Leasing manager took mine, my neighbor's, and others DEPOSITS... there are current lawsuits for it. I was treated poorly by the new manager. Leasing manager stole my TV, she's rude and cunning. They need to stop stepping on toes before they run into the wrong one. I have to much going on but I would take things into my hands if I had the time of day. One of the workers actually came to my workplace on day and said that Misty the manager is hard on the team and blames them for her faults. Just awful, I loved the old management. I even asked if they needed a lifeguard because the old manager said I could work there but the new manager misty said no because they had one.... The pool was closed all 2024 and green. The air/heater ventilation smells like feet and I had a new one. The elevators are usually down, and last winter (2023) they had people patching up balconies because they fall on others... not safe. There be cockroaches. My neighbor got kicked out because of "mental instability" like who would kick someone into the streets if they even had that. We were told to leave because there are only allowed 2 heart beats per room, when they found out I had another baby they kicked us out and only gave us a month in a half to find a place, thank God I had my parents help or I would of lost my kids (2 babies under the age of two)... I asked them if I could just move into a bigger space and they said no "we don't have any space", but then when I went into the office they were helping people get in asap. I didn't know why she beefed with me all I know is I follow the rules and her (misty the manager) doesn't. It's the simple things like letting her dog roam everywhere or taking the "special" elevator but having me wait in the lobby. Just unprofessional and has no common courtesy. It was outdated until finally now they are remodeling but you can't cover up black mold. They were fixing our floor but left razors everywhere they don't care about the safety of others rather then a check... You can't hide everything under a rug and act like your this luxurious place. They don't pro-rate last month. They have you pay the full amount the last month of your lease in full, after that they don't give it back if your room has any damages. I approached Misty the manager and she then banned me from the apartment place. read more

Do not rent from this place! My daughter lived there for 2 years and her hot water never worked in her shower. She would have to run it for 20 minutes before it was warm enough to shower. There was always black stuff coming up out of her kitchen sink. Ruining multiple dishes! Last summer they never opened the pool!! The real kicker was when they denied her her deposit because a closet door was broke. The closet broke the week after she moved in so she just never used it. Not only did they deny her the deposit, they charged her $700 for the broken closet and she left that apartment in perfect condition. Her electric bill was always over $200! So BEWARE if you are planning on moving here. read more

DO NOT LIVE HERE! They tell you one thing when you first sign your lease then when it comes to the end of your lease they screw you over. I lived there for a year and at the end of my lease was refused a security deposit after I deep cleaned the entire unit before moving out. The management do not know what they're doing and it is not okay. Not to mention their employees pay half of a months rent that a usual tenant would and don't have to pay utilities they are money hungry and just slap a paint job on units and call them "renovated" do not waste your time, effort, or money here. They did not open the pool last summer, and still charged for it, and the elevators were ALWAYS broken, and the laundry machines that costed $5 a load never dried my clothes, so I usually paid $7-10 a load of laundry. If you're thinking about moving to these apartments, think again. I'm trying to leave because I can't stand living here. I lived here for a year, and these last two weeks have been disgusting. The water in the apartments is black, the pipes are damaged, the elevators never work, and they open the pool whenever they want. Definitely a resounding no and I'm not the only one saying this, some friends live there and the exact same thing happens to them, I work at night and sleep during the day, they came to wake me up every day for 10 days straight to fix a pipe that wasn't even mine, they never notified me, not even a day in advance, the maintenance people came in without even knocking and the ones who work in the office and are in charge of keeping everything in "order" also came in, my apartment was a studio, imagine taking a nap and suddenly seeing 4,5,6 people in your HOUSE or taking a bath and 5 people arrive because the water is overflowing on the floor below and having to endure all that just because it's an "emergency" because we went to complain and that was their excuse, I've been sleeping 3 hours for 10 days because they come at 8 in the morning every day and they still haven't even finished fixing it. read more

We have rented office space for many years and have witnessed staff transitions over the years. the current staff has been great to work with. We negotiated a remodel and it looks so great! New laminate flooring, new paint, and updated electrical. And they have worked really hard to bring a cohesive look to the lobby and have done well maintaining the grounds. I would recommend their spaces for retail/non profit business. read more

