The guy who lives at this apartment comes in and out all through out the night and day, the people there are NOT on the lease and freely voiced that when they were outside just coming out of the apartment, I walked past the apartment going to my sisters who lives in the same building and the door was open and the house is so nasty! I went to the Office to complain but no one was there so I have sent a email with pictures and recordings. I hope that they take care of this issue I don't know what's happening with this place but I have been here for years and both me and my sister are looking for a new place to move. read more

Valley oaks does not know how or just refuse to do a call back or manage emails. The only way to contact them by home is continuously calling them every five minutes. They do not know how to contact you back by phone or email. When you sign up they do not give you any information on what you need or how much your first months rent is. HORRIBLE DO NOT RENT HERE!!!!!! We have been residents here for the past 3 years, we have not encountered "big" issues just yet, however, the new management seems as if they just purely want to steal money from people, as i see they got like 2-3 "new" reviews from "resident" stating the service is great etc etc. I am here to tell yall, that these apartments are infested with roaches and bed bugs, they charge a $8 "pest control" fee but the last time pest control was here was at least 6 months ago, the only time they come by is when you put in a "maintenance request". They have messed up our lease renewals multiple times, and we are afraid of retaliation because of their incompetence in doing their job. It is beyond me how people willingly would move here after reading these reviews. Management is awful, it does not matter how many times you call in the office, no one answers! It takes days for them to respond unless you go in person and confront the management. They suck! so unprofessional with time frames. I lived here at Valley Oaks Apartments in Hurst, Texas for almost 14 years and will share my perspective. I paid rent on time every month I lived here and was considered a good resident but I was not happy. It started out fine, but over the years got worse. The new management in particular began to not answer phone calls or emails, rarely follow through with promises, not allow residents to receive help in person and not follow up (would say things like ""you need an appointment"), treat residents very poorly regarding maintenance requests, and not fix many of the larger issues with the property and units. They also had complete apathy towards residents in raising rents. They would easily raise rent large amounts at renewal for even smaller apartments and not care if that impacted the resident. I experienced some really poor treatment from maintenance staff which made me not want to put in work orders and not feel safe living there. I was in a small 855 sq foot 2 bedroom apartment and they would increase water and gas bills at any time. I ended up paying on average $125 a month just for water and gas in such a small apartment. This is much more than a full size house! It is not based on your usage so you have no control. They also would find other ways to nickel and dime residents by adding in random fees. I paid for several monthly fees include a $50 community maintenance fee and a $35 trash fee. Many amenities would often not work. The trash is terrible and messy. They say they will valet it but they are not reliable. I never used it for fear of being fined if the trash company did not pick up my trash. It is all so unreliable and you will live in fear that they will tack any fee on to you if they can find a way.  During my tenure there, I witnessed an apartment flood with the staff taking multiple hours to turn off the water, even though the manager lived on property. I witnessed multiple fires in the complex. There were multiple times SWAT raided apartments. There was/is someone that continually breaks into cars if you leave anything visible.  The walls are paper thin. if you live on the lowest floor you will know exactly where your upstairs neighbor is. You can hear normal conversations through the floor and walls. I was able to smell whatever my neighbor was cooking. Corporate is basically not reachable unless you are lucky enough that they respond through facebook (you will likely be ignored there also). Calling corporate does not seem to get a response and from my experience only led to a voice mailbox with no response. Even the upper staff that facebook may get you in touch with many times ignore emails and do not address problems even if you are lucky enough to get them to respond. They don't care if you tell them that staff is not responding, because they also don't respond. It truly appears they only care about their staff's happiness and not residents. When they would have a "resident party", the staff would get better prizes and food right in front of the residents. It truly seemed like it was not for residents. They had no resident events that we knew of for at least my last year of living there. However, I witnessed staff events. Even if this place seems less expensive, you will find after all the many fees and potential fees, plus the free reign they have on charging large amounts for the gas and water that is not metered for individual apartments, that they are much more expensive than most apartments and are not a comforting place to live. If anything does go wrong, you will be out of luck and no one will help you. That is no way to live and not worth it. I had to leave after this continued treatment and money focus of the apartment staff.  Between the excessive fees, the unregulated gas/water fees, apathy of staff, poor maintenance support, and what I feel was an unsafe environment, this caused me to move and should make anyone rethink living there. read more

