Terrific location--you can walk to coffee and downtown and a bunch of restaurants. You have to have an access code. One person forgot their phone in room with access code and couldn't get back in. There's no staff on premises until after 2:30. Check in and out are electronic. They are renovating downtown so parking is limited when workmen are there but we found parking close by over the three days we were here. We requested room tidy up one time and it wasn't done. I'd suggest actually talking to Michelle or onsite staff about any issues. Room was clean and modern. Comfy bed and towels. Yes, walls seem thin. We didn't have any issues. Modern hotel close to everything. Bar downstairs. Just wonky.

Our son Taven, who has ABS to his left arm, was asleep on daddy's shoulder. We were stopped on our way out because the owner noticed our son. She then went on to tell us that they do not allow children under the age of 13. Apparently, we missed that policy on their page. She said she had nothing for him to sleep on and I said we have his pack n play. She then says she doesn't have highchairs, and I said we have his highchair. She asked if we read her list of policies and my husband said he must have missed that. She kept going on about not having anything for babies and again I said we have all of that. She checked her reservation list and saw that it showed we had a 1-year-old with us. She then tells us she wished we had called her to notify her of this. 1. Your site at booking allowed us to reserve it. 2. You are the one who reviews all reservations so you should have noticed the issue upfront and called us. My husband then said we can process a refund right now and go elsewhere. She said no we can try this. She just didn't want to bother the other people in the house. I said he is teething right now, and he will just sleep a lot. Her response was, "Oh because you have him drugged"? I said oh "Um no, I just give him Ibuprofen to help with the pain. This is just what he does when he doesn't feel well". And this is where I had no idea what to do. She then reached out and grabbed my son's left arm and said oh he's missing an appendage. I calmly (no idea why or how) said yes, he was born that way. I had ABS. She said she never heard of that before and so I explained it. She then stared at all of us and said Well congratulations, I guess. At that point she let us leave and we found another place to stay. I have never had another person reach out and touch my son and comment on how his hand is missing. I was so uncomfortable and upset I had no idea what to say or do. No person or child should ever be touched by a stranger and have their Lucky Fin pointed out like something horrible happened. We ended up being charged $50 as a deposit. My husband called the Manor (because we were told we would be refunded) to talk with the owner and she said it's non-refundable. He asked "Even though you were in the wrong as well"? and she said yes. She was very rude and disrespectful to my husband and hung up on him. I DO NOT recommend staying at this place.

Do a before and after just in case. Never coming here again! Forgot to mention, there was a $50 cleaning fee a night, included at the Lodge cabin that we stayed at for 2 nights. The $100 extra "damage" fee was not necessary. When we emailed them back for pictures of the countertop stains, she just said the maid had already "cleaned everything". No proof whatsoever. At that time, we rented a smaller cabin. This time we're in a 6 seater with a master bed in a room, a cozy upstairs loft, and a futon in the living room. This one advertises to accommodate 6, and it will. Pete and Lynn are great, they make sure you're comfortable, but as the previous reviewer stated, they're not nosy. They even keep movies on hand for folks to watch in their cabins, which our 4 year old much appreciated. This place has changed quite a bit in the 12 years since we were last here, but it seems to have only gotten better. It's off the beaten path, phone service works but is spotty at times...but it's Frankston, not Plano, so you should expect that going forward. The cabins are clean, well maintained, ours had a coffee pot, electric range/oven, two window units, two space heaters, a small TV and a VCR/DVD player. If you like East Texas, and you're a lake person, and you like fishing, etc. you'll love this place. We do. Just don't book it when we wanna book it.

Very secluded and off-the-beaten-path on Lake Palestine. The Cabin was extremely clean. We found one little problem that seemed to have been 'hidden' by a previous renter but Pete had it cleaned up in 30 seconds. He and Lynn were very helpful when needed but not nosy. There are 6-7 cabins of various luxury/size for rent as well as a few RV sites. 2 cabins have lake views but everything is close as the park is not large. Most of the cabins have a fenced dog run attached. They also supply towels to dry your dog if it decides to go swimming! There's a boat ramp and a pier/dock. Lots of shade. Picnic area, 'pet' horses, 'campfire ring', volleyball net, horseshoe pitch. The stars at night are breathtaking! As is sunrise over the lake!There's also a dog agility training place about 7 minutes away. Near to Tyler, Athens and Palestine. Pros: Perfect for folks traveling with pets. Very secluded. close to nature. great for fishermen. Good for families that like rustic accommodations. Good for small family reunions or couples traveling together.(a couple of the cabins have a shared wall or porch) Cons: very rustic, gravel/dirt roads could be dusty or muddy. No wifi (free wifi at Dairy Queen 5 miles away) If you like the seclusion of camping or like traveling with your dog but need a TV and shower and a kitchen - this is a great place!