After moving from Austin, TX, I was disappointed by the choice of apartments in Fort Wayne. HOWEVER. I am so blessed to have found Three Rivers! As a single female, the security measures are bar none. I have never felt anything other than comfortable, and the staff here...from the top down...are wonderful humans who know my name and care about me. My wife and I moved here for our first apartment right when we were married. We first lived in a studio in the north building. The kitchen was small but the rest of the apartment was good for us. Then we moved into a one bedroom in the same building and we enjoy it. Our neighbors are quiet, courteous and very nice. The view of the city is gorgeous and prime viewing for the summer fireworks. The maintenance crew is always quick and thorough. The security is a feature we really enjoy with a low additional cost you get a parking space in the gated underground garage. You have a security badge to get into the lobby and elevator area and there are cameras recording who comes and goes. The front desk staff is very nice and concerned about any issues you may have. They make the place feel warm and give it a sense of community. Lastly, there is a store in the east building if you need to pick up any quick groceries which is very convenient. If you are looking for a place downtown and don't want to park on the street in West Central I would recommend it. Also, we just renewed our lease for another year so it is definitely a good place to be. read more

This place is terrible! I lived there for a year. The elevators were constantly not working but you had to take them because you couldn't access the stairs from the 1st floor. Stink bugs and lady bugs keep came into my apartment, thousands of them, even after I closed all the windows. Weird stuff fell on my car when I parked it in the garage that couldn't be cleaned by regular car wash. Dry cleaning people lost my clothes. Staff there was polite and friendly, that was the only good thing. read more

I enjoyed my time at Three Rivers. I see there are some bad reviews though. I suppose more people online are going to post a negative experience than take the time to write up a positive review. As for me, business took me to stay in Fort Wayne for approximately 6 months and during that time I stayed in a 1 bedroom studio apartment that was furnished. I found the apartment to be clean, quiet and just fine for my purposes. I never really heard anything at all from any of my neighbors. I did meet some of my neighbors during my stay and they all seemed like very nice folks. I had no issue with the underground parking, other than there are leaks seemingly everywhere. I never felt unsafe anywhere on the property and that includes the underground parking. The marketplace is where all of my UPS packages went (I order from Amazon a LOT) and never once had any issue with getting my packages. Not to mention the guys that work there are some of the nicest guys you'll meet. I've seen a lot of complaints about the elevators but never had to walk up any stairs during my 6 months there. To be honest this was one of my biggest worries moving in was the elevators not working but they never all broke down at once. Yes they are old and do break down but since they have 3 at least one is always working, you just may have to wait a few more minutes than normal. And yes the buildings as a whole are very old but they are kept pretty clean and I see nothing wrong with them. The laundry rooms do flood they said but I never saw it happen during my time there. I used the laundry room at least 4 or 5 times there and never had anything stolen or messed with. Now unto maintenance and the front office. I can say the front office was very friendly to me, very responsive (I like to email and Eric was also quick to email me back) and got my issues resolved in a professional and timely manner. They were also willing to work with me on my move out date which changed several times before I left. As for the maintenance, they responded very quickly (next day) when my A/C unit quit working and although they did have to come out twice the guy did get it fixed and was very friendly in explaining what the issue was and what he had done. I also appreciated a really nice Christmas party that the front office holds yearly in the Penthouse with a ton of food and free liquor. It's something they don't have to do but do to show their appreciation for the residents and I thought it was well done. All in all I think the greatest endorsement you can give is to say you'd stay there again and I definitely will. I hope I never am called back to Fort Wayne to work as I didn't care much for the city but if I do I will be giving Three Rivers a call. I'm glad I disregarded most of these reviews and gave them a try. read more

Not bad overall. I had a 550 sq ft studio which was great for my purposes. Great atmosphere for the young and not so young alike. Try and get a riverside apt because of noise. Also make sure and get plastic and tape for the windows in the winter. (You can watch the curtains move with the wind.) read more

