When I moved in my first day, I found these things wrong with the apartment - A chewed up dog bone under the couch - Dirty ladies underwear in between the washer - Broken door lock - Lice killing shampoo (should I have been worried about lice?) - Broken door stoppers - Uncleaned apartment overall - Unsealed Doors, causing cold air to rush in, racking up electric bill When I found these issues and went to the manager, she got upset at me for complaining about the state of my apartment. What the heck?? Some of the leasing consultants are polite for sure, but the management there are rude and disrespectful. They definitely did NOT inspect the apartment after the previous tenants moved out and you're paying an INDVIDUAL lease, meaning instead of splitting the base rent you are paying yourself, this sounds nice until you realize that you are paying a substantial amount greater than you should $835 per person is ABSURD for this place Don't go here, They treat their tenants like crap read more

The apartment was barely cleaned prior to my roommate and I moving in, and some things looked like they hadn't been cleaned in months if not years. The ceiling fan had a large collection of dirt, the windows sill had a ton of built up dirt, and there were tons of cat hair in the drawers. There were also fleas that bit us. In order to fix this issue and many orders we had to continuously call maintenance who would much rather argue about the issue than fix it. There was no working heat in one of the bedrooms and they refused to check the furnace and instead opted to close the vents. The finishes in the apartments are also fake, though they call this a luxury apartment. Absolutely terrible experience living here. read more

my room mate and I signed our lease in may since we were late admits to our respective graduate programs. Rooms looked great. The property looked great as well. They seem to be going through a change in management which may be the result of our problem. We were told we could move in prior to the move in date of August 18, 2017 since we have welcome week meetings to attend. The leasing agent said we would be fine to move in one week prior and they would just pro rate our stay. A few weeks later we learned we can not move in at the early date as promised and will either have to commute 3+ hours to make it to our meetings or pay for a hotel for the week. This "small" inconvenience is going to cost us a lot and make it very difficult for us to complete our welcome week requirements. If management tells you anything, you should avoid my mistake and get it in writing. I am very uneasy about my upcoming stay with the Stratum this year. read more

Echoing other reviewers here, the management is heartless no matter how nice they seem at first. Despite how much the staff has changed, the ones at the top only care about money. That's it. This place is overpriced for what it's worth and you could easily find a better place to live. Don't be lazy like me, seriously--look elsewhere. But if you insist on living here, read their contract word by word, line by line with a lawyer. The only reason I ever came here was due to a last minute emergency with my previous residence. I lived here for 3 years. My first apartment was infested (20-30 a day) with stink bugs crawling in through every vent/bathroom fan/etc each day, and random gigantic caterpillar things and wolf spiders showing up randomly out of the drains. I moved into my second apartment a few months later, because apparently I signed a lease stating they could randomly move me without reason given or anything except 5 days notice. Luckily I was in town, otherwise they would have handled and dumped all of my belongings into the other unit. I should have moved out by now, but I didn't, and I ultimately moved out of that second apartment because they refused to do anything about the roommate they "matched" me with, who smoked weed inside even though we had agreed she couldn't do that because it aggravated my chronic respiratory issues. My third apartment was actually pretty decent, other than the dog hair I found all over/inside the bed frame and the absolutely filthy stove, bathtub, and toilet I found when I moved in, so I made the mistake of intentionally deciding to stay the next year. But then COVID happened after I signed the lease to another apartment. My issue isn't that they still bound me to my lease--my issue is that they intentionally didn't respond to my email, call me, or even charge me on the resident portal (until November, months after I had left town so obviously I wasn't checking), only emailing me a final bill in JANUARY. With the audacity to tack on LATE CHARGES too! Had I known I was still on the hook, I would have gladly paid each month til I found someone else to take over the lease. Someone could have been found sooner than January, or at least I would have still had the money to pay them. I could tell you more about the Traumas at Indiana but I'll leave it at this. *Edit: Their reasoning for not even moving my weed-smoking roommate (i.e. illegal even if I were able to breathe) to another unit, after putting her with a non-smoker (me) in the first place, was that she had already renewed her lease and I hadn't... So I just helped my son move in here yesterday with his roommate. They won't prorate August and require payment for the full month even though the month is more than half over. "That's their policy". They only provided one key that looked plastic so how they make a copy of that is beyond me! I told my son that I wouldn't live here. The apartments themselves are of pretty decent quality. They are built of faux materials (laminate floors/counter tops/etc) that imitate the real thing. However, the Stratum charges a premium price since they think college students are dumb and won't notice the difference. The Office Staff is what makes this place horrible. There is little to no concern for the residents' well being and they will fine you to death upon move out. Combined, my roommate and I incurred over 1200 in fines. We were both neat graduate students. I would not recommend living here because of the exorbitant fees and the lack of compassion/concern displayed by the staff. Look at the Fields, the Woods at Latimer, and The Village at Mueller Park for alternatives. Truly disappointing. I rented from fall '09 through summer '11. The management there promise to help students to sublease the apartment if you sign 12 month lease and only need to stay less than 12. But they sublease your apartment, then trying to collect 12 month rent through a collection agent called Southern Management System, located in Florida without any notification. I consigned a 12 month lease for my nephew, he stayed there for four months, paid for six, they leased the apartment to someone else two month later (according to the manager, without showing us any sublease). without any notification, statement nor bill, they sent the account to the collection agency trying to collect six grand. A month after they subleased or leased the apartment, a collection record went to credit bureau and it dropped my credit score. After I accidentally found out the credit entry through my banker who checked my credit for a lease, I found illegal practices from both the Stradum and SMS. The federal fair debt collection practice act require the collection agent to send detailed statement five days after the first contact. What I found out is that they do not have a statement at all. When the agent called me back, the balance from $6771 which shows on my credit report, suddenly dropped to $1676. How did they calculated the balance? I sent multiple emails to the management, all she gave me is a ledger showed six month payment, every time we ask to see the sublease and sublease statement, she pretend that she didn't understand what we ask for. All charges and bills need detailed account information to end up to the final balance, it seems the management at stratum charge people whatever they want. "Whether you pay the balance or not is up to you. It is your credit score that is in jeopardy. " that's from the email I received from the manager. After I sent five emails request for a balance statement with the sublease.Still, no statement or balance details. Honesty, integrity and ethical practice are the foundation of any reputable business. The Stradum at Indiana is not one of them. The first reviewer is right. read more

