Buying a home from here was a big mistake...they never did a walk threw to see what the home looked like at then end of the trim out crew. RON text me to tell me I can move into my house that was not finished being put together. I have had about 7 different trim out crew come to my home to try and fix the problem but it get worse each time they have come. RON won't even talk to me or want to try to make things right. The trim out crew has come over 12 time and I still have Cracks in my dry wall. I don't think they did the pad right under the house so it keeps settling more and more and more cracks keep showing up there's holes in my floor back door don't shut right. This is the worst place to buy a home from don't do it they just want there money then block you so you can't talk with them. read more

Titan Factory Direct is a company to avoid at all costs. Do NOT use them. The sales people are very reassuring, however, the after sale is where everything goes wrong. We have a door that they claim was fixed over a year ago. In actuality, my dad was there when the guy came to fix it, whatever he did did not correct the issue and the door blew open later that same day. He called the sales and aftersales people, as well as the manager, and they assured him it would be taken care of. My dad also found shingles that were already loose before we ever even moved it. He called and texted people at Titan and told them they needed to get the shingles done. No one ever fixed it, and the roof began leaking in my son's bedroom. To this day (over 1 year since move in) we are still missing trim, and doors do not latch correctly. These are NOT "settling" issues. Settling issues don't happen before you ever even move in, and they sure don't cause issues with loose shingles! DO NOT USE THIS COMPANY FOR ANY REASON!!!! read more

my son and his fiance purchased a manufactured home from titan factory direct in oklahoma city ok at the end of april they signed closing documents. the home was to be placed on family owned land. the kids were beyond excited to start their next chapter in life, and told a tenative time line of 60-90 days till they would be moving in. that is where the dissaster starts on this particular event. however after reading their reviews this is nothing short of their standard of customer service or lack there of...ron the (gm) over the oklahoma city location makes big promises and ensures he will go above and beyond for any and all incoviences along the way yet his team fails multiple times to complete basic paperwork place orders or apply for permits. the mobile home itself was picked up from manufacturer unannounced then brought down a deadend road causing damage to siding windows roof then was taken off semi truck left on gravel drive for 24 hours then back back down road with a house cat hiting trees taking out bamboo then getting reattached to semi to be taken planned route of delivery. mobile home made it to its runners 7/13/24 where it sad untouched open to elements until 7/24/24 when a setting crew came removed the tongue off the home and "married" the two sections together. moving on to 'trades' like the septic electric and heat/air no permits were pulled upon our checking per the city of oklahoma city the resident is not allowed to pull said permit. dealership was not willing or capable of helping in anyway. fortunately we know people within the mobile home industry and were able to make some phone calls regarding the heat/air which titan had said they put the order in for and that was one of the hold ups only to find out there was no order placed by titan at any point for the kids address. every issue that is brought to titan they have a excuse and no sense of urgency or care to the world because they have been paid for the unit and are just waiting on the next customer to promise the world. the kids have now made 2 payments going on the third with no projected move in date. we know delivery drivers, setting crews, and trim out people that say it should not take this long. when a mobile home is set typically the setting crew comes to secure the mobile home once that is done the finishing crew comes and people are moving in within 30-45 days of their home being delivered to thier site. titan factory direct has taken all the excitement out of getting a new home for our kids, as well as many others in the okc metro that is very discomforting to know such a company operates and does business taking joy from families, lying to get a sale, making promises they have no intentions of keeping. read more