Don't do it. Three days in my apartment is leaking. It affects the electricity outlets including the light. There are also cracks on the roof. They said they aren't really worried about it. They told me three stains that were painted over was 1.5 to two years ago. That I shouldn't be worried about it. Two days ago they fire alarm went off and someone's apartment caught fire because if electrical issues. I moved in with a musty carpet with holes in it and a gaint brown yellow green stain in the closet. I told management and they said "sometimes they just skip over these things." And shrugged with no worry. The leak is in my closet and nearly damaged my clothes. I heard water tapping in the celeings and it finally moved put. I now hear water taping in the corner near the window and am now waiting for another leak. They said I shouldn't "worry about it." They also said they couldn't fix the hole in my ceiling until they find more water damage?-but I told them where it's damaged. The first morning I used the stove it started to spark and smoke and almost caught fire. My smoke alarm didn't go off during the fire, because my electricity is off. They said they tested my stove and that everything is fine and wrote this on a half torn paper in a sharpie. The window to the right doesn't lock properly when I first moved in. She said she'd put in a work order, but I don't think she did. Don't move in here. This is only my fourth day. They laundry room doesn't work down stair because of renovations. We have to go to the other tower and compete with their laundry. There are a limited amount of washers and dryers anyway. read more

The staff will say anything to get you to move in, just make sure you get it in writing. They didn't have the floor plan I wanted so they told me to just move into one they did and they'd let me know when the one that I wanted opened up and I could switch for free. Needless to say they never notified us and 6 months later when I brought it to their attention I was basically called a liar and laughed at. The gym sucks if you are under 85. One tredmill that was broken for 2 months and some worthless machines. Laundry is a rip off at 3.50 a load. Make sure you get an apt with all new a/c or your electric bill will be through the roof. 4 dollars to tan it's been free everywhere else I have ever lived. Not that I would tan but it shows you how money hungry this place is. read more

Downtown has it all and so does Three Rivers Luxury Apartments. I would like to see more stores rent in the vacant business areas. Also cleaning the carpets or making the residents responsible for spot cleaning outside their doors would be nice. read more

My boyfriend and I moved into these apartments during the summer for work. At first things were good but went downhill quickly. One day at 8am on a Wednesday we heard a loud banging on our door, and I'm assuming it was management because the man didn't introduce himself, he asked if we were throwing trash off of our balcony. We informed him that we've seen the apartment below us doing so and have told the front desk this multiple times. He didn't believe us and asked to see the balcony, he came in and said that we needed to have respect for the apartment because he was convinced it was us throwing the trash. He then left, and only 10 minutes later another bang on our door, this time from a woman who demanded we stop throwing trash. Once again we had to say it wasn't us. She threatened to take the issue to our boss as if we were lying. This was frustrating because we felt wrongfully accused by people who were supposed to be helping us. In addition to this, the elevators hardly ever work and they always smell of mold. The laundry room in both buildings floods if you don't wait exactly 3 minutes between loads. Residents will take your laundry out of washers and dryers because they want to use them, and management claims that it isn't their responsibility. The carpet in the apartment is laid horribly. We can pick it up almost 6 inches at any point on the floor. The walls aren't fully painted, and whatever they have on them is wrinkled in most places. When we showed up on moving day, there was dust on everything, and it smelled like feet. Maybe we've just had a bad experience, but a few staff members here are not friendly at all. Out of all of the COUNTRIES I have lived in.... Hmm where should I start? I have lived in multiple countries around the world and Three Rivers "Luxury" Apartments is by far the worst apartment complex out of them all! Just a few years ago I lived in Germany, in a building built during Hitlers reign, with no front office to complain too, just a German maintenance man who spoke ZERO english. He was way more polite, competent and accommodating then the majority of the staff at Three Rivers. Ive had more things stolen from me than I can even count. They have cameras spread out amongst the property. I asked the front office to check them to see if they could catch the thief. They said that they will and NEVER got back to me. When I confronted them they said "We have some suspects" and then I never heard from them again. It really makes you wonder if the cameras even work. Either way they're a bunch of liars. Also, I have never lived around so many nosey busy bodies! I am a very respectful and quiet tenant. Yet, I get notes from the office ever other day saying "this or that", it's incredibly annoying. It used to tick me off but I learned very quickly to just ignore them and go about living as if I never received them. They dont penalize anybody, ever. Why listen? Another lovely thing about living at Three Rivers is never getting your UPS packages. They are to lazy to actually look at all of the packages that they are receiving, so they just sign for the bulk of them. Either your package is still on the truck or they could give a crap. I have also been waiting for packages to arrive before and was never informed they had them. The Parking situation sucks. If you park above ground, you'll have to walk a mile to get to the building. Try that on grocery day. Uh yeah right! If you park underground you're likely to get kidnapped. Lastly, the elevators are so freaking old!! They look cute and vintage but seriously nobody cares about that when they get back from Thanksgiving vacation and have to lug 3 suitcases and a dog up 100 flights of stairs. Those elevators have been broken down so many more times than they have been running. It's 2013 people. Quit being so stinking cheap and upgrade to at least a pulley system. I have one last thing to say...I hope you like to be woken up to the sound of construction/maintenance! Because they do not care if you or your is baby sleeping. They give the workers keys to whichever apartment needs work and the office staff isn't even up or in the office to complain to. There possibly might be one thing good about living at Three Rivers "Luxury" Apartments, but I'll leave that up to those who after reading my review still insist on living there's imagination. read more

