Opening week, 2026, we had a couple of issues that could have been very detrimental to our stay, had they not been addressed. Village Realty was very good at taking our calls, making an assessment, and following through with resolution. Specifically, Chelsea Barnes, the maintenance technician that showed up for a couple of the calls, was highly responsive and assured that issues were addressed, even when a temporary solution was needed related to the air conditioner. She really cares about her job and the people who are renting with Village Realty​, not to mention the owners​ who​ are paying the management fees. read more

If this review saves even one person from the recent rental nightmare we endured with Village, it will be worth it. We rented a beautiful oceanfront house in Duck last week, and the experience was nearly ruined for our group thanks to Village. Special shoutout to Nikki and Noah for being particularly incompetent and unhelpful. Timeline breakdown of our experience and pictures below, lest the company dare accuse me of exaggerating our account of events. Day 1: Upon 4p check-in, we thought we'd driven up to the wrong house. Multiple commercial trucks blocked the driveway, and the house looked like a construction zone. Railings were MISSING on the steps and back balcony; equipment, nails, wires and boards were strewn everywhere (see pictures). Contractor stickers were still on recently-replaced windows. The pool we'd paid $350 to ensure was heated and cleaned was cold and filthy (see pictures). Our group couldn't even get in the driveway. Everyone was shocked and upset. I immediately called Village and explained the situation. I spoke with Nikki and then Noah. At first; they did a good job of at least appearing to care. They asked for pictures, which we promptly provided; and claimed to have no knowledge of the owner scheduling construction on the house for that day. They offered dinner coupons to a random restaurant for our group. When we made it clear that wasn't going to cut it, and we were concerned we may need to move to another house altogether due to the associated safety concerns, they told us they'd make the situation right, would send us alternate rental options, and wouldn't leave that day until they'd addressed our concerns. That ended up being total lip service, because after I hung up the phone, they completely ghosted us for the rest of the week. No follow-up contact whatsoever. When we called back a few minutes after 5 the same day, they'd closed up for the day, in spite of assuring us they wouldn't leave before making the situation right. The contractors didn't leave the house until 830 that evening. They left a massive pile of boards and construction materials in the yard, along with nails still strewn everywhere (see pictures). These remained for the rest of the week. Day 3: Monday morning I called Village back and spoke with Nikki. She sounded less-than excited to hear from me; didn't ask any follow up questions about our situation from Saturday, and said she'd have to transfer me to Noah to discuss restitution. I wish I were joking, but she put me on hold and NO ONE picked up. I waited 15 minutes (15 minutes!!) before hanging up and calling back. They were clearly screening my call because no one answered. At this point, I'm in shock that a company with such pathetic customer service and obvious blatant disregard for their customers is still in business. I sent a follow up email requesting a callback. Shocker: no response. Day 5: After giving them over a day to respond to our email, my partner and I decided to drive to the Corolla office in person. At that office, we meet with Noah - (supposedly) a different Noah, who tells us he will send a message to the Noah we spoke with and have him follow up with us. Surprise surprise, we hear nothing. Day 6: We try calling again, speak with someone who won't give her name and tells us Noah conveniently isn't working that day. At this point, we're so disgusted with Village that we decide to ensure everyone on the internet knows about our experience. Hopefully, owners with otherwise beautiful houses will think twice about the associated guest experience repurcussions and avoid working with Village in the future. We ve been coming to OBX for many years. This is the first year we've ever had an issue with the realty company. Please do yourself a favor and rent with anyone else in OBX but Village. read more

I booked a house with Village Realty through Airbnb. I received the confirmation and then later a message from them that they wanted to cancel my reservation. The house was supposed to be a weekly rental, but they had set it up incorrectly in Airbnb and VRBO so it allowed me to do a partial week rental. It was their mistake so they should have honored the rental. read more

