I rented an apartment that was stuck in the 80s (including the 20 or 30 year old carpet) in Cape Canaveral. I hated how dirty and stained the carpet was right from the beginning but I compromised because of its proximity to the beach. I paid pet deposit along with regular security deposit. That place mostly would have stayed empty if not for me renting it (I saw so many apartments in that complex empty especially during the summer). They also lucked out because I extended my lease from a few months to a year (they had snow birds reserving it from Jan-Mar/Apr but cancelled at the last minute and I stayed extra months). Like I said, everything is stuck in the 80s including the falling apart lamps, extremely stained and dirty carpet, a million odds and ends everywhere stacked and kitchen overflowing with random plastic and glass cups, tumblers, containers etc. Every time I walk on the carpet, the bottom of my feet would look dark and I had to go clean them with wipes. A couple of spots I cleaned because I spilled something would turn up much lighter than the rest of the carpet.. showing the carpets original color. The apartment might have stayed empty for long periods of time so first, the garbage disposer did not start. I reported it and told them that I don't need it and had it replaced by a regular drain. The fridge broke one day (already old and rusted). I tried fidgeting with it to see if it will pick up again and it did. But couple of days later, it just broke completely. I called them and by the time the repairman came and tried to work on it, all of my food has gone bad. I just drove to Winter Park, FL to a farm and stocked up my freezer with organic meats and veggies. All gone! Looking back, I should have sent this Mgmt an inventory of all that food for reimbursement. I was being nice and subtly mentioned it and they acted like they did not see what I was saying. I took that loss. I shouldn't have. Then in the last couple of months, the microwave broke. I never used the microwave, but I was using the exhaust fan attached to it while cooking and that stopped working too along with the microwave. I let them know and said, it is not urgent as I am vacating soon and I don't use the microwave anyway. They stayed quiet. The (around) $250 they took from my security deposit is to clean that nasty stained ridiculously dirty old carpet and cooking smells. I have an ozonater (costs about $60 from Amazon) and the cleaning service they hired used that machine for the cooking smell. Ridiculous!!! if the carpet is not that nasty, it would not retain any smell. I wonder if there is a deal between the cleaning place and this real estate place to come up with a scheme to charge all that money for the "cleaning" and then they can take it out the security deposit in an attempt to keep that place going as much as they can without updating it at all. Once I received the SD check with part of it retained, I texted the Dianne lady and told her how unfair it is. And I also asked her about the pet deposit (non-refundable) but isn't that supposed to be used towards the cleaning (if there is not damage to anything - which there is none. the place is already 30 years old). So they keep the pet deposit in the default way and on top of that charge you to clean an extremely dirty carpet and to get cooking smell out. She had replied to my texts before but when I asked her my SD and how it is unfair what they did, she did not even bother to reply. She just did not even say anything. That is how caring and responsible they are.

We were new to the whole process of hiring a property manager; hence we were asking very general and basic questions about the company and their services. After a few questions and answers, the owner became extremely offended and hostile towards us; simultaneously adapting a very obscene demeanor. She outwardly scolded me for my "arrogance"; regardless of my attempts to apologize. Through my attempts in expressing offers of remorse, she repeatedly interrupted to conceitedly state that our services would not be any good to them. Afterwards, she made an extremely brash comment, at least in our perception, towards us and our property; that in which I will not relay. Overall, I can not say much about how effectively they manage their properties; although, I can say the owner has an extremely poor sense of customer service and acts reprehensible with any possible conception of incivility. Everyone has bad days and maybe that's all this was, but we were very upset and offended after our conversation with her and would recommend avoiding association with this company.
