Bullying is the most unprofessional way of doing business. Their non refund policy seemed so well vearsed, as if they used to customers not wanting to deal with them further. The home was the best in my price range so I got mediation to help me go through with the sale. I feel my mediator should have gotten the commission, because without them the sale wouldn't have gone through, with or without deposit refund. Buyer, beware!

I did some research on what I thought would be the current market value of the home and then began to enlist the help of a Realtor. I spoke with the park management and they referred me to one commonly used Realtor that was heavily used in the park. After my initial meeting with that individual they proposed a selling price $70k below what I thought was the market value. I then came across a Realtor from Advantage Homes, Ms. Cathy Bucalo. She was so extremely helpful through the entire process. Cathy is well versed on the process of buying/selling manufactured homes and has a strong pulse on the market. She instructed me on what needed to be done to the home in order to get the home listed and communicated with me throughout the process. She was instrumental when our first buyer withdrew from the process. She told me to stay focused and the right person will come along. The right buyer did come along shortly thereafter and Cathy orchestrated a deal not just meeting my market value assumption but $29k more than what I had originally thought. If I would have done the quick and easy thing by using the first Realtor I would have missed out on $100k. Cathy was empathic to my situation, determined to sell the property during a pandemic and kept me thinking positively when sometimes things weren't going my way. I would recommend to anyone do some homework on your property and interview prospective Realtors. I did go through and paint several rooms plus I had 4" baseboards installed in several rooms. I also paid attention to the yard adding flowers in the flower boxes and containers of flowers around the yard. As I was trying to close escrow in Idaho at the same time and I was very stressed and cranky. Leah took it in stride especially since she had had a baby right before we listed! The only item that I would have preferred a heads up on before the buyer's inspection was that when one resales a mobile home you need to have the hot water heater strapped in a specific format and you need screens behind the vents in the siding. We at the time were in Orange county so we had the luxury of viewing several models at that location, and then worked with Brad on customizations and upgrades. Brad was nothing short of amazing! He stayed in constant contact through out the sales process which consisted of many many questions(if he didn't have the answer, he got it), and various changes to plan. We ultimately landed on a Cavco Durango model that consisted of 2 bedrooms but allowed to have both a front porch and back patio deck. Brad continued to work with us extensively on the precise location of the home on our lot, which then allowed us to include a 2 car garage! As with any major project like this it wasn't without its issues and moments of stress. That said everyone involved from WMH handled them all .
