TLDR: i would have preffered a hotel that specializes in long-term guests. they are the classic predatory 1st apartment after leaving the parents house. never explain a thing about any of the perks. try to placate with pizza and doughnuts instead of proper maintanence if you move far enough away after living there they send additional charges on top of taking the security deposit. just enough to be substantial, but small enough that fighting it in small claims court would not be worth the travel expenses. if you really must get a bedroom and bus pass within 5 min walk of both universities go for it. however, only park where you can SEE cameras pointing at your car, not all parking lots have security cams. read more

This is the worst place for a student to live. As a parent, I would say, search elsewhere for your student. This place should be condemned. Roach infested, the staff is beyond terrible, the appliances are piss poor. The apartments overall are horrible and then have the nerve to charge these ridiculous prices for carpet cleaning, improper trash removal, etc when the carpet was ran down to begin with. Please don't be like me and sign your lease before reading reviews!! And if it's too late... good luck. To start, on move-in day, my room smelled strongly like weed. I later learned it was coming from my neighbor apparently the ventilation system does an excellent job of sharing smells between units. Next came the walkthrough. It was immediately obvious the room hadn't been properly cleaned before I arrived. I always plan to do my own cleaning anyway, but it would have been nice to walk into a space that at least looked ready for a new tenant. The Vic also might want to revisit its "roommate matching system." If you're not moving in with people you already know, I strongly suggest finding some. I was matched with a stranger who wasn't even a student. They frequently had people coming in and out even when they weren't home. Imagine walking into your own living room and finding a random man on the couch that you've never seen before. These guests also stayed for extended periods of time, which of course impacted shared utilities so essentially, I was paying for a third person to live there. I brought this up to the leasing office, and they did absolutely nothing. Very reassuring. Let's get into the qualities of the apartment! The units seem to be made out of paper-thin materials. Privacy doesn't really exist here you can hear everything. And I mean everything: your roommate, the neighbors next door, and even people outside. At times it genuinely sounds like they're in the room with you. Also, I highly recommend checking your lease and billing statements often. I've had multiple unexplained charges appear with no clear reason or breakdown. And finally, the environment. It's practically a zoo. We've got roaches, mice, and even feral cats roaming around. Very charming. Don't forget to watch your step outside dodging dog poop on the sidewalk is basically a daily obstacle course. read more

I love my apartment. It's not too big. It's not too small. It's just right and a plus it's a washer and dryer.

The Vic was horrible!. Move in day was chaotic at best. It was a disaster and the staff while very kind were extremely unhelpful. They didn't even have the workers from Greensboro site helping with complaints, it was staff from Virginia. We signed a lease for a master bedroom but was assigned to the secondary bedroom. My son requested a male roommate, he was assigned a female roommate. The actual apartment did not appear to have been cleaned from the previous residents. It was absolutely filthy. You could see the dust and dirt on every surface. There were old utensils left in drawers, holes in walls, water damage on the ceiling and the kitchen cabinets painted over old grease. The screen door was broken. The furniture was terrible. Overall, it was a horrible first apartment experience. However due to our dissatisfaction and their failure to comply with the lease, we were let out of lease BUT had to find housing two days before classes started. read more

The office staff is very friendly and the lounge area is as it appears on the website. However, that is the end of the positive notes on The Vic. The apartments are NOTHING like what they appear to be online and the short time that my child was a resident there, it was a complete nightmare for her!!!!! Filthy apartments, mold, lack of real support from management when told that roommates were smoking in the non-smoking unit....and reports of them smoking pot was only met with the response that my child should have called the police. I could share so much more, but will leave it here for now. My advice is to AVOID TheVic as much as possible!!!!!!!!!! read more

If I could give a negative star review I would. This place is horrible. We have had many issues while living here. But there have been three major issues. Our first came when our fridge stopped working. All my roommates and I had just gone grocery shopping so we needed maintenance to come fix our fridge quickly because we had no other place to take our food. It took them almost 5 days to come fix our fridge. We had to throw everything away. That was about $400 at least worth of food. For compensation we were only given $50 EACH. Then we had an issue with water leaking THROUGH THE HALL WAY CEILING. Our whole hall way was soaked with water. So much mold formed. We had to be split up and moved into another temporary apartment for almost two months. They rarely gave us any updates as to what was being done and when we could move back. Finally we were allowed back. Everytime during this process that we asked for compensation higher management kept saying we would talk about it once the problem was fixed. I tried many times to contact her and she did not respond. Our last issue is happening right now. Our hallway and kitchen are huge puddle of waters for about a week now. The water is leaking from our air conditioning everywhere into our hallway and now leaking through the walls into the kitchen. Maintain supposedly fixed the issue and left this fan to dry the ground but the problem has gotten much worse. Do not live here. They do not care about the students or families that live here enough to actually fix issues. They just make temporary fixes. Oh and we have lived here for two years and not once has the pool worked. read more

