We are both professionals working remotely, and we looked for a place we could live peacefully and enjoy everything Florence has to offer. It's fair to say, the apartment we have rented was nicely done and had a terrace with a great view. Sadly, for month's we experienced a flurry of incidents involving various malfunctions, breakages, unpleasant correspondences, lack of respect for our privacy, culminating in (completely unjustified) legal threats from AF. Firstly, the apartment was advertised as being 'on third floor'. However, it was in the attic, 77 steps up - so more like 5th floor. Which is clear misinformation. Secondly, the apartment was not properly cleaned when we arrived, it was very dusty, as if nobody had checked it before our arrival, and there was broken glass on the terrace, which we cleaned ourselves. Thirdly, the washing machine was out of order for 2 weeks since the beginning of our arrival. AF took a fair amount of time to fix it and never apologised for the inconvenience. The internet was not working properly for our last month (June) and it stopped completely for the last week all together when we were organising our return back to the UK. AP failed to fix it or reimburse us for the inconvenience. The roof window in the bathroom, not only didn't open from day one, but also was leaking when it rained. We reported it immediately (when we noticed back in September), but it was not fixed until the end of November, forcing us to endure cold water leaking on our heads while using the bathroom. Electrics in the flat were failing through the whole autumn and winter, lights were flickering, the gas alarm beeping, and safety electric fuses going off leaving us without electricity through the night on one occasion. Upon inspection by electricians, melted wires connected to one of the light fittings were discovered inside the wall. AP ignored our enquiry to provide valid EICR (Electrical Installation Condition Report) or Italian equivalent that assesses the safety and condition of a property's existing electrical wiring. On top of that, throughout September, May and June, when temperatures in Florence reached 40 degrees, AC in the flat was barely sufficient. In addition to the above, the manner with which AF dealt with the correspondence and our day to day enquires, was to say at least, unprofessional on many occasions. Despite of us always paying the rent and utility bills on time, replying to all their requests and doing our best to allow all technicians attending the flat, AF did not always show a similar level of curtesy. They did not inform us about the owner putting the flat on a market - we found out by accident when they brought people round in the middle of our working day! Imagine, complete strangers entering your place when you are in the middle of the online meeting! Despite our concerns, viewings continued, the subject of any discount or reimbursement for our inconvenience, was never even considered by AF. Finally, when we firmly said no to someone attending the flat when it was inconvenient for us, they pushed without any scruples threatening us with a legal action. At the end of our tenancy, when we left the flat before the end of the term, we cleaned it spotlessly, paid all final bills before time and asked them kindly to return our deposit asap but were told the contract allows them to be withheld it for another 30 days. When they did finally return it they had inexplicably deducted €160! Regretfully, we would not recommend renting a property through Apartments of Florence.

While…read morethe apartment was nice and as pictured in the online photos, there was a MAJOR mechanical disruption in the apartment for over 6 weeks of her stay! A very loud, high pitched drilling noise that CONSTANTLY came from the HVAC unit. My daughter and I contacted the agency over and over, and the noise was NEVER repaired. It truly was torturous. My daughter was given the run around for weeks and weeks and kept being told parts were ordered and mechanics were going to repair the noise. I called and emailed from the US dozens of times and never communicated with the same person. I asked to speak with the owner and this was never allowed. Their attitude was "this is beyond our control" and all we can do is"strongly urge" the owner to repair the noise. At exam time when it became obvious the agency had no intention of helping my daughter, I asked for her to use another nearby empty apartment to study and sleep. At first this request was completely denied despite all she had suffered for weeks. After a few days, they said she would have to completely move out of her present apartment into the new apartment during finals. Mind you, this was with only a week left of the lease. After all of the inconvenience and complete failure to help in any way or offer any solution for my daughter,, I asked for a fair credit on the rent (which was over $3500 a month). All they offered was a $150 credit on the already sky high utility bills. I stated this was not acceptable for the months long unlivable condition, and they seriously did not care and offered nothing else. Please take my advice and do NOT rent from this poorly managed agency. Don't let the nice photos online fool you- if anything major goes wrong in the apartment, they will not follow through with repairs. Several of my daughter's friends also rented from Apartments Florence and also had serious maintenance issues. One friend went without hot water for over 2 weeks. My security deposit also wasn't returned within the 30 days specified in the lease, and I had to contact the agency several times inquiring about the refund. I'm sad to say that this agency seems to take advantage of American students.

