We were in contract three days later, and the super-smooth transaction closed early. April not only sold our home quickly and at the price we wanted, but she even sold our adjacent parcel that we hadn't even listed yet! :) It's my nature to obsess on the details of a transaction, and April made that a feature rather than a flaw in this transaction.