They're always turning off the water, no hot water, trash doesn't always get picked up, pest control services are terrible, paying for pest control to not even receive services for it, they don't answer phone calls, always keep Receipts because they will try to fuck you over and steal money. Always use email method for communicating with them because one will tell you one thing, then another person will say another. Do it this way for your safety records. These apartments are HORRIBLE. RUN RUN RUN!!!!! This apartment complex is pathetic. Let's start with the small things , the dumpster is always so packed and trashy. Trash overflow pretty much EVERY DAY. The leasing staff is a joke. They want to charge you all these fees when they can't even abide by their own rules. I live in a town home that I pay damn near 1,600 dollars a month for. My bedroom flooded and it has been a complete nightmare. All the work "they've done" has been horrible. Spray painted over mold and telling me that will "dry it" . They did remove the exterior drywall in my bedroom but put drywall back the same day not allowing the wood framing to dry. Let's not even talk about THE MOLD growing being my cabinets that they've done nothing about. I've been calling and calling finally I get to talk to the property manager ( Anita) and she told me " I'm asking for to much I've done all we can do" I am not comfortable in my unit, I'm not comfortable with the maintenance in my unit doing this kind of work. Please for everybody that's stuck in this BS apartment complex do not move here!!! I can go on and on. I am really trying to get in contact with corporate as it sends you straight to computer person and tells you to leave a voicemail that is checked once daily. Dont waste your hard earned money here! Bug infested.nasty pools most the time there to cheap to get a real pool cleaning company! Also no dumpster .only trash bends .it gross! On a hot day u can smell it .an on windy day trash trail down the street! We pay for dumpsters.an for bug spray force fully every month an they dont treat for bugs!bogus fees on monthly bill! Came home after a long day at work and my sink was filled to the brim with dirty water from surrounding units...I called maintenance emergency hot line to see about getting someone to come out and look at it at around 8 pm. Steven showed called me back and told me he'd be here in 45 mins he got here and did his thing. But had to come back following day with Tony to run a longer snake. This is by far the worst place to live and do business with! Me and my boyfriend rented from here and it still is a headache on us... let's start with the management! It's like they just needed someone to do the job and hired the first person off the streets! They have no idea what they are doing and hire this assistants that mess up all your paper work.... the mess up on billing and then come back and ask for more they don't give you notices to anything that is going on with the building or near by your apartment to give you a heads up. Basically i could go on and on with these people. Second maintenance never fixes anything and if they do it takes WELL over a month. They cut off water and hot water without notice! You pay a pest fee monthly and no one EVER comes around to spray or anything. It's horrible And last when an issue comes up with Neighbors they just direct you to the police. If you're looking for a cheap complex that doesn't care about their tenants, this is the place for you. I personally wouldn't recommend my worst enemy live in this complex!! We found black mold in our apartment (in three different places) and the lady in the office told me "it wasn't a big deal and it could wait until Monday" - we called on a Saturday morning. Totally unacceptable to tell a tenant to live with black mold "for a few more days". The office staff is rude and refuses to answer their phone in the office half the time. The maintenance staff is lazy and half asses their work so you have to call them out more than once for a single job. We have had an exterminator come out at least four times since we moved in because roaches are horrible. I can't wait to get out of this place!!! **UPDATE** We got new office management when our lease was up and they talked us into staying at Valley Oaks because they were going to do a better job. Well, we still haven't re-signed our lease and our old lease has been up for three months now. We have been into the office FOUR times and waited up to an hour each time to get our lease signed - after waiting, they say they will call us when it's ready. We STILL have no signed our lease three months later and the office doesn't seem to be in any type of hurry to get it done. Also, whoever is in charge of sending our their bills added an extra $20 after it was mailed out and we were never notified so now the office is trying to charge us late fees. We called and had them come out to check out ac unit because it wasn't working and it took the guy four trips out to our apartment to finally get it fixed because he didn't know what he was doing.The new management is WORSE than the idiots before. Don't let them talk you into renting from them, they're VERY unprofessional!!!!! read more

If I could write this place less than one starI would. Ever since day one this has been nothing but a shit show... I moved in with roaches everywhere I was told that the units were being newly remodeled or refurnished with new appliances yeah mine was the only one that doesn't have. So they tell you that that's why you're paying a higher price for the upgrades that are supposed to be done on to the apartment but they never did them. I had maintenance come out and look at my bathroom for the finish but they had already messed up they agreed that it was bad and that it needs to be refinished leasing agent gave me a date on which they were supposed to do it... it's 3 months later and they never showed up. They got a smart idea that they were going to build a pet washing station for members of the apartments... well they made it but only with hot water using a boiler system... I end up burning my dog with hot water trying to give him a bath. To top it off due to Covid I was unable to move when my lease was up in December so what did they do they decided to charge me $100 more to live there... so now I'm stuck living in this hell hole... please don't make the same mistake I did.... run!! read more