The rooms were large, the living room and kitchen were nice. There was free wifi. The location is excellent, walking distance to all the sights in downtown Florence. But here was the bad part. I was trying to contact the owner a few days before arrival to check in and make sure we were all set. Didn't receive any response. I just wanted to confirm our arrival and asked a few question about how best to get from the train station to the apartment, esp. since we were traveling with luggage and a small baby. No response. I had a phone number that I was supposed to call when we arrived, so I called that upon arrival in Florence. We talked to Osvaldo and he said he would meet us at the apartment in 45 minutes and gave us directions. We walked from the train station to the apartment in 10 minutes and waited outside. We waited for much longer than 45 minutes and Osvaldo finally showed up. When he did get there, he didn't have the right keys for us so while he could let us in, he needed to get different keys. It took a long time for him to get the keys and come back. Even when checking out I emailed the owner and he said we should talk to Osvaldo. The owner didn't seem involved at all, which I thought was kind of strange. It didn't make us feel very welcome. And the lack of communication beforehand stressed me out and made me very uncertain about whether I had done the right thing. It all worked out in the end, but the experience would have been a lot better if the owner had been more responsive.

I have no complaints about the room. It was clean, comfortable and well furnished. While it was indeed very small, we were able to move around with no problems. The bed was cozy but comfortable and hard, like most beds in Italy; (some extra pillows would've been appreciated, we had to roll up our clothes underneath to create a makeshift pillow). Everything was in perfect working order and the room's decor was homey and comfy. The common areas are adorable with a communal kitchen, workspace with computer, and tea / dining room. There are even two friendly fish by the entryway (I really wish they had a bigger bowl, though -- I am worried about their health and happiness)! The owner has really thought of everything -- there were tourist books in various languages, a nice coffee machine, fresh flowers in the room, an in-room refrigerator, nice toiletries and even umbrellas to borrow by the door. Upon check-in, the staff was eager to offer suggestions for places to see and things to do. On our departure day, they called us a taxi. It was great service. The room had a very modern bathroom with a lovely rainfall overhead showerhead with terrific water pressure. The bathroom space was cramped but not unworkable. There was no bidet, only a kitchen-style sprayer that came out of the wall. We laughed at that but we don't use bidets anyway. The property is difficult to find. Look for the Hard Rock Cafe (it's across the street) and the new Nespresso store (it's right next door). You can walk there from the train station but I wouldn't recommend it if you are carrying heavy bags. The location is phenomenal; you can walk just about anywhere you'd want to see in the city. I was thrilled with the location. I almost hate to write this review because I don't want to secret to get out! The #1 best thing about this hotel was the in-room A/C! It is INDIVIDUALLY CONTROLLED and cooled our room down like an icebox! This is so very important in Italy and Europe in general and as an American from a desert city, I know heat and I like to be cool. We were chilly as penguins at this property. The Elena small room had zero view, but it didn't matter to us (see my photos of the view from our room). We only slept there so I didn't care if we had a city view or not. The entire city is steps outside your door! We enjoyed the complimentary breakfast. It was served at a cafe around the corner / a short walk away. You can take a table inside or outside without paying any extra. We had breakfast there twice; the first time the employees seemed SUPER annoyed at all the B&B guests and were less than friendly and welcoming. The second day it was smiles all around. And yes, we speak Italian and communicated with them in their native language (though others did not; they were really annoyed at them)! Good, fresh and sweet pastries and tasty espresso. Note that this B&B is in a very old building that is shared with full-time resident tenants. You will see locals coming and going with their dogs, groceries, etc. There is only one very old-style cage elevator that, if it is ever out of service, you'd have a very hefty climb up several flights of steep stone stairs. Just be aware of this if you have mobility issues. I'm not sure a wheelchair would fit in the elevator either, just FYI. This is a beautiful, romantic B&B. And don't you dare call it a "hotel," the owner really, REALLY hates that! He will correct you (again and again) if you do.

My only complaint is when I booked the room online it clearly stated it had AC... The first night was horrible we had the AC on and it only pumped in hot air also the room we where in was sooo hot. After having a horrible nights sleep and being attacked by misquito's I called over to the main desk a woman answered when i asked about the AC her only response was " We recently switched the AC to heatas it was cold a few days ago" I asked if anything could be done as the room is miserably hot. The only thing she said was "i'll notify the owner" so we went out around Florence seeing all it had to offer only to come back to a VERY HOT room.