As someone paying over $70,000 CASH for one of their products, I expected staff to be helpful and courteous. Instead, they were rude, unprofessional, and underhanded. I don't normally leave reviews, but I could write a book about how much stress Titan Factory Direct has caused me and my family. We originally visited Titan in October and placed a down payment on a beautiful house that was set to arrive within the weeks to follow. We began preparing to move, only to discover that the home we were receiving looked completely different from the home we put our money down on. It turns out that the house, (that we waited two months to close on) was already sold MONTHS before we placed our down payment. This resulted in us having to extend our apartment lease and completely change our plans, but we had planned on moving into that house for so long- so we decided to custom order a new home and continue to wait. Once our custom ordered home was delivered in December, the home was in relatively well condition. There were a few missing parts, and one of them was the door to the AC unit. This was requested back in December, and still wasn't delivered & installed 5 months later. It is now May and very hot, and the AC unit is not working at all. It gets to 85 degrees in my two-year-olds room at night, and even hotter during the day. At this point, water from the AC unit has been dripping down onto the floors and flooding into the surrounding rooms- likely causing mold and damage inside the walls. My husband and I knew this door was missing, and weeks ago we requested AGAIN that they come deliver the doors and look at the AC unit. They told me they would send someone out to take a look, but after I didn't hear anything for another two weeks, I became frustrated and asked them to please prioritize us. They told me there was no existing service order as there is nothing they can do and told me to just call the AC company, without giving me a forwarding contact or company name. I'm very upset that they would make us wait all that time with no air conditioning. I had to get the number and call the AC company myself, and ask them to come out. When the AC repairman arrived, he told me there is nothing that he can do since we have no doors on our air conditioning unit. I had to yet AGAIN contact Titan and tell them the AC unit needs doors and that's why it's not working. I feel like i've been playing a game of telephone. This is not the only major issue. Three spots in our home leak when it rains, and it has only gotten worse over time. I have expressed my concerns about how this leaking is causing water damage in our home and now to our furniture, and it is still taking them weeks to resolve this issue. We also have several cosmetic errors, but at this point i've had to drop them since there are far more crucial repairs needing to be done, and it seems like Titan can only handle one issue at a time. We have large paint smears on our walls that we were told they can't/won't fix, I've also been waiting five months for them to send me a paint kit to fix the chips and cracks in the cabinets. The home itself is beautiful and perfect for our family, however the Titan mobile home dealership is very unorganized and irresponsible. Everything we've needed fixed, i've had to call/email multiple times about. They were very responsive to our needs up until we closed on our home, then it became clear that we were no longer a priority. The people who schedule the repairs will not listen to your concerns, and won't schedule anything on time. My family has had to spend so much money on fans and other cooling systems in order to keep below 80 degrees during the day. We've had to set alarms every hour when it's raining during the night, to make sure our kitchen doesn't flood. Our electric stovetop burners have filled up with water twice now. The top of our sons dresser is now completely ruined due to water damage, and the leak in his bedroom window still hasn't been fixed. All of this could've been prevented by scheduling and addressing my concerns on time. I think Titan needs to re-evaluate how they "take care" of their customers. *Update June 2023- Titan did FINALLY replace our AC doors and fix our leaks, after I spent a full day trying to get ahold of somebody who would take me seriously. It is now weeks later and nobody has come to look at the existing damage from the leaks, or the mold and water leakage in the walls. I am also still waiting on a paint kit we were supposed to receive MONTHS ago. I am so disappointed in the service we have received from this company. read more

awful!!!! Wish I could give them negative stars!!!! We got a home from them and they are now 1 MONTH behind schedule, due to the lack of communication on their end. We were suppose to do a walk through yesterday to finally get a move in date and the work they did inside is extremely sloppy. The trim work is disgusting, they promised us closet doors in order to close the deal and none of the closets have doors. When we called to ask about the doors no one wanted to take responsibility the options given to us were a Lowe's gift card or they would drop off 3 doors for US to install. This is ridiculous!!! They have gone as far as telling us Mike the person that sold us the home no longer works there, I called the office from a different number and Mike was with a customer. They were great when they wanted us to close the deal and now we keep getting the run around blaming no another and no gives us an answer. We've had the home just sitting there on our property since April 29!!!!! Don't waste your time or money here!!! read more

If I could use no stars or minus stars for this company I would!! We purchased a home from them in December and paid for it that very day. Since then their customer service and response time (if they respond at all) has been horrific! We did not receive the exact home we ordered and when it was finally delivered it was sent without many of the items we paid extra for. We have finally begun dealing directly with the manufacturer of our home and they are the ONLY ones that have attempted to take care of the outstanding issues. If I could, I would return this house and deal with a different company all together!!! DO NOT use this place at all! Our home is beautiful but not because of Titan it's because I've had to fight tooth and nail to get anything repaired or taken care of. We spent a lot of money for our home and you would think we would be treated better than we have been. They are awful and I have nothing positive to say about our experience other than we have our house, but not because they went above and beyond what was expected of them! read more