Our 1st time renting in Corolla and we should have read reviews on realtors before booking. The house was not cleaned, we had so many amenities broken or unusable that we had 5 different workmen in in our week of "vacation". Wifi, dishwasher, microwave, screened in porch, broken drawers in bedrooms and the keypad door knob FELL OFF. well, we've been in touch with village reality and they are working unsatisfied with their response to our situations. They kept talking, like they were going to get things fixed but they did not. We think some of the issues at 1038 Miller CT were due to inadequate owner supervision like the wifi router & exterior line need replaced and the microwave is from 2002, but we feel Village realty did very little to help us and they now seem to be ducking our calls. ball dropped. water turned off in the middle of our trip and we were required to move houses!! three levels of belongings, over $900 in groceries and had to do it all ourselves. compensation for this ridiculousness. dinner gift cards and $150 credit. You might want to think twice about renting here. Pretty sure they tried the bait and switch scam on us. My wife had a confirmed reservation for a specific time and price. After the confirmation was sent and a deposit was accepted, we get a message saying that there was a "Problem" with their system and we could not get the property, this was even though we had a confirmation and an accepted deposit. Our money was refunded, but within two days, the exact same property was available again. Only problem it was $2000 more. The "Problem" was supposed to be the entry of the property in their system. Odd though, it didn't now preclude them from confirming it and taking our money. We have called twice and had no return's calls from the Rental side of the company. Really not sure how you could feel safe knowing that a "System Problem" could occur at any time even after a confirmation. Beware and think twice read more

We have vacationed in the OBX and utilized Village Realty for the past 14 years, so you'd think there would be some sense of empathy or caring when we alerted them to the disaster of a home we rented this year. CC411-Sounds Like Fun was utterly filthy! I won't bore you with the details, please view the pictures below. In addition, there was a wasp nest attached to the door leading to the deck of my daughter's room. She kept hearing a buzzing sound and discovered a wasp was on her pillow. We called maintenance to have the nest removed. So much time elapsed that we risked being stung and removed the wasps ourselves. Village Realty OBX did not care. The trash was never picked up on the first day and so we awakened to food containers and paper products sprawled on the ground each morning. We inquired about the trash pick-up. We were told that there was confusion as to why the job was not completed. No resolution was offered. Village Realty OBX did not care. We asked that someone please drop in to sweep the filthy thresholds, remove cobwebs throughout the house, and clean the dirty windows. Two employees arrived, swept a few cobwebs while commenting on the filthiness of the home. They left within 10 minutes and never returned. Village Realty OBX did not care. For over a decade our family has trusted Village Realty OBX with our family's vacation experiences every year. We've never experienced conditions this bad. By the end of the week we were all despondent and eager to leave the house. If Village Realty OBX had just shown us a sliver of concern, I would not be writing this. Bottom line: Village Realty OBX does not care about their loyal customers. We will not utilize them again. read more

We arrived to our rental (Good Sun-Sations) late 9/29/23. (We were on the property less than 10 minutes and we greeted by two large cockroaches! WE immediately left and went to a hotel! I contacted Village Realty and was told I would get a call in the morning which I did not. When I finally spoke with someone I was told they would send an exterminator and we could return to the property. Who wants to smell or be exposed to chemicals on their vacation? Absolutely NO ONE! We are staying at the Salty Unicorn in Corolla and have no hot water since check in at 4pm yesterday. I was told they would fix it first thing this morning but that did not happen. Stacy at Customer service was most unhelpful and decided to read the rental agreement to me i.e. we will fix it whenever! Fortunately, the rental is clean unlike other reviews. Owners need to take note of the lack of customer service provided by Village Realty. read more

We are staying at Sandy Pants in Whalehead Beach. The house pictures must have been taken 20+ years ago! There was a smell of mildew throughout the house when we got here. We paid extra for early checkin but could not access the locks because it wasn't recorded--this took 30 minutes on the phone. The king bed has no king bedding--we scrounged bed twin blankets from other beds. The jetted tub is permanently stained and the faucets are fills with mold and gunk. Only half the toaster works. The bottom of the silverware drawer is completely detached from the sides, threatening to send 100+ pieces of silverware on out feet whenever we opened it--we gingerly took out what we needed and left it on the counter for the week. The only reason it gets a star is that is is less than a block from the beach with a beautiful view. Will not rent from Village Realty again read more