Gorgeous place to live!!! It is a parking friendly community for residents and visitors. Even without cars, only 2 minutes walk to the bus station. Near Kroger and international market, so it's convenient to buy fresh food and cook at home. I really appreciated the fresh cookies provided by the office everyday. read more

This is a very decent place to live in around Bloomington. I have been living here since 2015 and had zero issues with the management and staff. The place is a bit pricey but definitely worth it if you are a college student looking for quality housing, furnished apartments with style, many amenities, piece of mind and security. read more

Don't ever consider moving in to Stratum. Maintenance service is poor and they try to charge for everything. Dog shits are on everywhere. They charge a lot when you move out. I got charged $500 after deducting $200 from my deposit even if I didn't break anything. Apartment is relatively new but... that's all. Nothing good other than that. read more

That is the worst place that I have ever lived before! The staffs were trying everything they could to charge you more! The conditions were bad, lots of bugs in summer. On the grass, people never clean the droppings after waking their dog. Make a better choice my friends! What I said were true and you can check it if you don't believe me. Also, when I move out, the staffs randomly make up some reason and charged me over 700$ When I went back and ask pictures for proof, they suddenly apologized and then charged me less...... this apartment looks decent. however, the management is the worst. they are incompetent. they barge in without a notice, does not clean the stairs even when the stairs get filthy with cigarette butts and puke. maintenance leaves lights on and leaves things unfinished and does not come back for weeks to finish it. i tried to let them know about these inconveniences several times from the day i moved in. but, no response until i posted my complaints in facebook and told them i will be reporting them to better business burea. i have several friends who live at this location, and every one of them has at least a couple of stories to tell of them being taken advantage of. i would never recommend anyone to live here unless the management changes, which i am guessing will not happen. the management company is called asset campus housing. lastly, i have been living in apartments since 1993, and the stratum at indiana is the worst apartment i lived in. read more

It has a very bad management. keep charging the residence for a ridiculous fee; such as pet fine, trash fine, etc. The only good thing about this apartment is it has a large bath room and that's all. the living room is small, the bed room is standard. I think it is over price for $604 a month (not including electricity). and once again, the management SUCKS. it takes them very long in taking care of complaints but ask us to pay fee as soon as possible (by charging interest and cut down your internet). I would not recommend anyone to rent an apartment from The Stratum at Indiana. I have had the opportunity to live there for two years. Everything seems fine until the time you leave in which the management staff will do any and everything to get over on you to insure that they receive any type of payment for anything. They will go to the extent of lying and making up costs in order for payment. Even if you do a walk through with management, take pictures, leave the apartment in perfect condition, they will do all they can to collect your money. The Management staff (not the student staff) is rude, does not keep their word and does not care if you have been a loyal resident. I think it is assumed that all residents are college students and do not understand much about rental properties so they think they can easily get over. Don't be a victim. I know entirely too many people who have been screwed. I will not be surprised if this apartment and the company who is backing them falls. Poor customer service and treatment connotes poor business relations. In turn, will lead to this company's demise. Be smart folks. Don't do it no matter how nice the place looks. read more