They will tow your car even if you do all the demands they ask when you have visitors. Don't waste your time or money. This management staff is the most unprofessional group of people I've had to encounter. It's been freezing temperatures and I've been in my residence without a heater with my 9 week old baby. I've made several calls to the message service which has been the same as talking to a brick wall. I was told on my first call someone from the maintenance crew would be in contact with me but by the 4th phone call I found out they couldn't even get a hold of anyone on-call. They refused to get a hold of the Property Manager to notify her of my emergency. Having no heat while it's 20 degrees outside is serious and someone should have at least offered to bring me a space heater until they could have maintenance out. I did confront the Manager in person. She informed me that I was not the only priority and that other tenants also had work orders out. As I held my crying newborn she told me that "They'll get to you when they get to you." Needless to say, I don't recommend this residence to anyone and I refuse to be quiet about this. read more

I moved into Valley Oaks in 2013 after a job move. B&H Managment was the property manger at the time and over all they did a good job. It was economical living done pretty well. At the end of 2016 Vidalta Life took over the place. They can't seem to get much of anything right, especially when it comes to communication. They will leave you a note on your door and most the time it doesn't happen as stated. Recently, they left a note about an inspection on my door a number of times and they inspection had been done weeks earlier. Then they and removed all the dumpsters coming up with the idea that they'd do "curbside trash pickup" this meant for about three months trash was piled up around the complex. Upon our moving in June 2017 they still hadn't replaced them fully but put out huge trash bins that are constantly teeming with trash. They are painting the place and trying to resurface the parking lot. Admittedly, we had some guests that stained the carpet in our apartment. They billed us over $750 to replace the carpet upon check out and $100 to clean what I considered to be a relatively clean apartment. Overall, for where it is it is not hideous. The paint and the railing does look better but it as long as this Vidalta outfit is running the place I'd think better than moving in. Paint and some railing touch ups is not going to be a big enough bow for this smelly pig that I will guess they will jump up the amount of rent on as soon as they are done. read more

We have been living at Valley Oaks Apartments for 10 months and our experience has been mediocre at best. There were a number of problems with fixtures in the apartment; several outlets did not work, the bathroom sink leaked, and the bathtub faucet dripped. Though our biggest problem with this apartment was the insect problem. From the date we moved in we have had a problem with roaches. Management has come out to spray for roaches 6-7 times in the 10 months that we have lived at this apartment. We have also found giant moths, millipedes, beetles and other insects near the patio door and windows. We were never able to figure out how these creatures were able to get into the apartment and management was never any help. The parking lot is poorly lit, sidewalks are cracked or missing in areas, and due to the volume of cars it was impossible to park near our door so we always had to walk quite a ways. For this reason we dreaded coming home at night as there are always intoxicated people wandering around the parking lot trying to bum cigarettes or rides to WalMart. Overall we would not recommend this complex as it is not worth the $524 that we paid per month. The fixtures are unreliable and outdated, the complex is extremely noisy at all hours, insects are a HUGE problem, and the management is indifferent at best. read more

Be sure to save every piece of documentation. I moved from Valley Oaks to New Mexico in late April 2016. In May I received a bill for over $500.00. The bill included cost of replacing a 10 year old carpet. I talked to the manager on the phone who promptly called me back. After reviewing my file she stated my final bill was $10.99. I promptly paid that amount. A few months later I got a call from a collection agency to recover the original amount. I explained to that agency what happened. Over a period of a few months I spoke with the agency representative several times. She said Valley Oaks had failed to return phone calls. I sent proof of payment of the $10.99. She said as far as she was concerned the account was settled. Recently that agency closed and my file was sent to another agency. The total is now $210.99. Two hundred of that being my deposit and the rest that payment I made in MAY 2016. I again was told they will have to discuss this with Valley Oaks. I lived in Valley Oaks Apartments for 10 years. I was never late paying rent. Move and they are still trying to scam me for $210.99. Needless to say, I'm sick of these people. read more