I wouldn't even give 1 star but I can't write a review without one. We have been using them for 7 years and have stayed sometimes 3x a year, spending thousands of dollars. We have rented Captain's Hook, Sea Dog, Mona Lisa, Wood Duck Inn, Isle of Skye and finally Forever Shore, often for 2 weeks at at time. The owner of Forever Shore has a Ring camera, watching every little thing renters do and report back to VR and file charges against you to have you evicted. We have traveled and stayed with our 3 or 4 small dogs and NEVER had an issue. We rent pet-friendly homes exactly for that purpose and nothing was ever said. Apparently the HOA does not allow more than 3 dogs but how would we know that? We don't get a copy of HOA rules. We rented a hotel room nearby and had to remove 2 dogs, spending an additional $2.5k just so we could stay. Never had a damage claim and clean the rentals better than the cleaning crew WHEN we get there and WHEN we leave. When the issue with the dogs was raised during our last stay we offered to pay extra for the oversight and instead, VR had us served by the Sheriff and had to attend a hearing for an "expedited ejectment" over an hour away. VR rep flat out lied to the judge about the incident and they didn't "believe" we would not bring the dogs back. In the end the judge sided with us and told VR that due to our rental history, never having an issue, never had damage reported and that we complied with the demand to "remove 2 dogs or be evicted" the motion for eviction was denied. Absolutely believe both the owner of Forever Shore and VR just wanted us out so they do a short rental and get even more money. I would stay clear of VR and the Forever Shore rental property. We will be renting from other companies going forward that CLEARLY disclose how many dogs are allowed RIGHT ON their booking page. read more

Our vacation rental, The Salty Unicorn was filthy. We had sandy floors upon entering, the tv broke and even though they were going to call the vendor, we were able to unplug and replug the tv-something the repair man never attempted, ants, cockroaches, and absolutely filthy filters (return). We were locked out on several occasions with the keyless entry and ended up just leaving the sliding glass door unlocked for the duration of our stay. There were no beach chairs, grill was not available, and everytime my daughter used her hairdryer, we blew a fuse. Oh, and there was not 1 roll of toilet paper for us to use before we were able to get to the store to purchase. I feel for the owner who has left this management company responsible for its use. He needs to change management companies. read more

Booked "Dancing Days" for a week during senior beach week. I had 12 girls in the house and was the chaperone. It was my own mistake for not reading the reviews for Village Realty. When we arrived, the house itself is beautiful. It's an older home but still beautiful. I don't mind older houses at all. It's the cleanliness and maintenance that I look for when renting a vacation home. First, the master bedroom on the top floor had garbage on the floor. Did the cleaning people even vacuum? We found pubic hairs on the toilet and in the shower. GROSS! We haven't even used the facilities yet so they didn't belong to anyone in our group. Cob webs and bugs everywhere in the house. The windows hadn't been cleaned in months. The stairwell was filthy. Dust and dirt that was there for months. I ran my finger through it and it was thick. The pool area and outdoor shower looked abandoned. I bought a broom and some cleaning materials so we could at least try to enjoy our stay. I let the office know how disgusting the house was and they offered to have the cleaning service come the next day. I declined. This should have been done before we arrived and I had already cleaned up after them. The mop that they use to clean with was so old and dirty, the amount of bacteria on it was shocking. It's obvious that they only surface clean after each group. We then saw cockroaches. That was the final straw. We were told that the "Palmetto Bugs" are everywhere and we shouldn't be alarmed. Maybe I wouldn't be alarmed if the house was clean when we arrived but it was not, so we were alarmed. We packed up and left immediately. Shame on Village Realty. I know it is hard to find help right now after the pandemic, but that does not make it ok to allow people to live in filth for a week. When I began looking at the reviews on line, all reviews had the same complaints that I did, just a different house. Do yourself a favor and book with a different realty company. I have stayed in OBX before and I have never experienced filth like this. read more

