, cookie cutter building with all the sterile, modern amenities, then Shoreline is probably not the company for you. But, if you're looking for a building with character, and charm, centrally located in a safe neighborhood, managed and maintained by people who take pride in what they do, and run by a company who respects their tenants and treats them like human beings instead of check books, then this is the company for you. I live in Prospect Terrace Apts. The location is great. The neighbors are curteous and quiet. Overall, there are some pros and some cons (including parking), but the only thing I REALLY don't like about Shoreline is the way the rental payment is managed. With my former real estate company, I was able to pay for my rent online or at the front desk we had. Here, you have to send a cheque, so in my case, the cheque has to leave the bank 7 days before the rent is due, which makes the bank block that amount for the whole month. So, it feels like I'm paying 2 rents from one salary (even if that is not the case, technically). read more

I have lived in a shoreline property for 8 months and my girlfriend lives in another shoreline property. I have also looked at almost every property they have. Pick any property and I believe you will find the same. -Common areas may look OK, but shoreline is simply sucking the life out of the apartments with absolutely no improvements and renovations. All doors, but the main apartment door, will not close and latch in my girlfriend's apartment and many others. A large number of coats of sloppy paint jobs is the reason. Holes in floors from leaky radiators, flooring 30 years past its service life, missing heat valves, poorly repaired wiring, etc. -They will do enough maintenance to get you to sign the lease and move in...after that good luck. Repairs that are done are shoddy work. -Sign a lease with the rules and then watch them impose rules not in the lease. -Having dealt with the shoreline management, above the building managers, they are simply bullies. They impose their own rules, will not listen, and openly express their contempt for the residents. Bad from the top! They openly want you to sue, they have enough lawyers to win and cause you to waste a lot of money. If you cannot afford a little more Downtown or on the Eastside then you have to live with shoreline. Look harder for better if you intend to live in the property for more then a year. read more

My boy friend really liked living at shoreline but I was not really a fan. The building had really gross cockroaches-eww! Most of their staff was nice but some of them are very sketchy and rude. I didn't like how they raise the rent all the time, it was kind of annoying. If they got rid of their cockroaches they wouldn't be such a bad place to rent from. read more

This is the worst real estate company in Milwaukee. Some of their Caucasian laborer employees harass and threaten tenants that they don't like. Some of their workers also spread malicious gossip about tenants they don't like. One of their employees got his friend to slash my bike tire parked in front of the building and then this guy walked by my window and taunted me and said "good luck getting to work on time". I had to get my bike tire fixed at a bike shop and the guy said he was friends with a shoreline worker. He also threatened to break into my apartment. I complained to management and they were mostly very unhelpful and even threatened me. On one occasion I caught a employee digging through tenants discarded trash in the dumpster (recycling) and he made a comment about something I just threw out. So weird! This company hires some very sketchy and dangerous people although some of their workers are alright. Some of their workers threatened me and tried to bully, and intimidate me into leaving. After I moved out a couple of their employees visited my new residence and one of their employees visited my job and tried to intimidate me. Renting from this company was a frightening and scary experience. This is a company that does not put the customer first. They would rather take the word of a mischievous employee, over a legitimate complaint from a tenant, that's a pretty dumb business model to follow. This is a dangerous company to rent from because they tolerate unprofessional and criminal behavior from some of their Caucasian employees. If you know what's good for you, stay away from shoreline real estate. read more

Absolutely horrible company, avoid at all costs. The buildings are barely above code standards, yet they will continually raise the cost of rent. Not worth your time or hard earned money. I rented from them for 3 years and regretted every minute of it. After signing the lease, their attitude changed completely. When I moved in, the apartment was disgusting. There was dirt and grime everywhere. I had to clean the whole place before I even felt comfortable moving my belongings in. The building manager was absolutely worthless and didn't do a thing about the issues in the building. I requested maintenance on various things in my apartment, but no one ever came. I ended up spending the money to fix everything myself. When I signed my lease I was told that they needed to have the rent check by the 5th of every month. I always put it in the mail before then, but other times would physically drop it off before that date. I was given late fees multiple times (especially around holidays because no one checks the box). The first time it happened, they 'waived' it for me. In later instances, they said they can only waive it once in a 12 month period. I eventually called them to ask why this had happened to me 3 times and they told me the policy was that they had to have the check by the first, or postmarked by the 4th. I explained that I was told differently when I signed my lease and I should have been informed of a policy change; yet my comments fell on deaf ears. I ended up begrudgingly paying the late fees. In moving out, I found out the building manager had never turned in my move-in sheet (which I suspected) and my copy had been stored on a computer which no longer had a functioning hard drive. In order to prevent being charged for all the pre-existing issues in the apartment I essentially did a complete reno. I requested a walk through of the apartment with someone from the management office, in order to have them tell me if other things needed to be corrected before I turned over the keys. This never happened and I am still waiting to hear if I will receive my security deposit back. read more

Lived at 802 E State.....very dirty. Both entrances were filthy. Floors have caked on dirt. Glass doors are disgusting, never cleaned the whole 6 months I lived there. Inside the apartment the outside windows were dirty and the window sills were rotting. Order in the building, they try to hide with plug in air fresheners. Don't bother cleaning the apt when you leave because they have a cleaning company come in, no matter how well you cleaned it, and charge well over $150 for their time. Never can get a hold of the landlord. Office personnel are very rude, do not know how to speak professionally and very disrespectful. read more

I rented from them at the Marshall Hall apts for over a decade. When the manager Dan was forced out by Shoreline because of his age a couple took over and completely ruined the building among other things. They never cleaned or took care of problems in the units and used the lobby as there own personal space. They also will lie thier way out of mistakes they make to throw the blame back on the resident. My example is I was told by the husband I could move out and when I did Shoreline took my security even though I was told by the husband and a women at shoreline I would get it back. Then when I comfronted the couple about this they lied and said I was never told this even though I had 4 witnesses one of which a highly decorated Marine with a purple heart and impecable record that heard the husband tell me I was ok to move and recieve my deposit. Shoreline did not care they just wanted my money. I never was late with rent or problem tenant for over a decade and was treated like dirt by this couple and shoreline. If you value a clean, comfortable, hassel free rental experience from a company with integrity do not rent from them they are garbage on many levels. They will promise you the world to get you in the door and treat you like dirt once they get you in a lease. read more