This was my son's 1st apartment. On move in day, they gave us keys that didn't work. This happened twice. The AC and wifi wasn't working on day 1. One week later, I checked on my son and the AC still isn't working inspite of his roommate filing a maintenance order earlier in the week. The dryer is broken so there is no way to dry his clothes. I'm still shocked but now I'm very upset at these horrible living conditions and poor management. Before signing a lease, read all the reviews and don't sign. Pay a little more to get a better apartment experience. We are looking for a cleaner and better managed property for our son because the VIC is not a good choice. read more

I've lived her for a year and can't wait to leave for many reasons. - About half of our maintenance requests have actually been addressed. - The management tried to tell me I had an unauthorized dog 3 months after I had turned in the paperwork and told them about him. They charged me the unauthorized pet fee and tried to evict him - My downstairs neighbors were constantly yelling, banging on walls and doors, and on one occasion ran out of the apartment fully nude. When security was called they might show up an hour later which by then could do nothing. I eventually started going directly to police. - My roommate accidentally locked me out of my apartment with my phone/keys/wallet inside. When I finally got a hold of someone to come unlock the door from staff, he took 3 hours to get there. Not to mention the 75$ fee after all that - My roommate had her car broken into - Not to mention no one leashes or cleans up after their dogs and there is constant trash all over the grounds. I do not feel safe or secure in this apartment and am extremely tired of management and neighbors alike. The price is certainly great for Greensboro but you definitely get what you pay for here read more

I put it work orders and it takes the complex months to reach back. They'll even go as far as sending an email or text message saying that a technician came by and the problem is solve , when it's not true. I live in the 4 bed 4 bathroom apartment, which are the nicest ones I believe. I have not had many bad experiences while being at The Vic but I do think it should be cleaned and inspected more often. My roommates and I have placed fix orders before and the maintenance guys take care of it quickly. I am renewing my lease because I think the price and style of the apartment is nice considering the area. It is definitely not perfect, but The Vic is not bad considering other apartment complexes in the area. The Vic should install security cameras and enforce and trash & pet policies as some do not clean up after themselves. The staff team is friendly and try to provide the best service possible. I would recommend this place to live, but preferably the buildings beside the office. read more

DO NOT STAY HERE! Do not be fooled by the clubhouse, because that's the only thing nice about The Vic. I had no heat for 2 months in temperatures below 7 degrees. They will only take action if you get government officials involved or if you contact your parents. Communication is terrible! The management here is completely unprofessional, unorganized, and inefficient. I went in to view an apartment, and the way the staff interacted with each other was so unprofessional. Their attitudes toward each other made me uncomfortable. I should have taken that as a sign, but I didn't. Secondly, I put that I had a pet on my application, but when I received the email telling me how much I had to pay to move in, it didn't include the pet fee. Mind you, this is after my guarantor and I had already signed the lease and my move in day was two days after I received this email. On the day I am supposed to move in, I find out that one of my roommates is highly allergic to all pet dander. They try to sell me on a bigger room, but I specifically told them I didn't need more space or my own bathroom. Also, I didn't feel like I was responsible for having to pay more money just because this wasn't checked before I signed my lease and already planned to move. I thought it was unfair. I called and talked to them, and the lady I spoke to cut me off in the middle of what I was saying. When I told her I couldn't do how much they were trying to charge me for the more expensive room, she rudely ask me if I just wanted to cancel the lease. All of this on the day I was supposed to move in! They wasted my time. Overall, my experience with them was awful. I would give them 0 stars if I could. read more

Let me start off by saying this, Do not stay at the Vic. You will be cat fished! First of all to check in, it was stated that there was an "express lane" for those that had already had payed rent so they could grab keys and go. Which was non existent. Second the line was super long, they were calling out names like we were in 5th grade to get our keys, it was so unorganized. Third I grab my keys and go to my room. It was terrible. I specifically asked for furniture in my room and a Roomate with no dogs. And of course I got no furniture and a dog in the room. Mind you the manger said she wasn't supposed to have a dog in the first place. I cannot stay with dogs I am allergic. The whole apartment smelled like dog piss. All the blinds were broken. There were holes in the walls and mold. Next step I had to speak with management. Myself along with many others waited over 2 hours to speak with management. There was only one individual there to "solve" problems. From there I asked for a room change and there were not any units left. All that the manager suggested was to end my lease and issue a refund. The refund won't be back for 30 days. Now I have to go all the way back home with my things and class starts on Wednesday. What a waste. Do not stay here, all of them are crooks. They pay for students to give good reviews so do not believe the ones that you see! Good luck! read more