The rental started on a bad note. The 6BR Biscuit Breeze home was not cleaned properly. Only surface cleaning was done. The floors and carpet were not clean. The toilets were dirty, especially around the outer bowl and base. The washer had wet towels left in it. The furniture, especially the bedrooms, was dusty. The family room sofa had food and crumbs on and between the cushions. The oven and refrigerator were dirty. The screened-in patio was unusable due to cobwebs, spider webs, spiders and dirt and appeared unused in many, many months. Some of the linens needed replacing and washing before we could use them. Our vacation started with going to the store to purchase cleaning supplies and linens. The rental management response was apologetic but unwilling to provide satisfactory compensation. Village Realty offer: $250 cleaning fee reimbursement. This was a ridiculous compensation for doing their work after an 8 hour drive and buying cleaning supplies (including a vacuum which this house did not have in any closets). They were supposed to come and clean the lower level and the screened patio on Wednesday but never showed up. We declined the offer to clean the whole house since we had already cleaned it better than it had been cleaned in months. Never Again! After 20 years of vacationing in the Outer Banks we tried a new realtor in order to secure a large house for a family reunion. The house was a disaster and the lack of empathy/understanding worse. The following is a list of our complaints. - no propane for grill - grill appeared not cleaned in months( took 1 and a half hrs to clean) -website states beach chairs at property and there were none -no nozzle for hose (we wanted to hose down house) -hot tub unusable; 4 jets missing, 5 not working, pliers required to turn on and off -mold growing in outdoor shower -massive bug buildup on all railings, walls, and posts of house -16 wasp nests on decking -numerous cobwebs indoors and outdoors -questionable cleaning of interior - misrepresentation of appliance size on website -solo cups on deck rails upon arrival -cigarette burns throughout house -sliding screen door on first floor repeatedly fell off -screens full of holes and bug buildup between windows -not one bedroom door locked -recliners in theater room broken(orange) -handicap accessible bathroom is not; toilet has no support bars -area advertised as sound access was access to lake and so overgrown it was unusable; no other nearby access to sound or lake; unable to use the two rented kayaks -dryer on second floor needs new heating element -numerous lights out After sending this list to the realtor they had a contractor come and pressure wash the house. The mess this created caused us to have to clean even more. The wasps nests weren't handled until 2 of us were stung and we made numerous calls requesting an exterminator. Finally done on Thursday afternoon. We were only able to use outdoor patio area last 2 nights due to wasps. Requested a refund and were told "these things are to be expected with a summer rental". Really? Never had another issue in 20 years of renting in OB until we rented w Village Realty. Offered $100 refund on $4000 rental. Now want to give us $500. Lawyer encouraging small claims court. Never again. My friends and I arrived on June 22nd to the house, "A Dolphins Cove." When we arrived at the house, we walked into a dirty mess. In the upstairs living room it looked like someone had thrown up on the couches and pillows. There were cobwebs and dust balls all over the place. It looked as if the house hadn't been cleaned in well over a year. I called to complain and they sent over a crew to clean. This crew was great but they did not have enough time to get to everything. They took pictures of everything too to show that we were not the ones who created this mess and to also show the overall disappointment we walked into. Some of the deck furniture was broken. We had to hose off the chairs before sitting on them because they were filthy. There was black mold in one of the downstairs bathrooms. There were bugs everywhere; they were coming in through the crack in the foundation in one of the downstairs bedrooms. We left the house a lot cleaner than it was when we got there. We were very disappointed in the amount of work we had to do to make our stay comfortable. I have tried to get my review posted on their site three times. I filled out the cleanliness survey on their app twice and requested a call but no one has called me. I also used express checkout and received an email when I got home saying that I didn't check out. We will never stay in this home again. We will most likely use a different vacation site to plan our vacation next time. Don't waste your time or money. read more