I have lived at Three Rivers Apartments for several years and really like it. I feel very secure here and do not plan on moving away from this complex. The staff are very friendly and I never have a problem getting large packages from ups or any other source. The location is great, you can walk to most events easily from here. read more

I enjoyed living in Three Rivers. I loved the high rise and being able to leave my windows and screen door open. I never has an issue living there. A couple maintenance issues came up, but they were quick to take care of it. Just beware that when you move out you will be charged $75 from your deposit for carpet cleaning and you will receive a letter from corporate that the balance of your deposit will be mailed in three months. They won't mail the deposit unless you call them at the corporate office. Keep that letter and call them. read more

Thinking about moving in? Don't bother. They don't monitor the parking lot so anyone can park there. It's really great not getting a parking spot so people that don't live here can park their cars. Love paying rent and parking my car on the street for someone to pull a hit and run. My biggest complaint is the elevators. The building to too cheap to put the money in to fix them. This doesn't seem like an issue until you live on the upper floors and need to bring in groceries or even walk upstairs to get home. You can't get to the stairs from the ground floor which is not only a safety issue, but a huge pain when none of the elevators are working. If you're handicap please avoid this place, it's bad enough being healthy and taking the stairs constantly. When the fire happened last month many residents were trapped on the top floors because of the stairs issue. This place wouldn't be so bad if they actually put some money in it. Not sure how they can't afford it after constantly increasing rent prices. My rent has consistently gone up $50 a month every year. I really could go on and on about this place. Bottom line unless you have an extra hour of your day to wait for the elevator just find somewhere else to live. read more

When I moved into my studio apartment I signed the lease to pay $445 a month. They upped the rent about 50$ every 6 months! Their explanation for this was they set that price before the pool an conveinence store was added, but it wasn't added while I was living there! It had been there for years before I moved in. And would not let me break the lease without paying two months rent and my full deposit. When I left a year and a half later I was paying $535!! I had also paid them $30 application fee AGAIN to have the lease switched from my grandfathers name to mine. They lost it and said I never gave it to them. Very unorganized. I got a complaint for leaving my apartment too many times throughout the DAY, not night, DAYTIME!! I went to IPFW and came home between classes. How can they criticize me for comming and going from my own home during the DAY?! A neighbor had complained about an argument me and my boyfriend had and "Kelly" came pouding on my door screaming, "ARE YOU OK?" so everyone in the entire hallway came out to see what was going on and a lady called the police. There would of been no comotion if it wern't for her pounding on the door like a crazy lady! Neighbors are nosey. You can't get any maintenence done because they lie and say they will be back and never show up. Staff are very rude except Jose' he is the only one that knows what he is doing. One employee I had never seen nor spoken to in my life knew my first and last name and what building I lived in so someone had to have given her a full description of me, or there is cameras in the apartments wich I find creepy and descriminating. Whenever there was a noise in the hallway I got the blame wether it was me or not! Every time I took out my trash neighbors would crack their door and peep out at me. They charged me 30$ to take out the trash when I moved out, wich was not trash at all, but rather FULL bottles of cleaning product I left thinking the cleaning lady could use! They looked for excuses to not give back my deposit! I had put so much time and effort into making that apartment better. It was left much nicer than it was when I had moved in. I am so happy I got out of there and found a two bedroom beautiful condo on the river in South Carolina for just a little more than I was paying for a studio apartment there! don't ever rent from them!!! the manager accepted a huge partial payment from me, and turned around and evicted me the next day over a less than $300 balance. they also informed the postman that i no longer lived there, even though i was still a tenant, and had an eviction noticed mailed to me there, but then turned everything over to the postmaster and indicated that i did not live there!!!!! they royally destroyed me financially. read more