Currently the managers are Maylaysia Cabera, Nikita,Laura Morgan, and Kierora Nichols. These individuals make this community go to waste after neglecting issues and then acting as if residents do not have the right to be upset about the way they are treated. Apparently I have been rude to the staff per Laura Morgan. I have never been rude I always come professionally, especially when things could be addressed a lot worse because the neglect with ongoing disrespect is ridiculous. Then continuing to throw my lease back in my face as a leverage for their disrespect and negligence. It is not my job to stay calm after being blown off so many times. The reason this business will not go anywhere is because Laura Morgan allows the ignorance, shade, pettiness, unorganization and mistreatment at the Vic! Look at the reviews ! This place is horrible. Experience here was not good. At all. First want to start by saying that the work orders I put in were never tended to. The dishwasher I had was never fixed by any means. Second, I was told on my apartment tour that there was a $250 fee to pay if I moved or decided I didn't want to stay there and since i attend a different college, I no longer stay there and now I either have to finish out the lease or find someone who wants to stay there, which I know no one that's looking for a place. So i have to pay rent for the place I'm at now, The Vic and I have a car note to pay monthly while being in college. The place isn't as clean as it seems either. I was given a roommate who was an older man with kids and some nights were keeping me up as I had class the next day. I couldn't concentrate cause of the lack of sleep I had and ended up doing terrible that semester. The apartment reeked of weed and the kitchen was always a mess. My son has been living in this apartment complex for about 5 months now and been having a few problems lately. Like no Air conditioner during the summer and now no heat and after putting so many work orders in no one has been by to fix anything, I had to go and get my son a space heater just so he can stay warm during the day and night. Let be very clear my son is doing his part as a tenant by paying his rent on time, keeping his unit clean and damage free. Hello parents and prospective students. Please take notice of the VIC and the lack of care they have for residents. Multiple break in attempts have happened here in the last year as well as the VIC failing to fix broken locks from said break in. The "Alarm system" in some of the units does not work, and basic repairs do not happen unless many people complain. I understand this may seem like a good place to live because of location and price, but the safety risk and sketchy leasing office is simply not worth it. To add on to this, the overwhelming smell of paint when the wind blows the right way can often give headaches. If you are interested in seeing the place visit anytime that isn't July or August, which is when they clean the place up to look good for those touring. read more

If you're not staying in a 4 bedroom apartment I do not recommend staying in this apartment complex at all. Outside of the 4 bedrooms the apartments are so called renovated but it's not the case. The pictures on the websites are sooo misleading The counter tops are replaced and the cabinets are just painted over and said as "new" when you can clearly tell they are not. My apartment was without wifi for a month and was not clean when I moved it. There was holes in the walls and doors. Shootings happened almost every night. Where do I begin, my daughters took two tours and I took one prior to them moving in, very impressive until they actually moved in. The apartment model is just that a model to suck you in and then you get the actual apartment which does not come close to the model unit. NOT ONLY IS IT DECEIVING BUT ITS FALSE ADVERTISEMENT. The apartment was nasty and did not look even close to what I was shown. I realize this is student housing and it was not going to be an exact replica but if they at least attempted to replicate the model it would have been suitable. This complex was not even close to move in ready upon their arrival. We weren't early nor did they move in before they were instructed, however you would have thought someone told them we were coming the day we showed up. Then to add insult to injury the management team made all kinds of excuses for this filthy apartment. The cleaning staff should be fired and the owner should take responsibility for such poor service and false advertisement! If my daughters hadn't already signed their lease and paid monies well in advance for this dump I would relocate them. This is truly a disappointment and I would not recommend this place to anyone. Whether they will redeem themselves still remains to be seen, however I seriously doubt it. For anyone else seeking a place for your student(s) ask to see an actual unit not the model, I will never make this mistake again. Lastly, I almost forgot maintenance responds at snail speed. If I could give 0 stars than I would My AC unit was constantly going out and running water. Imagine living in a HOT apartment (81 DEGREES) during the summer. I am constantly having to put in work orders before they get fix. When I moved in the sink was leaking underneath, my bathroom sink was fix with duct tape, the bedroom was leaking upstairs (they just repainted/seal it) and they are constantly trying to charge you for something or messing up your account. I went to them countless times about them charging me for carpet replacement. The took it off then put it back on 7 mos later. When question, Jarrie constantly change her story on why I was charged. First she stated it was the living room carpet (I had hard wood flooring) then she stated it was odor (at move in I clearly specify no smoking ), then she stated it was burnt spots, which change to hair being trap in the carpet which later turned to Jarrie and KendricK statement of its hair glue. Overall, upper management is terrible and the apartments are terrible. read more

Upon moving in to Campus Crossing, Sherwood Forest, and now known as the VIC, my experience was a bliss everything went exceptionally well. The staff was very pleasant and worked hard to solve my problems. Starting in December everything began to go downhill. Our heat was out for an entire month and we were told it was due to poor pipes not being able to handle temperature changes. In January my roommate received $100 noise fine due to her personal sized iPhone speaker being heard through the paper thin walls. Though you can hear EVERYONES music through the walls, which can be a bit annoying. Shootings takes place almost every weekend around 2-3am. The parking is horrible! Be prepared to get a couple dings and bruises to your car. And they will tow you even if you live there due to the poorly painted parking lines. I wouldn't advise anyone to stay here. You'll realize soon enough your putting out more money than you ever anticipated. read more