Well.. where should I start. This is the first and last time using village reality in my families years of Obx vacations. This house was so run down and in need of repairs. It was by far the dirtiest house I've ever rented. I contacted the management and they were not helpful to relocate me or offer a solution. We had ant issues, along with a cockroach on the ceiling. Any food that was left on the counter was completely covered in ants within minutes. All the ceiling fans and vents were covered in dust. The ceiling fan in one of the bedrooms was so wobbly and broken, we couldn't use it in fear that it would fall on top of someone. The toilet paper holder in one of the bathrooms was completely ripped off the wall. Broken pool furniture left outside to rust. Stained cushions on the chairs in the breakfast nook, too disgusting to even sit on. Absolutely awful experience!! read more

Village Realty is the Property Manager for a co-owned house in Northpoint in Duck NC. Do yourself a favor, do not contract with them EVER. In my opinion - They act like it is their home and not yours, and make decisions on your behalf you would NOT have made, and freely spend your money, They promised us hotel quality linens in exchange for a huge linen fee, then gave us towels that could have come from Motel 6, They routinely over charge on maintenance (billing for two people to drive for hours to shop at Lowes/Home Depot), 30 minutes to change one filter. Their staff is VERY unempathetic, but they have excuses for everything, the financial statements I receive consistently contain errors, and the deep network of contractors they purport to have just disappears when you actually need them to find someone. If it were MY choice I would end this business contract yesterday!! read more

Have rented from Village Realty for years and have had fine experiences. Unfortunately our arrival this year was a disappointment. Last year's experience in the house we rented was great, so we decided to rent the same house again. Upon our arrival the first thing we noticed was that there were three sets of towels for a house sleeping 12. We called and were told that they were short towels so would have to bring them by later. But wonder had we not checked or called, how would we have known, or known when they would be coming by? That was just an inconvenience and not that big a deal. The bigger issue was that we came in to find animal hair--assuming a cat? all over the living room couches, bedroom chairs, and even on the bedroom sheets! First, made me question whether sheets are changed between guests, and we rented a house specifically saying pet free as my wife and kids are allergic and my wife's eye started swelling up. Village Realty was responsive, sent someone from housekeeping right away, but then said she noticed the hair when they were cleaning. Begs the question, why was nothing done about it? Or the grease by the stove for that matter? Said they'd come back with new sheets and a new comforter and get a crew back in to vacuum the furniture. Guess I don't understand what they did when they were here prior to our arrival then. Come to OBX every summer, much needed getaway, but the aggravation within the first hour of our arrival this year makes me question where we'll rent from in the future, and at the very least feel like we need to go to a different house. Update....to be fair, the company responded pretty quickly and have been nice and apologetic. Back to change linens and tomorrow getting in a carpet cleaner. Just unfortunate it had to go down this way at all, and apparently it was the owner's pet. Hard to know then if a pet free house is really pet free--for those allergic--or just pet free so the owner's own pet isn't disturbed by other animals. read more

We rented a gorgeous home in Corolla the past week and unfortunately it was managed by Village Realty. While the home had gorgeous bones and a wonderful layout, the first thing we noted was how poorly housekeeping had done at cleaning up after the previous guests. The carpets were filthy and full of sand, the bedroom fans had months of dirt and some didn't even work, the windows needed to be cleaned, and most of the dishes had to be washed before use. It was such a bummer because as I said before the house was gorgeous and absolutely perfect for our families annual trip. We had sent a work request to the company for a few issues we had with appliances and such and they sent a maintenance worker who basically told us every complaint would have to be remedied by another person. Then he finished his brief and unproductive visit by telling us that's what to expect when you rent a home at the end of the season. We really loved the layout of the home but have decided to move on to another company in hopes of finding a house that is well managed. read more
